Well there are sites, and there is building going on, hence a building site.

Anywhich way Sandton would probably be bigger at this stage. Nothing to be envious of, it practically destroys all roads, introduces builders some of whom practice a bit of thieving on the side, dirt and dust galore, etc etc. :)

What else is being constructed in Umhlanga btw?

yup it is shorter, was supposed to be taller but got alot of its height knocked off it in the legal wrangle that went down. They have now been told they can use the bulk they lost on it (9F) somewhere else in the development.

I have also been informed that it is likely that the Sky tower will be close to the 43F proposed and that the retail portion (pearl walk) will be one additional floor (4 instead of 3) and incorporate more office space to use the bulk

Sky should start next year

These are my fav towers in SA. The design perfectly fits with the character of Umhlanga/Durban.

Can't wait to see Sky rising :cheers:

Heard the pearls cast big shadows across the beach,and locals where complaining. perhaps its the reason for the second pearl being shorter. Howver since pearl sky is farther inland this should not be a problem.
I also checked out the pearls website and it looks like they have updated. You can now take virtual tours of the place, and there are also more pic.

you know what sucks about the pic, the idiot that put it on the website. What kind of marketing team would do that? Nonetheless id take a flat there anytime, it such a great development, i really hope pearls sky will be built as would leave a crappy hole in between them. From the pics the best position for me is northside on breeze. Uninterrupted sea views and good privacy.

Well this is in the Pearl Reef, which in all honesty looks like the adopted child of the family (if I can say that) so its nothing major :lol:

I know exactly what happened here and its a common problem with building contracts and their lack of understanding of the delicate conduits in place for the various services, the last thing you want in your multimillion rand flat is trunking running up your room wall because the contractor's guys cracked the conduit hence filling it up with concrete.

They are pretty pricey, you can check the website that was posted in the previous pages for pricey. This place has the most expensive penthouse on the market in Durban.

Was in the Paper last week Friday they applying for a 29F for the 3rd Tower :( so sad seeing it was originally 39F but if it were granted & approved as 39F it would look so dof and out of place.

As stated in the Durbs Discussion thread I visited the Pearls this past weekend for the Designers on Display show. I was more excited to go see the buildings than the actual display (naturally). Entered via the basement parking which the entrance is located in the middle of the development where the 3rd tower will rise from. Its a typical parking, nothing that shouts out to one. Certain area's of it one could make out poor planing, esp when it came to the garages. Certain spots had no light fitting allocations, and in some cases fittings were in between walls so the wall had to be broken to accommodate the fitting. All poor design work. The entrance lobby is quite nice, has a double volume atrium with a very cool chandelier that drops to both floors. Disappointingly the entire building only has 2 lifts for the residents and 1 service lift. For a building of 18F this would be a problem esp if you paying in excess of R3 000 000 for a flat, the last thing I want to do is wait for a lift! It wasn't that busy but each time I had to wait about 5 minutes or more for the lift. It did become very annoying.

Anyway back to the building, first floor I visited was the 2nd, lift lobby's are standard through out the place, each having a view facing the city, which is pretty cool and allows for alot of natural light into the place.

The hallways are abit tight so moving big furniture maybe a hassle. The first flat that was on show was a 1 and a half bedroom place facing the Gateway, the kitchen was very tight, main bedroom was small, en suite was tiny, as for the 2nd bedroom, you can barely get a double bed in there. All the fixtures looked good though.

Next on the list was a larger 2 bedroom apartment, in the middle of the building with both views of Umhlanga and the Sea, much better design to the apartment, the main bedroom had a big walk in closet, en suite was huge, fixtures were better than the previous ones & overall a very nice flat, until I hit the wall by mistake, all the units do not have solid internal walls. They all dry wall, which I found odd but then came to the assumption that maybe they we rent looking for cost effectiveness but rather trying to capitalise on space because everything is rather cramped, esp the bedrooms. The trend is the same along the entire building with the 3 bedroom units much the same, 3rd bedroom is always the compromise. View from most of the apartments are stunning and will sell you alone.

The Penthouse on the 18F is not bad, was expecting more but it was half complete and converted into a restaurant. brilliant views, 3 stories high, with a Jacuzzi on the 3rd level balcony, bad thing though is that the railing are very very low and the hot tub is propped up on a deck, 1,2 many glasses of wine in the tub & 1 slip could make for a very ugly ending for the owner.

Very nice!! Just a question... when buying an apartment in SA, Ive noticed that in the majority of cases they come fully furnished. Cant a guy buy a unit here without the furniture?
I kinda think in some cases the interior decorators taste to be well at best...tacky

well from what Ive done, all the projects come unfurnished besides the kitchen and bedroom built ins, but you do have a choice to chose from or you could opt out of it completely. These were also being sold unfurinished

look I personaly don't like johannesburg and I don't see the special that people see in the city...BUT I Freakin love Durban and cape town...They are my favourite cities man..more layback cities and they are close to the see and of curse the both cities are environmentally friendly and that is all that matters...but sorry to break your hope folks...angolan cities will pass ya...just like that and BANG the game will be on...so for now I'll stay with Durban and Cape town :D

I agree... v v good for Angola if that is their goal.... but there are so many very very major problems that make the place not to appealing as an international destination atm...

I'm still unsure of what the point of the post was in this specific thread, unless there is a development like the Pearls somewhere in Angola.

It doesn't really look over Umhlanga, as in I don't think I know of any vantage points in the casino where you can see Umhlanga... but it is VERY close to Umhlanga though.

Actually, Sibaya *does* overlook Umhlanga. If you go to the back where the cascading fountain is, you see a great view of the Umhlanga skyline.

Work is complete on both the other towers. Work on the third tower is due to commence later this year with the retail/commercial phase starting at the same time

Went past last night, still got the temp construction wooden fencing, but I dont see any piling machines on site so not sure, are the containers still there?

It might be my imagination, but I'm sure the blue construction board is up outside the Pearls. Saw it when I went to the beach yesterday. I'm sure it wasn't there before. Does this mean movement???

have confirmation that the next phase will go ahead end of this year and they have approval for 32F. The height bulk they have lost has been transferred to greater retail/office bulk. This part of the development will start at the same time as the tower.

have confirmation that the next phase will go ahead end of this year and they have approval for 32F. The height bulk they have lost has been transferred to greater retail/office bulk. This part of the development will start at the same time as the tower.

So Mont Blanc remains tallest residential building on the African coast

think it was canned the tallest residential towers currently u/c on the african coast as far as i know is Torre Ambiente 26F.. Ocean View Tower 30f both luanda so the pearls at 32 is the current best great news ;-)

Thanks for the Confirmation hsark, I went to a convention 4/5 years back and saw a model of it but at that stage it was still in for approval.

Mont Blanc on Durban's South Beach is 39 floors (40 if you include either the basement or roof). May thus still be tallest, even after new Pearls tower, unless spire adds more height.

its 40 as roof is accessabe from penthouse (which I saw on sale in exclusive homes magazine the other day for R25 mil) and has a garden and small plunge pool/spa

You may want to change the thread header to take out the 43F tower and add the 32F one like this

did you park at gateway and ride into the village....think i`ll just stay in my fortress in Mounties and count my treasure .

The village is just getting better and better if you ask me, and this new 32F tower will just add even more to the village.

I spend at least 1 night a week in the village relaxing with mates, and its just been buzzing lately (even before the WC)

The town planning for this development is now approved. The far has been doubled from 0.9 to 1.8. The third tower is 29F +3F parking making it 32F.

The additions will be increased retail, office and the addition of large conference facilities.

This was the main article in the Northglen news community paper last week

by supermarket was thiking like a woolies foods or everfresh, nothing like a Spar or Checkers. but will be interesting to see.

Well Woolies are already in Granada Centre around the corner. Spar are up the road as are PnP and checkers.

Everfresh is the only missing one and would be a good addition to the area with its upmarket offerring

Nothing yet. they did previously say that the central tower would have an iconic spire so that could add a good number of metres. so lets say about 120m for the tower plus 15 to 20m for the spire

Best residential high-rise cluster in SA.
I love Umhlanga but would be afraid too invest in a property so close too the sea. I mean look how close the water is too the development. With ocean levels rising as they are these guys will be in big trouble in a few years time.
At least the vegetation is their too act as a barrier.

Even on the worst case scenario of 1m rise by 2100 this development would be ok. it was nudged backwards by town planning with that in mind, as was the raised new promenade. I think the low slung homes in Clifton would be more of a worry

There are loads of cranes here too. Loads of developments, but they are commercial developments. NOWHERE in the country are residential developments doing well. The market is not there at the moment. Yes maybe a few small ones like around gateway etc, but not the tower ones and not the 180 odd units in Pearl Sky priced FROM R3m for a one bed

Not true. SA is a very long way off from booming.
