that demolished building (former Home Essentials furniture store) is owned by a bank.

The blue building that's being repainted is being renovated as a call center.

Guys....in Cebu - some locals agreed that Ceboom started during the construction of Ayala Business Park in the 90's. A second Ceboom is also being experienced right now and one of the huge projects in Cebu to date is also the expansion of its Ayala Mall.

Hmmmmmmm......Cebu and Davao, in some ways, have alot of similarities from its Mayors to its role as major economic hubs in its respective regions. The last Davao Blooms was also experienced during the 90's - Pryce Business Park, G-Mall, etc. Guys, with Ayala Land's reentry (and this time around - into retail and bpo development) in Davao City plus the multibillion condominium projects by DMCI and Filinvest, are we now seeing the dawn of the second Davao bloom?

^^ indeed....2008 will be a busy year for Davao City. Filinvest, DMCI, Robinsonsland, and Ayala - just few of the big players in the real estate industry who have already lined up their projects for Davao. :okay: Not to mention the ever increasing income of our local SMEs!

I've also heard about plans for the former Casino Filipino building in Bajada (beside Cuison Hotel)... it is said to be converted into a health facility.

Looks like an "unhealthy" location for a health facility. One of the reasons why Cuison ceased to operate in the 80's was the noise pollution. Remember the frequent power outages? Laging pinapaandar ang diesel power plant ng DLPC. Nawawalan sila ng guests. kinahanglan peace and quiet ang location para sa isa ka health facility. Noise coming from vehicles is acceptable. However, the hydro power projects of the Aboitiz Group would be a welcome development and would change the situation. It would mean that the frequency of use of the Bajada Plant would be close to nil - pang emergency na lang talaga.

Alright...welcome to Davao's next thread!

In our previous thread - we have talked about the latest real estate developments in Davao City such as the construction of several condominiums in the city! :okay:

It's quite surprising! Filinvest is now developing the lot at the back of SM City Davao into an inclusive community called ONE OASIS DAVAO. A condo complex consist of 7 walk up condominium buildings patterned after the walk up condos in New York :okay: but with an Asian/Dabawenyo style! ONE OASIS is consist of 4 residential condo buildings and 3 condotels!

Just a stone throw away is the sold out project of DMCI Homes called Eco4000. Another condo complex consist of 2 residential walk up condos.

SM Prime Holdings was also rumored to develop its own condo project within the vicinity of SM City Davao. However, this has not been confirmed yet. Another condo complex, similar to One Oasis and Eco4000 would also be built in Bolton Extension.

Ayala Land had also announced their upcoming project in Davao which is consist of retail development or a mall and an IT Building. Just today, in a press release, the Anflocor (one of Ayala's local partners in Davao) added the possibility of constructing townhouses within the upcoming project of Ayala Land.

Also, the new park has just been opened. Although, I am not personally impressed with its official name - PEOPLE's Park, Im happy that Davao City has now a new tourist magnet!

New buildings are being constructed in the downtown area as well. One of the most controversial projects is the "Central Plaza Hotel". It's rumored to be 12 storeys tall but no one can confirm it yet till the unveiling of the covered rendering to the public.

Then, the local governments of the Davao cities and provinces also converged this month. They are now pushing the possibility of constructing a bridge connecting mainland Davao and Samal Island. They are also studying the proposal of having an MRT/LRT system in Davao City.

"But these are all in the drawing board none at this time has been approved yet," she explained.

Although she said that they are now processing documents for the Philippine Export Zone Authority application.

Go gave out a rough description of the plans that will happen, the building which would be described as multi-purpose will also house designated areas for convention and other big events.

"These will all be integrated in the building," she said.

Ang pangutana karon, unsa kahay best use for that idle building?

According to sir xzibit (who is very credible especially when it comes to SM matters), when Henry Sy learned of the press release of the Ayalas to expand here in Davao, he ordered his architects to fly to do a planning for the rush expansion of the existing mall.

Probably, napaaga yung planned expansion nila, thanks to Ayala. Hehehe.

First Microtel in Mindanao opens in Davao

Microtel Davao Inn & Suites, the 6th Microtel Hotel to be established in the whole country and the first in Mindanao, had its grand opening last December 15, 2007.

Microtel Davao is the newest project of the Damosa Land Inc., an affiliate of the Anflo Group of Companies owned by the Floirendos and is being operated by Microtel Development Corporation.

The occasion started with a motorcade around the city followed by a short entertainment by the Kadayawan Dancers, and finally the ribbon cutting which was headed by Antonio O. Floirendo, Sr. (Chairman of Anflo Group of Companies) and Ramon del Rosario (Chairman Microtel Inns & Suites-Philippines), together with Ricardo Floirendo (Senior VP of Damosa Land Inc.) Medyo... Consolation is: dili sya readily visible kay pasulod pa man sya... Hehehe. Who knows? Pag nag boom ang area because of the Ayala development, a lot of investors would be fighting over remaining pices of real estate within the area. Maybe not a hospital or a hotel, but an office building. Shempre, gusto ng mga investors na malapit lang sila sa core of development. Hehehe. Far fetched ba? Hehehe

Mga ilang talls kaya ang kasya sa area na three hectares? This is on the assumption na flat yung mall and BPO building to consume all six hectares.

Bitaw Sir Bagani... let's make it into Davao's Powerplant Mall. hehehe... move the powerplant somewhere else! LOL. Sayang kaayo ang structures because they have been lying idle for a long time na, especially the multi-story Cuison hotel. Tsk tsk tsk.

ive read na ang Pryce business Park is around 1+ hectare ra (say 1.5 conservative )

so If Pryce Business Park can accomodate 2 talls (actually the vacant lots pa that can accomodate 4 more Pryce Tower type of buildings) then i double mo ang 3 hectares :D

so If Pryce Business Park can accomodate 2 talls (actually the vacant lots pa that can accomodate 4 more Pryce Tower type of buildings) then i double mo ang 3 hectares :D

Around 12 talls... Hmmmm.. Not bad. That would be enough to make the area appear dense. Hehehe. Plus the spillover pa sa adjoining areas. For sure, other would want to be as close as possible to the core of development. Hehehe

Pardon my opinion, but this does not look like a well-thought of master plan. The development fabric is too linear and does not, in any way, blend with the site. The developer's planners could do better.

DAVAO CITY — Global Connect e-Solutions, a locally formed firm, will start a 500-seat call center here in January.

Paulo Tiangco, company human relations officer, said Global Connect was formed last summer but started its recruitment only in October.

"We have different inbound and outbound accounts, so we might go into 24-hour operation," he told BusinessWorld, but declining to provide details on how much the company has invested in setting up its operation in this city’s Lanang district. Mr. Tiangco said the company is owned by a group of investors from the city and from Metro Manila.

Mr. Tiangco said the company averages about 80 applicants a day.

He said that the company offers a competitive package to give the applicants an option to stay in the city instead of looking for employment in call center companies operating in Metro Manila or Cebu.

Current call center agent rates here range from P7,000 to P11,000 monthly. Cost of living in this city, however, is much lower compared with Metro Manila and Metro Cebu.

Andre Fournier, an official of the Davao City Chamber of Commerce and Industry in charge of the information technology sector, earlier noted that some Manila-based companies have succeeded in recruiting local residents because of tempting salary packages. Two big call center companies — PeopleSupport and eTelecare — put up recruitment offices here this year.

Teolulo Pasawa, chief of the National Economic Research and Business Assistance Center in the region, said companies are inclined to put up operations here only if they could save about 20% from their operational expenses.

Global Connect is going to be the fifth major call center firm operating here next year. Davao City currently hosts three major call centers: Cyber City Teleservices/GCom, Link2Support and SixEleven Global Services. Sutherland Global Services has linked up with Technical Education and Skills Development Authority for its operation here that would start early next year. — CQF

Mindanao's best at Davao Museum

TEN winning artworks from Mindanao, selected from a collective pool of more than 100 entries to the Philippine Art Awards 2007 sponsored by Philip Morris Philippines Manufacturing Inc. (PMPMI), are now on display at Davao Museum for a month-long viewing.

These works of brilliant Mindanaoan artists were picked as finalists in the country's most prestigious arts competition slated in February 2008.

On December 5, Philip Morris announced the 10 regional winners from Mindanao, which included two award-winning visual artists from Davao City, during the awarding ceremony and opening of exhibition at the Waterfront Insular Hotel in Davao City.

Winning entries are the works of Bryan Cabrera and Rodney Yap of Davao City; Juni Grapa of Dipolog City; Kurt Lloyd Luch of Iligan City; Marcelino "Balugto" Necosia Jr. of Bukidnon; and Michael Bacol, Errol Balcos, Oscar Floirendo, Mona Lisa Paderanga and Kelly Palaganas of Cagayan de Oro City.

PMPMI managing director Chris Nelson flew in to personally hand the awards to the winners. Each Mindanao finalist received a trophy and cash prize of P40,000.

In his speech, Nelson assured Philip Morris will continue to support arts worldwide, especially in the Philippines where the multinational corporation is doing business.

"For half a century now, Philip Morris has been deeply involved with communities where we do business. As we have said time and again, it is our commitment to make a difference in the lives of the people and communities where we operate," he said.

"Rest assured that in the Philippines, our company will continue to support the arts since we acknowledge that this is a unique way for a society to define, express, and understand its experience. It is our commitment to introduce innovations to encourage Filipino visual artists to raise the standard and quality of their art," he added.

Starting this year, the Philippine Art Awards has become a much wider and grander event as it was made a two-tiered, bi-annual event involving four Philippine regional competitions -- Metro Manila, Luzon, Visayas and Mindanao.

Ten winners are selected from each of the regional-level competition, who will compete in the national-level competition.

For the national finals, Philip Morris is set to award the grand prize winner of P350,000 and select five Juror's Choice who will each receive P120,000.

"Their cash prizes will be complemented with an all-expenses-paid travel to Hanoi, Vietnam, one of the Asean region's most dynamic art centers," Nelson said.

"Philip Morris Philippines is extremely happy that the new regional format of Philippine Art Awards has been warmly received by the visual arts community," he added.

He said when they introduced the new format in January, the country's budding artists had affirmed they were not only looking at big prizes, but "the opportunity to be recognized in their respective region for their artistic talent."

For his part, PMPMI public affairs and communications manager Dave Gomez explained their motivation for making the competition regional: "The consistent response of artists to our call of entries over the years, and their confidence in the credible judging process and museum standards effected in handling of their entries, have contributed to the decision of Philip Morris to continue improving the awards."

Present during the ceremony were members of the panel of judges, representatives from Davao Museum, participating artists, art patrons and competition partners in the cities of Davao, Cagayan de Oro and Dipolog.

Now celebrating its 12th season, the Philippine Art Awards has maintained its stature as the Philippines' most preeminent contemporary two-dimensional art competition and exhibition.

First held in 1994, the Philippine Art Awards has evolved through the years. It was first conceived as part of the Asean Art Awards, where the Philippine winners compete with their counterparts from Brunei Darussalam, Indonesia, Malaysia, Singapore, Thailand and Vietnam.

In 2005, after 10 years, as the Asean Finals bade goodbye from the regional arena, PMPMI decided to continue the national competition and the Philippine Art Awards provided the much needed competition platform for emerging visual artists nationwide.

IT'S Christmas and people are shopping -- from malls to shops and boutiques, to bazaars just to complete their Christmas shopping lists.

With just a few days before Christmas Day, department stores, malls, and just about every shop are enticing shoppers not to stop by giving out discounts. But the true Filipino spirit of Christmas shopping is in the various Christmas bazaars that have sprouted in almost every open space in the city.

Christmas bazaars in the city have long evolved from its humble beginnings. In the past, there was no clear distinction between a Christmas bazaar and that of any other trade expo except for the clear prevalence of red and green colors in the items sold.

Even before December could actually start, a Christmas bazaar was already taking place. While other bazaars are now still on going and would run until this Sunday, the 23rd of December.

The humid weather of the city was not a hindrance as every Christmas bazaar venue was packed with people and parking spaces teeming with cars.

Ranging from a convention center, to an indoor supermarket, to a promenade, to the parking lot of a giant mall, just about every nook and cranny of open space was turned into a Christmas bazaar in the city.

Christmas bazaars used to sell the more traditional gift items like toys for the kids, fruitcakes and other baked delicacies, and clothing items. A quick tour of some of the city's bazaars has proven that gift items nowadays are more luxurious and expensive than what was.

Gift items ranging from a new sports utility vehicle, designer clothes, fine gold and platinum jewelries, and even that five-figure designer bag every woman would die for are now being sold in bazaars.

From the feel good home baked cookies to the wallet starving designer goods, all are now made available in Christmas bazaars. Just about anything could be found in a Christmas bazaar. Silk fabrics from Bangkok, jamon de bola from the local Spanish restaurant, fine leather goods from Europe, and just any trinkets are the most common items are readily available in bazaars.

A bazaar would never be complete without the tradition of haggling prices down to almost 50 percent of what is written on the tag. Making shoppers even happier is that credit cards are already accepted.

Here are some of the more interesting items that were showcased in this year's bazaar:

The feel of winter in New York was also felt here in the city with apple strudels. The air was filled with the scent that traditionally fills the air of New York during the Christmas season. There was a long queue to get one.

Ice cream sandwiches are also in. A relatively new product of a local ice cream manufacturer in the city, the ice cream sandwich, was warmly welcomed. By the second day of the bazaar, only one flavor was left and a peek into the stall shows there were just a few pieces left.

Tribal inspired accessories and garments were also sold in one Christmas bazaar here in the city. (I almost thought it was the Kadayawan instead of a Christmas bazaar.) From bracelets, anklets, pendants, trekking flip-flops, bags with indigenous designs were a big contrast to the glamorous-sophisticated looking designer silk bags sold at the bazaars.

Not to forget, the technical gadgets. From the P2,000 mobile phone to the latest and hottest P20,000 iTouch gadget are all up for grabs.

A random interview with 20 young professionals revealed that most of their wish lists are up there.

Topping the list was the new Honda CR-V 2008 model. Next on the list was the Laura Mercier cosmetic line. A new pair of Havaianas came in the third spot of the gift list.

Christmas bazaars would always be part of the Christmas tradition. It is not that people have forgotten the true meaning of Christmas, which is sharing, it might be that people just have more money to spend for the holidays this year.

Andre Fournier, an official of the Davao City Chamber of Commerce and Industry in charge of the information technology sector, earlier noted that some Manila-based companies have succeeded in recruiting local residents because of tempting salary packages. Two big call center companies — PeopleSupport and eTelecare — put up recruitment offices here this year.

Teolulo Pasawa, chief of the National Economic Research and Business Assistance Center in the region, said companies are inclined to put up operations here only if they could save about 20% from their operational expenses.

Global Connect is going to be the fifth major call center firm operating here next year. Davao City currently hosts three major call centers: Cyber City Teleservices/GCom, Link2Support and SixEleven Global Services. Sutherland Global Services has linked up with Technical Education and Skills Development Authority for its operation here that would start early next year. — CQF

Gancio relaunches Yano

FOR THE past few months, Davaoeño Eric Gancio has been performing under the name Yano, his former band back in the 90’s.

Tonight at Jive Resto & Piano Bar along Bonifacio Street, Ganchio will officially relaunch the group responsible for the popularity of songs with political and social themes more than a decade ago.

No, Gancho will not be re-teaming with his old Yano buddies — vocalist Dong Abay, drummer Nowie Favila and fellow Davaoeño Onie Badiang on bass.

Eric said the newly revived band will be supported by two veteran sessionist-musicians in Davao, drummer John Gador of Creame and bassist Dave Ibao of Go Larry Go.

But Gancio said the back-up musicians will only be for the live gigs.

In the forthcoming new album which is set to be out next year, Gancio said Yano will be a one-man band. He will play all instruments and the vocals.

“It’s the fourth official Yano album, not the second Eric Gancio solo album,” he said.

He is targeting to release the album before March. A tour in Manila is set after the album’s grand launch in Davao.

Aside from tonight’s gig at Jive Bar, Yano will have performances at Idol Grill on the 21st, Pacific Harbor on the 28th, and Felis Beach Resort on the 29th.

Aside from that, he will also be joining the DC Muzika on Dec. 22 also at Jive Bar and the Dec. 23 rock-folk-country gig of Samahan ng mga Musikero sa Davao at Kaoris Bar in Nova Tierra, Lanang.

CLAMOR

Gancio said the clamor of the fans led him to revive Yano.

“I want to fill up all the longing of our fans who were devastated when the band broke up,” he said in vernacular.

Eric said the spirit of Yano in the 90’s will be maintained in the new album.

“The new songs will still have serious lyrics and topics with wit and humor that will reach a wider audience,” he said.

Gancio said the new music will have thicker in string section.

He said there will be sounds of conga, a Cuban drum, in some songs. He will also incorporate the ethno sound of kubing, a type of Philippine mouth harp made of bamboo.

Eric said Abay, the other more popular half of Yano, has no objection that he revives the band.

Abay — currently doing solo work after disbanding Pan, his post-Yano group with Badiang — has said he is no longer interested in reforming Yano nor working with Gancio in the future. Abay even refrains from singing Yano songs, except for the biggest hit Banal na Aso, Santong Kabayo, in his gigs.

Gancio said he will give up Yano if Abay wants to reform the group with other members. However, he said, he will look for some possibility that they could co-exist.

Eric and Dong parted ways amicably after their third album was released in 1997, and they are still in good term.

But Gancio said: “Dong has an unexplained anger towards me... It still exists.”

He said he has no hatred to Abay whom he saved from imminent death in two different occasions.

The folk/punk rock band Yano flew high from 1994 to 1997, as one of the most popular bands in the Philippines in the early 90’s, perhaps only second to then extremely popular Eraserheads.

Yano was formed when Gancio and Abay met in the group Patatag, an ensemble based in University of the Philippines, in 1992. A musical director of a national theater group in Davao before moving to Manila, Gancio was then a UP music student majoring in guitar.

They immediately collaborated and started recording in Eric’s house in Manila.

With Badiang as the third member, the group started to front-act artists with bigger names like Grace Nono, Grupong Pendong and the Jerks.

Even without an album, their songs Kumusta Na and Kaka became anthems and reached the top of the charts in various radio stations.

Alpha immediately signed them up, and their self-titled debut album was out in 1994. It reached quadruple platinum, and the group won the best new artist in NU Rock Award that year. It produced songs like Tsinelas, Trapo and the biggest Banal na Aso, Santo Kabayo.

The group toured all over the country — having shows in both rural and urban areas in Manila and the provinces.

Follow-up albums, Bawal in 1996, and Tara in 1997, also produced hits but failed to equal their first effort.

Abay quit the band during the late 1990s because of fame-induced pressure. The group later disbanded after Abay’s absence.

Global Connect e-Solutions, a locally-formed call center company, is set to operate in January, Paulo Tiangco, human relations officer, said.

Tiangco said the company, which was formed last summer but started its recruitment only in October, is filling about 500 seats for its planned operations.

“We have different inbound and outbound accounts, so we might go into 24-hour operations ,” he told the TIMES, although he refused to mention how much has the company invested in setting up its operations in Lanang.

Tiangco said the company is owned by a group of investors, some of them residents of the city, others have been working in the city and others are Metro Manila residents.

Asked on whether he was foreseeing a shortage of employees as what other call centers in the city have claimed, Tiangco said the company averages about 80 applicants a day, although only a few get recruited saying he believes it can fill up the vacancies needed when it starts its initial operations next month.

He said some of the applicants came from other provinces outside the Davao Region even as he hopes that more applicants will visit the company before the end of the year.

On the salary, Tiangco said his company has competitive salary package rates for its employees that might convince them to stay with it rather than find employment in call center companies operating in Metro Manila or Cebu .

Even Andre Fournier of the Davao City Chamber of Commerce and Industry admitted earlier that some Manila-based companies have succeeded in recruiting local residents because of tempting salary packages that some local companies have not offered.

Fournier said it would have been better if local companies offer salaries, although not as competitive as those offered by Manila-based ones, but a bit higher so that residents would not go to other places to be employed.

Fournier vowed to concentrate on helping companies that will set up their operations in the city. In the early stage of recruitment of call center agents, Fournier was among those outsiders recruited in the city.

was able to talk with the "blank reliable source" of dis local hotel chain. she said that their company is planning to take over dis "____", a former part of a hotel chain, nagkaproblema kaseh ang management. accrding to my source their company is intrestd to take over dis former hotel chain since their exsting faclty here is the only facility na walang casino amongst the others...

I'm from Davao and just trying to make light of all the snide remarks some forumers are making about Davao. I'm truly happy for all the developments and I hope they continue.

Let's just take all those remarks as added incentive for all of us to work harder in promoting our city. Let us also make sure that the city government officials (and I believe there are 2 councilors who are regularly contributing here) are made aware of these remarks so that they will work doubly hard next year in attracting more investments to the city, and in making sure they do not unduly impede investors' plans.

THE South Korean government will extend its aid for technical-vocational education in the City, promising another round of donations.

The official announcement will be made by Korean Ambassador Hong, Jong-Ki, who is set to arrive in Davao City Thursday to visit the Korea-Philippines Vocational Training Center (Kor-Phil), Buhisan, Tibungco, Davao City.

The Technical Education and Skills Development Authority (Tesda) maintained the center, which was donated by the Korean government.

According to Tesda Information Officer Mafel Negrido Gamale, in a phone interview Wednesday, the Koreans will extend financial assistance to the training center for the repair and replacement of some training equipment.

The ambassador will be joined by Korean experts who were the ones who helped the Filipino experts in setting up the center two years ago.

The training center was inaugurated on March 8, 2005 is dubbed as the newest Center of Technical Excellence for Agricultural Mechanization Education and Training in the Philippines.

The KorPhil boasts of eight training workshops, a 200-capacity dormitory state-of-the-art facilities and equipment and Korea-trained instructors and administrators.

The establishment of the KorPhil is a US$5-million grant from the Korean Government to the Philippine Government through Tesda as part of the Agreement of Economic and Technical Cooperation between the Philippines and South Korea signed in 1983.

1st Indonesian food festival set Dec. 29

TO SHOWCASE Indonesia's cuisine and culture, the Indonesian Consulate Office in Davao City will conduct the first Indonesian Food and Cultural Festival on December 29 at the SM Davao Entertainment Plaza.

Consul and First Secretary of the Indonesian Consulate General Bambang Gunawan said this in Wednesday's edition of the Club 888 press forum.

"This is the first time that the Indonesian Consulate will hold a food and cultural festival. We are excited to know what is the result of the event and hopefully next year, we will conduct the same activity," Gunawan said in an interview.

Gunawan said Indonesian dishes will be displayed during the festival.

"We encourage people who are interested in culinary to come. This is an opportunity to broaden their knowledge about our culture, food is also part of our culture," Gunawan said, adding that some ingredients used for Filipino dishes are also used for preparing Indonesian foods.

Gunawan further said there will be no participants from Indonesia who will come over to Davao for the event. He said the event will be opened by the Consul General of Indonesia.

"We invited groups and associations from Davao for the event. All ingredients of the food to be displayed will just come from Davao. It can be tasted by visitors and also, the preparation can be explained to them if they request to," Gunawan said.

The festival, Gunawan said, will start from 1 p.m. to 8 p.m.

Meanwhile, Gunawan claimed that there are more than 8,000 Indonesians who live in Mindanao at present.

"Most of them live in Southern Mindanao, some are in General Santos City, and in Glan in Sarangani Province. Most of them are farmers and fishermen. In Davao City, most Indonesian who live here are students," Gunawan said. (JGRS)

For why would someone invest in a restaurant serving international cuisine if there is no niche for it in a given locality.

Plus, here in Davao, those who put up those kinds of restaurants are actually nationals of the place where the cuisine originates. So definitely, may identified market na talaga. I guess this disproves the allegation na nilalangaw ang Davao pagdating sa mga turista and foreign domiciliaries. :D

Atleast, like Cebu, Davao will also have two waterfront hotels na. a highrise and a lowrise :okay: like Waterfront Lahug and Waterfront Mactan :okay: But it would be nicer sana if they will just build their own hotel with casino na lang...ehehehehh I think, as a brand, ok naman yata ang waterfront. Coz only major hubs in the country have waterfront hotels - Manila (Manilla Pavillion), Cebu (Waterfront Hotel Lahug and Waterfront Hotel Mactan), and Davao. :okay:

Developers required to invest in social housing
DAVAO CITY — The city government will compel housing developers based here to allocate at least 20% of their investments for the city’s social housing program.

Councilor Arnolfo Renato Cabling, head of the city council committee on housing and urban planning, said this is among the key features of the newly approved Comprehensive Urban Shelter Services Code of Davao City, which aimed at addressing the housing backlog in the city now estimated at 40,000.

In the past, Mr. Cabling said developers would build their housing projects somewhere else even when they are based and registered here.

The allocation complements the provision of the Urban Development and Housing Act of 1992, which mandates developers to set aside 20% of their projects to urban poor communities.

Developers declined to comment on the matter, pending the release of the details of the new ordinance’s provisions.

Damaso Vertido of the Mindanao Land Foundation said the ordinance would help the city address the increasing demand for low-cost housing due to the rising population, including the high rate of in-migration.

The ordinance mandates the city government to create a local housing board.

However, in addressing the in-migration issue, Mr. Vertido said the city government should coordinate with the neighboring cities and help them create opportunities for their residents to stop them from migrating here.

Mr. Cabling said the city government would ensure that the pending applications for housing development before his committee, about 20 of them, would comply with the provisions of the ordinance.

To make it lighter for housing developers to comply, they can either build houses, set aside funds for housing, or help the city government in acquiring lots for the urban poor. — CQF

nagdali to meet the set opening date:D siguro off ang floodlight later on. to save power bill, sensor na lang automatic siya ON kung naa makita ang camera nag roger. haha.

Old PTA grounds, which used to host athletic meets and sports events in the city, has just been turned into a People’s Park, where one can find a collection of tropical rainforest trees or enjoy a fantasy-themed park with the children, free of charge.

Engr. Elisa Madrazo, head of the Park’s project management office, said these are just one of the features of Davao city’s four-hectare People’s Park, which opened here over the weekend to add to the city’s major attractions.She said the park’s five interconnected avenues are planted with an estimated 1,101 species of plants and trees from the rainforests of the Philippines, Southeast Asia , Australia, New Guinea, South and Central America, and Africa and Madagascar.

Of the park’s over four-hectare land area, almost 10, 000 square meters are allotted to plants, Madrazo said. Horticulturist groups, like the Orchid Society of Davao and the Mindanao Federation of Cutflowers, are also invited to display their plants whole-year round, she said.

The 71-million peso development of the PTA Park, which started in July last year, is one of the flagship projects of Mayor Rodrigo Duterte. “The park will become a landmark of Davao city in the future,” said Madrazo. The park also showcases a 425-square meter visitors’ center built with a durian dome design, which houses a Bambusetum (a collection of the different species of bamboo); a Shady Plaza where African tulips are planted within the 3, 750 sq. meter-area; and an Open Plaza with a walk-through rainbow drive featuring some collections of potted palms. A pond with a diameter of 16 meters will be built with an interactive falls, so called because its water effects move or dance with the music; and a dancing fountain, the first in Mindanao. Performances and outdoor entertainment will be hosted in The Great Lawn or Green Theater, which features a collection of pine trees already grown in the city.

Joggers and health buffs will continue to enjoy the PTA’s old oval, which is renamed “The Promenade;” while the old swimming pool will be turned into a Sunken Garden. The Greenhouse Museum will also feature exhibits, showcasing orchids, tropical flowers and ornamentals coming from the mountainous regions in the Philippines. People will also enjoy the piped-in music at the park, or the 10-meter high waterfalls with a pond made of volcanic rocks. Since parks are mostly visited by families, a fantasy-themed park is designed especially for children. As part of security measures, the park also has its built-in surveillance system. Madrazo said eight monitoring cameras will be installed in strategic places and security personnel will be deployed.

Park goers can enjoy all these park amenities, free of charge, according to Madrazo. “This is part of the local government’s intentions to make it the People’s Park,” she said. Madrazo said the project is already 90 percent complete. Its full operation is set in January next year or anytime within the first quarter. The Park made a soft opening during the Kadayawan festival in August. Madrazo said everybody is welcome to look around and visit the park. A number of excursionists, members of the academe, government employees and officials coming from the different regions and provinces in Mindanao have already visited the place as part of the Lakbay-Aral program. Local television networks have also been using the park as the venue for various entertainment programs on air.

But Madrazo is worried that some people might vandalize the park. She said some park properties were damaged during its soft opening in August. “Plants were destroyed and trees were climbed upon by the park-goers,” she said. She urged park goers to be more responsible. “Otherwise, this park will turn into just like another park, where comfort rooms and other properties are destroyed,” she said. “I hope that residents of Davao will regard this park as their own property.” Of the 918 entries for the “Name Davao’s New Park Contest,” Mayor Duterte finally chose the entry naming it the People’s Park. hay intawon...im glad u guys voiced out ur comments re some parts of the park...kay ako pud nahan unta ko mocomment but im just scared basi patyon ko ninyo :lol: i was so excited for the park's opening. for months, we have waited for its name to be announced. then the name was announced - which is so so, IMO. tapos kita pa jud ko sa ubang pix sa park na so so. my gulay :ohno: well anyway, pics ra man pud..maybe it better to see it in person :okay:

But anyway, I hope that the whole project would turn out fine. It's promising naman eh...kunting improvements na lang. i hope that the park's admin would also listen to these comments.
