Filinvest welcomes hike in real property taxes

AN OFFICER of the Filinvest Land Inc., which recently bared its newest investment in Davao City worth P1.5 billion, accepts the idea that real property taxes was already set to increase in 2009.

Tristan Las Marias, Filinvest vice president for Visayas and Mindanao projects, said last week that the adjustment in the market value of real properties in Davao City, which was passed at the City Council under the third and final reading on Thursday, is a good sign for real estate people.


"It is a good sign of growth, it is a sign that real estate people is gearing towards a good direction and we are abiding it if it gets implemented," Las Marias said.

Las Marias added that he already talked with Councilor Bonifacio Militar about the matter. Militar was the proponent of the resolution.

Militar, on the other hand, said this is the opportune time to increase the marketability of real properties as the city has significantly developed due to the influx of investments and business.

The proposal states that the preparation of schedule of market values will be made in 2008 and will take effect in 2009.

Based on the resolution, new buildings to be constructed in the city "shall be appraised and assessed on its actual cost."

Militar said the increase of market value per square meter is the reduction of assessment levels so that the increase in tax dues will be reasonable.

With the reduction of assessment levels, the increase in tax dues will only range from one to three percent of the existing taxes being paid by the property owners. (With reports from GLP)

Mabuti nalang at hindi na discourage yung investors sa measure na ito. Meaning, they are really pursuing Davao no matter what, it being the most feasible market in Mindanao for the type of development.

Davao City (11 December) -- The film festival which was initiated as an answer to a largely Manila-centric film industry is inspiring imperial Manila to make a similar one.

The annual Mindanao Film Festival which gathers different independent filmmakers across Mindanao has gained the attention of Manila City third district Councilor Yul Servo, who aims to replicate the festival in his hometown.

Yul Servo, who was a movie actor before winning a seat in the Manila City Council in the recent 2007 elections visited Davao City last Dec. 8 as a guest of the festival and at the same time to observe the event, which is already on its third year, the actor known for appearing in critically acclaimed films such as Batang Westside and Naglalayag also got the chance to view the films shown in the festival.

According to film director Maryo J. de los Reyes, who serves as Servo's talent manager, in the works is the Manila Independent Film Festival, which is to provide a venue for different alternative and independent filmmakers in the City to showcase their works. "Na-inspire si Yul sa Mindanao Film Festival." Delos Reyes said. The film director said he will be helping the councilor in setting up the festival.

The award-winning film director who recently megged the hit movie A Love Story which co-starred Aga Mulach and Maricel Soriano, praised the festival organizers particularly Dax Cañedo, saying that the film festival is one-of-the kind in the country and has been sustained through the years.

Dax Cañedo and friend Andrei Boquiren created the Guerilla Filmmaking Festival in 2003 as a venue for those taking up guerilla filmmaking workshops to showcase their films. Upon the prodding of de los Reyes who was then the juror of the filmfest, Cañedo expanded the festival to include films from different filmmakers not necessarily workshop participants, thus the Mindanao Film Festival was conceived in 2005.

In 2006, the Philippine Drug Enforcement Agency under then Regional Director Wilkins Villanueva entered into a partnership with the festival organizers to highlight a special category for anti-drug films. PDEA Director General Dionisio Santiago hailed the novel move and cited it as a model for anti-drug efforts particularly in its education and advocacy campaign.

The Mindanao Film Festival is currently the only Film festival in Mindanao. Films of the participants are shown in a week-long theatrical screening at the Gaisano Mall of Davao.

The Mindanao Film Festival is spearheaded by the Alchemy of Vision and Light Productions, a Davao-based TV and film production outfit, and Salida Filipina, an art, culture, and education advocate in new media. THE Floirendos of Davao City are partnering with the Ayala Land Inc. for a P2.3 billion mixed land use development project in Bajada in 2008, City Councilor Peter Laviña said.

"The development will be a mix-use property where there are retail store resembling a mall, an IT Park and a business processing operation area," Laviña said.

He added that around four hectares will be used for the retail facility while two hectares will be used for the construction of an IT Park/ BPO Building.

Davao City (11 December) -- The film festival which was initiated as an answer to a largely Manila-centric film industry is inspiring imperial Manila to make a similar one.

The annual Mindanao Film Festival which gathers different independent filmmakers across Mindanao has gained the attention of Manila City third district Councilor Yul Servo, who aims to replicate the festival in his hometown.

Yul Servo, who was a movie actor before winning a seat in the Manila City Council in the recent 2007 elections visited Davao City last Dec. 8 as a guest of the festival and at the same time to observe the event, which is already on its third year, the actor known for appearing in critically acclaimed films such as Batang Westside and Naglalayag also got the chance to view the films shown in the festival.

According to film director Maryo J. de los Reyes, who serves as Servo's talent manager, in the works is the Manila Independent Film Festival, which is to provide a venue for different alternative and independent filmmakers in the City to showcase their works. "Na-inspire si Yul sa Mindanao Film Festival." Delos Reyes said. The film director said he will be helping the councilor in setting up the festival.

The award-winning film director who recently megged the hit movie A Love Story which co-starred Aga Mulach and Maricel Soriano, praised the festival organizers particularly Dax Cañedo, saying that the film festival is one-of-the kind in the country and has been sustained through the years.

Dax Cañedo and friend Andrei Boquiren created the Guerilla Filmmaking Festival in 2003 as a venue for those taking up guerilla filmmaking workshops to showcase their films. Upon the prodding of de los Reyes who was then the juror of the filmfest, Cañedo expanded the festival to include films from different filmmakers not necessarily workshop participants, thus the Mindanao Film Festival was conceived in 2005.

In 2006, the Philippine Drug Enforcement Agency under then Regional Director Wilkins Villanueva entered into a partnership with the festival organizers to highlight a special category for anti-drug films. PDEA Director General Dionisio Santiago hailed the novel move and cited it as a model for anti-drug efforts particularly in its education and advocacy campaign.

The Mindanao Film Festival is currently the only Film festival in Mindanao. Films of the participants are shown in a week-long theatrical screening at the Gaisano Mall of Davao.

The Mindanao Film Festival is spearheaded by the Alchemy of Vision and Light Productions, a Davao-based TV and film production outfit, and Salida Filipina, an art, culture, and education advocate in new media. It is supported by City Government of Davao, the Philippine Drug Enforcement Agency (PDEA) Region XI, Philippine Airlines (PAL), Gaisano Mall Of Davao, Ad and Promo Management (APM), Silka, Juicy Cologne, Tiens-Tianshi Phils., Inc., the Philippine Women's College of Davao (PWC), the Sangguniang Kabataan (SK) Federation, Teng Mangansakan and the Mindanao Times. ROBINSONS Land Corp. (RLC) told the Philippine Stock Exchange on Tuesday that it will expand to Eastern Visayas.

Construction of the two-story Robinsons Mall located in a four-hectare lot along National Highway, Taboan, Marsabaras in Tacloban City, Leyte would start within the next three months and will be finished by the end of next year, the property arm of Gokongwei family-led JG Summit Holdings Inc. said.

The mall would have a gross floor area of 30,000 square meters, and is set to establish a full-service shopping mall that would house Robinsons Department Store, Robinsons Supermarket, Robinsons Appliances, Handyman Do It Best and three cinemas, Cornelio S. Mapa Jr. Robinsons Mall general manager, said.

A three-story call-center building within the complex is also in the pipeline, which is big enough for 700 seats.

Earlier, RLC launched Robinsons Otis in Paco, Manila, which would also have a call-center office space that can accommodate 700 seats on its top three floors.

Besides Tacloban, the company said it would build more malls outside Metro Manila, specifically in Bacolod, Tagaytay, Bulacan, Dumaguete and Davao. Besides the construction of new malls, the property firm said it is also expanding Robinsons Manila and its first mall in Bacolod.

At end-September, RLC’s net income surged 48 percent to P1.82 billion while its earnings before taxes grew 13 percent to P3.03 billion. Gross revenues rose 24 percent to P5.96 billion, 41 percent or P2.46 billion of which came from its mall business, with the 7-percent increase attributable mainly to higher rent and strong rental income from almost all malls.

Revenues from its high-rise buildings jumped 60 percent to P2.3 billion due to its projects in Manila and Fort Bonifacio while recurring lease income rose 73 percent to P411 million. RLC’s housing and land development unit posted 5-percent higher revenues due to the completion of projects while its hotel unit showed a 24-percent increase to P658 million mainly due to Crowne Plaza Hotel.--Likha C. Lachi’s has been around for several years now, but I’ve never been there until tonight. Thanks to Ria, who brought three of The Usual Suspects to dinner, I’ve finally sampled their exquisite cooking. Ria got an item on her Christmas wish list fulfilled when Mike & Melvin Aviles, proprietors of Lachi’s, invited her and some friends to the restaurant.

Strawberry Shortcake @ Lachi’s

The sign outside the modest little restaurant says “Lachi’s / only the finest ingredients.” Seeing that, I subconsciously set my expectations to a higher-than-usual level. And I was not disappointed. Fact is, I was totally impressed with their food. I had the Unforgettable Grilled Pork Ribs (P90). It’s definitely unforgettable… but you’re in danger of forgetting your own name when you eat this! The meat was grilled to perfection, and flavored just so. I’m at a loss for words, really. It’s one of the best ribs I’ve had in town!

Tofu being one of my favorite foods, I’d wanted to have the Breaded Soft Tofu with Teriyaki Sauce (P67) as a side dish, but too bad, it was out of stock. Ria said it’s really good — I suppose that’s why it wasn’t available anymore.

Andrew had Grilled Pork Chops (P48) and Pork Marinara (P67), which he reluctantly shared with us. At first I thought it strange to have breaded pork strips with spaghetti, but upon taste-testing it, all skepticism vanished. It’s a must-try!

Ria ordered the Crispy Lechon Kawali (P78). It doesn’t look very appetizing in the photo, I know, but Ria swears by the dish. Eaten together with Lachi’s Laing, it’s as delectably Filipino as you can get.

Winston, who was also a first timer like me, ordered the Stuffed Chicken with Pineapple Sauce (P87). See, any food with pineapple in it, I don’t like, so I didn’t bother even trying it.

What we had are all Tummy Warmers, which are served with rice and pickled cucumber. The prices are amazingly affordable, considering the ample servings and the lip-smacking goodness of their dishes.

Then for dessert, Mike Aviles treated us to their old-time favorites and a couple of new pastries. Lachi’s Sans Rival (P48/pc) is verifiably without rival hereabouts. It was sinfully good! The Strawberry Shortcake (P75/pc) didn’t last long either — blame The Usual Suspects! The Symphony Tort is actually a good dessert choice too… but it didn’t measure up to the level of the shortcake.

What’s new on the dessert tray (actually, a humongous refrigerator) is the New York Cheesecake (P72), which has both blueberries and cherries. It’s baked, according to Ria. And then there’s the Crème Brûlée (unbelievably only P40 per slice). It lasted all of two minutes in front of us. It was rich but not sweet — totally guilt-free!

Even the service is good. The only thing is, the place is so small. I’m sure it gets jampacked for lunch and dinner. Lachi’s is open on weekdays from 10 AM to 8 PM, and on Saturdays, from 11 AM to 8 PM. Unfortunately, they’re closed on Sundays.

The restaurant is in that complex where there are other food establishments, as well as a pre-school called Values. It’s on the corner of Ruby and Sapphire Sts., Marfori Heights, Davao City. Tel.: (82)224-5552.

Air Pollution in Davao

SMOKE-belching vehicles continue to pollute Davao City’s air, such that there are areas where there is low quality of air already especially during rush hours.

In Monday’s Kapehan sa Dabaw at SM City Davao’s Cafe Rysus, Davao City 1st district Councilor Leonardo R. Avila III said that in general, air quality is still good, except in some areas during particular times.

“These are the roads and junctions which become heavily congested during rush hour,” Avila said.

Avila said a study conducted by the University of the Philippines earlier this year revealed that the air in the inner parts of the city still contain a component of salt, an indicator that the air in the city is still of high quality.

“It means that the air from the sea is still able to reach the inner part of the city without being altered due to pollutants in the air,” Avila added.

Avila added there is a need to put an end to the proliferation of smoke belching vehicles in the city. “The anti-smoke belching ordinance will have its implementing rules and regulations ready by the first quarter of 2008,” Avila said.

“The city will also be procuring three to four units of mobile emission testing units in order to fully implement the ordinance,” Avila added.

Avila also said he would be pushing for the use of bio-fuels and the proper maintenance of vehicles in order to reduce the air pollution in the city. “We could not wait for the situation to get worse before acting upon it,” Avila said.

Davao's Perez starts gold medal hunt in 24th SEAG

SHEILA Mae Perez, the 21-year-old charming lass from Davao City, will defend only two of her three gold medals when the diving competition gets underway Wednesday in the 24th Southeast Asian (SEA) Games in Thailand.

Perez will plunge into action as the women's three-meter springboard, an event she won in the 2005 Manila SEA Games, gets going at the His Majesty The King's 80th Anniversary Swimming Pool. Also scheduled Wednesday is men's one-meter springboard.


Perez also won the 3-meter synchronized springboard in a tandem with Ceseil Domenios and the 1-meter individual springboard in Manila two years ago.

Perez will participate in only two events this time as Team Philippines is fielding identical twins -- Fil-Canadians Dhayna and Nicole LeMay -- in the synchronized event following the retirement of Domenios.

Aside from Perez, other Davao divers seeing action in Thailand are fellow 2005 SEA Games gold medal winners Zardo Domenios, Niño Carog, Jaime Asok, and Rexel Ryan Fabriga.

Domenios paired with Carog in winning the gold in the men's 3-meter synchronized springboard two years ago, while Fabriga also won a gold with Kelvin Kong in the men's 10-meter platform.

As of Tuesday noon, the Philippines is occupying fifth spot in the medal tally with 23 golds, 30 silvers and 53 bronze medals.

Thailand is still leading the way with 78 golds, 75 silvers and 60 bronzes. (CRAM)

^^ Maybe, due to the longitudinal variance in the location of Davao & Manila (Manila, which the Standard time is reckoned and adopted as the Phil Standard Time...+8) although in real time Davao is minutes ahead.

I agree jud! If 12 floors lang sya then it's so small to be one of Sofitel's hotel chain.
