Sy holding firm allots P95B for 5-year capex

SM Investments Corp. (SMIC), the investment holding company of retail tycoon Henry Sy Sr., will spend P95 billion over the next five years for the continued expansion of its shopping mall, retail and banking operations, as well as initial works on its large-scale eco-tourism project in Nasugbu, Batangas.

In a press briefing following the company’s annual stockholders’ meeting yesterday, SMIC executive vice-president and chief financial officer Jose Sio said bulk of the five-year capital budget will be used for mall developments or expansion.

The group plans to build three to five new malls yearly as it seeks to further solidify its dominant foothold in the shopping mall industry.

Of the P95-billion budget, a total of P20 billion will be spent this year alone for the acquisition of Equitable PCI Bank which will merge with Banco de Oro; the development of SM Bay City, a 60-hectare zone which houses the SM Mall of Asia and the initial phase development of Hamilo Coast.

Hamilo Coast is an integrated residential and resort complex in Nasugbu, Batangas touted to become the largest eco-tourism project in the country.

Last year, SMIC spent P15 billion for its capital expenditures.

Sio said of the 2007 capital budget, P7.5 billion will be funded by SMIC itself while the balance will be come from its subsidiaries, either through internally-generated cash or borrowings.

"We have P19 billion in cash, more than enough to fund our capital expenditures for the year," Sio said.

SMIC earlier raised $300 million from a convertible bond issue.

The company is also close to signing an agreement with an international hotel operator to build a 400-room hotel within the Mall of Asia.

In addition, the group may build another IT hub (Two-Ecom Center) in the latter part of the year. It is likewise studying the possibility of going into coastal development in the Visayas.

Harley Sy, SMIC president, said the company is in the process of consolidating all its real estate investments into one company and this may take two years to complete.

"Our property business is relatively young but holds the most promise for growth and value. It supports a landbank with a size greater than most other property companies. The next five years will bear witness to the emergence of a new vision that will create more structures other than our famous shopping malls," Sy said.

Sy said he is optimistic that 2007 will a be a much better year for the group as SMIC is "expected to benefit from a resurgent economy given its exposure in all the key urban and rural centers nationwide."

"Our vision, our resources and our efforts had been and will continue to be largely focused into creating value for the country and for many generations to come," Sy said.

The SM Group runs one of the largest networks of organized retail stores. As of end- 2006, SM had a total of 29 department stores, 28 supermarkets and nine hypermarkets all over the country.

SMIC’s board likewise approved yesterday a P5.41 cash dividend worth approximately P3.2 billion, equivalent to a 30 percent payout of the company’s 2006 net profit of P10.6 billion.

The company’s board also approved an increase in its authorized capital stock to P7 billion from P6 billion and the declaration of a 4.27 percent stock dividend equivalent to approximately 25 million common shares worth P250 million.

Wow! Grabe na to 'ah! SM Prime Holdings is really getting aggressive in its expansion plans! At this rate, I'm quite certain that its archrival Robinsonsland (which is a subsidiary of JG Summit) won't be able to supercede it in scale and size.

SM Bay City will truly take away that "center-of-the-Philippine-consumer-economy-feel" of SM Megamall and environs.

Obviously, the buildings planned in the Bay City are not that tall. However, these are just representations so we might see a different outcome once they're built.

I like the E-com buildings. The convention center is nice, too. Parang yung bagong Moscone West dito sa SF.

i finally found the answer: kung ano yung "oneEsplanade" (the little rubix-cube like structure sa may proposed ferry terminal ng BayCity.) It is actually an event venue (similar sa Le-Pavillion or NBC Tent) wala lang :D

tapos yung nag kuha ako ng non-pro, my isa guy na gusto gumawa ng tama.....one of the few na nag refuse na magbayad and willing to take the actual practical exam, tapos binagsak.....ganyan sa pinas, when you try to do the right thing, you will pay the price....

let's not even start with BIR.....or cops who show up only during december.....

tell that to the thousands of government employees who do love their jobs but isn't compensated well... :( it's so sad people are generalizing how bad the government employees are, pero wala naman silang ginagawa para masulusyonan ang problema... we keep on asking too much pero did anyone did anything to help... what we are good at is whining :( changing the system doesn't have to begin with government employees alone, it's every countrymen's responsibility too start change by changing their values.. may mas malalim pang pinagmumulan ang kabuktotan ng mga pilipino and that shows sa governernment or private employees.

so... sa MoA na tayo?!

Our government is bloated. There are too many employees. But the service sucks, big time! When was the last time you had a transaction with a government office/agency, either local or national? So far all the transactions (Police Dept, DSWD, NSO, BIR, Health Dept.,DFA, Customs, Immigration) I have experienced with our government offices are far from being efficient and honest. The only exception is NBI who's service has improved a lot. Like now, our building permit in Makati has been with the Permit Division for three months now and still no clear feedback. We have followed all the requirements that they have requested, still nothing happened. Even, the engineer who did the plan who's actually working in City Hall is suggesting that we give bribes to the officers because he said that's the SOP. This same engineer has a number of on-going projects and he never had a problem because he used the SOP-way. However, our stand is to follow the law and the requirements they want. And yet, no clear results up to now! This is what we get for being a law-abiding citizens. But we will never resort to bribery, even if it takes forever for them to finish the approval of the building permit. It's really sad that there are so many people like them in our government. The good ones are actually the exceptions. I'm investing in the Phil my hard-earned money, and yet this is what I get in return.

i cannot comment sa mga "karanasan" niyo but my only point is, hindi lahat ng government employees are "masama" i find it kasi unfair for those people who actually does their job well. :(

the solutions are actually simple: first is advocate on education, first we have to teach our next generation not do our mistakes today. there are alot of foundations that in their little ways help our public teachers. public teachers are government employees too.

second is to vote wisely and make your vote count... kailangan pa bang imemorize yan?

third... stop whining... please! we can whine once pero we cannot whine forever?!... kung ganun ang nangyayari it means nasa atin na ang mali! and remember this: ask not what the country can do for you, ask what you can do for the country :)

fourth is to be a good example.. change cannot start unless we start change within ourselves. remember also na walang maloloko kung walang magpapaloko... ang daming outlets ng change!... nandyan ang media... para saan yung palabas na XXX or Imbestigador diba?! they will be very glad to help you out. kahit nakakahiyang aminin, here in the Philippines, we are puppets of mass media... they have so much power... why not use it for change?

and the fifth one and may be the best: to pray :)

and finally... can we move on na and go malling sa MoA?! :lol: ang OT na naten :lol:

SMX is now installing yung structure for the glass wall... and it seems na matatapos nila to before the 3rd quarter of this year...

and speaking of MoA... very much anticipated yung pagdating ng Spiderman 3 on IMAX... dahil sa anticipation, may giant Spiderman 3 sticker na nakabalot sa IMAX theater nila...

sorry i wasn't able to take pictures...

The convention center looks boxy, typical of SM projects... I agree with mbassyambassador, its too close to the road, no set back... Besides security, traffic can be very bad with the current layout. The drop of/pick up point seems to be just one lane right besides the main road.

Sa akin ok lang un design, and Im sure they planned the SM Bay city well so no need to worry about the roads. D magtatagal pag natayo na ung mga planned hotels at ung coliseum pag na-complete na ang Business park may mga part ng SM ng bay city ang magiging exclusive.

This thread refers generally to the whole reclaimed area in Manila Bay, that is, SM BayCity, Neo Chinatown, Aseana Business Park, Metropolitan Park, Pagcor Entertainment City, etc. Several of those already have their threads, but the less significant ones do not, and I don't think we need to create several threads for all the reclaimed land projects so this thread is an essential.

^ It's still as crowded as ever! Nung pumunta kami sa opening last year, sobrang crowded kaya I wasn't too keen on checking out the details of the mall. Pero ngayong taon eh pabalik-balik kami diyan and masasabi kong it's just another SM mall. Nothing really special except the IMAX theater, the ice skating rink and ofcourse the location. Slight improvement niya from other SMs eh marami yung CRs nya, kinalat across the mall (sa traditional SM eh ang mga CR ay nasa malapit sa entry points lang). Okay din yung paggamit ng natural light through their skylights. Yung floor tiles niya, shiny and in pastel colors, depende na siguro sa tao kung gusto niya yung makinis or hindi. (Ako hindi kasi cheap ang dating sa 'kin nun) Ano pa bang ibang details? Ah yung sa department store, yung mga saleslady nga nila parang mga ahente, todo promote sa mga produkto nila. Hmm, what else?

At the Entertainment Mall, they're building a Bowling center near the Music Hall and at the South Parking Building, they're building a Science and Discovery Aquarium and Museum :) And along the Esplanade, just at the back of MOA along the Bay, they're building the Esplanade Strip.

SM will be opening two more malls this year, Taytay and Muntinlupa. While next year, they'll be buildling 5 new malls. Tarlac, Calamba, Baliuag, Marikina and Naga :)

At the Entertainment Mall, they're building a Bowling center near the Music Hall and at the South Parking Building, they're building a Science and Discovery Aquarium and Museum :) And along the Esplanade, just at the back of MOA along the Bay, they're building the Esplanade Strip.

SM will be opening two more malls this year, Taytay and Muntinlupa. While next year, they'll be buildling 5 new malls. Tarlac, Calamba, Baliuag, Marikina and Naga :)

Hi! I'm from Baliuag and that is the gossip circulating around for many months now. Last January I was on vacation and I didn't see any SM construction. I'm very much interested in this project and the exact location. I'm planning to buy lots near the location where they will build SM while the price is still low.

A new business district is emerging at the south end of EDSA in Pasay City. SM Bay City is, in fact, now the home of the country’s largest mall, the SM Mall of Asia. SM Bay City is a 60-hectare reclaimed property that faces the Manila Bay. “It’s a one-of- a-kind proposition,” according to Jess Lucas, Executive Vice President of SM’s property business. “SM Bay City is the only business district that sits right by the bay giving its locators the unique opportunity to enjoy, or even take advantage, of the scenic view of the bay and its glorious sunsets.”

“The land’s not for sale,” says Mr. Henry Sy, Jr., SM Vice Chairman and Managing Director of the Property Group. “What we plan to do with this property is build structures for lease so we can generate recurring income for SM’s property group. We also see a lot of value in holding on to this land over the long term.”

On that note, SM Bay City has been masterplanned to become more than just a business district, because its location gives the distinct advantage of integrating entertainment, recreational, tourism, and residential land uses into the plan. As such, apart from constructing office buildings, the plan is to put up hotels on the lots closest to the bay, a convention center, a 16,000-seater sports arena, and a ferry terminal.

For now, SM Bay City’s main attraction is the world’s third largest mall, the SM Mall of Asia which boasts of having over 900 retail and food outlets, the country’s first IMAX Theater which has the largest IMAX screen in the world, and the country’s first Olympic-sized skating rink. And by 2007, the SM Mall of Asia will also house a planetarium and a science museum which complements the educational tone of the IMAX Theater. This will attract students of all ages and their families to learn and experience new things at the mall.

The SM Mall of Asia will also see an extension with the Sunset Strip at the Esplanade, a 16,000 sqm. outdoor strip mall that is now being built along the promenade of SM Bay City. This will lease space for coffee, dining, and other specialty shops for those who want to enjoy an early morning walk or a leisurely afternoon by the bayside.

SM Bay City will also soon see the completion of the country’s largest privately run convention center called SMX Convention Center and its first office building tailor fit for call centers and business process outsourcing companies, called OneE-comCenter. The three-storey structure has a gross floor area of 46,074 sqm. The main lobby will feature a pre-function area of 1,879 sqm. with concierge, electronic billboard monitors and VIP rooms. Level One is an exhibition area with 9,160 sqm. of space that can be divided into four halls with commercial shops at perimeter areas.

Level Two is a commercial area with a pre-function area of 1,252 sqm., 561 sqm. of shops, and a pedestrian bridgeway leading to the SM Mall of Asia.

Level Three is a function area with 7,909 sqm. of space that can be divided into six halls. It also has a prefunction area of 2,259 sqm. and nine meeting rooms with total area of 810 sqm.

SMX Convention Center is touted to become the preferred venue for major conferences and trade exhibits with the building’s contemporary design, flexible open spaces and modern facilities, and ideal location.

After breaking ground in March of 2006, OneE-comCenter is well on its way to being completed by the third quarter of 2007.

OneE-com is SM’s response to the strong demand for appropriate office space for BPOs seeking to establish their Philippine operations, if not to expand their existing ones.

“BPO companies are looking for office space with technologically advanced facilities to serve their needs. We will provide that type of space with a building that has open floor plans, and advanced telecom facilities.” according to Mr. Henry Sy, Jr.

The 98,651-square meter OneE-comCenter will sit on a one-hectare lot just beside the SM Mall of Asia in SM BayCity. It was designed by international firm Arquitectonica and Architect Felix Lim. With its large floor plate configuration, OneEcomCenter will be able to accommodate not just BPOs but various types of office tenants as well. It will provide cutting-edge facilities to meet the growing needs of technology-based companies engaged in software development and BPOs such as contact centers, animation, and medical transcription. The building will have leasable space of 74,600 square meters. Seven floors will be allotted for office space, and the ground floor for commercial use. The average floor plate will be about 9,000 square meters. There will be two-and-a-half levels for parking with 600 slots. Offices on all floors can look out into a courtyard in the middle of the whole structure.

Two hotel management companies have agreed to manage hotels of Sy-led SM Investments Corp. on the SM BayCity in Pasay City and Cebu. European hotel management firm Accor and Asian hotel chain Carlson Hotels Asia Pacific entered into a memorandum of understanding with SM Investments to develop and manage the properties, the Sy-led holding firm said in a statement.

Carlson will develop and manage the 350-room property in SM BayCity, which is envisioned to be the country's premier business and tourism district by the ,Manila Bay, SM Investments said.

"The city hotel will have food and beverage outlets, ballroom and meeting facilities and recreation' facilities. It will be strategically located near the SMX Convention Center;' SM Investments said. "Due for completion later this year, the SMX Convention Center is a world-class venue for major conventions and trade shows. and poised to become the principal hub in the country's growing exhibition industry."

A central attraction of the area is the SM Mall of Asia, SM Prime Holdings, Inc.'s biggest shopping mall. Other developments being planned are corporate headquarters for conglomerates, office and residential clusters, a coliseum for sporting events and entertainment shows as well as a ferry terminal.

Corazon P. Guidote, vice-president for investor relations, earlier said the master plan of th.e business park calls for four hotels with the view of the Manila Bay sunset. Carlson operates five hotel brands in Asia-Pacific: Regent Hotels & Resorts, Radisson Hotels & Resorts, Park Plaza Hotels & Resorts, Country Inns & Suites By Carlson and Park Inn.

Meanwhile, SM Investments tapped Accor - which manages the Sofitel Philippine Plaza Hotel - to develop and manage its 400-room property in Cebu City, located right next to the SM City Cebu Mall.

Besides Sofitel, Accor's hotels also go by the Grand Mercure, Novotel, Mercure, All Seasons, Ibis and Formule 1 brands.

"The hotel's facilities will include a majestic lobby, food and beverage outlets, a grand ballroom that can accommodate 1,000 persons and 10 meeting facilities, a business center and recreation facilities including an outdoor swimming pool," SM Investments said.

Located beside the mall, the hotel is within SM's 13-hectare property at the Cebu north reclamation, area. Almost P1 billion has been poured into the hotel, which was built in the late 1990s, but stopped commercial operations while SM searched for a management company.

Officials of Carlson and Accor could not be reached for comment yesterday afternoon. Yesterday, SM Investments shares closed 2.34% higher at 437.50.

I've never been to the Luzon subforum so I didn't know about the other 2 existing ones. And these didn't show up when I used the search function. :wallbash:

For thread #2 titled Bay City, Thomasian explained that the thread "refers generally to the whole reclaimed area in Manila Bay, that is, SM BayCity, Neo Chinatown, Aseana Business Park, Metropolitan Park, Pagcor Entertainment City, etc.". So that makes thread #2 different from this one.

On the other hand, thread #1 titled SM Bay City includes discussions about everything within the SM Bay City including SM Mall of Asia and the other completed projects. Since @Jhaelnis has allowed this thread to stay open, let's keep discussions here to the PROJECTS UNDER CONSTRUCTION such as:

Yeah, looks like it, dun kinasal pinsan ko tapos Mkt Shang reception, very convenient, no sweat going to Mkt Shang, mabilis lang. Parking is aplenty, mahaba yung kalye na pwedeng pagparkan near the church. Bad trip nga lang kasi nasira shoes ko on our way to Shang, buti na lang katabi lang ang Landmark, nakabili agad ako ng sapatos. :D

BTW, meron akong nakita dati na bagong kasal, tapos may shoot sila sa Esplanade, may isang shot na dun sa seawall nakatayo yung couple, too bad it was cloudy, no sunset for the newlyweds.

The state-run Philippine Amusement and Gaming Corp. (Pagcor) will hold the first pre-bid conference for the proposed $10-billion Entertainment City project in Manila in two weeks.

“The terms and conditions governing this undertaking shall be announced and discussed during the pre-bid conference,” Pagcor chairman and CEO Efraim Genuino said in a press statement.

The Las Vegas-style gaming and entertainment complex is set to rise on the reclamation area in Manila Bay.

Pagcor said the area is easily accessible from major thoroughfares such as EDSA and Roxas Boulevard. It is also near the Ninoy Aquino International Airport (NAIA), seaports and major commercial and urban centers.

“The Entertainment City Manila is our answer to the rapid developments happening in other parts of Asia, particularly Macau and Singapore, as well as in other parts of the world,” Genuino said.

He said the construction of Entertainment City Manila “is in line with President Arroyo’s eight-point agenda, which aims to revitalize the tourism industry, in particular, and the Philippine economy.”

The entertainment complex is Genuino’s brainchild and it will contain five-star hotels, amusement parks, educational and cultural complexes, shopping malls, a commercial district, a sports stadium, restaurants, convention halls, state-of-the-art theaters, gaming centers, race tracks, residential villages, a hospital district, and other facilities at par with international standards.

Pagcor said the idea for Entertainment City Manila was developed as early as 2001 “but remained in the pipeline for the longest time due to factors, such as the pending expiration of the Pagcor franchise.”

“However, with the recent passage of House Bill 3409, which extends the life of the corporation for another 25 years, it’s all systems go for this colossal project,” he said.

“We are all very excited about getting this project in motion because of the countless benefits it will bring to our country and its people,” he added.

Even before the project’s construction begins, Pagcor said it may already generate millions of dollars in revenues in the form of advance lease payments from future locators and other investors. During the project’s construction, Pagcor said the local construction industry will be revitalized because of the requirements of this massive undertaking.

“In the process, hundreds of thousands of local employment opportunities shall be created,” Pagcor said.

“These do not include the direct benefits the project will bring to other industries, such as transportation, communications, food, hospitality and entertainment,” it added.

Pagcor said Entertainment City Manila “is in the right position to succeed, considering that Asia is a growing market, having the highest population and most affluent citizens.”

It also said the Philippines serves as a gateway to Asia and is strategically located a few hours from China, Japan, Malaysia, Singapore, Thailand, Vietnam and South Korea.

Two opposition lawmakers earlier said they want the House of Representatives’ oversight committee to investigate Pagcor’s plan for Entertainment City Manila.

Genuino said the construction of this massive project will be handled by foreign investors. “Our country will not spend for these developments. We are just selling a concept,” he said.

The project is expected to attract 10 million foreign visitors in five years and generate millions of jobs for Filipinos, he said.

Pagcor has consistently been the third biggest income-generating government agency. Last year, it generated P35 billion, higher than its 2005 income of P23 billion.

^^$10 Billion dollars is $500 billion pesos. If this were true, SM Bay City dev't at maximum will only be around $1 Billion (P50 Billion) maximum, so this means that the proposed Entertainment City Manila will dwarf any other facility in Bay City. Just imagine that Entertainment City Manila is a section of the Bay City CBD. :)

This dev't will match the ongoing prime dev'ts in Asia such as the $10 Billion redevelopment of Sentosa Isalnd in Singapore.

$10 billion plan to make Sentosa a 'must visit' place

(SINGAPORE) Sentosa aims to throw off the 'white elephant' tag once and for all through a massive $10 billion redevelopment plan that will make the island and its surrounds 'irresistible' to tourists and locals.

'We're looking at creating an integrated destination within Singapore that would have high recognition, high visibility and would be extremely difficult - if not impossible - for any tourist not to visit during their stay here,' says Darrell Metzger, chief executive of Sentosa Leisure Group. 'We also want it to become a regular destination for residents.'

Of the $10 billion the plan calls for, $2 billion will come from Temasek-linked Mapletree Investments, which is developing HarbourFront - a 24-hectare site in Maritime Square opposite Sentosa, slated for a mega shopping and entertainment complex.

Another $6 billion will be spent on Sentosa island itself, and the remaining $1 billion to $2 billion will be used to develop the Southern Islands.

'It's a combination of private and Sentosa Leisure Group's money, and the ratio of that is about 75 per cent private investment and 25 per cent our investment, primarily in infrastructure, which is our obligation,' says Mr Metzger.

As part of its grand plan, Sentosa is collaborating with HarbourFront to build a $25 million nightly water-based show on the stretch of sea between the island and HarbourFront. Mr Metzger believes this will be popular enough to draw 10,000 to 15,000 people to the area every night.

'The water show will include light, sound, lasers, fire - for $25 million, we'd better get it all,' he says. 'It will be done nightly, maybe twice a night - and it will be free. 'If we put in a new show, I'm sure it will be a nightly destination and become a very active area. We need to bring life to this place at night.' The show will be ready about the time HarbourFront opens in 2006 - and it will be part of the plan to turn the Sentosa area into an integrated destination.

In recent years, Sentosa has undergone a remarkable transformation. No longer seen as just a tourist spot, the island is now visited by many younger Singaporeans and hosts some of Singapore's hippest parties.

The number of visitors used to be equally split between foreigners and residents, though last year saw more locals than tourists because of Sars. Mr Metzger hopes that locals will eventually comprise about 60 per cent of Sentosa's visitors.

Overall, the number of visitors rose almost 10 per cent from 3.8 million in 2001-02 to 4.2 million last financial year. The aim is to boost this to about 8 million visitors in eight years' time. 'Ultimately, we'll get to the point where the attendance at the island is not important,' Mr Metzger says. 'To us, attendance is a gauge of how we're doing on the marketing side - but the real gauge obviously is revenue.'

Revenue has surged from $52.6 million in 2001-02 to an estimated $220 million last financial year. The big jump was mostly due to land sales for various developments. By 2012, revenue is expected to hit $900 million a year.

To cater to the expected increase in visitors, there are plans for 4-6 hotels and resorts to open on the island by 2012, including a six-star, $150 million resort. That resort - The Knolls - is a joint venture between the Pontiac Land Group and Thai developer City Realty. Designed by legendary hotelier Robert Burns and award-winning architect Norman Foster, it will be ready in 2007 or 2008.

Mr Foster said this week the project offers a 'unique opportunity to design a resort that is seamlessly integrated with the beauty of its natural setting and three remarkable historic buildings. 'Our design will fuse the contemporary with the historic, and create a luxurious destination resort in the midst of the rainforest,' he said. Sentosa Leisure Group's Mr Metzger says: 'We currently have 800 rooms and the new hotels will add about 600 rooms. Eventually, the island will have some 2,000 hotel rooms.'

But the new rooms will only be built if there is demand, he says. In November 2002, Sentosa cut its admission from $6 to $2 - a key factor in its rise in visitors. And admission may be free - some day. 'We'll continue to evaluate the admission fee, if it's necessary, or if it can be lowered more,' says Mr Metzger. 'I have a hard time coming up with any resort in the world that charges admission. Now that, to me, says it all.'

However, it's not just visitor dollars that Sentosa is eyeing. The residential development Sentosa Cove is expected to draw an estimated $3 billion of investment through the sale of 2,600 homes, including bungalows, terrace houses and condominiums. Also to be built is a $20 million marina that will accommodate up to 240 boats, including 10 mega-yachts.

However, the most talked-about - and controversial - idea is a possible casino resort on the Southern Islands. Las Vegas Sands president and chief operating officer William Weidner was quoted in previous media reports as saying his company is ready to pump in as much as US$2 billion to operate a casino on Sentosa. Las Vegas Sands is behind the Venetian Casino Resort in Las Vegas and Sands Macao in Macau.

'If the Southern Islands become a larger resort destination, and maybe includes a casino, then investment in it would probably go up,' says Mr Metzger. 'The original plan was for a $1 billion development, but realistically, it would have to be a $2 billion investment to be a major destination. However, we don't know what direction it's taking and we won't know till year-end when studies are finished.'

sorry to sound like this but im not entirely impressed by the development. i'm happy that there's some evidence of progress going on but I would much rather see development in the impoverished areas to get rid of them in the first place. i also would have been happy if they developed a waterfront like dubai, full of modern high rise buildings, god, every ASEAN country is beating us, and our skyline is not as cutting edge anymore!!! we need more modern glass/steel buildings not American style strip malls.

You cannot compare Dubai with Manila because these guys were lucky enough to be sitting on a boatload of petroleum and can spend as ridiculously as they want.

And if you've seen the skylines of KL, Jakarta and Bangkok, you will realize how well-planned Manila really is. Unlike Jakarta or Bangkok, Manila actually has business districts and office clusters which allow you to walk from meeting to meeting because of the proximity of the buildings. KL does not face this zoning problem because it is really a small town compared with megaManila with really only two impressive buildings: the Menara KL and Petronas -- again, both built with oil money. And once you climb the viewdecks of those buildings, you will see just a sea of non-descript buildings -- no clusters, no zoning, just mish-mash.

Only Singapore has an impressive 'skyline' but would you really want to live with Big Brother??

The humongous Mall of Asia will get its first hotel ironically not from mall owner Henry Sy Sr. out from a cherry- picking niche player, the Microtel chain. According to the grapevine, a 150 room Microtel will groundbrake (ha? -aaron) by the third quarter beside the seaside church right across the Sy mall, and construction is being rushed so it could open in 10 months. Actually, the Sy's will still be a partner of sorts to the flagship Microtel project since the taipan still owns the land in which the 15- storey hotel will be built, with Microtel leasing the property for 30 years.

The local Microtel chain is being run by Jose Mari del Rosario- the better of the Del Rosario brothers, if you ask the Lucio Tan camp- with elder brother former Finance Secretary Ramon del Rosario Jr., overseeing the hotel chain under the Phinma Group as chairman. Even before its July 8 opening, Microtel Mall of Asia is already assured of of a captive market since the 42, 500 square-meter SMX convention Center right across it shall have already opened by December.

talking about the capitals, yes, manila is way ahead of Indonesia, infrastructure wise.. but Indonesia's contryside is being served by extensive railways and highways(basing from SSC indonesia), unlike here in the Philippines, you can only find them in Metro Luzon Region.

Customers can also sample a fusion of culinary delights and drinks at the sports bar, which is operated by the Aruba Bar and Restaurant.

The experience is heightened by the interplay of colors, lights, and graphics. The articulated ceiling of the Bowling Center, for example, is made up of red panels that collectively form a wave -a repeating design motif that is meant to represent sound and motion waves produced by the music, the people, and the bowling balls.

This theme is also evident in the ceilings of the bowling lanes, which create a giant wave flowing towards the large projection screens located at the end of the lanes. At both entrances, circular discs representing bowling balls are suspended at varying levels to catch the attention of passersby. Other design elements to watch out for at the new Bowling Center include large graphics and moving blue lights on the walls.

The lounge feel is bolstered by ergonomic designer furniture, such as sculpted love benches in the main hall and couches that allow bowlers to relax and snack in between games.

A theme park devoted solely to science and technology is poised to become another distinction for the Philippines’ largest mall.

The P313-million SM Science Discovery Center -- the first of its kind in the world, according to Leisure Entertainment Consultancy (LEC) -- is scheduled to open next month at the SM Mall of Asia in Pasay City.

It is a partnership between SM Prime Holdings and the California-based LEC. The center is aimed at sparking Filipino interest in science, the way American astronaut Neil Armstrong’s first step on the moon on July 20, 1969, or the showing of the first “Star Wars” movie on May 25, 1977, drew an entire generation down that path, said LEC president Jim Levesque.

“It’s more ‘learning-oriented’ than other closely related theme parks, including the Epcot (Experimental Prototype Community of Tomorrow) Center in Florida,” Levesque said, adding: “With this theme park, we want our visitors, particularly young students, to develop a greater understanding of science, math and technology.

[We will] engage them in experiential programs that augment classroom curricula.” LEC has been specializing in the development and construction of targeted concepts for theme parks, water parks, entertainment, “edutainment” attractions, museums and leisure tourism destinations for 30 years.

It lists Disney’s California Adventure and Universal Studios in Hollywood and Orlando (Florida) among its many clients. The way Levesque described the 3,200-square-meter center, which includes a 1,700-sq.m. second level, it is a destination that combines science and entertainment, having merged the basic qualities of a science museum and a theme park.

Its centerpiece is the 16-meter-high dome of the Digistar Planetarium. Developed by Evans & Sutherland, the planetarium offers sights and sounds created using laser projectors and digital “surround sound.” “It will be a different experience,” said Ronwell Bete, operations manager of the center.

“Using digital technology, audiences can fly beyond the solar system, be transported across our galaxy to the limits of space and time, go into the heart of the atom, or even go back in time, when dinosaurs roamed the planet.” Presentations will regularly change, Bete said.

Among those already lined up are features on the search for extraterrestrial life, a space voyage to the far reaches of the universe, how Earth life will look like 5 to 200 million years into the future, and a journey back over 2,000 years to Bethlehem.

The SM Science Discovery Center’s other highlights are innovative interactive exhibits based on these technology- and science-based themes:

• Media City, where visitors can play games as well as learn the latest trends in computer graphics and animation.

• Transportation Nation, where visitors can try a flight simulator or drive a concept car. • City Science, which features technologies in designing a building, including a room that simulates the effects of an earthquake.

• Robot Inc., where not only famous TV and movie robot characters but also consumer-level robots are on display.

• Spaceship Earth, which offers facts and figures about the planet.

• Virtual Reef, which takes viewers on a virtual tour of Philippine marine life. The center can accommodate 2,900 guests a day (10 a.m.-10 p.m., the mall’s store hours).

The rate is P330 per visitor but discounts will be offered to schools and students, Bete said. This early, more than 100,000 students from different schools nationwide had booked their visits, he said.

with the addition of new esplanade in bay city, it will really have a big effect for the resto occupying in mall of asia. But anyway, i think parang extension na lng ng sm ang esplanade eh. If the pyrolympics will be again held here in baycity nextyear, wow, the new esplanade will be a business boom. Sana mga local brands naman ang ilagay nila sa esplanade:cheers: filipino concept brands. Since baywalk in manila is gone, i think esplanade will be the new destination for weehour-party now in pasay.

Ey, im just wondering, on the rendering of smbay city, where is the colisseum???

Baka naman maganda kalabasan ng sunset strip na yan pag natapos...Kagagaling ko lang dun last Sunday mukhang mabilis natatapos ang esplanade,E-com, SMX, at ung discovery chuva. E2 ang perfect place para sa mga dating gimikan sa baywalk. :okay:

just make sure na pag caviteno ka na....tell us where in cavite is the ferry boat station....sana malapit sa aguinaldo shrine para...madaling makapunta para ka na ring turista....if all things go as planned there will be ferry to and from bulacan, pampanga, bataan....that will be cool.....parang sa sydney...its station is right at the heart of sydney near the sydney opera house...hotels, parks and museums....kaya para ka lang tourista when you board those ferries...yun nga lang minsan walang biyahe coz of poor visibility sa sobrang fog...

Nag-bowling ako sa MoA mag-isa nung isang linggong walang pasok, masaya naman kaya lang laging puno. Ang hirap maghintay ng 30 minites bago makalaro. Tapos laging nasisira yung machine sa lane ko pero ok na rin kasi ang cute nung naga-assist sa akin. :lol:

i was at moa yesterday....malapit na matapos ang left side na carenderiahan...when you are facing the sea....yung right....medyo marami pang inilalagay na granite blocks...for the parking area.....medyo mabilis ang trabaho.....coz now....they are also doing something in the center of the two structures...right fronting the entertainment plaza....i think its a big fountain....circular ang shape and medyo may nakalubog...sana nga fountain yun to liven up the area at sana unik ang pagkaka design kagaya ng sa CCP......yung sa science centrum....yung facade buo na....finishing touches na lang... mukhang ma mi meet nila sked nila this sept and oct...

Baka naman sand colored tiles lang yan. Linisin muna nila ang Manila Bay bago sila magtangkang maglagay, or else it would end up black at may pakalat kalat na mga basura.

I doubt if that is sand, maybe sand colored interlocking pavement tiles. But if that is really sand, there's nothing to worry as that whole area is still behind the seawall, water and trash won't get there, unless there's a storm causing big waves, or unless they would totally remove the seawall which I don't think they'll do.

Ung official rendering ba ng One E-com center ganyan din sa master plan may butas sha sa gitna? Well kung lalagyan nga nila ng sand yang shoreline ng baycity, malamang lamang naman alam nila ginagawa nila. For sure may concrete plan sila para maaddress ganyang problem.

Well sometimes being generic or plain simple is elegant and beautiful
making a statement for itself not being too busy or complex.
It's a great plan what SM has for that baycity.
I guess that's SM's identity though some might not like being generic
but it works and has made Sy the richest man in the Philippines.

I just wonder if 10 years from now or so if SM is going to make another flagship mall a new flagship mall to better out SM Mall of Asia and the current rejuvenation of SM City north Edsa and SM Megamall, and I wonder how SM is going to be like in the future when the heir apparent Tessie Sy-Coson will take over her father's companies.

^ I don't think so. SM offered to pay the debt of the Cebu South Road Properties (250+ hectares) if the city government will sell it to them for development but the mayor refused since he wants developments that will benefit Cebuanos the most or in other terms, benefit more Cebuanos. :)
