Who owns the infamous gas station in downtown on biscayne we always joke about? It seems silly to have a gas station in between those million dollar condos.

Is there a project in the works for this piece of property?

The gas station will be there for a long, long time.

Building new construction over an old gas station, especially a monstor condo, is a major investment. The removal of gas lines, environmental hazards, and a mandatory grace period between when the gas station is destroyed and construction can start are just some of the reasons the gas station isn't leaving.

well the biggest problem with the site is its size i believe the gas station plus the pawn shop behind it is less than an acre makes it difficult to fit a building and a pedestal,remember a parking garage has to be built to specific dimesions,then you get into FAR BONUSES, and just the cost efficiency of tall vs wide buildings,there also might be wind problems because of how small the site is and many other problems that any developer will have to deal with.furthermore you will have problems trying to coordinate construction.

so in my opinion as i look into my crystal ball by 2008 the gas station will be gone but i don't expect anything taller than 20 stories to be built there,and whatever is built there will be really expensive inorder to conpensate for the cost of the land.

i know that for sure that tower that will go on the gas station site will be 55 stories tall and have about 250 units total
just from what ive heard in the pipeline....

anyways i think royal palm developers made one of the brightest land deals they brought the parcel behind the gas station for about 3times less and the site is about 3times bigger. also there building would have the same view as if there were on biscayne w/o having to pay as much,so that place on the skyline won't be a gap.

anyways royal palm developers say that all the new land purchased in park west is part of there phase 2 projects which will be built after phase1 is complete meaning after paramount beach,park,and bay are finished.

Rx is in the business as far as I understand from his posts and he makes a lot of money doing what he does.

You don't make a lot of money in this business being ignorant.

BTW, MadHatter, have you ever been to Manhattan? You'll be amazed at the buildings they can cram into small sites. It won't be a huge issue. And given the money involved, i can't fathom environmental cleanup will be either. Any cost will just be passed on to the buyer.

dont forget the 1000ft tower next to wachovia tower which is going up around 2008 it will be a condo in the front office tower in the back combination ......

also coming soon miami arena gets its face lift and brownstowns will show up in the city meetings come xmas 3 brownstone towers from what ive seen so far and the arena face lift makes the aa arena look stupid the heat might want to move back.....

"Brownstone towers"? Maybe its the former Boston resident in me speaking but I always think of a brownstone as being a 3 to 4 story rowhouse-type structure.

This is what I think of when I think of Brownstones, my old neighborhood in Boston (I used to live a few blocks to the left of this pic). Thats why I'm not sure what a "brownstone tower" would be.

Rx is right on time...that gas station is on a 38,150 sq ft lot...bigger than the 10 Museum park site...if the 4k sq ft lot Pawn shop doesn't sell sometime soon, he won't see $20M for a century. Someone call his children and have them talk some sense into this cat!!!
Rx...is that right?!?! 55 stories and 250 units...that's about 6 apartments for floor, with 5 floors of 2 apts per floor on the top I'd presume...that'll be pretty expensive! Can't wait to see it!!!

BACK TO THE FUTURE!!!!!!!!!!!!! :old:

Take a look at the Boulevard in this view from about 1959. The last remaining gas station used to be a GULF Station next to the giant Sinclair sign and traffic signal. The AA Arena is now where AMOCO sign was. This was from a series of Postcards published in Europe showing American cities.

LOOK at the price of gas 30.9 a gallon!!!!

Can't wait to see all the towers in the near future

AS FOR THE BP GAS STATION ON BISCAYNE.....iT'S GOING TO REMAIN A GAS STATION. BP HAS HIRED AN ARCHITECT TO RENOVATE THE SITE. IT WILL INCLUDE A CAFE ON THE BISCAYNE BOULEVARD SIDE AND MAKE IT MORE PEDESTRIAN FRIENDLY. (AS ODD AS THAT SOUNDS WHEN REFFERING TO A GAS STATION). THERE WILL ALSO BE A "BUFFER" BETWEEN THE PUMPS AND THE STREET, MAKING THEM LESS VISIBLE. I'VE SEEN EARLY RENDERINGS, IT LOOKS AMAZING!!

Gas stations are dangerous for anyone who's literally not a multimillionaire to own, regardless of how much the property would be worth once it's cleaned up. Due to the way environmental cleanup laws are written, if you have hazardous waste at a site you own, you're legally liable 100% for the cleanup cost... and that liability isn't mitigated by innocence on your part, and doesn't end with the loss of the property in forfeiture.

Hate someone? I mean, REALLY hate someone? Have a terminal illness that's all but guaranteed to kill you within a few weeks? Buy a contaminated site, and leave it to the person you hate in your will. I can't cite it, but I remember reading about a case where someone inherited a gas station with a leaky fuel tank. The heir knew it was a polluted site and refused to take ownership of it after the will was read. The federal government seized the property, then sued him in federal court for cleanup costs on the grounds that he was its legal owner and had no right to refuse ownership of it. The feds won (don't remember whether the Supreme Court ultimately upheld the lower court decisions, or just refused to hear the case), despite the fact that they themselves acknowledged that he didn't want to own the site, never made a cent off of it, and had nothing to do with its pollution. The feds' argument was that somebody had to pay the cleanup costs, and the law assigned liability for them to the owner, regardless of how ownership came to be.

A few months ago, one of my friends saw a MLS listing for a gas station somewhere around 60th street on Biscayne Blvd, for some insanely low price like $300k despite being on a HUGE corner lot. Guess why... nobody will touch a gas station site with a thousand-foot pole, at least not without doing endless environmental studies of their own first.

The same goes for dry cleaners. Notice that almost 100% of the dry cleaners in Miami are just a pick up/drop off site, and the clothes are all sent to a factory somewhere in Medley for the actual drycleaning? That's because no sane plaza owner will lease to anyone planning to do drycleaning on site, because they could be fined into bankruptcy by the federal government for a mess they didn't even make if the EPA ever finds perchlorates(?) in the soil or in the vicinity.

hey wow nice old photo of Miami.also to dave about the brownstones.I would love brownstones.I doubt that the city officials would fal for it because its so different than anything in Miami.If it was up to me id aprove it for a specific area.Its nice to have a veriety.Dont get me wrong Miami has a hu8ge viarity but brownstones would be yet another and it would make Miami even more interesting.

I vote on the brownstone idea for a specific area maybe a few square miles or so.Also add some small family owned old fashion stores would be nice.Maybe some brick roads with a fountian or two in the middle and a tree lined park with a pond.Huh maybe its a good way to restore overtown without chasing those residents out.Add a few rehab facilities and maybe we can help that area.

as for the gas station.I agree its a bad place for a gas station in a way.That land is to going to be to valuable.I do think its good there though. because I cant tell you how many times i manage to find myself low on gas in that area for some reason lol and panic because im afraid i may have no choice but to drive into the slum just to the west of down town to get gas out of fear i may not make it to us1 on an emty tank.I think that gas station has saved my live and probably many tourists too lol.Not to mention its near the port of Miami where many truckers go.I say keep that gas station until they add the tunnel to the port and make the area to the west a safer place.any thoughts on that?
