DAVAO CITY—It is the single, largest investment ever in the city.
The construction of the P5-billion Ayala Center on a 10-hectare property along J.P. Laurel Avenue here has started and is expected to be fully operational by 2011.
Jaime Ayala, president of Ayala Land Inc. (ALI), said it took six months of discussions to finalize a partnership deal with the Antonio Floirendo Corp. (Anflocor) for the project, known as Abreeza.
The entry of ALI here is seen as a positive indicator by the local business chamber.
“It’s a welcome development. It will bring many livelihood and business opportunities for Dabawenyos. It will complete Davao’s claim as the Philippines’ third major city and queen city of Mindanao,” said Simeon Marfori, president of the Davao City Chamber of Commerce and Industry Inc.
Ayala said the city’s stable peace and order situation and the positive performance of retail sales pushed the group to finalize the joint venture, which he called “a gargantuan project.”
Davao City is only 60 minutes from Digos City, the site of a series of bus bombings, the latest one on Sept. 1, which killed six people and injured 30.
Based on the Abreeza fact sheet, ALI will invest 67 percent of the total development cost while Anflocor will contribute 33 percent.
The mall itself will occupy 61,000 square meters while a business process outsourcing (BPO) center will cover 18,000 square meters.
During a press conference at the Pearl Farm here on Tuesday, Ayala said that the first phase of the mall’s construction will be completed by 2010 but the BPO component can already operate by 2009.
“The project’s total cost is estimated at P4 billion to P5 billion,” he said.
Corporate social responsibility
Ayala vowed the company would fulfill its corporate social responsibilities.
He repeated its stance on the nondisplacement of the communities at the back of the property, saying the company would provide road access in the area.
Ayala said facilities would be open as indoor venues for various activities of the communities as other malls elsewhere.
Maria Christina Brias, Anflocor director, said that the project would employ at least 11,000 people from the construction phase until full operation.
“We are optimistic that the number will grow given the multiplier effect, which the BPO center stands to create when it fully operates,” Ayala said.
Officials of both companies said aside from jobs to be offered by Abreeza, businesses that would be put up near the mall could also generate local employment.
Residential, commercial
At least three hectares of the entire property will be sold for residential or commercial purposes.
“Both companies will also step up marketing promotions to lure both local and international investors to locate in the area,” Ayala said.
This early, local and foreign companies have started inquiring about the possibility of locating at Abreeza, according to Marivic Añonuevo, senior vice president and group head of Ayala Malls.
Good mix of companies
“The queries are indicators that the city is more than ready to host new labels, shops, and stores that have not yet located here,” Añonuevo said.
She said the interest from this “good mix” of companies that offer higher-end and quality products was very encouraging since the marketing strategies for the project was still being developed.
On concerns that traffic would worsen in the area, Emilio Tumbocon, ALI senior vice president, said the company would construct a loading and unloading bay for passengers so that the main road would not be congested and alternative routes would be opened.

SM North Davao project unveiled

Davao City - SM Prime will soon construct the 2nd SM mall in this city. Located inside the former LCC grounds, the project is said to be bigger than the Ayala Mall. The future SM North is only 30 minutes away from Umbra Kato's lair, by helicopter. The well known terrorist is planning to bomb all the cities in Mindanao and it is unfortunate that SM and Ayala are still pursuing their plans. I hope that Umbra Kato will conquer Mindanao so that investments like these will not flourish. Groundbreaking ceremony of SM North is set in October. The project cost is estimated at P6 billion, slightly bigger than Umbra Kato's ransom income.

Ang floor area ng SM Davao is 75,440 sqm, ano GLA nito? The closest would be Robinsons Starmills in San Fernando Pampanga with a gross floor area of 62,000 sqm. But im not sure if gaano ka laki ang GLA nito.

“This is a breakthrough indeed and a much awaited development for the passengers in the two key SoMin gateways and a fulfillment of our aims for a world-class experience at our ports” Port District Manager of PPA PDO-SoMin reveals.
The PTB design combines functional structure with a touch of historical ambiance as the façade is a unique sight to behold while the interiors are attuned to 21st century philosophies. Its Architectural and Detailed Engineering Design is rendered by the Manila-based Basic Technology and Management Corporation (BTMC) with a joint venture with Proconsult, Inc. Consulting Engineers (PICE).
Consultants earlier proposed four (4) versions of the schemes, namely: 1) Water Dragon; 2) Water Wave; 3) Mindanao House and; 4) Mindanao Classic. Schemes one to three were rendered using the Two-Building Concept in the Preliminary Design Report while the last is more of the traditional lone structure. PPA PDO-SoMin senior officers, technical staff, engineers, local government officials, and stakeholders approved the Water Dragon perspective for its practical and unique features.
During the consultation meeting held August 21, 2008 at the PDO-SoMin Conference Room, PICE Architect Angeline Chua Chiaco explains that the Water Dragon perspective is inspired by the “torogan”, a dominant image in Mindanao based on the dragon, a mythical figure in the island’s culture. By blending the concept of the dragon and the movement of water, the building’s peculiar roof form is expressive of the people’s rich heritage and innate aesthetic qualities. It is also symbolical of good fortune.

The Ayala Land Inc. (ALI) and Anflocor have already received a number of inquiries from local and international businessmen for spaces in the soon to rise Abreeza Mall at the Ayala Center Davao, Maria Christina Brias, Anflocor director said.
The inquiries particularly come from merchants from Manila and local and foreign-based business process outsourcing (BPO) investors who are interested to locate to Davao City particularly at the Ayala Center Davao.
The 61,000 square meter-Abreeza Mall will also include two office buildings catering to the BPO industry.
Brias said they are also seeing the American com-panies who have busi-nesses in Manila and have visited Davao City as potential tenants to Abreeza Mall.
She said ALI and Anflocor are eyeing to capture “high quality band of merchants” at the Mall side.
She however said it would be premature to divulge the names of the inquirers at this time when they are still on their planning stage.
Jaime Ayala, ALI president said he is confident there is certainty about the outsourcing industry upon seeing a lot of movement in the industry locally and internationally.
“There is a lot of movement in outsourcing creating a lot of certainty in this business activity,” Ayala said.
He said there is a bright future for the outsourcing industry since the demand is global.
He also said ALI and Anflocor marketing groups are working double time to market the Abreeza development to various entrepreneurs to fully achieve its performance targets including the number of jobs to be generated.
“As long as we do our job, we can get more market,” he said.

Bacaca road name changed
THE city council passed a resolution Tuesday changing the name of Bacaca Road to the more historically-significant Francisco S. Dizon Road. The committee report of rules and privileges, laws and ordinances headed by Floorleader Danilo Dayanghirang stated that the request to amend the name came from Barangay 19-B through a local resolution passed last March 26, 2008. Before this, however, the barangay council received a letter from Madeline Marfori asking Vice Mayor Sara Duterte to rename Bacaca Road in memory of the late Francisco S. Dizon. In her letter, she said the road forms part of the 28,444 square meters of land donated by the businessman to the city government last 1995. According to a barangay councilor who was present during the committee hearing, the name Bacaca, which referred to the “water leverage” of the area is not a very significant name, for the road. The city tourism office did not register any objection to the observation. The road stretches from J.P. Laurel Avenue, Garcia Heights, El Rio Vista until Diversion Road.

THE city government of Davao will sign a memorandum of agreement with the Junior Chamber International (JCI) Senate Philippines to implement a program promoting punctuality and trustworthiness in the bureaucracy. Councilor Nilo G. Abellera, the author of the resolution to enact an ordinance that will grant Mayor Rodrigo Duterte authority to sign the agreement, said the We Advocate Time Consciousness and Honesty (Watch) program is timely to address the integrity problem of the government. “This is a reminder to the employees that they have to come on time. They need to be at the office from 8-5 and that they should be honest,” he said. While the lack of credibility in the workplace and the tardiness extends to the private sector considering that it is part of the Filipino culture, change should first be instituted in the public sector, Abellera said. Davao City was chosen as the pilot local government unit for the project after Duterte acceded to the request of the JCI board. The program would not entail any cost on the part of the city government but it is required to convince its employees to attend forums and symposiums on the campaign. As soon as the program will be integrated in the regular value-formation strategies of the city, it will then be replicated by JCI in other LGUs nationwide. Abellera, who was also past president of the organization in its chapter here, said he will be presenting partnership concept of the city and JCI during their national convention on October 3-5. The other partners in the program are the Department of Education and the Philippines Association of Colleges and Universities for their campaigns in the academe. The program has already been launched in various schools in Luzon like Ramon Magsaysay high school in Cubao, Quezon City and the Philippine Normal University in Taft Avenue, Ermita, Manila.

Feature: Ships losing passengers to airlines

Davao City (26 September) -- Shipping companies in the country are losing its regular passengers to the faster and more convenient air travel and also because of several other reasons including promotional fares.
Top officials of the Maritime Industry Authority (Marina) in Region XI recently raised the concern that the passenger shipping business in the country is fast losing its viability due to a number of reasons.
One of these, according to Virgo Amonia, a top executive of Marina XI, is the tough competition that passenger airlines pose like lower air fares notwithstanding the fact that air travel is more convenient and faster.
Cebu Pacific for example, has recently introduced another promotional fare called "Bag Bag Bawas" which further cut down air fares by P200 for passengers checking in without baggage. The domestic fares, All-in, has further reduced air fares from Davao to Manila from P2, 388.00 to only P2,188.
While the Philippine Air Lines has relaunched the PALakbayan low fare holiday of round trip Fiesta Class airfare from Manila with two nights hotel accomodation and daily breakfast.
Marina officials said the same route at sea would cost just as much in two to three days travel time compared to only more than an hour's travel by plane.
He said the situation was further aggravated with recent maritime disasters that had hit the shipping industry such as the capsizing of the MV Princess of the Stars resulting to the decrease in the confidence of travelers to the worthiness of inter-island vessels.
Amonia said the gap left by Sulpicio Lines is giving sea farers more options to go air travel.
As of now, Amonia said, there is only one ship plying the route from Davao to Manila serviced by the Aboitiz shipping group.
He said, however, that cargo shipping remains in top shape owing to the great volume of cargoes that shipping companies can accommodate.
Amonia also cited weather conditions as one of the major stumbling block to the viability of passenger shipping business.
He said the country is experiencing at least 20 to 25 typhoons annually, a condition which mostly affects sea travel. (PIA XI) [top]

DAVAO CITY—Many of the commercial fishing boats plying the Asia-Pacific waters for prized tuna and blue marlin remain untapped by the fishport complex here despite its built-in advantage of proximity to air transport.
Most of the 5,000 long-line fishing boats, or deep-sea liners, have been calling port in Guam, even as the major fishing grounds are found in the Celebes Sea area, including the waters between southern Mindanao and northwestern Indonesia, and in the Federated States of Micronesia, including Palau.
Mario Malinao, acting port manager of the Davao Fishport Complex, said the complex here can accommodate only about 40 ships at a given time.
In the past two years, the port has accommodated an average of 300 to 320 fishing boats a year, with each boat doing an average of three port calls; such that in 2006, the port received 974 calls, rising to 1,051 calls last year.
Malinao said the plan was already under way “for the port to upgrade its facilities, equipment and berthing spaces to have bigger volume and capacity”.
The port’s 4.5 hectares is already full with 24 locators and 14 other allied and small businesses. Of the locators, 12 are transshipment operators, which include the Securities and Exchange Commission-registered companies handling the operation of long-line vessels, or the big commercial fishing boats, prowling in the waters of the Asia and Pacific Region.
Some of these companies also engage in fish processing, and comprise the eight processors in the port. Four other locators are considered small- and medium-scale buyers, and three others are into allied services, including the more known Polar Bear, a cold-storage operator.
These locators are also helped by 15 residue buyers and five small buyers. “All in all, there are 38 companies operating in the port,” he said.
But the Davao Fishport Complex is the second smallest among the eight fishing complexes under the Philippine Fisheries Development Authority, “and yet, [the Davao fishport] is the only transshipment fishport in the country.”
This is the only fishport allowed to accept fish landings from foreign vessels, he said. (Two others are found in General Santos City, which has become a major fishing port, and in Zamboanga City, both in Mindanao. Another fishport is located in Tanza-Esperanza, Iloilo City, in the Visayas. The rest are in Luzon, including the Navotas Fishport.)
These foreign vessels are only of two types: Taiwanese and Japanese long-line vessels.
Competition
The Davao Fishport Complex also has a built-in advantage of having an international airport to make the port more attractive to the major long-line operators.
In East Asia, competition for port calls is posed by Bitung of Indonesia, Koror of Palau and Guam.
Malinao said Guam has an advantage of being nine years ahead of the Davao City fishport, which began operation in 1995. “Guam is where the bulk of the port calls are,” he said.
But in the other areas, the Davao complex stood at a better vantage point than Bitung owing to its distance from the next airport, which is in the capital city of Jakarta. “When you transport tuna to Jakarta, it would be spoiled already,” he said.
The only advantage of Bitung is that current high oil prices make it a nearer and, therefore, cheaper option to make a port call than Davao City, Malinao said.
BusinessMirror sources said a drum of diesel in the Philippines cost P8,000, as compared with Bitung’s P3,500.
Palau has no major airline transport compared with Davao City’s several daily flights of Philippine Airlines, Air Philippines, Cebu Pacific; and international airlines like Silk Air and Wings of Indonesia.

PROFESSIONAL competence, leadership, and reaching out to all certified public accountants (CPAs) are the three main agenda of the 8th Annual National Convention of the Association of Certified Public Accountants in Public Practice (Acpapp) held at the Grand Men Seng Hotel in Davao City from September 25 to 27.
In an interview with Sun.Star Davao, Reynaldo Altre, Acpapp president, said the event aims to provide excellent learning opportunity among professionals, especially to the small and medium-sized firms/practitioners.
"I am proud that our convention organizers carefully designed the program and technical sessions with the aim of achieving the three-pronged agenda of our theme; the professional competence, leadership, and widening our reach," Altre said.
The convention carried the theme: "Widening our Reach Through Professional Competency and Leadership."
Altre explained why Davao City was the host city for the convention, saying that during last year's convention held in Bohol, it was part of the resolution that the next venue would be Davao. This year's venue, he said, was initiated by the Mindanao CPAs.
He also said that pursuant to its theme, "widening our reach", the convention was brought to Davao to reach out to more CPAs.
"Davao City was also chosen as the host city being the country's melting pot of diverse cultures and the largest city in the world," Altre said.
Altre, on the other hand, said the Philippines was considered as the first country to implement the International Financial Accounting Standard.
"We are proud to be Filipino CPAs because Filipinos are trained for International Accounting Standards," Altre said.
It was learned that the Acpapp has around 400 individual members nationwide, and another 200 institutional members. (JGRS)

Considered as the window to the island of Mindanao, Davao City is home to various national prides. The alluring orchid called the waling-waling and the intriguing endangered Philippine Eagle, whose sanctuary is at the foot of Mt. Apo, the country’s highest mountain, are among the tourist attractions in this bounteous province. No wonder my friends and I opted for an adventure trip to Davao City, one of the world’s largest cities.
Davao City is located in Davao del Sur, Mindanao. It is accessible by land, air, and sea from major points in the country. This well-known tourist destination is only 90 minutes away from Manila by plane. We arrived at the modern Davao International Airport around 6:30 a.m. Bambie, our tour guide, gladly welcomed us to this bustling city.
Our first taste of Davao’s gastronomic delights was at Dencia’s. This popular restaurant, just across the JSGaisano mall side entrance, serves breakfast bestsellers like lugaw (congee) and tokwa’t baboy (tofu and pork meat).
After our yummy breakfast, we stopped over at the lovely and well-maintained People’s Park. This four-hectare park has a 425-square meter visitors’ center built with a durian dome design and an open plaza with a walk-through rainbow drive featuring some collections of potted palms. What I found fascinating were the lumad sculptures of Mindanaoan artist Kublai Millan. Wide-eyed, big-cheeked sculptures of natives are portrayed in different scenes like farming, harvesting, playing, and sweeping. An estimated 1,101 species of plants and trees from rainforests worldwide can also be found here. Not surprisingly, it has become a city landmark where city dwellers enjoy hanging around.
Natural attractions abound in this city. The Crocodile Park and Butterfly House are both situated in the Riverfront Complex in Ma-a. We first explored the Crocodile Park that houses the country’s biggest crocodile named Pangil. There is also a mini-zoo that allows visitors to have close encounters with various animals. It was quite an experience wrapping an albino python around my neck. Just a stone’s throw away is the lush Butterfly House that is home to beautiful and colorful butterflies. It is a must-see attraction.
To recharge ourselves after a hectic morning, we headed to our hotel, Waterfront Insular.
This first-class business resort hotel has cozy open-air corridors perfect for sightseeing. The rooms are tastefully furnished with neat bathrooms providing us a comfortable stay.
Food tripping was one of the highlights of our trip. We sampled different dishes like chorizo, chopsuey, sizzling sisig, sizzling boneless bangus, and tuna belly at the scenic River Walk Grill. We were even tempted to try the exotic crocodile meat. It would have been an extraordinary dining experience, but it was out of stock that time. Of course, we didn’t miss the chance to taste the mouthwatering durian shake and mango float.
After lunch, we heard mass at the nearby St. Joseph the Worker Parish. From there, we strolled around Gaisano Mall, the biggest mall in Mindanao, along J.P. Laurel Avenue, Bajada. We then took our dinner at Gerry’s Grill.
For a night of fun and entertainment, we checked out a comedy bar, Joke Hall. The performers kept us laughing until the wee hours. My friends even had the chance to belt out some songs onstage.
It was a drizzly Sunday morning, but we still explored the hotel’s amenities. The swimming pool and adjacent beach offer a soothing atmosphere to guests. We had a delectable breakfast buffet at Café Uno. The restaurant serves mostly international cuisine that will surely satisfy your appetite.
We boarded a van, and after an hour’s drive, we arrived at the idyllic and sprawling Malagos Garden Resort. This 12-hectare art and nature theme park is a top-notch tourist spot. Known for its wildlife farm hosting butterflies, indigenous birds, and other wildlife species, and famed orchids, tropical plants, and fruit trees, this attraction is both educational and entertaining. Though we didn’t catch the much-talked about bird show, we had the opportunity to interact with the birds and other animals. Afterwards, we had a leisurely walk through the verdant Waling-Waling Forest. It was a breath of fresh air from city life’s hurly-burly.
After our nature adventure, our guide took us to Golden Egg Ihaw-Ihaw. It is a roadside resto near Mintal. Our Davao food trip wouldn’t be complete without trying the hito (catfish), a popular delicacy. Aside from that, we ordered other home-cooked meals like tilapia, native chicken, adobo, and tinola. Adding fun was the videoke right in front of us. Eating combined with singing was extremely enjoyable!
We had a quick stopover at one of the fruit stands to buy suha (pomelo) for pasalubong. We then visited the famous Lola Abon’s Durian Candy factory. It is a small house that sells high-quality durian candies. It was a treat choosing from a wide range of products like mangosteen stick bag, langka yema, durian ice cream, langka candy, and durian choco. We all left the store with bagfuls of goodies.
It is true that one simply does not get bored in Davao City. A 10-minute boat ride will allow you to bask in nature’s splendor at Paradise Island Park and Beach Resort, one of the most visited resorts on Samal Island. The resort teems with robust talisay trees, white sand, clear waters, and scenic mountains.
We rented four cottages for our overnight stay. The air-conditioned cottages have native thatched roof, amakan walls, and private verandas. I really adored the room’s indigenous interiors. The resort offers various activities like island hopping, swimming, kayaking, and trekking for fun-loving guests.
In the evening, we dined al fresco while savoring the cool sea breeze and romantic music by the serenaders. The food was good, but the service was slow. So, better order ahead of time.
The following day, we went swimming and snorkeling at the beach. I found it totally refreshing to just do things at our own pace. Indeed, it was a great opportunity to pamper ourselves amid lovely surroundings.
From the resort, we embarked on another road trip to Malagos watershed. This is one of the city’s main watersheds managed by Davao City Water District. Various groups have been actively involved in protecting and preserving the watershed as part of the government’s nationwide campaign to conserve and protect the environment. We walked around the vast and well-kept forest for some photo ops.
For adventure seekers like me, don’t just imagine, make it happen. Escape to Davao’s best-kept secrets and experience a rejuvenating holiday getaway.

re: malls, dami kasi classification ng mall, meron regional, strip, etc. kaya for me safe na tawaging mall pag 60,000 sqm GFA++ na ang mall, kasi sobra na rin kung pure department store lang pag ganyan kalaki hahaha.
anyway, sariling illustration ko lang to ha sa g-mall, kung paano nila i connect ang sta. ana wing sa main mall...

the last time I visited it teej ok pa naman. Daghang mga maayo nga stalls, pero definitely many parts left to improve because murag naga degrade siya into a backwater mall.
Still, ginadayo gihapon because of the nearby schools. Very convenient IMHO.

i also liked going to banilad town center, nice ang ambiance although we go there mostly for the food and not to shop :)

Chairman of the Board Jaime Augusto Zobel de Ayala II, Ayala Land Chairman of the Board Fernando Zobel de Ayala, Ayala Land President Jaime I. Ayala, Ayala Malls and Ayala Businesscapes Group Head Ma. Victoria E. Añonuevo, Head of Ayala Land Vis-Min Emilio J. Tumbocon, Anflocor Vice Chairman Antonio R. Floirendo Jr., Anflocor President Alexander Valoria, Anflocor Senior Vice President Ricardo R. Floirendo, Anflocor Directors Ma. Cristina R. Brias and Vicente R. Abreeza groundbreaking Abreeza is the first major entry project of Ayala Land, Inc. in Davao City. When completed, Abreeza is envisioned to be an integrated mixed-used development that will innovate the city’s urban landscape. It will include a three-storey shopping mall, two Business Process Outsourcing (BPO) buildings and, in the future, a hotel and residential and commercial lots. The first BPO building will be completed in the fourth quarter of 2009 while the first phase of the mall will open in the fourth quarter of 2010.

Abreeza is not the Ayalas’ first development in Davao City, however. We mustn’t forget that the venerable Insular Hotel (now owned and operated by the Waterfront chain) was built by the Ayala family. The high-end Insular villages were also theirs, as well as the Insular Life and BPI buildings.
During the press conference on the same day, this time held at the Pearl Farm Marina, ALI President Jim Ayala, Anflocor Senior VP Ricky Floirendo and the other executives of these two corporations related how Abreeza will become a business-cum-leisure center that Dabawenyos will be proud of. If we are to base our expectations on Makati’s Greenbelt, Abreeza is certainly something to look forward to — in two short years!
The representatives who were at the presscon were the decision-makers of the joint venture, and so the media — as well as the bloggers — were able to glean juicier details than what was printed on the press releases. For example, Jim Ayala revealed that the total project cost up to 2011 will be Php 4 to 5 billion (but the question regarding ROI was predictably left unanswered).
Also, and this is something that I’m sure we will all appreciate, Abreeza will reportedly have around 20% of the 10-hectare property dedicated to open spaces. Think of those beautiful gardens and parks that dot the five Greenbelts in Makati.
Davao City has long been identified as a favorable investment destination for BPO companies, as well as a viable source of skilled manpower. Thus, Abreeza’s first finished product will be the 10,000-sqm building reserved for BPO and IT firms. The executives said that there have already been inquiries from such operators who have existing deployments in other ALI properties.
Prompted by questions from the press and from yours truly, the executives of ALI and Anflocor also talked about their dealings with the city government. Jim Ayala, who reiterated his company’s confidence in the city’s peace & order stability, also discussed plans to address the flooding situation along J. P. Laurel Avenue, as well as other plans to ensure the success of Abreeza’s development.
The entry of Ayala Land, in partnership with Anflocor, is a gleaming beacon of investor confidence in Davao City. Progress is inexorably in our midst.
The name Abreeza was coined from "breeze" and the Italian word for embrace, "abbraccio".

Davao City Mayor Rodrigo Duterte signed in 2005 the Proclamation No. 07 that declared October 5 as No Prosti Day. Some non-government organizations in this city will be observing October 5 as the day of No Prostitution.
It’s a day of no prostitution that includes no pornography, phone sex, cyber sex, mail-order bride services, trafficking, strip dancing, sex tours and prostitution in massage parlors, on the streets.
The city’s celebration is a local version of the International Day of No Prostitution (IDNP) project of the Bay Area IDNP Collective in the USA in 2002.
Figures from the City Health Office showed that there are 2,411 registered prostituted women in the city while an NGO cited some 4,000 prostituted women doing their freelance job.
This is a nice day to celebrate a No Prosti Day, this is the firs time I've heard about this declaration. But with the crisis that's going on in the country and rising inflation, this is going to be tough day for those involved to celebrate.

Excitement mounts for ALI’s Abreeza proj in Davao

DAVAO CITY — “I am crossing my fingers that Abreeza will be as great and homey as Serendra and Greenbelt…It won’t open until the last quarter of 2010 but I am super excited already!,” gushed Maria Jose in her “Life with Ria” Internet blog, emphasizing her being a long-time big fan of the Ayala Land Inc.’s (ALI) Serendra development project at the Bonifacio Global City and the Greenbelt shopping center in Makati.
Jose is not alone in her excitement for ‘Abreeza’, the 10-hectare mixed-use integrated development project ALI is establishing with the Antonio Floirendo Corp. (Anflocor) along J.P. Laurel Avenue in Bajada here in Davao City.
Several others in the blogging community also share Jose’s excitement, looking forward to how the P5-billion joint venture project would drastically change the economic landscape of this city of 1.6 million people, considered to be the leading growth center in this part of the country.
Oliver Robillo, an information technology expert who organized the first IT organization in Davao City and the one behind the first ever World Camp Philippines bloggers conference, also couldn’t contain his excitement upon knowing that Abreeza shall house two business processing outsourcing buildings aside from a 61,000 square-meter mall.
“I am definitely excited with Abreeza and how it would help the IT industry in the south. My concern is about ALI and Anflocor’s contribution to the IT industry. Of course, they would be bringing in foreign locators, but we hope they could also put up something like an incubation facility or an ‘idea farm’,” Robillo said.
Robillo said an incubation facility is such that an investor extends assistance to start-ups to help them graduate into a viable business if not part owners.
But the excitement does not end with the blogs on the net as residents here have also gone agog at how Abreeza would transform the space fronting the Redemptorist Church here into a modern and environment-friendly town center.
People here are also excited knowing that another leading retail giant, the Gokongwei’s Robinsons, shall be the anchor store in the Abreeza mall, where the Robinsons department store, grocery and Handyman hardware will also be located.
ALI reportedly shall take upon itself the effort to expand the existing road network and the proposed entry points leading to Abreeza in assuring that traffic would not be a problem when the place finally opens in 2010.
“It is a very good investment. Davao City needs investments such as Abreeza,” said Vicente Lao, chairman of the Mindanao Business Council.
Lao said Abreeza would speak well of Davao City as an investment center especially after it was cited anew this year as the country’s most competitive major city based on a survey conducted by the Asian Institute of Management.
Mayor Rodrigo Duterte, who has served as Davao City’s mayor for over 20 years, was likewise among those who welcomed the establishment of Abreeza.
Duterte pointed out that such development would bring in more income to the city as it would also generate more jobs for Dabawenyos.
Abreeza is expectedto to generate more than 11,000 jobs, aside from those who will be involved in the construction of the structures in the commercial area.
Senator Manuel ‘Mar’ Roxas, who was here in Davao City yesterday, also joined those who were looking forward to the opening of Abreeza.
“I know the Zobels, (Jaime) and (Fernando). I know them and how they run their business. I know they do not put their money in anything they are not sure of,” said Roxas, adding that the Zobels must be that impressed with the local government of Davao City for them to pour in P5 billion of their resources into this southern metropolis.
To show the significance of the P5-billion Abreeza project, ALI officers came in full force for the groundbreaking ceremonies, led by its chairman Fernando Augusto Zobel de Ayala, president Jaime Ayala, Ayala Corp. chairman and CEO Jaime Augusto Zobel de Ayala II, ALI senior vice president Ma. Victoria Añonuevo.
ALI owns 67 percent of the project while the remaining 33 percent is that of Anflocor, headed by Don Antonio Floirendo Sr., the patriarch of the Floirendo family.
Anflocor senior vice president Ricardo Floirendo agreed with Roxas’ observation.
“It is true, very, very true. Everybody knows how the Zobels do business,” said Floirendo.
Floirendo, whose family owns the 10-hectare land, said Abreeza was not a spur-of-the-moment decision that just sprang out of the desire to live up with the current trends and fads.
“Abreeza has long been thought of. In fact, it was as way back as 10 years ago when our families started talking about the project. But certain past events had put it on hold. It was only last year that it has been finally decided that it was time that we push through with the joint venture. And now is the right time,” Floirendo said.
Floirendo explained that the Zobels have carefully studied every aspect of the joint venture project, including what the mall would have to offer.
“Through those years, ALI management has been going around, scouting what is it really that represents Davao City. Abreeza would also be a showcase of Davao’s best even in terms of dining places and its shops,” Floirendo said.
He stressed that along the way ALI really wants to help promote the local homegrown establishments by helping them develop into world-class shops and eateries.
“ALI has checked even the durian candy makers in the city and everybody else even those who used to sell plants and clay pots in front of our Bajada property before,” Floirendo said.
Floirendo said the first component of the Abreeza mall is expected to be completed by fourth quarter of 2010 while the second phase by third quarter of 2011.
The construction of the first BPO building is expected to be completed by the fourth quarter of 2009 and the second building by the fourth quarter of 2011.

Yes...kuya lemonsito, this would be the first time (if totoo nga ang report) and no, thats not the reason why gamay ang Robinsons Cybergate. ;) However, Im still doubting the report though. The philstar report has some excerpts from the blogs of Ria and Oliver. I am yet to read a report coming from Ayala Malls mismo stating that Robinsons will be the anchor store.
