i was assigned for two years in surigao city. nakaadto nakos cantilan, madrid, lanuza paingon tandag down to barobo. nakaadto pod kos san francisco agusan sur. naa pod mi business sa malaybalay and valencia in bukidnon. samot na gyud sa zambo peninsula. siguro more that 100 times nako nakaanha sa pagadian og iligan. kaadto na gani kos bayog sa lugar ni zoroethgenre_003. ang bayog moagi ka ana sa buug. pwede pod ka muagi sa diplo, kumalarang or imelda.

you mean the rumored buiding in bajada? it's in the rumor section sa SSC so that means no details yet. si xzibit lang nag sulti kay nakaistorya nya ang mga executives sa supposed to be developer. there are many rumors diri pero ginaklaro namo naa sa among rumor section. so walay construction gina expect.

mao nay pangutana nga ok ok ray makatubag hehe. pero mindanao railway system is heavy rail while the planned davao MRT or LRT is light railway, so ambot unsaon pag connect, siguro sa stations lang not the rail. let us see in 2020, kung buhi pa ang SSC matubag na taka, ngutana lang balik diri oct. 30, 2020 :lol:

yes! if you will read @ZukiChiro's post, previous page ago...it will be connected sa Mindanao Railway, which will connect or will be having services from davao to butuan, iligan, cdeo, zamboanga...etc...the article says what year this might start operating...:)

Yup, Starbucks is busy looking for spaces here. When it opens in locality, it needs to open at least two outlets simultaneously to justify the creation of a local commissary. Starbucks is also looking for other spaces here in Davao. Good to hear that SM City will provide at least one. :)

MANILA, Philippines - Davao City, one of the world's largest cities in terms of land area, wants its own metropolitan rail system by 2015 to address the area's growing number of commuters as its economy expands.

Upon the request of Davao City Mayor Rodrigo R Duterte, Department of Transportation and Communication (DOTC) Secretary Leandro R Mendoza has endorsed the project to the Japanese government for assistance on the rail's feasibility study.

An initial study for the Davao Metro Rail Transit was already conducted by Petra Konsult & Associates, Inc. but Mendoza said a feasibility study should be done "to ascertain the project's viability." He asked for the new study to be fully financed by Japan's Special Assistance for Project Formation.

Under Petra Konsult's study submitted to the DOTC, Davao MRT will require an $844.50-million investment before it becomes operational by 2015.

The rail system with 26 stations from the towns of Toril to Lasang.

On its website, 2,443.61-square kilometer Davao City prides itself as the "de facto capital of Mindanao" due to its strategic location which has access to the islands 20 million population. The city itself has a population of 1.4 million.

It also serves as the southern Philippines' gateway to Indonesia, Brunei, Malaysia and Australia.

"To cope with the increased population growth, vibrant economic activity, and other urban development pressures... appropriate mass transit system has to be put in place in the future," said excerpts of Mendoza's letter to Japan Ambassador Makoto Katsura.

DOTC Undersecretary Guiling A Mamondiong said the Davao City MRT will eventually be part of the department's 2,000-kilometer six-phase railway project which would link the cities of Cagayan de Oro, Iligan, Zamboanga, Surigao and General Santos, and Agusan province.

Plans for a rail system in Mindanao were first brought up with former President Fidel V Ramos visited Davao City in 1992. DAVAO CITY — This city’s residential property sector can barely keep up with the growing demand for condominiums for sale and for rent despite the global economic slow-down.

One of the companies benefiting from the property boom is Filinvest Land, Inc. Divina C. Sagalang, senior sales director of Filinvest, said condominium units continue to "sell like hotcakes."

"I think the market is captivated by the newness of condominiums," she said. Filinvest’s One Oasis Davao condominium has been nearly sold out.

The plan, she said, is to build six five-storey buildings in one compound. The two buildings are almost finished while the four are scheduled to be constructed next year.

"The 120 rooms for our first building were already sold out. For our second building, there are only about nine rooms remaining," she said in an interview.

A unit in the third and fourth buildings will cost P60,250 to P61,250 per square meter.

Ms. Sagalang said most of the buyers are Filipino workers working abroad, outsiders, and middle-income Davao residents.

Councilor Peter T. Laviña, chairman of the commerce and trade committee, cited residents’ changing lifestyle. He noted that from the sprawling backyard offered by subdivisions in the city’s suburbs, the trend now is looking for spaces near work, schools and malls.

"Real estate investors are bullish on the Davao market and in the past two years, we have been experiencing the growing trend of mid-rise and low-rise condominiums," he said. Davao City, he added, has reached "the critical number of consumers of 1.4 million, some of whom are looking for a second house."

Among the potential buyers are the nearly 10,000 expatriates from 90 foreign countries, as well as high-income families from neigh-boring regions.

To date, there are 19 condominiums being built in the city and more projects are in the pipeline. This year alone, the Linmarr Towers, Eco4000 and Magallanes Residences of the Consunji Group, and One Oasis Davao started construction.

Most major developers like Ayala Land, Filinvest, Crown Asia and the Consunji Group are now active in Davao City. Last year, the City Engineer’s Office approved 18,557 building permits, three times higher than a year earlier. As of October applications have reached 19,531, generating P16.725 million in income for the city.

But Rose Marie B. Taasan, regional coordinator of the Housing Urban Development Council, said condominiums do not address the city’s housing backlog, now estimated at 40,000. "Not everybody can afford a condominium unit especially the poor. Fortunately, we have other programs for that, like our community mortgage program," she said.

THE local government of Davao City has asked the transportation department to endorse its request to the Japanese government to conduct a feasibility study for a planned mass railway transit in the city.

The city mayor, Rodrigo Duterte, has informed Transportation Assistant Secretary Elmer Soneja that the study may be financed by Japan’s Special Assistance for Project Formation. The mayor hopes the DOTC will endorse its request.

“This is to strongly endorse the request of Mayor Rodrigo Duterte seeking assistance to facilitate the conduct of a feasibility study at no cost to the Philippine government to determine the possibility of developing a railway mass-transportation system for Davao City. We were informed that the feasibility study will be undertaken through the Japanese government’s Special Assistance Project Formation,” Soneja wrote Transportation Secretary Leandro Mendoza.

There was already an initial study conducted by Petra Konsult & Associates Inc. The project, according to the study, will entail a cash requirement of $844.50 million.

The railway system could have 26 stations and could be completed by 2015.

Davao City, with a total land area of about 224,000 hectares, is one of the premier cities of the country and is considered the largest city in the world in terms of land area.

The mayor cited the need for Davao City to have a mass-transit system to cope with the increased population growth, vibrant economic activity, and other urban development pressures.

But before any project can be implemented, the requisite feasibility study is needed to ascertain the project’s viability.

“It is in this light that the department is requesting the government of Japan’s assistance to make this dream of efficient mass-transport system in Davao City a reality,” Soneja added in his letter to the DOTC chief.

a building will be constructed sa parking area ng sm davao. it will cover around 6000 sqm GLA. so the building GFA will be bigger. this will house a BPO center, highend stores, car accessories shope. nakita ko sa isang memo kanina. ang nakita ko na locators doon any Starbucks 200 sqm, Sony xplode 100 sqm, among others....hehehehehehe.....:banana:....

a parking building will also be cosntructed near the area. the building will be around 4000 sqms. gaano kaya kadami ang parking slots nyan noh?:banana:

PAL adds more Davao-Manila flights

THE country's premier airline, Philippine Airlines, has rolled out two additional flights that will serve the Davao-Manila route in time for the peak season.

PAL vice president for Mindanao, lawyer Domingo Duerme, said there is an increased demand for seats due to the number of passengers that are heading home during this weekend.

"This will continue until the end of the year, during the Christmas season, this is just the start," Duerme said in an interview at the PAL office in Davao City.

Flight number PR 819 which leaves the Ninoy Aquino International Airport Centennial Terminal 2 at 6:30 a.m. arrives at the Davao International Airport at 8:30 a.m., it then leaves Davao City en route to Manila at 9:20 a.m. and arrives there at around 11:15 a.m.

The second additional flight is PR 815 which leaves Manila at around 6:15 p.m. and arrives in Davao City at an estimated time of 8:15 p.m. The same flight leaves Davao City at 8:55 p.m., arriving in Metro Manila at an estimated time of 10:45 p.m.

This is in addition to the five daily flights of Philippine Airlines to and from Davao City.

"November and December are our peak season. We do not want to give our passengers any problem with the number of seats available," Duerme said. "We have enough number of seats."

Of the seven flights, four are wide-bodied aircraft, while three are A320 and A319 aircraft.

Also, PAL announced this week that it will be slashing at least P300 to P400 off its fuel surcharges on a roundtrip flight due to the sharp decrease in the prices of fuel in the international trading markets.

SP: No demolition for Queensland

The question of deciding on the illegal reclamation of a foreshore area in Matina Aplaya by Queensland Hotel is a matter that belongs to the Philippine Reclamation Authority (PRA) and not the Davao City government.

The demolition of structures built by Queensland owner Teodorico Adarna in the reclaimed area as ordered by the local government may no longer push through with PRA having allowed Adarna to apply for authority to use the area.

These realities are developing as a Davao City Council committee is wrapping up deliberation on the controversial reclamation by Queensland, which had been earlier recommended by the legislative body and the city legal office for demolition.

But councilor Victorio Advincula, chair of the committee on government-owned real property, said the council probe on the illegal reclamation has become moot and academic with the PRA having taken over Queensland’s encroachment into parts of the 24-hectare foreshore property granted as Recreation Area in the 1956 Presidential Proclamation to the Davao City government.

Advincula said he would submit his recommendation to the city council in two weeks but it may not make a comment on the baywalk, the controversial 30-foot structure of the naked King David and other structures that Adarna built on about two hectares of the government property.

The councilor said Presidential Executive Order No. 543 and Administrative Order No. 2007-02 has vested PRA with the right to supervise all reclamations, effectively denying the local government any authority to probe the Queensland intrusion.

The orders also could be a saving grace for Adarna who could skirt local government sanctions after having built the structures—said to cost about P16 million—without a permit from City Hall.

Andrea Domingo, PRA general manager, said earlier Adarna had already paid reclamation permit and is complying with requirements to legalize the structures.

Mayor Rodrigo Duterte himself had clashed with the positions of the city council and the legal office and has suggested that Queensland be allowed to stay after complying with requirements to use the government property.

But even as the reclamation issue may no longer be in the hands of the local government, Advincula said his committee would still look into the status of the 17 hectares of the 24-hectare reservation which has been eaten up by water.

An investigation report by the city planning and development coordinator showed that only seven hectares of the property is dry land, part of it encroached into by Adarna.



Tourist attraction



Adarna earlier withdrew his proposal to donate to the city government the reclaimed area and the structures after the PRA insisted on its authority over reclamation works in foreshore areas as mandated by presidential orders.

The Queensland bay walk is free to the public and has become a tourist attraction and favorite for promenaders, despite the public ruckus over the naked King David assailed as obscene by some city councillors, and the illegal constructions of Adarna.

DAVAO CITY, Philippines — The city's residential property sector can barely keep up with the growing demand for condominiums for sale and for rent despite the global economic slow-down.

One of the companies benefiting from the property boom is Filinvest Land, Inc. Divina C. Sagalang, senior sales director of Filinvest, said condominium units continue to "sell like hotcakes."

"I think the market is captivated by the newness of condominiums," she said. Filinvest’s One Oasis Davao condominium has been nearly sold out.

The plan, she said, is to build six five-storey buildings in one compound. The two buildings are almost finished while the four are scheduled to be constructed next year.

"The 120 rooms for our first building were already sold out. For our second building, there are only about nine rooms remaining," she said in an interview.

A unit in the third and fourth buildings will cost P60,250 to P61,250 per square meter.

Ms. Sagalang said most of the buyers are Filipino workers working abroad, outsiders, and middle-income Davao residents.

Councilor Peter T. Laviña, chairman of the commerce and trade committee, cited residents’ changing lifestyle. He noted that from the sprawling backyard offered by subdivisions in the city’s suburbs, the trend now is looking for spaces near work, schools and malls.

"Real estate investors are bullish on the Davao market and in the past two years, we have been experiencing the growing trend of mid-rise and low-rise condominiums," he said. Davao City, he added, has reached "the critical number of consumers of 1.4 million, some of whom are looking for a second house."

Among the potential buyers are the nearly 10,000 expatriates from 90 foreign countries, as well as high-income families from neigh-boring regions.

To date, there are 19 condominiums being built in the city and more projects are in the pipeline. This year alone, the Linmarr Towers, Eco4000 and Magallanes Residences of the Consunji Group, and One Oasis Davao started construction.

Most major developers like Ayala Land, Filinvest, Crown Asia and the Consunji Group are now active in Davao City. Last year, the City Engineer’s Office approved 18,557 building permits, three times higher than a year earlier. As of October applications have reached 19,531, generating P16.725 million in income for the city.

But Rose Marie B. Taasan, regional coordinator of the Housing Urban Development Council, said condominiums do not address the city’s housing backlog, now estimated at 40,000. "Not everybody can afford a condominium unit especially the poor. Fortunately, we have other programs for that, like our community mortgage program," she said

Evans, an Australian national and current Program Coordinator of the PVSP team said that they have chosen the archipelagic Philippines as the first destination in the APEC to be able to draw out from the members and integrated needs assessment and analysis on maritime security.

Mr. Evans was accompanied by representatives Mr. Takeshi Suzuki of Japan, Mr. Changyong Lee of Korea, Ms. Karly Pidgeon, an official observer and Australian government Counsellor for Transport of the Department of Infrastructure, Transport, Regional Development and Local Government. Also present were Atty. Eliezer Gojas, the Legal Counsel of the Philippine Department of Transportation and Communication-Office of Transport Security (DOTC-OTS) and the Cebu Port Authority Security Manager Mr. Oscar Lopez.

The PVSP is hinged on two main objectives: 1) To identify the needs of participating economies in terms of security interface and; 2) To promote a level of consistency in the International Ship and Port Facility Security (ISPS) Code implementation. Filinvest senior sales director Divina C. Sangalang, developer of One Oasis condominium located in Ecoland, said they already sold out all the 120 rooms for the first building while only about nine rooms remained unoccupied in the second building. She said they intend to sell units from the third and fourth buildings in the condominium complex. For the third building, the two bedrooms basic with a total area of 38.375 square meters cost P2.4 million while the one bedroom with balcony with a total area of 37.170 square meters cost P2.3 million. The studio type with a total area of 22 square meters is priced at P1.3 million and the two bedroom with balcony cost with a total area of 45.96 square meters is P3.2 million. Most of their buyers, she said, are from outside the city and quite a number of them are expatriates. A neighboring condominium unit of One, is Eco4000 of the DMC-Urban Property Developers, Inc. also inaugurated last May. The condominium consists of seven five-storey buildings, three of which are still being constructed. The developer also constructed another condominium, the Magallanes Residences, with three seven-storey residential buildings along Bolton Extension. Another condominium, LinMarr Towers is being constructed in Obrero starting last August. Davao City (31 October) -- Top officials of the Philippine Ports Authority Port District Office-Southern Mindanao and the Port Management Office-Davao here met with the Asia-Pacific Economic Cooperation (APEC) Port Security Visit Program (PVSP) team on October 21 to forge stronger alliances on transnational security.

Evans, an Australian national and current Program Coordinator of the PVSP team said that they have chosen the archipelagic Philippines as the first destination in the APEC to be able to draw out from the members and integrated needs assessment and analysis on maritime security.

Mr. Evans was accompanied by representatives Mr. Takeshi Suzuki of Japan, Mr. Changyong Lee of Korea, Ms. Karly Pidgeon, an official observer and Australian government Counsellor for Transport of the Department of Infrastructure, Transport, Regional Development and Local Government. Also present were Atty. Eliezer Gojas, the Legal Counsel of the Philippine Department of Transportation and Communication-Office of Transport Security (DOTC-OTS) and the Cebu Port Authority Security Manager Mr. Oscar Lopez.

The PVSP is hinged on two main objectives: 1) To identify the needs of participating economies in terms of security interface and; 2) To promote a level of consistency in the International Ship and Port Facility Security (ISPS) Code implementation. Likewise, it is an avenue for partnership and for assistance on capacity-building on security. Evans assured that the preliminary report from the audit that the PVSP team is conducting during its visit will remain strictly confidential among members of the APEC and which will later be discussed with the Maritime Security Experts Subgroup (MEG-SEC).

"We are glad to welcome you to the Southern Mindanao Port District and hopefully, you can learn much about how we manage our ports, particularly the security plan and needs of the Davao Port," PPA Port District Manager Abdussabor Sawadjaan said during the courtesy call of the team to his office.

In the formal port briefing, Atty. Christian Santillan, PPA Port Manager of the Port Management Office (PMO)-Davao presented highlights of the Sasa Wharf, the government baseport of Davao Region-XI, citing its significance being the third in the country in terms of container traffic and containerized cargo performance and being second to Ecuador in exportation of fresh bananas including its strategic routes to foreign destinations.

yes Davao is multicultural, thats why people from other regions should not be surprised why Davaoenos speak tagalog, english fluently, not only bisaya. you are really going to meet people na tagalog ang 1st language, pero nakakaintindi ng bisaya...kaya wag nang gawing issue against Davao ang language preferences dito. :)

Karon, unsa man ang ratio ng number of registered business against sa population sa kada siyudad? Kinsa man ang may taas na percentage? Kung may calcu ka gamiton mo na pero bisag matamatahon mo lang klaro pa sa sabaw sa butong hehe. Ingon ana pod sa ubang angulo. Pero sa comparison mo medyo alanganin ako sa dili bias ha, ngano layo ra man sa relativity ang gigamit mong example. Syempre kung one on one magbugno ang China ug Pilipinas tagilid gyod, pero kung China against Japan, you can think twice. What if Taiwan against Philippines? May ikabuga ba ang Pilipinas sa gamayng Taiwan?

i remember, when a lot of municipalities became a city, the IRA of davao was reduced because the national govenrment is confident that davao can provide its needs...meaning davao is very rich that the city could give some of its wealth to other places and that davao is like a self supporting city.:)

PAL adds more Davao-Manila flights

THE country's premier airline, Philippine Airlines, has rolled out two additional flights that will serve the Davao-Manila route in time for the peak season.

PAL vice president for Mindanao, lawyer Domingo Duerme, said there is an increased demand for seats due to the number of passengers that are heading home during this weekend.

"This will continue until the end of the year, during the Christmas season, this is just the start," Duerme said in an interview at the PAL office in Davao City.

Flight number PR 819 which leaves the Ninoy Aquino International Airport Centennial Terminal 2 at 6:30 a.m. arrives at the Davao International Airport at 8:30 a.m., it then leaves Davao City en route to Manila at 9:20 a.m. and arrives there at around 11:15 a.m.

The second additional flight is PR 815 which leaves Manila at around 6:15 p.m. and arrives in Davao City at an estimated time of 8:15 p.m. The same flight leaves Davao City at 8:55 p.m., arriving in Metro Manila at an estimated time of 10:45 p.m.

This is in addition to the five daily flights of Philippine Airlines to and from Davao City.

"November and December are our peak season. We do not want to give our passengers any problem with the number of seats available," Duerme said. "We have enough number of seats."

Of the seven flights, four are wide-bodied aircraft, while three are A320 and A319 aircraft.

Also, PAL announced this week that it will be slashing at least P300 to P400 off its fuel surcharges on a roundtrip flight due to the sharp decrease in the prices of fuel in the international trading markets.

The official website of Philippine Airlines has already been updated to reflect this. Hehehe.

Except for Cebu, Davao has the most PAL flights to and from Manila. Tama ba? :dunno:

Yup on Philippine Airlines (PR), CEB has the most flights to MNL then followed by DVO.

In addition to this news, Air Philiipines will resume its' DVO-MNL-DVO flights 7 times weekly and its' DVO-CEB-DVO will be twice daily effective 07NOV08.

Income generated by local government units (LGUs) in 2007 increased by 7.56 percent and reached P234.82 billion, financial statements from the Commission on Audit (CoA) published in major dailies today showed.

The 2007 gross income of LGUs was P16.51 billion higher than 2006’s P218.30 billion.

Net income of LGUs, however, reached P40.02 billion. The figure is P751.33 million or 1.84 percent lower than last year’s net income of P40.77 billion.

The Local Government Code or Republic Act 7160 has given local government units the power to generate their own source of revenue by levying taxes, fees or charges.

Top earners

Provinces with highest income for 2007 are as follows: Bulacan (P1.807 billion), Negros Occidental ((P1.674 billion), Cebu (P1.657 billion), Cavite (P 1.542 billion), Laguna (P1.487 billion), Pangasinan (P1.482 billion), Batangas (P1.386 billion), Quezon (P 1.36 billion), Rizal (P1.361 billion) and Bukidnon (P1.295 billion).

Cities in the National Capital Region, meanwhile, dominated the list of cities with highest income for 2007. The top 10 cities with the highest income for 2007 include Quezon City (P8.43 billion), Makati (P8.296 billion), Manila (P8.240 billion), Pasig (3.952 billion), Davao (P3.153 billion), Caloocan (P 2.509 billion), Cebu (P2.44 billion), Paranaque (P2.153 billion), Pasay (P2.02 billion), Mandaluyong (P1.79 billion)

Municipalites of provinces belonging to Region 4-A or CALABARZON (Cavite Batangas Laguna Rizal and Quezon) dominated the list of towns with highest gross income. The top 10 municipalities with highest income are Binan, Laguna (P677 million); Cabuyao, Laguna (P593 million); Dasmarinas, Cavite (P535 million); Cainta, Rizal (P490 million); Bacoor, Cavite (P456 million); Gen. Trias, Cavite (P415 million); Rosario, Cavite (P408 million); Imus, Cavite (P370 million); Rodriguez, Rizal (P 310 million) and San Pedro, Laguna (P302 million).

Still IRA-dependent

Despite the increase in income, LGUs are still dependent on their share of the national taxes or the Internal Revenue Allotment (IRA). The financial statement of COA showed that 62.43 percent or P 145.69 billion of the LGUs total income represents their share in the IRA.

The IRA is the lifeblood of most LGUs and is used to finance the delivery of basic services. Poor LGUs, especially those who have low income generation capacities, have 80-90 percent IRA dependence.

Big spenders

LGUs also spent more in 2007 than in 2006, the COA financial statement said. “Total expenses incurred by LGUs in fiscal year 2007 totaled P194.79 billion, posting an increase of P17.26 billion or 9.73 percent from P177.53 billion in 2006.”

Negros Occidental, Bulacan, Cebu, Cavite and Quezon were the five the highest spenders among the provinces while Manila, Quezon City, Makati, Davao and Pasig landed on the top five spots of big spenders among the cities.

The municipalities of Cabuyao, Cainta, Binan, Gen. Trias and Bacoor, meanwhile, incurred the highest expenditures among the municipalities.

One thing I noticed is that Davao is a "long" city. is only spreads from north to south.... Kung meron na highrises, they would appear as a long span of tall buildings as seen from Samal!:okay:
