Yep - they just keep coming:D

103 Mary Street - looks about 25 stories but is inserted between Vision and River City so it will make bugger all impact.

They REALLY need to stop with this mediocre residential garbage in the CBD. Why dont they design somthing interesting...they manage to do so on the Gold Coast.

In regards to the blank wall, I think they have actually made an attempt to make it a little interesting, looks like it has a tiny bit of feature to it, unlike the much more predominant wall of Metro 21 (ex Metropole).

Such a terrible tower... but it has a good podium.

This is reminiscant of 212, ie shape etc... So im bound to like it.

so i agree with Brizzy ChrisThose are RL's. It's 92.15 to roof and ground is at 4.15 = 88m to roof. I scaled the top bit at 5.94m which round to 6m, therefore official height = 94m

Notice this has actually got 3 floors of offices in the podium, so I suppose we should call it a mixed use?

Oriolus- i wouldnt call 3 office floors from 25 total mixed use? i would of thought it would have to have a lot more.? you will find most resi towers now will sit on an office/retail podium. but there still an apartment tower.

Sure Cul. But where do you draw the line. I'm sure I've seen some figure before of what proportion has to be of another usage before a building is considered mxed use.

Like 270 Adelaide has 15 floors of offices topped by 5 floors of apartments - should we consider that mixed use?

so for 103 mary st. 25 floors= 3 office, 22 resi = 12% office. so maybe it is mixed. just seems weird how the tower part is all resi but it still might be called a mixed development.

Yep, the Building Code of Australia says that once a minor use (of a different class) in a building exceeds 10% of the building area, then it is considered a multiclass building - which we could equate to saying a mixed use building.

when i chatted to BCC planner last year she mentioned that many new projects will consist of an office podium with grd flr retail crowned with a unit tower. Also half office/half resi will become more popular. This is hppening now in Sydney. Developers have best of both worlds with there new project.

APPROVED!!!

Today's city news said that this tower has been approved by BCC - see page 6.

The tower was approved on September 6th.

According to Citynews its 27 stories high, and includes four commercial floors, 22 one bedroom apartments and 64 two bedroom apartments. It also includes 1 three bedroom apartment and 84 car parks.

Devine has purchased this site from Bennison Holdings & John Jamieson Nominees for $10.1M Jul-07. The site is suqeezed in between Vision and River City.

Devine will be lodging a new DA late this year for a Strata Office building, 310m2 floor plates. Total NLA will be 10,000m2.

By the time this project starts, the site will have the shoring already done on three of its sides.

Strata is coming back in to favour with Icon PLace now under way. Typically new office strata projects come in to the market towards the end of the cycle. Interesting timing by Devine!

Because they have absolutely no concept of what is good taste or design, all the way from the look of their buildings down to their advertising material. They're totally stuck in the 1980's. If something they've produced looks good, its either an accident or because someone there was too busy to intervene and turn it into cheap trash.

A new DA has been submitted for this one in April (A002776254) but lacking in fundamental information. The number of floors has been increased to 32 floors (29 labeled, 'mezanine', recreation floor, roof floor), but no height details are listed anywhere in the document. Assuming they've used correct perspective on the plans and utilising River City Apartments the height could be guestimated to be about 101m.

Oh and the wall of concrete with little slits in it, word of advice to the architects, that's not a good look in real life, especially when the building ages.

All in all, I give it 4/10, should fail but in Brisbane that's a pass grade.

The loss of the Royal in the Park Hotel will not be felt for long with Brisbane City Council expected to approve a new inner-city hotel today.

The decision will come at a time when the city has just one-third of the four and five star hotel rooms that are available in Sydney and Melbourne.

The new 32-storey hotel was proposed for a site at 103 Mary Street, where a two-storey office building now stands.

Advertisement: Story continues below It would have a ground floor restaurant fronting Mary Street, 216 hotel rooms and 15 serviced apartments, along with 53 car parks spread across three levels.

Council's neighbourhood planning chair Amanda Cooper said Brisbane was facing a hotel room shortage.

“The Brisbane CBD has just one third of the number of quality hotel rooms that are available in Sydney, and this needs to be addressed if we're going to continue to attract quality business investment in this city,” she said.

“This is a vital development for Brisbane's economy on both the jobs and tourism front and will help fill the gap to be left by the demise of the Royal on the Park."

If it receives the green light from the neighbourhood planning committee, the hotel would go to the full council meeting next Tuesday for final approval.

Earlier this month, Queensland Tourism Industry Council CEO Daniel Gschwind told brisbanetimes.com.au the loss of the Royal on the Park was symptomatic of a larger problem in Brisbane.

"We are actually in desperate need of CBD hotel rooms," Mr Gschwind said.

Brisbane Marketing figures showed Brisbane had about 13,000 hotel rooms. The Royal on the Park had about 150 rooms, or just under 10 per cent of the city's five-star market.

A review of Sydney's hotel and serviced apartments by PRP Valuers and Consultants showed there were 32,892 rooms in March 2010, compared to Brisbane's 13,228.

Does anyone know which office building on Margaret Street China Pacific have bought for $12 million?

Does this mean they are planning to refurb the existing office building or knock it down and rebuild?

A third hotel would be good for the Brissie market but I guess this one would be some years away.

Let's hope its a bit more upmarket!

Found the docs. I wonder if this will be a public bar or just for the residents/hotel? It does say "recreation level" which makes me believe it might not even be a normal operational bar but rather one which you can hire out.

agreed... looks like a lot of painted concrete.

curved screen on the roof adds little value. not something you see from ground and wont really be discernible from afar.

Street scape is dominated by the driveway which I hope BCC find unacceptable. Not a good addition to the city in my opinion (but still better then the option with the hideous blade running up the building)

It's a small, narrow block this one, and the street frontage is very limited. Any driveway that meets relevant vehicle access regulations will have to take up a fair whack of the frontage.

As for the painted concrete, remember that this will be wedged in between Rivercity and whatever goes in the Vision hole (hopefully 111+222!) which will block out a fair portion of it.

Basement ramp is only one lane wide and port cochere is only one lane also. Therefore 2way traffic is almost impossible into/ out of the property at any one time - so reduce the footpath crossover (and driveway frontage) to one lane.

Given the one way issue and also since the basement has tandem bays and is so tight, a valet service is surely going to be used. BCC should do what every other city in the world does and create a no standing zone out the font of the hotel for valet to take car from there.

The port cochere is a similar width the the tighest part of the two way entrance way. It is therefore 2-way all the way to the turntable.

The 2-way exit is less than half the width of the site frontage and is next to a development site where the crossover will take up approx 20% of the site frontage. Therefore, the street frontage would not be a mass of crossovers as you suggest. The 2-way crossover also clears cars from the street and reduces confusion.

Can confirm that a valet service is the system being used. Crossover and driveway also needs to cater for use by refuse collection vehicles and large/medium regid vehicles which by BCC requirements need to enter the site and leave it in a forwards moving direction.

Correct. DA for the revised design has not been approved. But as the basement did not change since the original DA approval, a staged BA approval for the construction of the basement was issued. Hence the demolition of the existing building and the commencement of the basement works.

Yes.

Perimeter piling is almost complete and top down excavation is about to start.

This is one of the most complex sites in Brisbane's history, as the rock anchors from vision's all run right across this projects site. Its defeintely under construction...am working on this project every day.

Thanks to a friend who lives in RPC, I believe this one has had the basement floor poured. I don't know if this has been mentioned before, but there seems to be an entrance to the carpark on the corner of Margaret and Albert St in the back corner where the sites meet.

International luxury tourism brand Sheraton has struck a deal with a Malaysian mining billionaire to open a 32-storey hotel tower on Mary Street in Brisbane's CBD by January 2014.

Starwood Hotels & Resorts, which owns the Sheraton name, has signed a long-term operating agreement with Paul Chong's family-run Felicity Hotels group to manage the 246-room hotel.

Named Four Points by Sheraton Brisbane, the development will be the first internationally branded, new-build hotel property launched in the city in the last 10 years.

Following the opening of Four Points by Sheraton Perth in June 2012, the Brisbane property also marks the expansion of Sheraton across Australia partly inspired by the growing need for accommodation in cities hit by the mining boom.

Last year, Brisbane's Lord Mayor Graham Quirk said an accommodation shortfall was costing the city, and announced a moratorium on infrastructure charges to stimulate four- and five-star hotel and motel development.

While Cr Quirk welcomed the news today, he said the city needed an additional 300-plus hotel rooms a year to meet the current demand.

“This investment by Starwood Hotels & Resorts and Felicity Hotel reinforces the opportunities for hotel investors into Brisbane,” he said.

“It is also perfect timing for Brisbane as the city gears up to host thousands of delegates who will attend the G20 Leaders Summit in our city in November 2014 and it means we are even better positioned to comfortably accommodate everyone.”

A recent Jones Lang LaSalle Hotels' Hotel Investor Sentiment Survey ranked Brisbane the fourth most sought-after location for hotel acquisitions in the world.

Yeah, I read that in The Australian. Apparently they also own an adjoining site that they may want to amalgamate.

Edit: Sam Chong also owns the O'Reilly's Bonded Stores warehouse next door, and so adding 111 Margaret Street (Hotpoint House) to the Bonded Stores Site creates quite large development site.

MALAYSIAN-born mining billionaire Sam Chong is believed to have purchased a Brisbane site from the listed property group Devine for $18 million, as he moves to develop the first big new hotel in a decade in the Queensland capital city.

The property at 111 Margaret Street formed part of an amalgamated site earmarked for Devine's $1 billion mixed-use French Quarter project, which was scrapped in 2009.

It was amalgamated by Devine over a number of years for two planned residential towers, a hotel and retail development on Albert, Alice and Margaret streets.

An adjoining site, known as the Carrington site, which formed part of the basis for the French Quarter development, was sold for $25m.

It is understood Mr Chong owns the adjoining property and probably bought the Margaret Street asset as a development play.

He was unable to be reached for comment last night.

According to the accounts of residential developer Devine, the site was earmarked for the development of 360 apartments. The group had been expected to begin the project next year.


Devine chief executive David Keir could note be contacted for comment last night.

The property is close to Mr Chong's hotel project, at 99-103 Mary Street in the heart of the Brisbane CBD. The Mary Street project will comprise a 246-room Four Points hotel in a 32-storey city tower expected to open by January 2014.

^^ It never would have. The current version of the design was only ever designed as a hotel I'm pretty certain. The previous resi tower's design was actually recycled as the Midtown on Charlotte Street.

^^ It is starting to look quite good actually! It's finally starting to really get up there, and they've started to put some very nice blue glass into it too! It makes up for the blank corners (better those than large blank sides though).

I wonder why they didn't build the podium levels to match the surrounding buildings (Rivercity and 212 Margaret)? Hopefully they do something interesting with the blank walls, like put an artwork on them or grow some vines to create a walled garden feel.
