View Full Version : Davao City and Samal Island
Would Ayala build its first mall in a secondary city in Mindanao island? or with Mindanao's premier city and de facto capital?
If Ayala Land has malls in Metro Manila, the economic center of Luzon, Cebu - the economic hub of Visayas, ang weird naman isipin if sa Mindanao, dun sila sa hindi pa fully developed diba? They would rather invest in the island's economic hub and center of business, tourism, and development than in a city na kakaumpisa pa lang in terms of growth. ;)
xzibit31 May 10th, 2008, 03:03 AM Eh sa mga multi billion projects na yan, mamatay daw tayo sa inggit.
Correct kuya jech. Maganda na yung pinag-planuhan talaga kaysa half-baked. A wise businessman is someone who irons out everything bago gumastos. Hindi dapat padalos-dalos para lang kumatkat.
d naman tayo naiingit sa kanila eh..infact i am happy for them na nakakatikim din sila ng maga ganun na projects....
here is some insider information from the highest echelons of our city government......
the hanjin shipyard was supposd to be built here in dc...but the city government declined the project because it would cause alot of pollution to our seas.... the project should have been in the toril district....600 has was identified....but d natuloy because of the pollution concern.

Kadayawan 2008
Take a look at the new logo for Davao’s festival of festivals. This year’s members of the promotions committee are all young, energetic and forward-looking Dabawenyos, and that fact is evident in this new image of Kadayawan sa Dabaw.
We thought (I was invited to join the promotions committee) that the Kadayawan festival needed a boost in the arm for a more modern approach — but without abandoning the traditional aspects, naturally.
What do you think?

Ay ako din may insider info. Marami pala kaming employees dito sa Davao na galing doon. They came here kasi mas maraming job opportunities (as it is, nagkatrabahao nga sila dito). Some of them, to be fair din naman, said that mas maganda daw talaga dito.
This is true, walang halong ek.

Ah yes. Most of our biggies are from Manila. Nung tumira na sila dito to work, ayaw nang bumalik sa Manila. Ang reason nila is, all the amenities that Manila has are also in Davao, but LESS the traffic, stress, pollution, dirty water, etc.

Filinvest breaks ground
P1.2B condominium project
BY JUDY QUIROS
Filinvest Land Incorporated (FLI) broke ground its P1.2 billion “One Oasis Davao City” condominium project yesterday at Eco-west drive, Ecoland, Matina signaling the opening of more sophisticated residences in the city.
The project which will be constructed just beside SM City Davao will rise on a 2.3- hectare property.
One Oasis which means “garden in the desert” will consist of seven buildings, four of which are medium-rise and the rest are condotel buildings.
Vice President Noli de Castro and Filinvest Land, Inc. chair Andrew Gotianun led the ground breaking ceremony.
Tristan Las Marias, Filinvest Land, Inc. vice president for Visayas and Mindanao in an interview said that at this early, the company is getting brisk inquiries with the first building now fully reserved.
Some of the takers are investors from Davao City, but the bulk of them, are from Southern Mindanao area, he said.
Las Marias said the first two buildings of the project will be ready for turnover early in the first quarter of next year, while the remaining five buildings are targeted to be completed within the next three years.
Each condominium building has five floors or residential units with 100 units and the roofdeck for laundry area. There is one elevator for the residential floors and stairway at the ends of the floor, connecting all levels. At the roofdeck are laundry cages for washing and drying. Select 2 bedroom and 1 bedroom units also come with a balcony.
The Asian-Tropical inspired project include other amenities such as clubhouse and swimming pool.
The 2-bedroom unit would cost between P2.2 million to P2.4 million, and the 1-bedroom at P1.5 million. Eleven percent of the total cost will be payable in the first five years, Las Marias said.
Las Marias said Davao City has outgrown the trend of horizontal residential development and has moved towards more sophisticated and vertical residential developments.
Although FLI is still testing the waters for condominiums, it is optimistic and bullish about Davao City due to its growing economy as proven in their past investment projects, he said.
One Oasis is FLI’s ninth real estate project in Davao City alone with a total investment of P6 billion.
“This only goes to show that we are successful in the Davao market,” Las Marias said.
After One Oasis, FLI will develop another condominium project along Ma-a road, this city.

Davao girl is Geneva’s new singing sensation
Published : 2008-05-09
AN 11-YEAR-OLD daughter of a Davaoena migrant worker in Switzerland is now the newest child music sensation of the Filipino community in Geneva. Lica de Guzman is all set to hold her first major concert this year, aside from releasing her debut album. Lica performed in Davao City four years ago during a Kadayawan vacation in her mother’s hometown. Born in Geneva on March 8, 1997 to Davaoeña Waonhor “Joy” Pangulima and Manileño Nicanor “Bono” de Guzman, Lica started singing at the age of 4. At that age, she loved to sing hits from Walt Disney’s animated movies like Little Mermaid, Pocahontas, Aladin and Mulan. A year later, she joined the Adelea 2 Music Kids Academy of Geneva. At school, she was always requested to render a song whenever there was a special event. Aside from her singing talent, she is also gifted with the ability to dance and act in theatre performances. The year 2004 was a breakthrough for Lica when she was invited to perform at the famous annual Carabina Festival in Crans-Celigny as one of the “Caribanakids”. The then tiny seven-year-old stunned the crowd with her angelic voice that won the hearts of many spectators, including her fellow performers and artists. It was a like a “baptism of fire” for Lica as she was the only child who sang a solo performance. During her vacation in the Philippines that same year, she took Davao by storm and captivated the Davaoeños with her awesome performance. She gave a benefit concert for street children of the Bantay Bata Kids 163 at Gaisano Mall in Davao City during Kadayawan season in 2004.In her blogspot maintained by her father, Lica stated that she had a busy schedule in Davao as she performed in SBD Jam and Halo-Halo Special, two of then most popular local TV shows. “She also toured the popular radio stations in the city, singing songs that reached out to the common tao even to the far-flung barrios through their portable transistor radios,” the father said in the blogspot http://www.licadeguzman. blogspot.com. Also in 2004, Lica was selected to join Sonia Grimm, a famous singer not only in Geneva, but also in Europe, to do back up vocals for her Christmas CD. December of 2005 was her biggest break, as Lica was invited to Televison Suisse Romande show as one of the guest child singers for the show’s Christmas special presentation of Les coups de coeur d’Alain Morisod. Lica was dubbed “Petite Perle Philippine” as she guested in Rêves: A new musical Show for Christmas! The special television program was a co-production of French-speaking Switzerland Television (TSR) and Foundation Little Dreams (LDF). It was in this show where LDF founder Orianne Collins announced that Lica was selected as one of the 10 children from all over the world to become a Little Dream Foundation member. Last year, she was again invited at the Les coups de Coeur d’Alain Morisod where she performed Prendre un enfant par la main before Swiss President Micheline Calmy-Rey. She was also invited to sing at the United Nations Women’s Guild bazaar and other Filipino events. You can watch Lica’s performances online at http://youtube. com/user/lica1997

After One Oasis, FLI will develop another condominium project along Ma-a road, this city.

ano ba naman etong Filinvest kung saan ang DMCI doon rin tumatabi parang suso!
Natawa ako dito!
Anyway, looking at the employment of words more closely, it would seem that only four of the seven buildings are mid-rise buildings.
Correlate that with the statement of Las Marias that "Davao has outgrown the trend of horizontal residential development."
Does it mean that the remaining three buildings in the seven-building cluster are possibly highrises? Or am I just over-analyzing the article?

ECO4000 Residences - 5 stories each (2 condo buildings) = if ginawang one building eh d sana = 10 stories condo building
ONE OASIS DAVAO - 5 stories each (7 residential and condotels) = if ginawang one building eh d sana = 35 stories condominium tower.

Each condominium building has five floors or residential units with 100 units and the roofdeck for laundry area. agree ako.. pero, mas maganda tingnan na marami ring bldgs. rather having one hi-rise... pwera kung sa downtown tapos maliit lang ang lot area for condo, diyan na siguro mag hi-rise... may trees rin sa paligid... ok ba?

05/10/2008 | 02:12 AM
MANILA, Philippines - Some 141 newly hatched hawksbill sea turtles were released into the sea Friday by the Punta Dumalag nursery in Matina Aplaya, Davao City.
The turtle (pawikan) nursery has since released over 3,000 hatchlings, GMA regional network news reported Friday.
Mutya Ng Dabaw first runner-up Vida May Ko led in the release of the turtles into the Punta Dumalag Sea, said Bobby Onin of the Task Force Pawikan.
Onin hoped the task force’s pawikan project could contribute to the country’s efforts in preserving the endangered hawksbill species.
He added that only one mother hawksbill is laying eggs in the nursery and there are still over 800 eggs waiting to be hatched in the sanctuary’s incubation area. - GMANews.TV

Sunstar Davao
IMAGINE a staircase of lots going straight up as if touching the clouds. Imagine sitting on these stairs looking over the whole Davao coastline, from Sta. Cruz all the way to Panabo.
In the horizon, the whole of Samal and Talikud island is in plain sight. Now, imagine enjoying this through your verandah. Being way over the tree line of Eden, Toril, you are assured that this will remain as such forever.
This is The Terraces - Mountain Haven's newest development phase and the best of its inventory.
With only 59 lots spread over six hectares, on an area with a temperature range between 17 degree Celsius oC to 25 Celsius and an unbeatable view, The Terraces of Mountain Haven epitomizes the best of Eden, Davao city's eco-tourism center and (better) version of Tagaytay.
It is called so because each lot is formed into a terrace that does not just control water runoff and consequently erosion, it also ensures that each lot has an unimpeded view, with not one property blocking even a portion from where your choice of property stands.
Seventy percent of all lots are facing east, with a complete view of Davao City and Davao gulf. The rest faces Mount Talomo and Phase 1 of Mountain Haven. The combination of very low density (the smallest lot is 750 square meter and the whole 28-hectare development has less than 250 lots) and buildable area restriction ensures that the whole village will never be congested.
A planned recreational center to complement the existing village center and forest park completes the balanced story of a development by man that is in total harmony with nature. As said by a recent foreign visitor who is also a real estate developer in Europe, "the development philosophy that defines Mountain Haven is truly Zen-like, best interpreted by the relationship between nature and the divine."
The license to sell for the development was awarded by HLURB only last March 31. Yet, development is moving fast such that that about 95% of all roads are now concreted.
According to Engineer Yani Demeterio, Mountain Haven's project engineer, they intend to complete the groundworks by June this year.
All the adjectives used to describe The Terraces are often met by skepticism among those who have not come over yet and visited the place. It's the kind of place that one has to see to believe. Its developers are just so confident to say that this is going to be another landmark and pride of Davao City.
There are two ways to go to Mountain Haven. Go further up for about 300 meters after Eden Nature Park and you will find the Phase II gate to the left. Or, take the left fork after Loleng's Resort. After a short unpaved stretch, the road here is fully cemented all the way to the site.
The developer, Mountain Haven Dev't. Inc., holds office at 2nd floor Lam Building F. Torres street, in front of Assumption Church. You may also reach them at 222-8855/224-2757 (look for Joseph or Marie) or visit www.mountainhaven.info for more information.

Your own private view

RLC in joint venture for mixed-use proj along Ayala Avenue
By Zinnia B. Dela Peña
Sunday, May 11, 2008
The Philippine Star
Robinsons Land Corp., the property development arm of Gokongwei-owned conglomerate JG Summit Holdings Inc., has forged a deal with Security Land Corp. (SLC) and Taganito Mining Corp. to jointly build a mixed-use project at the heart of the Makati financial district.
Located on a sprawling 5,567-square meter lot along Ayala Avenue, Rufino and Valero streets in Makati City, the project will feature an office building and a residential component. The land property is owned by SLC, the real estate development unit of Security Bank.
This will be RLC’s second office building along Ayala Avenue and is expected to enhance its leading position in this sector.
“RLC is very excited about the prospects of developing with highly reputable partners the most strategic available premiere address along Ayala Avenue,” said RLC president and chief operating officer Frederick Go.
SLC director Rafael Simpao Jr., for his part, said the company is “very pleased to have partnered with RLC and is looking forward to “providing the market with an exciting and innovative project.”
“Together with our JG partners, this agreement will add prominence to our office and residential inventory as we pursue a superior brand building in the Philippines,” added Go.
RLC is set to build another 40,000-square meter office building in Ortigas Center which is currently master planned as a mixed-use complex.
Just recently, RLC inked an agreement with the Lorenzo family’s Lapanday Prime Development Corp. to jointly develop a middle-cost residential subdivision in Davao City.
The project will rise on a 12.9-hectare property in the Tigatto and Waan districts.
Owned by Lapanday Prime, the property is accessible to public areas and landmarks such as the Davao International Airport, Victoria Plaza Mall, Gaisano Mall and Ateneo de Davao.
RLC, a major real estate player in the country, has 20 shopping malls, 25 residential condominiums, six office buildings, 30 housing and land developments and three hotels in its project portfolio.
The company is spending P10 billion this year for the continued roll-out of new malls, residential and commercial projects.
For its fiscal year ending Sept. 2007, RLC reported a 41.8-percent growth in net profit on the back of a 29 percent rise in revenues to P8.99 billion.

here is some insider information from the highest echelons of our city government......
the hanjin shipyard was supposd to be built here in dc...but the city government declined the project because it would cause alot of pollution to our seas.... the project should have been in the toril district....600 has was identified....but d natuloy because of the pollution concern.
Probably city council "pollution" among others. I don't believe that there is no rooms for industries in Davao region. Maybe not very near the city where there's a lot of tourist and protected sites. But there are a lot of good areas, like Malalag (deep harbour) or near Mati. I think it boils down to political will sometimes....

^^
Im confused nga if what week would the Kadayawan Foundation consider as first week. The first line in the calendar which would have 2 days in August only or the second line.. :dunno:
http://www.co.steele.mn.us/ENVSERV/recycal/2008calendars/August08.jpg
I have the prices already. 2BR would range between 2.38M to 2.6M < discounted prices. Regular prices have an additional of 10%. Reservation fee of 50K. The higher the floor goes, the higher the prices are as well. 2.38M are for 2BRs at the second floor while 2.6M are for those located at the 7th floor. Downpayment is pwedeng bayaran in one year.
Eto yung sample unit:
48.00sqm - floor area
+ 7.20sqm - for balcony
4.95sqm - for drying cage
---------------------------
60.15sqm total area ng isang unit

Duterte gives private sector
key role in Kadayawan
Mayor Rodrigo Duterte formally gave the private sector a significant role in the forthcoming Kadayawan sa Dabaw Festival on August 18 to 24.
In Executive Order No. 12, Duterte appointed Davao Tourism Association (DATA) president Angel Puentespina co-chair of the joint government and private sector Steering Committee.
This year’s festival will have the theme “Musanay Lumadnong Kagikan, Yutang Kabilin Panalipdan (Flourishing indigenous heritage, protecting ancestral nations).”
The steering committee will plan, organize, manage, and implement the activities of the Kadayawan Festival.
Councilor Susan Isabel Reta and Mary Ann Montemayor were named vice chairs for the government and private sectors, respectively, while City Hall chief-of-staff Patricia Melizza Ruivivar and Eriberto Barriga of the private sector will act as the secretariat.
The rest of the committee is represented by both the government and private sectors.
In his executive order, Duterte said it is fitting that the key players in the tourism industry should steer the Kadayawan Festival because he recognized that the tourism industry in the city is a flourishing sector and a major contributor to the city’s economic progress.
The joint government-private sector-led steering committee will enable the city government to effectively balance the concerns of the tourism industry and protect the rights of the city’s indigenous peoples, Duterte said.
This year’s Kadawayan is scheduled in time for Indigenous Peoples’ Day. Judy Quiros

ILOILO CITY -- DAVAO DEL NORTE CAPTURED eight gold medals yesterday to win the youth title for the fifth consecutive year in the 2008 PLDT-Smart National Youth, Women’s and Senior Boxing Championships at the Robinson’s Mall here.
The Davao pugs’ 8-gold, 5-silver, 4-bronze harvest was better than their output last year in Cagayan de Oro City, where they claimed six golds in the youth division alone.
“We achieved our target,” Davao del Norte coach Ramon Vicente said. “The level of competition is improving with teams like Bago and Bacolod getting stronger. It’s a good thing our boys are also improving”.
Bago City came out of nowhere to finish second overall with a 2-5-6 haul, while Bacolod City registered a 2-1-3 output, followed by Aba Digos (2-1-2), North Cotabato (2-1-1) and Palawan (1-2-2).
Van Jun Saludar, the youngest of the four Saludar siblings seeing action here, seized the light cottonweight title over Bago City’s Lemwil Javines to set the tone for Davao del Norte’s romp.
Also boosting Davao’s campaign were Palarong Pambansa champions Mark Anthony Barriga and Jerwin Ancajas, who ruled the school boys’ mosquitoweight and cadet flyweight categories, respectively.
Barriga posted an easy win over Leome John Ovalo of North Cotabato, in contrast with Ancajas’ Referee-Stopped-Contest outscored verdict over Bacolod bet Genesis Servania that drew a howl of protest from the crowd.

tj_brewed May 11th, 2008, 03:22 AM The two condominiums within ECOLAND 4000 Residences are already sold out. DMCI recently launched its second project in Davao City called Magallanes Residences. It would be another complex which would be consisted of three condominium buildings with 7 floors each. A 2 bedroom unit would range between 2.38M to 2.6M < discounted prices since launching pa. ;)

ang liit pala ng condo units noh?
tj_brewed May 11th, 2008, 04:15 AM ^^
ang liit pala ng condo units noh?
Bigger sya than the units in ECO 4000. Kc sa ECO 4000 a 2 bedroom unit would range between 40 to 50 sqm (most of the units) without balcony and drying cage. Compared to Magallanes Residences na 48 sqm plus the area for balcony or a total of 60 sqm for a 2 bedroom unit.
henji May 11th, 2008, 07:18 AM Swerte aiu ang makakuha anang Magallanes Residences since it is very close to the City Centers. Im sure ito din mabilis ang construction. Davao Condo Living is gaining grounds.

DPWH: Generoso Bridge I ready
in time for opening of June classes
DAVAO CITY — The Ciriaco Corporation, contractor of the ongoing Gov Generoso Bridge I construction along Banke-rohan, has given assurance to Department of Public Works and Highways Regional Director Jerome dela Rosa on the completion of the most-awaited bridge before the opening of June classes this year.
This is good news for city residents as the Ciriaco contractor has assured the bridge completion on or before the first week of June (good weather permitting), and will make it passable before the opening of classes in June.
By then, a new generation Generoso Bridge will be seen by Dabawenyos!!!
Dela Rosa said that DPWH central office has been calling him up and assured (high ranking officials in Manila) that the bridge will be inaugurated about second week of June, between June 7 and June 15.
“We really tried our outmost best (the fastest that we can do), to hasten construction and finish it way ahead of schedule to address traffic congestion in the area,” he said. With the speedy construction being undertaken (at a pace of 24-hour, 7-days work), he also has assured Dabawenyos of its early completion, ahead of scheduled date of completion.
Dela Rosa said that as of May 7, 2008, actual construction accomplishment is already 87.76% with a positive slippage of 51.56%.
Based on the January 14, 2008 effectivity of the contract between the government and the Ciriaco Corp, the bridge must be completed on or before August 14, 2008 210 calendar days to complete it. The on-site bridge construction started February this year.
The price of Gov. Generoso Bridge I has gone down from P216.7-million to P206,648 million. The excess of P10-million will be allocated for other expenses to be incurred by DPWH on said project in the future.
Constructed 58 years ago, the Gov. Generoso Bridge I at Bankerohan replaced the wooden bridge destroyed by the Japanese Army during World War II. Generoso bridge was rendered impassable in April last year when one of its posts broke down, weakening the structure. PIA

PIA

By Carlo P. Mallo
A TOP official of a giant real estate firm foresees the Matina area as Davao City's new center for trade and commerce in the next few years.
"Everything is moving towards the south area," Tristan Las Marias, vice president for Visayas and Mindanao of Filinvest Land Inc., said in an interview Friday.
Filinvest recently had its groundbreaking for its P1.5 billion medium rise condominium properties on Eco West Drive in Ecoland, Matina.
"The Matina area will be the next urban center for Davao, with two of the three big malls located in the area and even the best schools in the city," Las Marias said.
(ows? bajada noy oi)
With the congestion of business establishments in the downtown area and also the industrial developments in the northern part of the city, Las Marias said going south is the best option.
"And with the soaring gas prices, it is most practical to be living in the center of the city," Las Marias added.
Apart from their 2.3 hectare property development at the back of SM City Davao at Ecoland, Filinvest is also planning to start another medium rise condominium development on a three hectare property right beside NCCC Mall in Ma-a, still in the Matina area.
"Davao is already prepared for the vertical form of residential living," Las Marias added

Coffee at its best at Kopiroti
By Grace L. Plata
Sunstar Davao
COFFEE, bread and eggs -- a "merienda" trio so deeply-entrenched in the Filipino consciousness that it survives until the present.
This basic principle was what attracted couple Leo and Zeny Ortega, both practicing dentists with an 11-year-old dental supply store, to get a hold of a Kopiroti franchise -- the first outside Metro Manila.
The fare at Kopiroti would attract even the simplest of persons who are not much into the "coffeeshop" culture -- that of gathering and whiling the hours away sipping whipped cream-topped flavored coffee with foreign-sounding names.
Theirs is the downright simple "tinapay", soft boiled-eggs with soya sauce and white pepper which you can pair with either coffee (with milk) or tea -- all these prepared in the traditional way.
No heavy and expensive coffee machines here. One can even watch the staff prepare your meal.
For children, a homemade iced tea is also available as well as the best-loved French Toast.
"A delicious, affordable and filling meal -- that is what we offer," Zeny said.
Kopiroti is yet to celebrate its first year on July 31 but the Ortegas said they have been operating at a stable pace since the 3rd month of operation.
"Mabilis lang talaga kasi. Mga families mostly ang pumupunta dito. Dito rin kasi nag-aantay yung mga clients namin. Pampawala ba ng kaba, most kasi takot sa dentista (It is really just fast. Most families are the ones who come. It is also here where our clients opt to wait to take away the nervousness as most are scared of dentists)," Leo joked.
The Ortegas also personally entertain their guests.
"Masarap yung in-touch ka din sa customers mo. The shop is more like a gathering place for family and friends talaga," Zeny said.
As advice to would-be franchisers or entrepreneurs, the couple said it should be something they are really interested in and they should really have time to be "hands-on".
"Find a business that is easy to maintain and manage especially if you have a career outside of it," Leo said.
Kopiroti is located near the corner of Jacinto Extension and Araullo Street.
The shop now offers the "Choco Bun" - another addition to their repertoire of delicious "tinapay". (GLP)

Filinvest Land to put up
business hotel in Davao
By Manuel T. Cayon
Reporter
DAVAO CITY—Filinvest Land will construct a businessman’s hotel here this year.
Tristan Las Marias, Filinvest vice president for the Visayas and Mindanao, said the hotel will rise in uptown Buhangin and will cater mainly to business travelers. scoop po ito!!!!
Project details have yet to be finalized but he said the hotel will not cater to conventions and other functions. “This is not like the common hotels that we have. We won’t hold conventions or similar functions.” He said construction will likely proceed in the third quarter of the year.
Filinvest held its groundbreaking ceremony Friday to start the construction of two condominium buildings in a 2.3-hectare property on Ecowest Drive in Ecoland Subdivision in Matina, south of downtown.
The two buildings form part of the seven five-story condominium project scheduled over three years. Called One Oasis Davao, the project will comprise four condominium and three condotel buildings. The Filinvest executive added that all 120 units in the first building have been already sold.
Another Filinvest project in the area is the upscale Kembali Coast, a subdivision with a long beach front in Kaputian District in the Island Garden City of Samal.
Most old Asian cities and capitals are moving toward condominium living as urban dwellers try to save due to the continued oil-price hikes.
“People are tending towards the city centers, where shopping malls, churches, schools and places of work are accessible from their houses or housing units,” said Andrew T. Gotianun Jr., vice president at Filinvest Land.
Gotianun told BusinessMirror here during the groundbreaking rites of the company’s two condominium buildings here Friday, that “the tendency now is to shift to condo living, because of the high price of oil and its domino effect, many are afraid to travel too far from their residences.”
“This is becoming part of city living, especially in old cities and capitals in Asia,” he said. “People want to cut travel time and cost. The price of oil is becoming very high, and people just want to be in the most accessible location as possible,” he said.
He said the capitals like Seoul and Bangkok have built already constructed several condominium units, mostly high-rises “and very affordable.” He added that “last year alone, my friend in Thailand constructed 250 units in one year.”
The rich in some Asian capitals may still prefer living inside gated communities and other prime estates in the countryside or rural areas, but “many others are moving into the city centers.”
The global slowdown, prompted by problems in the US subprime housing loans, has so far created less impact in the Philippines, at least in the real-estate sector, Gotianun noted. “There’s been little effect. It’s really different from our problem in our construction and real-estate sector in the 1990s and it would not likely to return with this slowdown,” he said.
“I think, our Filipino clients based in the US, or those that rely mostly on the dollar and even those in the Middle East as the currencies are dollar-based would be affected by the slowdown.
He said clients from euro-based countries have not been affected and Gotianun said Filinvest has continued to receive a lot of inquiries on their real- estate projects from these buyers. bumilibili din po, hindi lang hangang tanong po
Gotianun said that the company’s outlook on the Philippine economy remained bullish and ascribed this to the “more stable banking system with low interest regime, a supportive and well-managed government and a clientele base composed mostly of overseas Filipino workers and Filipino expatriates.
“The borrowing rates have been consistently low and not restrictive, and I think our banks and government doing quite a good job, considering the political pressures that they have encountered,” he said. He accredited Vice President Noli de Castro for the “quick action on the plaints of the real-estate developers. There have been so many policies that were changed.”
He added that the company’s confidence in the economy can be seen from the continued construction of subdivisions and condominiums across the country. He said that a quarter of the company’s exposure is in Mindanao.
“My family is from Mindanao, and we know quite a lot about this island,” he said, citing the family investments in banking and other real-estate ventures.

Exhibit to showcase Maguindanao royalty photos
DAVAO CITY — The public in Mindanao will witness for the first time the unveiling of century-old Maguindanao royalty photographs taken during the early days of the American rule in the Philippines in a photo exhibit at the Davao Museum on May 12 to 31.
The 30-panel "A Photo Exhibit of the Inundated Plain (Maguindanao)" contains records of the lives and lifestyles of datus and their families. The photos were taken from 1902 to 1906 by US Army Medical Corps Captain Dr. William R. Eastman Sr. who became interested in Maguindanao royalties’ keen sense of style as seen through their intricately designed clothing and accessories, as well as their strong sense of dignity.
The exhibit is the Mindanao leg of the nationwide celebration of the annual Filipino Heritage Month. Its mounting is spearheaded by the cultural advocacy group Filipino Heritage Festival in cooperation with the Department of Tourism, the National Commission for Culture and the Arts, the Southern Philippines Tourism Council/BIMPEAGA Tourism Council, and the Davao Museum.
Among the photos included are those of Sultan Mastura Kudarat, who prevented Spanish domination over Mindanao by initiating a confederation of datus.
Datu Uto, a well-respected leader who practiced skillful political organization and diplomacy to save Muslim areas in Mindanao from Spanish colonization, and Datu Piang, a Chinese mestizo who attacked the remaining Spanish garrisons in Mindanao.
Also showcased are photos of Maguindanao weavers who made kulambó (mosquito net), balod (bed cover), malong (tubular blanket or garment), and men’s outfits.
Sultan Mastura Kudarat’s descendant, former Congressman Michael Mastura and his wife Lourdes reproduced the photos from the National Archives in Washington, D.C.
"The exhibit seeks to create consciousness among the people of the rich Bangsa Moro culture, its relevance to the country’s history and heritage and the need to preserve it," said Filipino Heritage Festival board member Lourdes Mastura.
Mrs. Mastura will hold an interactive lecture on the changes in Bangsa Moro culture in the turn of the century and other relevant topics.
Traditional Bangsa Moro arts and crafts will also be showcased in the three-week exhibit. The arts and crafts which are heirlooms by Maranao royalty from Marawi will complement the photos.
The Bangsa Moro exhibit was first mounted in 2007 at the Podium in Ortigas. Mrs. Mastura hopes that more cities and provinces will host the highly informative exhibit after the Davao event.

Yes...the 25 storey condo hotel in Cebu is one of the examples...Plus other hotels within Filicity by the Filinvest..
But Im just concern with their statement na it would not be like the other hotels in the city which can hold conventions and exhibits...so ibig sabihin its small?
Peng Hok May 12th, 2008, 12:36 AM Wow buti pa kayo.....one of these designs moresign na jud ko sa pagiging call center agent...ehehehehhehehehehehhe im so tired na. :D
lahat po Highrises...I ll show u the existing hotels of Filinvest Land. Kaso, diba sabi sa article - the hotel will not be a place for conventions and exhibits? and it would be different from other hotels? :dunno: na confuse ako sa statement na yun
Nakakapagod nga maging call center agent. Lalo na kapag yung night shift.
Baka naman maiiba lang yung hotel as to that aspect (conventions and exhibits). Pero as to the structure, maybe it will still follow Filinvest's conventional way of doing it...

Hindi malayong mangyari that Filinvest will build its next business park here. Parang favorite investment site ng Filinvest ang Davao recently. Kumbaga, if Iloilo is Megaworld's baby, tayo naman ang baby ng Filinvest.

“My family is from Mindanao, and we know quite a lot about this island,” he said, citing the family investments in banking and other real-estate ventures.

if papunta ka ng paradise or costa marina and mag pumpboat ka lang then less than P20 ata
pero if may dala kayong sasakyan and gusto nyo isakay as barge/ferry then nasa P275 po one way
filino May 12th, 2008, 05:26 AM oh, really! so may barge pala doon? we will be spending our nights at davao so if we're going there sa morning makauli ba dayon me bringing our cars again? and which place in samal is cheaper yet maganda din?

sa Paradise i guess hanggang 6:00 pm ang outrigger boat

yep may barge sir :)
marami kasing resorts sa samal the most common and accessible ones are Costa Marina and Paradise, pero if gusto nyo less ang tao (dami kasi tao sa dalawang resort na yan) then i suggest yung ibang resorts (mas mahal nga lang) like Bali bali, Chemas, Hof Gorei etc
with regards to the barge, im not sure if hanggang anong oras sa hapon sila mag byahe but yes if sa morning kayo punta then balak nyo uwi by mga 4pm then pwede the question there is, if magdala mog sakyanan and mag adto mo by barge....asang resort mo? hehe
i suggest you choose a resort first according to your taste and budget :) if sa paradise or costa mo, you can just park your car sa parking area sa mainland and take the pumpboat :) pero if yung ibang resorts baka kailangan nyo nga magdala ng sasakyan and drive kayo papunta dun :)

A TOP official of a giant real estate firm foresees the Matina area as Davao City’s new center for trade and commerce in the next few years.
“Everything is moving towards the south area,” Tristan Las Marias, vice president for Visayas and Mindanao of Filinvest Land Inc., said in an interview Friday.
Filinvest recently had its groundbreaking for its P1.5 billion medium rise condominium properties on Eco West Drive in Ecoland, Matina.
“The Matina area will be the next urban center for Davao, with two of the three big malls located in the area and even the best schools in the city,” Las Marias said.
With the congestion of business establishments in the downtown area and also the industrial developments in the northern part of the city, Las Marias said going south is the best option.
“And with the soaring gas prices, it is most practical to be living in the center of the city,” Las Marias added.
Apart from their 2.3 hectare property development at the back of SM City Davao at Ecoland, Filinvest is also planning to start another medium rise condominium development on a three hectare property right beside NCCC Mall in Ma-a, still in the Matina area. By Carlo P. Mallo
