HYDRO Park on Grayston is located in the heart of Sandton’s CBD. Within walking distance to Sandton City, this high-rise development offers easy living for the executive.

The units are elegantly finished with floor-to-ceiling windows in the living area and the main bedroom, kitchens with granite tops and porcelain wall and floor tiles.

A two-bedroom show unit, which has been built to the exact specifications of the apartments, can be viewed on site from 10am-3pm weekdays and 11am-5pm on weekends. These apartments are priced from R649000 for a one- bedroom apartment to R939000 for a two-bedroom, two- bathroom apartment.

The most expensive apartment of the 250, which are spread over 12 floors, was a three- bedroom duplex on the 12th floor, which sold for R1,549m.

These apartments range in size from about 58m˛ for a one- bedroom unit to 144m˛ for the three-bedroom loft apartments.

There are 120 units that are still available as 130 were sold after the launch weekend.

Hydro Park consists mainly of one-bedroom apartments with a full en-suite bathroom, which accounts for about 50% of the development. These one- bedroom units also have a separate guest toilet.

The modern architecture and interior design of Hydro Park has been created to give the impression of space with elements such as angled walls and full-height glazed glass doors. The design of the kitchens takes on a European strip style as opposed to the common U-shape, which also gives the impression of extra space.

The main bedroom has an open-plan design with the en-suite bathroom which includes a freestanding bath and a separate toilet, which once again makes the space seem larger than if these two areas were split.

Buyers however have the option of adding a frosted glass screen to divide these two areas if they so desire.

All of the apartments will be completed with superb finishes, which include the likes of Hansgrohe taps, Bosch appliances and porcelain tiles.

The modern contemporary design of this development is reflected by the extensive use of glass, and it blends well with the surrounding environment.

Each of the apartments are sold with basement parking spaces which are allocated in accordance with the number of bedrooms. However, buyers can opt for an extra parking bay and storeroom which will cost an additional R50000.

Jarod Kolman of Limestone Investment Properties, the marketing agents of this upmarket apartment complex, comments that many of the buyers have been first-time home owners who are buying with the view to live in the block, although there have been some buy-to-let investors.

“The builder is on board and all the relevant rights are in place,” says Kolman, who anticipates that this project will be complete towards the end of next year.

Additional facilities of this development include a swimming pool and change room, a concierge, while 24 of the two-bedroom apartments will have a lift directly from the basement to their home.

Funny... not just the name (in concept) but the actual building reminds me of Harbourview Estates, a project within the Cityplace development in Toronto:

Well, that photo isn't a good one, but oh boy, I've seen angles and shots of these buildings in which I see alot of blatant similarity.

I'm glad Johannesburg is getting this one... you say they are excavating for its underground foundations, Joburg?

its taking quite a while...
i took photos of it last november when they were excavating.i drove past it the other day and it still hasn't risen above ground level yet...
im no expert in construction but that seems slow to me..

They have two cranes on the site. Quite an intense basement they were working on there. You should see the building site for the sandown - they had 5 or 6 cranes there at one stage. And group five is busy building another thingie accross the road. already 2 cranes on that site.

I think it looks taller from the other side... but it is quite stumpy from the front indeed. And it certainly would have been better with an extra 5-10Fs..

I think it looks taller from the other side... but it is quite stumpy from the front indeed. And it certainly would have been better with an extra 5-10Fs..

I must say that after have a good glace at this development, I just remeberd your words, I meas just extra 5 floors.

Thanks for the update Pule. Still think it looks like Yarrick's Russian grandmother! But yay for the height!

It's a pity though that no ground floor retail has been incorporated. Developers really need to start doing this!

Indeed they do. That's my biggest pet peeve... when an area's apartment buildings don't have any retail @ base. I realize not every building can have this, but they should try to do this where possible.

Esp Grayston is such a busy road, It will be cool of many of the Apt blocks had retail at the bottom.

The mixed use concept has not picked up much in joburg. There was an absa commercial report that stated they are upset that joburg developers are not pushing the mixed use concept like their counterparts in Durban and Cape town.

Sandton is crying for it!!

Nice design, the large windows give it character, also love the shades over certain windows. The bold text on the side is a nice feature to the building.
