but this turning out to be quite pretty... considering that they had to make do with the original structure.

it stands out from the others........

you can see on the picture the area located between the True Tower (from where the picture was taken) and the massive (but not that beautiful) Cyber world Tower. We can bet that in a few years from now this area will look pretty much different.
On the foreground there is the Soi 8 with its many bars and pubs...
Sadly, I couldn't access to the other side of the building to take pics of Bangkok skyline... anyway, it was such a hazy day, not really suited for photography...

but let me properly welcome you to thailand and bangkok. it is rare and few to come across an expat who've been to or lived in thailand / bangkok for many years and still have something nice to say instead of whining all day long. i hope that you'd continue to have a good time in thailand and also feel at home. yes, bangkok in the post-BTS era has dramatically changed its cityscape. despite the ugly situations over the past years, i have not given up hope on thailand... not yet anyway.

fair enough. i just read about new zealand in the travel section of the newspaper and it seems infinitely more interesting and more livable than bangkok, but i haven't actually been there to see for myself and all. i actually envy how you've actually been all over and have a clear idea for where you want to be. bangkok is still home for me, but i've become incredibly pessimistic with regards to its future and thailand's future as well. and i get increasingly sad when i see beautiful western cities like in aus, NZ, and what not......sigh

เพลิงไหม้ตึกโตคิวเก่าเสียหายหนัก เจ้าหน้าที่ระดมรถดับเพลิงนับ10 คันระดมฉีดน้ำสกัด เบื้องต้นไร้คนเจ็บ-ตาย

วันนี้ ( 9 ม.ค.) เวลา 03.30 น.พ.ต.อ.ระยอง ยังอยู่ ผกก.สน.ห้วยขวาง ได้รับแจ้งเหตุไฟไหม้อาคารไซเบอร์เวิลด์ ทาวเวอร์ (ห้างโตคิวเก่า) ของ บ.ทีซีซี แลนด์ ในเครือบริษัทไทเบฟเวอร์เรจ ถนนรัชดาภิเษกซอย 10 ตรงข้ามห้างสรรพสินค้าโรบินสัน สาขารัชดาฯ แขวงและเขตห้วยขวาง กทม.จึงประสานรถดับเพลิงพร้อมรุดไปตรวจสอบ พร้อมด้วย พล.ต.ท.อัศวิน ขวัญเมือง ผบช.น.พล.ต.ต.วิทยา โกสิยะสถิต รอง ผบช.น.และ นายวัลลภ สุวรรณดี รอง ผู้ว่าฯ กทม.

ที่เกิดเหตุตึกดังกล่าวอยู่ระหว่างการก่อสร้างให้เช่าเป็นสำนักงานสูง 52 ชั้น รถดับเพลิงประมาณ 10 กว่าคัน ระดมฉีดน้ำสกัดแต่ไม่สามารถฉีดน้ำควบคุมเพลิงได้เนื่องจากเป็นตึกสูง ต้องใช้รถกระเช้าเท่านั้น ต่อมาเพลิงได้ลุกไหม้อย่างรวดเร็วจนแสงไฟและควันไฟพวยพุ่งออกมาทางบริเวณด้านหน้าตึก และยังลุกลามไปยังตึกที่สอง ขณะเดียวกัน ก็มีสะเก็ดเพลิงและกระจกตกกระจายไปทั่วบริเวณพร้อมกับมีเสียงระเบิดดังขึ้นเป็นระยะ ๆ ต่อมา ก็มีแผ่นสังกะสีขนาดใหญ่ร่วงลงมาจากตึกดังกล่าวอย่างต่อเนื่อง

ภายหลังเพลิงได้ลุกไหม้ประมาณ 1 ชั่วโมงก็เริ่มมีควันสีดำพวยพุ่งออกมาแทนซึ่งเจ้าหน้าที่ดับเพลิงคาดว่าเพลิงเริ่มจะดับเองแล้ว และเวลา 04.00 น.เจ้าหน้าที่ผจญเพลิงได้เข้าไปในตึกดังกล่าวบริเวณด้านหลังเพื่อระดมฉีดน้ำควบคุมเพลิงเนื่องจากเกรงว่าจะมีคนติดภายใน อย่างไรก็ตาม เจ้าหน้าที่ตำรวจได้ปิดเส้นทางการจราจรตั้งแต่แยกห้วยขวาง-แยกพระรามเก้า คาดว่าจะสามารถเปิดใช้เส้นทางดังกล่าวได้เวลาประมาณ 10.00 น.

เบื้องต้นยังไม่มีรายงานผู้ได้รับบาดเจ็บและเสียชีวิตแต่อย่างใด

สอบสวน รปภ.ห้างโรบินสัน รัชดาฯ ทราบว่า ไฟได้ลุกไหม้จากชั้นที่ 17 แล้วลุกลามไปยังชั้นดาดฟ้าของอาคารแล้วลุกลามไปยังอาคาร 2 อย่างรวดเร็ว อย่างไรก็ตามเจ้าหน้าที่ยังสงสัยว่าตึกที่ 2 ไหม้ได้อย่างไร เนื่องจากทั้งสองตึกอยู่ห่างกัน เพราะโดย ปกติแล้วเพลิงลุกไหม้จากชั้นหนึ่งไปยังอีกชั้นหนึ่ง นั้นจะใช้เวลาประมาณ 20 นาที ตอนนี้ยังไม่สามารถสรุปได้ว่าไหม้จากอะไร และสาเหตุใด ต้องรอให้เจ้าหน้าที่กองพิสูจน์หลักฐาน เข้าตรวจสอบและสรุปอีกครั้ง

ด้าน นายวัลลภ กล่าวว่า ขณะนี้ได้ส่งเจ้าหน้าที่ดับเพลิงขึ้นไปสำรวจความเสียหาย และตรวจสอบว่ามีเศษวัสดุที่ติดไฟง่าย ที่ทำปลิวตกลงยังลานจอดรถด้านล่าง ซึ่งในเบื้องต้นยังไม่สามารถสรุปความเสียหายได้ อาคารดังกล่าวอยู่ระหว่างก่อสร้างจึงทำให้มีอุปกรณ์พวกไฟเบอร์และเศษไม้จำนวนมาก จึงเป็นสาเหตุให้ไฟไหม้ได้ อย่างไรก็ตามจะตรวจสอบถึงสาเหตุที่แท้จริงต่อไป

Huge Ratchada fire

A spectacular blaze broke out this morning and enveloped the old Tokyu Department Store and the entire, unfinished 30-storey adjacent skyscraper at Ratchadaphisek. No casualties were reported.

Flames leapt more than 100 metres into the sky as the fire consumed the skyscraper, which dominates the area skyline.

It was unoccupied, after being abandoned at the halfway point by construction teams in 2002.

The old Tokyu Department Store building at the foot of the tower also burst into flames after the fire started, reportedly on the 17th floor and therefore out of the reach of the fire trucks that responded.

The fire started just before dawn, just as the morning rush hour started. The Ratchadaphisek Road intersection is a major commuter route.

The identity of the current owner and management of the complex were not immediately available.

But newspaper reports from 1998 said the Ratchada Square complex was held and managed by State Man Co Ltd, a firm close to Santi Prompattana, a well-known politician.

By coincidence, the site of the fire is virtually adjacent to land at the centre of criminal charges against Khunying Potjaman, wife of ex-premier Thaksin Shinawatra, who returned to Thailand to hear the charges less than a day before the fire.

Fires in abandoned businesses in Bangkok often are believed to be arson, committed for insurance reasons. Forensic detectives likely will closely investigate this fire for any signs of arson.

i think someone burnt this for sure. the building was not abandoned, it was near the finishing line from construction, the time when buildings are most kept watch and manicured from top to bottom. it has to be a form of arson.

I can't believe it :( How severe is it and what will happen with the buildings now? Can they still use the glass on the sides that didn't burn?

ความคืบหน้าเหตุเพลิงไหม้อาคารไซเบอร์เวิลด์ ทาวเวอร์ (ห้างโตคิวเก่า) ของบริษัททีซีซี แลนด์ ในเครือบริษัทไทยเบฟเวอเรจ จำกัด เป็นอาคารคู่ อาคารเอ ความสูง 51 ชั้นและอาคารบี สูง 47 ชั้น ตั้งอยู่ในซอย 10 ถนนรัชดาภิเษก แขวงและเขตห้วยขวาง เหตุเกิดเมื่อ 03.10 น. วันที่ 9 ม.ค. เจ้าหน้าที่ดับเพลิงใช้เวลานานกว่า 1 ชม. จึงควบคุมเพลิงไว้ได้ เบื้องต้นพบว่าแผ่นกระจกและอะลูมิเนียมที่ติดตั้งไว้ด้านนอกอาคารได้รับความเสียหายเกือบทั้งหมด

ต่อมาเวลา 09.00 น. วันเดียวกัน นายอภิรักษ์ โกษะโยธิน ผู้ว่าฯ กทม. พร้อมนางภาวิณี อามาตย์ทัศน์ ผอ.เขตห้วยขวาง เดินทางไปร่วมประชุมร่วมกับเจ้าหน้าที่ฝ่ายสื่อสารองค์กรบริษัททีซีซี แลนด์ ดีเวลลอปเม้นท์ จำกัด เจ้าของอาคาร โดยใช้เวลาประมาณ 30 นาที จากนั้น เดินตรวจสอบโดยรอบที่เกิดเหตุพร้อมรับฟังรายงานสรุปเหตุการณ์จากเจ้าหน้าที่สำนักป้องกันและบรรเทาสาธารณภัย

จากนั้นนายอภิรักษ์เปิดเผยว่า พื้นที่เกิดเหตุเป็นอาคารสูงกำลังก่อสร้างเป็นอาคารสำนักงานคู่ โดยจะเปิดเป็นสำนักงานแบ่งให้เช่า แยกเป็นตึกเอ สูง 51 ชั้น ตึกบี สูง 47 ชั้น มีพื้นที่โดยรวมประมาณ 200,000 ตารางเมตร พื้นที่ใช้สอย 90,000 ตารางเมตร หลังจากนี้จะประสานเจ้าของอาคาร ประกาศเป็นพื้นที่อันตรายเป็นเวลา 30 วัน เพื่อตรวจสอบโครงสร้างของอาคารว่า มีความเสียหายมากน้อยเพียงใด สำหรับความเสียหายของบ้านเรือนประชาชนที่อยู่ใกล้เคียงอาคารที่เกิดเหตุ เบื้องต้นพบว่ามีราว 10 หลังคาเรือน รถยนต์หรูของศูนย์ รับซื้อขายและจัดไฟแนนซ์รถยนต์ บีดี ออโต้ อยู่ใกล้กับอาคารที่เกิดเหตุ เสียหายประมาณ 10 คัน ซึ่งจะให้ ผอ.เขตห้วยขวางเข้าไปดูแลช่วยเหลือรับเรื่องร้องทุกข์ต่อไป

ด้านนางภาวิณี อามาตย์ทัศน์ ผอ.เขตห้วยขวาง กล่าวว่า อาคารที่เกิดเพลิงไหม้ เคยเปิดเป็นห้างสรรพสินค้ามาก่อน ภายหลังปิดตัวลงเนื่องจากสภาวะเศรษฐกิจไม่ดี ล่าสุดกองทุนรวมอสังหาริมทรัพย์และสิทธิเรียกร้องเบสฟอร์จูน ในเครือทีซีซี แลนด์กรุ๊ป เข้ามาซื้อ และพัฒนาปรับปรุงให้เป็นแหล่งซื้อขายสินค้าไอที ใช้ชื่ออาคารว่าไซเบอร์เวิลด์ ทาวเวอร์ วางแผนเปิดใช้อาคารในเดือน ธ.ค. 2550 ที่ผ่านมา แต่ยังไม่เรียบร้อย กระทั่งมาเกิดเหตุเพลิงไหม้เมื่อเวลา 03.03 น.วันที่ 9 ม.ค.ไฟไหม้ แผ่นพลาสติกหรือสติกเกอร์ที่ติดอยู่บนแผ่นกระจกและแผ่นอะลูมิเนียมที่ใช้ทำเป็นขอบโครงกระจกของอาคาร บี ไฟโหมแรงขึ้นเรื่อยๆ กระทั่งลามไปไหม้อาคารเอ สรุปความเสียหายคือแผ่นกระจกภายนอกของอาคารรวมทั้งแผ่นอะลูมิเนียมขอบโครงกระจกของอาคารทั้ง 2 ได้รับความเสียหายเกือบทั้งหมด ขณะนี้ทางเขตได้ออกคำสั่งให้พื้นที่ดังกล่าวเป็นเขตอันตราย ห้ามผู้ไม่เกี่ยวข้องเข้าไปภายในโดยเด็ดขาด

ขณะที่ฝ่ายสื่อสารองค์กรบริษัททีซีซี แลนด์ ดีเวลลอปเม้นท์ จำกัด ออกเอกสารชี้แจงสาเหตุการเกิดเพลิงไหม้ว่า อาคารสำนักงานเป็นอาคารคู่ สูง 51 ชั้น และ 47 ชั้น เพลิงลุกไหม้สติกเกอร์ที่ห่อหุ้มแผ่นกระจกและอะลูมิเนียมภายนอกอาคาร ทำให้แผ่นอะลูมิเนียมและกระจกบางส่วนได้รับความเสียหาย โดยไม่ได้ก่อความเสียหายภายในอาคาร หรือต่อโครงสร้างของอาคารใดๆทั้งสิ้น ในขณะเกิดเหตุระบบป้องกันอัคคีภัยและระบบรักษาความปลอดภัยของอาคารหรือระบบสปริงเกอร์ ทำงานตามปกติ ทั้งนี้เพลิงได้ลุกไหม้เป็นเวลาครึ่งชั่วโมงจึงสงบและไม่มีผู้ใดได้รับบาดเจ็บ

เวลา 10.00 น. พ.ต.อ.สุรชัย วัชรโยธิน รอง ผบก. กองพิสูจน์หลักฐาน พ.ต.อ.ระยอง ยังอยู่ ผกก.สน.ห้วยขวาง พร้อมพนักงานสอบสวน เจ้าหน้าที่ พฐ. ฝ่ายสืบสวน ศูนย์สืบสวน บช.น.วิศวกรโยธา จากสำนักโยธา กทม.และวิศวกรจากวิศวกรรมสถานแห่งประเทศไทย เข้าไปตรวจสอบในที่เกิดเหตุ โดยใช้เวลาประมาณ 30 นาที พ.ต.อ.สุรชัยเปิดเผยว่า เบื้องต้นยังไม่สามารถตรวจสอบหาจุดต้นเพลิงได้ เนื่องจากอยู่ระหว่างอาคารเอ กับอาคาร บี ซึ่งจะต้องประสานทางเจ้าของอาคารขอทุบกระจกออกเพื่อไปตรวจสอบว่าบริเวณจุดต้นเพลิงนั้นมีเครื่องจักรอะไรอยู่หรือไม่ จากการตรวจสอบด้วยสายตา ยังไม่ชัดเจนว่าสาเหตุของเพลิงไหม้เกิดจากอะไร

ด้าน พ.ต.ต.ณัฐพงษ์ วงศ์ศรีอ่อน พงส. (สบ 2) สน.ห้วยขวาง ได้เชิญนายธรรมนันท์ ชนะภัย อายุ 25 ปี วิศวกรก่อสร้างของบริษัทฤทธา บริษัทรับเหมาก่อสร้างอาคารที่เกิดเหตุมาสอบปากคำ นายธรรมนันท์ให้การว่า เมื่อเวลาประมาณ 20.30 น. ของวันที่ 8 ม.ค.ที่ผ่านมา เข้ามาที่สำนักงานซึ่งอยู่ชั้น 6 ของตัวฐานอาคารเอ เพื่อรวบรวมเอกสารที่จะส่งมอบงานให้ผู้ว่าจ้างในวันที่ 15 ม.ค. จนกระทั่งเวลาประมาณ 03.00 น. วันที่ 9 ม.ค. ได้ลงลิฟต์ทางด้านหลังอาคาร เพื่อจะเดินไปยังอาคารบี เพื่อกลับไป บ้าน และเห็นแสงเพลิงบนชั้น 15 ของอาคารบี จึงรีบแจ้ง รปภ.ให้แจ้งเจ้าหน้าที่ดับเพลิง

ต่อมาในช่วงเที่ยงนายมนูญ จรูญประโดน อายุ 41 ปี พนักงานขับรถ ขสมก. เช่าบ้านอยู่ในซอย 10 ถนนรัชดาภิเษก ใกล้อาคารที่เกิดเหตุเข้าแจ้งความว่า ขณะเกิดเหตุเพลิงไหม้มีคนร้ายเข้าไปขโมยทรัพย์สินเงินสดจำนวนหนึ่ง นาฬิกา เสื้อผ้าและเอกสารบางอย่าง โดยคาดว่าคนร้ายฉวยโอกาสขณะตนหนีไฟออกมา แอบย่องเข้าไปลักทรัพย์ ดังกล่าว นอกจากตนแล้วยังมีเพื่อนบ้านอีกหลายคนถูกลักทรัพย์แบบเดียวกัน ซึ่งจะทยอยเข้ามาแจ้งความในภายหลัง

นางจันทรา บูรณฤกษ์ เลขาธิการสำนักงานคณะ กรรมการกำกับและส่งเสริมการประกอบธุรกิจประกันภัย (สำนักงาน คปภ.) เปิดเผยว่า จากการตรวจสอบกรณีเหตุเพลิงไหม้ตึกไซเบอร์เวิลด์ ทาวเวอร์ พบว่าทำประกันภัยวงเงินรวม 3,110 ล้านบาท แบ่งเป็นบริษัท อาคเนย์ ประกันภัย (2000) จำกัด วงเงิน 2,488 ล้านบาท และบริษัท อินทรประกันภัย จำกัด (มหาชน) วงเงิน 622 ล้านบาท ซึ่งในส่วนของบริษัท อาคเนย์ประกันภัยทำประกันภัยต่อบางส่วนกับบริษัทสวิสรีประกันภัย จากประเทศสวิตเซอร์แลนด์ เนื่องจากเป็นวงเงินที่สูงมาก จากการตรวจสอบเบื้องต้นพบว่าวงเงินความเสียหายประมาณ 100 ล้านบาท ซึ่งกรมธรรม์จะครอบคลุมความเสี่ยงภัยทุกกรณี ทั้งอาคารทรัพย์สิน เชื่อว่า การจ่ายเงินชดเชยความเสียหายไม่น่ามีปัญหา เพราะบริษัท อาคเนย์ประกันภัยสามารถรับความเสี่ยงได้

ขณะที่นายศิริชัย แสงเทียนประไพ ผู้อำนวยการสำนักประชาสัมพันธ์ บริษัทอาคเนย์ประกันภัย (2000) จำกัด กล่าวว่า จากการตรวจสอบเบื้องต้น ความเสียหายส่วนใหญ่ เกิดขึ้นบริเวณภายนอกอาคาร เช่น กระจก ซึ่งก็ต้องดูว่า เสียหายเป็นมูลค่าเท่าไร นอกจากนี้ ยังต้องตรวจสอบอีกว่า มีบุคคลอื่นหรือบริษัทอื่น ที่อยู่บริเวณใกล้เคียงได้รับความเสียหายจากการถูกสะเก็ดไฟกระเด็นไปโดน หรือถูกเศษกระจกหล่นใส่หรือไม่ คาดว่าจะสำรวจเสร็จในเร็วๆนี้ และยืนยันว่า บริษัทสามารถจ่ายค่าความเสียหายได้หมดแน่นอน

(สบ 2) สน.หัวยขวาง รับแจ้งเหตุเพลิงไหม้อาคารไซเบอร์เวิลด์ ทาวเวอร์ เขตห้วยขวาง กทม. จึงไปตรวจสอบและระงับเหตุ พร้อมรถดับเพลิง ประมาณ 30 คัน ที่เกิดเหตุเป็นตึกคู่อยู่ในระหว่างการก่อสร้างปรับปรุง เป็นศูนย์ไอทีใหญ่ที่สุดในเมืองไทย อาคารเอ ความสูง 51 ชั้น และอาคารบี สูง 47 ชั้น

ขณะเจ้าหน้าที่ตำรวจไปถึง เพลิงกำลังลุกไหม้บริเวณชั้น 15 ของอาคารบี เป็นแนวตั้งฉากสูงขึ้นไปถึงชั้น 40 ก่อนที่เพลิงจะลุกลามไปติดอาคารเอ เปลวเพลิงลุกโชนแดงฉานเห็นได้ไกลในรัศมีหลายกิโลเมตร สะเก็ดไฟบางส่วนร่วงหล่นลงไปพื้นถนนด้านล่าง ทำให้ต้องปิดการจราจรบริเวณเกิดเหตุ โดยสิ้นเชิง

กรณีเหตุเพลิงไหม้ตึกแฝด อาคารไซเบอร์เวิลด์ ทาวเวอร์ (ห้างโตคิวเก่า) ของกองทุนรวมอสังหาริมทรัพย์และสิทธิ เรียกร้องเบสท์ฟอร์จูนในเครือบริษัททีซีซี แลนด์ ดีเวลล็อปเมนท์ จำกัด ของนายเจริญ สิริวัฒนภักดี ที่ถนนรัชดาภิเษก ซอย 10 สาขารัชดภิเษก แขวง-เขตห้วยขวาง เมื่อเวลา 03.00 น. วันที่ 9 มกราคมที่ผ่านมานั้น


เมื่อวันที่ 10 มกราคม พ.ต.อ.สุรชัย วัชรโยธิน รองผู้บังคับการกองพิสูจน์หลักฐาน (รอง ผบก.พฐ.) กล่าวว่า ไปตรวจที่เกิดเหตุเพลิงใหม่อีกครั้งพบว่าต้นเพลิงอยู่ระหว่างตึกเอและตึกบี พบรอกไฟฟ้า,มอเตอร์และพบร่องรอยการลอกฟิล์มกระจก เศษฟิล์ม เศษกระจก และอุปกรณ์ไฟฟ้า ซึ่งฟิล์มกระจกเป็นเชื้อเพลิงอย่างดี จากการตรวจที่เกิดเหตุยืนยันว่าไม่ใช่การวางเพลิง เพราะจุดเกิดเหตุเป็นช่วงหลังคา สาเหตุน่าจะเกิดจากความประมาทเช่น ทิ้งบุหรี่ไปโดนฟิล์มกระจก เพราะมีคนทำงานอยู่จำนวนมาก หรืออาจเกิดจากไฟฟ้าลัดวงจรก็ได้ ต้องเก็บหลักฐานในที่เกิดเหตุไปตรวจในห้องแล็บเพื่อทราบผลที่แน่นอนอีกครั้ง

นายมานพ พงศทัต อาจารย์ภาควิชาเคหะการ คณะสถาปัตยกรรมศาสตร์ จุฬาลงกรณ์มหาวิทยาลัย กล่าวถึงเหตุเพลิงไหม้อาคารไซเบอร์เวิลด์ฯว่า น่าจะเป็นอุบัติเหตุหรือความประมาทมากกว่า ไม่น่าจะเกิดจากอาถรรพ์อย่างที่บางคนคิด แต่หากเป็นเรื่องอาถรรพ์จริง นายเจริญ สิริวัฒนภักดี เจ้าของอาคารดังกล่าว ก็มีเซียนที่มีความรู้เรื่องฮวงจุ้ยต่างๆ อยู่จำนวนมาก น่าจะแก้ไขหมดแล้ว

ผู้สื่อข่าวรายงานว่า อาคารนี้ถูกมองว่าเป็นตึกอาถรรพ์ เนื่องจากวิกฤตเศรษฐกิจเมื่อปี 2540 ทำให้ก่อสร้างอาคารหยุดชะงัก หมอดูมองว่าฮวงจุ้ยบริเวณทำเลที่ตั้งที่ไม่ดี เพราะรูปที่ดินลักษณะสามเหลี่ยม สถานที่ตั้งอยู่บริเวณทางแยกตรงกลาง และเป็นที่โจษจันว่ามีการก่อสร้างทับศาลพระภูมิเจ้าที่ แม้จะมีการแก้เคล็ดโดยก่อสร้างน้ำพุไว้บริเวณหน้าตึกหรือนำบอลยักษ์สีแดง 2 ลูก ไปวางไว้บริเวณชั้นลอยด้านหน้าตึกให้ดูเป็นเหมือนดวงตาของมังกร สุดท้ายตึกก็ยังปิดตัวเองไปตามเดิม อย่างไรก็ตาม ยังมีการใช้ประโยชน์จากโครงสร้างอาคาร โดยให้บริษัท ซีเอ็มวายเค คัลเลอร์ ทำสื่อโฆษณาบิ้วดิ้งแร็พ โดยใช้วิธีขึงผ้าใบอิงค์เจ็ทบนโครงสร้างอาคารดังกล่าว ระหว่างที่มีการก่อสร้างอาคารเพิ่มเติม เมื่อวันที่ 25 พฤศจิกายน 2549 นายคำพูน วงศ์วิไล อายุ 26 ปี คนงานก่อสร้างชาวจังหวัดชัยภูมิ ของบริษัทฤทธาได้กระโดดจากชั้น 44 ของอาคาร ร่างตกลงมาติดอยู่ที่บริเวณชั้น 10 เสียชีวิตในสภาพแหลกเหลว

ข่าวแจ้งว่า ก่อนหน้านี้อาคารศรีวรามีแผนจะเปิดตัวสิ้นปี 2550 พร้อมจัดงานเคานท์ดาวน์เพื่อเปิดตัวอาคารใหม่ แต่ต้องเลื่อนโครงการออกไปเพราะโครงการไม่แล้วเสร็จ คาดว่าจะเปิดตัวอย่างไม่เป็นทางการในเดือนมีนาคม 2551 แต่เกิดเหตุเพลิงไหม้เสียก่อน

This building burnt down last night. My apartment building was close enough that it had to be evacuated. The first shot of the fire is from my balcony. Then, when the fire picked up people began panicking, packing their valuables, and leaving. I didn't think the fire was going to spread, but who knew what could happen if a nearby 50+ floor building burnt up and fell down? A strong wind certainly could have spread the fire, as some debris was already falling near my apartment.

I was quite impressed by the police/fire response. They evacuated residential areas that had a chance of burning up (none did, thank God/Whomever), cordoned off the potential fallout area were the building to collapse, and set up several perimeters to control and inform the flow of people to and from the area. Police, firemen, other municipal workers, and good samaritans (like the moto-taxi drivers in orange jerseys) were working seamlessly together. I left my building carrying a few non-replaceables (camera, hard drives, tapes, personal items, passport, money, a single change of clothing, and of course a beer) and went to the main street where I got up on a footbridge for a better shot, but got scared and left as soon as ash started falling on me. Many people came towards the fire, however, even though firemen were advising people to leave the area. One lady you'll see seemed to think it was a good time to see a fortune teller.

The fire had started in the elevator shaft, and so I presume was an electrical fire. Also because electricity was cut off until morning. This pair of buildings was really a landmark. After the Asian market crisis they were left unfinished, but construction recently began again at a rapid pace and was near completion before last night. I wonder what kind of situation that leaves the owner/developer in. I feel sorry for whoever that is, but I hope he pays deeply if any construction workers were sleeping inside (as many often sleep on site), and pray that was not the case.

จึงไม่น่าแปลกใจที่จะลามไปติดอีกตึกนึงได้

หรืออาจจะเป็นเพราะไฟที่ลามจากบริเวณดาดฟ้าของ Podium ก็เป็นไปได้

well, you have to analyze many factors. firstly, the fuel was nothing that could have caused structural damage, i think. speaking in general, non-expert terms, i think trash from construction leftovers and/or materials is nothing compared to jet fuel. secondly, the duration of the fire and the temperature was probably not high enough to affect the structures. once again i'm not an engineer, but I trust them to do the analysis and conclude, but right now I think its certainly possible that there was minimal damage.

i have not concluded that this was a criminal act. i also have not been following what the majority of people have said and discussed about this topic since i am not in thailand and not exactly aware of the goings of our country.

i am just alarmed at the fact that i see a string of increasingly violent and unexplained occurences.

this underlines my point which is a lack of official response from the thai govt. which itself is also as of now unclear of its own future. last years bangkok bombings still has not been clearly explained or investigated to its full extent. so to as the deaths of thousands of innocent southern thais buddhist or muslim, civilians or soldiers. similar to thainotts name, the majority of thais seem unaware that we are heading to a very ugly future.

the govt has been unable to explain so many things and it seems as though the only thing keeping our nation from going down the drain is the MNC's and growth of the private sector. its scary to think that since these economic factors are politically dependent, what could happen in 2-3 years time. will we have anarchy, turn into lebanon perhaps? the govt needs to step up on such issues, i do not want to see this building in a few months time forgotten by the govt and left with loose answers like last years bombings or the unbelievably high death tolls in the south.

sorry but this is very off-topic but in a way, very relevant to unexplained fires.

I remember the same thing happened with Le Meridien President (Inter-Continental Hotel) building in Chitlom, only a few weeks before it open a huge fire broke out :(
I hope they repair any damages to these towers quickly..

how much confidence is left for the investors and those who will occupy the building? haha...over 10 years in construction time and it burns !! i do not want to stand even close to that building.

ที.ซี.ซีแลนด์รับคำสั่ง"เจริญ สิริวัฒนภักดี" เดินหน้าโครงการอสังหาริมทรัพย์เต็มที่ ทั้งโรงแรม ศูนย์การค้า พัฒนาศูนย์ไอทีย่านสยามสแควร์ ปรับปรุงอาคารเนชั่นและโรงแรมหัวหินที่ขายพ่วงมาด้วย สร้างสนามกอล์ฟ 18 หลุม ที่พัก และอ่างเก็บน้ำ 4 พันไร่ที่ชะอำ รองรับผู้เกษียณอายุจาก ตปท.

นายโสมพัฒน์ ไตรโสรัส รองประธานเจ้าหน้าที่บริหาร บริษัท ที.ซี.ซี. แคปปิตอลแลนด์ จำกัด ในฐานะประธานเจ้าหน้าที่บริหารฝ่ายการลงทุนและพัฒนาธุรกิจ บริษัท ทีซีซี แลนด์ จำกัด บริษัทในเครือของนายเจริญ สิริวัฒนภักดี เปิดเผยว่า ได้รับคำสั่งจากนายเจริญในฐานะประธานกลุ่มทีซีซีแลนด์ ให้เร่งพัฒนาโครงการอสังหาริมทรัพย์โดยเร็ว โดยเฉพาะโรงแรมที่พักและศูนย์การค้า ในส่วนของโรงแรมปัจจุบันมีโครงการที่ก่อสร้างแล้วและเปิดดำเนินการ แต่ยังไม่ใช้เชนเข้ามาบริหารและโครงการที่อยู่ระหว่างการก่อสร้างรวมทั้งหมด 20 โครงการ ในส่วนของศูนย์การค้านั้นก็จะต้องเร่งสร้างศูนย์การค้าใหม่เพิ่มขึ้น จากเดิมที่มีเพียงพันธุ์ทิพย์พลาซ่าและตะวันนาเท่านั้น โดยมีแผนที่จะสร้างแบรนด์เพิ่มเติมแต่จะเน้นเรื่องไอทีเป็นหลัก เช่น ที่เชียงใหม่จะใช้ชื่อ เดอะพลาซ่า บางลำภูงามวงศ์วานเดิม จะใช้ชื่อ เดอะเทอเรส และศูนย์การค้าหน้าโรงแรมโอเรียลเต็ลจะใช้ชื่อ อาร์ต แกลอรี่ เป็นต้น

ทั้งในในปีนี้ทางทีซีซีแลนด์จะใช้เงินลงทุนประมาณ 7,000 ล้านบาท สร้างโรงแรมระดับ 5 ดาว 2 แห่งที่สมุยและสุขุมวิท 24 และโรงแรมราคาประหยัด 2 แห่งที่หัวหินและสมุย รวมทั้งพัฒนาศูนย์ไอทีบริเวณสยามสแควร์ที่เช่าที่ดินจากจุฬาลงกรณ์มหาวิทยาลัย 15 ปี รวมวงเงินก่อสร้างและค่าเช่าที่ต้องจ่ายให้จุฬาฯ ประมาณ 1,500 ล้านบาท ใช้ชื่อ ดิจิตอลเกต์เวย์ นอกจากนี้จะใช้เงินอีก 1,000 ล้านบาท เพื่อปรับปรุงอาคารสำนักงานเดอะเนชั่นและโรงแรมที่หัวหิน ที่ทางเครือเดอะเนชั่นขายพ่วงมาด้วย

นายโสมพัฒน์กล่าวว่า นอกจากนี้กำลังให้ชาวต่างชาติเป็นผู้ออกแบบใช้เงินดำเนินการ 2 ล้านเหรียญสหรัฐ เพื่อพัฒนาที่ดินย่านชะอำจังหวัดเพชรบุรีอีก 12,000 ไร่ คาดว่าโครงการดังกล่าวจะใช้เงินลงทุนหลายหมื่นล้าน ประกอบด้วยสนามกอล์ฟ 18 หลุม รวม 5 สนาม โรงแรมอีก 5-6 แห่ง รวมทั้งการพัฒนาที่พักหรือวิลล่า เพื่อรองรับกลุ่มผู้เกษียญอายุจากต่างประเทศ และพัฒนาอ่างเก็บน้ำอีก 4,000 ไร่

นายโสมพัฒน์กล่าวว่า สำหรับความคืบหน้าการก่อสร้างโครงการไซเบอร์เวิลด์ รัชดาฯ ที่เพิ่งประสบอุบัติเหตุเพลิงไหม้ จะเลื่อนเปิดไปเป็นปลายปีนี้ ขณะนี้มีลูกค้าจองมาแล้วประมาณ 20% บริษัทได้รับค่าชดเชยความเสียหายจากบริษัทประกันประมาณ 400 ล้านบาท ขณะนี้กำลังปรับฮวงจุ้ยอยู่ทั้งเรื่องการทำน้ำพุด้านหน้าอาคาร การสร้างศาลพระพรหม และจะต้องมีการสร้างสะพานบริเวณรอยต่อของ 2 อาคารด้วย เดิมเรื่องการเสริมฮวงจุ้ยนั้นก็อยู่ในแผนที่จะทำอยู่แล้ว เพียงแต่ทำช้าไป แต่ถือว่ายังดีเป็นการล้างสิ่งที่ไม่ดีออกไป

จุดขายคือเทคโนโลยีทั้งหมดที่ใส่เข้าไป อาทิ wire-way path ซึ่งเป็นเทคโนโลยีการส่งข้อมูลที่มีความเร็วมากที่สุดในเวลานี้ มี wi-fi ที่ให้บริการได้ทั้งตึก ขณะเดียวกัน โอเปอเรเตอร์ผู้ให้บริการทั้งหมดในประเทศไทยก็จะมารวมตัวกันที่นี่ ไม่ว่าจะเป็น TOT, TRUE, CAT, ADC, UIH, Symphony, TT&T และ Jasmine นอกจากนี้ยังเป็นแหล่งรวมของบริษัทที่ทำธุรกิจเกี่ยวกับเทคโนโลยีด้านการเขียนซอฟต์แวร์ต่างๆ อีกจำนวนมาก

ไม่แปลกที่บริษัทชั้นนำทั้งในและนอกประเทศหลายต่อหลายแห่งสนใจจะขอเช่าพื้นที่

"โสมพัฒน์" ขยายความว่า ขณะนี้พื้นที่ตึกเอ ซึ่งมีประมาณ 37,779 ตร.ม. เซ็นสัญญาขายพื้นที่เช่าไปแล้ว 10,000 ตร.ม. หรือ 30% และอยู่ระหว่างเจรจากับผู้เช่าอีก 10,000 ตร.ม. คาดว่าทันทีที่เปิดตัวโครงการต้นปีหน้า น่าจะขายพื้นที่ได้กว่า 60%

ผู้เช่าหลักๆ ที่ทำสัญญาเช่าเรียบร้อยแล้ว และเตรียมจะเข้าปรับปรุงพื้นที่ ได้แก่ CS loxinfo, Wiik & Hoeglund, WH Pipe (Thailand), Q&D I&I, Honeywell System (Thailand), Syngenta Crop Protection ขณะที่ตึกบี ซึ่งมีพื้นที่ทั้งหมด 22,591 ตร.ม. บริษัทมีแผนจะปล่อยเช่ากับลูกค้าที่ต้องการเช่าพื้นที่แบบเหมารวมยกตึก

นอกจากความเพียบพร้อมของตึกที่เป็นศูนย์เทคโนโลยีที่ทันสมัยที่สุดในประเทศแล้ว ภายในโครงการยังมีส่วนออฟฟิศเซ็นเตอร์ รีเทล และศูนย์ประชุมสัมมนารวม 10 ห้อง รองรับคนได้ 15-100 คน และฮอลขนาดใหญ่กว่า 2,000 ตร.ม. โดยลูกค้าไม่จำเป็นต้องไปเช่าพื้นที่จัดกิจกรรมหรือจัดประชุมสัมมนาในโรงแรมหรือศูนย์ประชุมแห่งอื่น

"ราคาที่ปล่อยเช่าเรตจะอยู่ที่ 500 บาท/ตร.ม. เพราะนอกเหนือจากทำเลแล้ว เทคโนโลยีและซีเคียวริตี้ที่ใส่เข้าไปเป็น เกรดเอทั้งหมด น่าจะเป็นโครงการเดียว ในพื้นที่โซนเหนือของกรุงเทพฯที่มีจุดเด่นอย่างนี้"

พร้อมกับย้ำอย่างมั่นใจว่า หลังแอร์พอร์ตลิงก์เปิดให้บริการ ไซเบอร์เวิรลด์ฯจะบูมมากขึ้นอีก เพราะสถานีอยู่ห่างจากโครงการแค่สถานีเดียว อีก 3-5 ปีข้างหน้าทำเลย่านนี้จะกลายเป็น CBD แห่งที่สองแน่

ขณะเดียวกันศูนย์วัฒนธรรมฯก็กำลังจะขยายพื้นที่ศูนย์ออกไปเพื่อให้กลายเป็นเมืองวัฒนธรรม โดยใช้งบประมาณ 4,000 ล้านบาท ขณะที่ธุรกิจเอ็นเตอร์เทนเมนต์ในอนาคตอาจอยู่ในโซนรัชดาฯไม่ไหวต้องย้ายไปที่อื่น เพราะไม่แอ็บซอร์บราคาที่ดิน แต่ธุรกิจประเภทศูนย์การค้าต่างๆจะเข้ามาแทน

ไม่มั่นใจเต็มที่ ค่าย ที.ซี.ซี.แลนด์คงไม่ทุ่มงบฯก้อนโต ปั้นโปรเจ็กต์ ไซเบอร์เวิรลด์ฯให้เป็นฐานที่มั่นทางธุรกิจแห่งใหม่

Nothing unusual here...except for the lighter colour of the glass on the afftected area of the tower.

Actually this tower is not located in the CBD area. So it would dominate this area for
sure. Although the design of this tower is common but it is better than just leaving it
as a skeleton tower to ruin your eyes right ?

สงสัยต้องมีผีเซี้ยะ ไว้ข้างหน้าสองตัวแน่เลย ใครเก่งฮวงจุ้ย พอรู้มั้ยคับว่าไม่ดีตรงไหน...

ว่ากันอยู่ตรงสามแยก มีถนนพุ่งใส่ เป็นแพร่งมี ชี่ หรือ คี้ (พลัง) ไม่ดีพุ่งใส่ ทำให้ประกอบกิจการไม่รุ่งเรือง แก้ด้วยการหาน้ำพุกระตุ้นเงินทอง หรือปลูกต้นไม้บัง หรือ ติดกระจกเงาสะท้อนพลังไม่ดีบานใหญ่ๆ บางคนหาไซเอี๊ยเหยียบลูก หรือ ลูกกลมๆ บางที่ก็มีปี่เซี้ย อย่างตึกแถววิภาวดี มาแถบใกล้ๆดินแดง

สะพานลอยเกือบละครับ เหลือทำราวกั้นบันไดทางขึ้นลง เท่านั้นเองครับ สวยด้วยๆ
