HEIGHT: 42m - 50m
USE: Mixed Use (Residential, Retail, Commercial, Hotel and Conference Centre)
This is the largest dev in the first phase of Dev at the point. it consists of 170 apartments, a 85 suite hotel, conference centre, 1500m2 commercial space, 2500m2 retail space, 6F of parking (2 underground).
The hotel operator is Legacy Resorts (they run the Michelangelo hotel in Sandton).It will be a 4 star hotel.

dysan1 September 7th, 2005, 04:41 PM I must point out that changes have been made to the images that i have displayed above. Alot of the over the top detailing has been refined and lines have been made alot cleaner and not to busy. They have also added one extra floor to the main section of the building.
But the glass side, with the convention and business centre is my favourite part of the building, and they have left it rather unchanged, but added a bit more glass.
Cant put pics up cos i dont have them, but so as i do i will :)

The main section of the building is now 10F and 43m.
The Drum is 11F and 43m (this is the parking structure and has 3 levels of apartments, it is separate from the main structure...does it count as its own building for emporis?)
The Sails hotel is the big news! It is 14F, 50m and is confirmed to have 65 suites.
so all in all we have alot more buildings to add to the durban tally on emporis :)

let me get this straight there are 3 buildings in the complex (which means I create a new complex for it), 1 building is the Sails hotel @ 14F 50m, 2nd building is called the drum? and is residential? and 11F 43m and the 3rd building is also residential? and 10F 43m.
This means Durbs gets 3 new U/C buildings on Emporis.
Any new renders ? Ill add the old one in the mean time
dysan1 October 18th, 2005, 03:06 PM The Building is in 3 parts.
The largest being the main section which has 150 apartments. The drum forms part of the main structure, but is a separate building, accessed by sky bridges on certain levels from the main building. its primary use is as a parking garage, but the upper floors house 30 apartments.
The hotel is also separate, but conected to the parking structure via skybridges too on the lower floors. All three form The Sails, but are 3 free standing buildings!
No new pics to give sorry! But when i get i will post. they have cleaned the lines up alot and it looks alot better.
The building also use biometric scanning for access, and does not use keys at all!
Retail stores include a Moyo, Calvin Klein, Carlton Hair, Primi Piatti, Hilton Weiner, Charles Greig Jewelers, Fego cafe, Benidorms, Translucent and Ridal Wine and Cigar bar

The detailing on the hotel has also been refined and alot more glass is used on the side with street frontage. It is basically a 10F glass wall on a 10F open atrium. V impressive.

dysan1 November 10th, 2005, 01:06 PM that crane is for the underground tunnelling that is going on. they are building 2 tunnels under the harbour, one for services (elec, water, cables), the other will be a pedestrianised one to take people to the bluff headland, which is to be developed with a luxury hotel and shops/restuarants and the Africa Peace park. there will be a way up to the top and the millenium tower (which already has a public viewing deck). the views of the city will be amazing!

First of all, we are not getting "turned on" by the pedestrian architecture, its just nice to see such broad walking area's that dont have vendors selling fruit & veg on it.
Your comment about the canals, every major city that has a water front or that lies on the coast, has these canal villa's or water front developments, why cant we?
The canal adds a nice touch, if it doesnt tickle ur arse, then dont make ur problem our's, because majority ( & thats most of the people not only the forumers) like the idea of the canal's it adds a different atmosphere to the place.
The Point is not over rated, its just marketing, how the hell are you going to sell something if you dont market it properly? shoes how much buisness sense you have.
Designs of many of the projects maybe abit stereotyped, but thats the typical design style you going to see thru out, u cant have a Taipei 101 next to a Taj Mahal now can you?
How can you say the place is a failure & have no vibe if the place is not complete as yet? (As Dysan pointed out) Thats like saying Burj Dubai is crap, when they obnly 35% comnplete. As for the sales, you know nothing, I am busy with 4 major projects in the point, Point Bay & 1,17 being two of them, both of these are almost sold out, with just 2 or 3 units left, Point Bay is goign to start in a few weeks time & 1,17 is awaiting design changes because the client wasnt happy with the original design. As for my other 2 projects, sales are going well.
I think you just bitter because you probably an engineer or architect & you dont have a finger in these developments..............shame

The problem I have with most developments at the Point is that they lack activity at street level, this is the result of poor masterplanning that does not replicate the urban vitality of traditional cities and allows the creation of parking podiums that dominate the streetscape. The other issue is that the development is too dispersed and therefore it will take ages to get precincts that have a sense of "completeness" , and yet had the council drawn a line at Bell st and cleaned up the streetscapes with paving, planting and painting from day one, (and add policing )the
Point could have been far closer to an authentic harbour precinct.

EVERY single development, bar Dockpoint and EastPoint have at least groundfloor retail. In total there is close on 25 000m2 of retail space in the current crop of developments. now how can that not create a street atmosphere once complete? Strike 1
Too dispersed? hmmm...when each and every development in phase one are on sites directly abutting one another? Where, come July next year, the whole of Timeball square will be a near completed precinct with 9 developments within 100m? hmmm...yes the 30F+ skyscraper area is futrther away, but they are on land that was NOT owned by the Durban point committee and the city, hence they are not in the durban point development framework plan for precinct rollout. So Stike 2

Hmm...Well if i am not mistaken, the streets have all been done up and i think the many photos i have taken and posted will show this. The CCTV camera's and renewal have all but elimanated the crime and grime from the development precinct.Strike 3

We are all critical of each of these projects and there has been a fair amount of catfights in here over the years but its done in a constructive way.
Please feel free to tell us about yourself in the intro thread and tell us why you hate every project in Durban and what you feel is a good project (if one exists at all).
And if you still think i know nothing then check this thread out as it was my last big project I worked on before taking on my new roll out of 40 hotels over 8 years in 16 countries, not bad for someone who knows dick??

Located in the coastal city’s Durban Point Waterfront precinct, the recently completed Sails on Timeball is a showpiece of consummate luxury and style.
At 19 584m2 the Sails mixed-use facility, is Durban Point Waterfront’s foremost development in size and value. At R250 million (US $36m), it comprises 170 luxury apartments, 20 retail shops and restaurants, 550m2 of office space and a 280--vehicle parkade. In addition, construction of the five-star luxury Sails Hotel at the north end of the development will commence next month. Other resident friendly facilities include a voluminous communal indoor swimming pool, recreational area, gymnasium, coffee shops, boutiques, launderette, travelling agency and even a crèche for busy parents.
Distinct buildings
The development is divided into three buildings: The Crescent, The Drum and The Gallery. The Crescent has a retail component on the ground level; one level of parking and six levels of residential accommodation equating with 105 apartments. The Drum comprises of four levels accommodating 12 apartments over a vehicular ramp, which gives access to the parking levels below. The Gallery features three levels of parking, a retail component on the street level and four levels of residential providing a total of 52 apartments. Central to all these buildings is a large exposed public courtyard that is landscaped with water features, palm trees and pedestrian bridges. The courtyard offers a “café society lifestyle” with the restaurants spilling out into a peaceful garden area that the restaurant staff will use to enhance an opulent, yet serene ambiance while serving patrons.
All three blocks of apartments feature a mix of one-bedroom, two and three-bedroom units. Each apartment is finished with lavish designer choices ranging from polished porcelain tiles to fully-fitted kitchens and Bosch appliances. Located on the top floor are immaculate penthouses, each with a private landscaped and grassed roof garden, portable gas grill and a private swimming pool or Jacuzzi.
The Sails Hotel
Hospitality is furthered by The Sails’ residential blocks attachment to The Sails Hotel linked via walkways on the lower levels. Collaboration between inVeno Hotels and Baseline Design Studios in Johannesburg resulted in a design for this truly remarkable contemporary building, which epitomizes the central theme of blending luxury with passion while optimising the utilization of space.
Servicing both the corporate and leisure segments of society the 9-storey hotel will consist of 114 deluxe rooms, a roof garden, a double volume reception area, 12 exclusive club floor rooms, meeting and event rooms as well as a popular coffee shop. A unique aspect of the main restaurant will be its specialised food selection. The cuisine, which will exclude any pork products, will be a fusion of Middle Eastern, Northern African, Asian as well as South African foods. Aside from not serving any pork products, the hotel will not serve alcoholic beverages or allow their consumption on public premises.
Interior design elements will truly reflect the truly contemporary theme of a 5-star hotel. Amenities such as plasma/LCD televisions and Dolby Digital equipment will be standard as well as the immaculate in-room fittings, which will leave guests and visitors with a lasting experience of having basked in style and luxury.

Below, what the development is currently looking like from the inside (courtyard, roof garden, apartment interiors). Looking very, very nice, in my opinion. Once its fully occupied by Old Mutual and retail outlets (restuarants etc), this building will be a very nice place to stay and visit. Will quickly become a favourite at the waterfront.
