The Moyeni tower is an apartment complex that is now about 60% sold out. It recently had its design changed for the good, and it shows the effect of other towers in Durban on developers' minds- a good trend to see in a city that will soon be full of new highrise development.
dysan1 August 5th, 2005, 10:26 AM love this new design for the building, it will be the best looker on the beachfront, pity that it is tucked behind other buildings tho and not standing proudly on its own...but its a great looker now :)

I googled this one but couldn't find anything. I doubt that it's going forward. The other big developments in Durban as elsewhere have a website but this one I can't find any info on.
I think it more likely has been canned because of rapidly rising building costs just as the Sandhurst Towers and the Sandown Isle in Sandton were canned in May this year for the same reasons.
We may have to wait on this one given the frothy real estate market in SA at the moment.
dysan1 November 3rd, 2005, 10:28 PM its not canned cos i have friends who have bought in it! just think that it is like san raphael and taking a long time to progress. dont forget that it was the last one to be released, was only released in feb this year, so will prob start later than the others...maybe early next year. there are still ads in the paper for it, and sales are through Remax, so is still on the go
thryve November 3rd, 2005, 10:52 PM Sleek, international look... but the massing isn't too good.. for example, there should be a podium, or some way for it to better connect to the street/ connect with the pedestrians. We will see more of this, though

dysan1 November 4th, 2005, 08:53 PM its cos they are part of the regeneration of the area. In location, it is right next to the HI Garden Court South Beach...not the best area, but the area is getting new street work done, and the beach in front is being totally done up (it was the old sea world site in front)
Not so good now, but will be better in 3 years or so. The units are very cheap in this building! thats why its done well
SA BOY November 5th, 2005, 07:38 AM not every building needs a podium to justify its massing. In a contact where a tower is visable from many view corridors it might work but in a heavy dense area such as this a slim tower rising staright from the ground plane works well

oh and is it possible to view the whole durban skyline point ,cbd and umhlanga for example like joburg cbd to sandton

Okay.. :) To me, a building can connect to its environment/ to pedestrians and people on the street via a podium... you don't see the ground in the skyline shot anyway, so the building will still blend in like any tower without a podium would. It just meets the ground so abruptly.
But, I am glad to see that the area is being rejuvenated/ money being put into areas that aren't doing so well.

I really appreciate the simplicity of the design... I think it will stay good over time because of it's timelessness.... you know what? If the architect had just capped off the top with some sort of 'hat', or like a boardroom area on top or just a glass mechanical room, (many condo towers elsewhere do this), it would be a nice finish for the design.. no podium needed ;)

dysan1 November 6th, 2005, 12:10 PM strange? dont see whats strange about it? its pretty normal. its not adventurous in design, but not al buildings need to be. it will fit well into the surroundings. Its simple and effective. Not everything needs break the barriers
thryve November 6th, 2005, 05:38 PM I agree that not all buildings need to push the boundaries :) I think that it's nice that the architect kept it simple...
The balconies not sticking out the side of the building/ being used to give it more shape is probably why it looks a tad outdated... but once it's built, I don't think it will be mistaken with an older building.

SA BOY March 14th, 2006, 07:24 AM Mike, not so long ago(10 years or so) that part of the beachfront (balmorral, Monte blanc etc) were prime time real estate and very fasionable to live in. Gillespie st was the border or the less desirable areas to live.
I think the city has seen the fact that a lot uf undesirable people have moved into the Point/West intersection and will be attempting to clean up the areas adjasent to the new Point precinct

You cant have pockets of brilliance at the point, and then less than a kilometre away have utter crap on south beach. it doesnt work. development needs to encompass the entire beachfront for a total transformation to occur.
Yes this may be built in a undesirable location now, but who knows how big the turnaround wll be there in 5 years? it can only get better, and with major hotel chains wanting improvements, and the city investing heavily in south beach, it will turn around. it will never become the classy address, but will always be mid-market, and they have needs too.

Correct me if I am wrong, but doesn't the point project have a strong bias towards middle/ upper class housing?
I won't talk as if I know the answer, but I think they really need to incorporate places for less fortunate persons too, because otherwise it will be the Point with a gentrified 'buffer zone' around it, which I don't think is going to get Durban anywhere.
On the other hand, I am assuming that I don't know all my facts and should be quiet until you answer my question about the point. Then I'll comment.

dysan1 March 15th, 2006, 08:12 PM the point has always been a shithole. prostitutes, drug dealers, homeless people and squaters. 5 years down the line and its a different place. sparkling, new and full of energy. why cant the same happen in south beach? The entire beachfront needs a rejuvenation, as u said, you cant just focus on one area and leave the rest as buffer zones. the beachfront framework states that the point and north beach area's will be upmarket, while marine parade will be mid market. south beach will focus on the mid to lower market. hence all area's will have desired elements. does that mean south beach will remain negelected? No. it merely means that it will aim to house people that need to be in the inner city, but cant afford the more glitzy locations. it wont be cheap, but relative to the point and north beach, it will be.
The council is to invest R40m in upgrades to the south beach area this year, and new retail stores will open adjacent to the newly completed beach

dysan1 March 16th, 2006, 02:44 PM you can get 1 bed apartments for R530k in Shaka's gate...thats the cheapest down there...average price is R2,5m - R3m... and all apartments start at R17000/m2...so not really cheap at all.

Pule December 24th, 2008, 07:21 AM That area needed this development to take place and it was gonna change for good. I like the design and think that it suitable for the area. Everytime I go to Durbs this site and breaks me when I think that they could have been having one of the nicest buildings in town, but I'm posetive that in less than 10 years some nice development even though not that tall will come.
