agree, me too. nakaka sawa basahin. ganito na lang siguro basahin nyo na lang kung sino talaga ang 3rd most important city in the phil kasi alam naman natin na manila and cebu already had their mark, pili kayo.

Hmmm...I don't think that every Region's top export will be industrial products because in general Philippines' top export until now has been still agricultural products. :)

lol i dunno where you got the data b ut now light industries are the top exporters of the Philippines , remember we are importing rice and sugar now? :D

Peeps relax lang kayo. The truth for me is that malayo na talaga ang naaabot ng Davao City. We should all be happy for the progress ng Davao, it just shows that Mindanao has also many things to offer & that has been known widely (Internationally) kaya nga marami ng mga Foreign Investments na pumapasok sa Mindanao esp. Davao. The phenomenal growth of Davao has somehow indirectly (IMO) helped the key cities in Mindanao like CdeO to attract investments. Kaya all of us (Mindanaoans) must celebrate. Nakakatuwa kasi hindi lang Davao ngayon ang umuunlad.:banana:

if zamboanga city recovers its security image and become one of the most attractive to inverstors, imo it could easily turn around its economic leadership of her glory days. i would say it could easily become metropolis than some city in mindanao.

Yeah you're right! But I can say Zamboanga City will be ahead than Davao City if di pa magulo ngayon diyan kahit sa tourism pa.

Nagkamali lang ako kanina kasi palagi naman e-boxing ang dalawa: CdeO versus Davao.

Eh wala namang dahilan na para mag-away ang dalawa.

Okey. what's CdeO ba? Investment/tourist Promoters man gyud kahit local, national, and even international ilalagay ang surrounding towns sa NorthMin (Laguindingan, Manolo Fortich sa Bukidnon, Tagoloan, Villanueva) na nakadikit sa CdeO ay tawag nila CdeO pa rin.

Kahit ang mga German managers, alam nila na ang STEAG nila ay nasa CdeO ang nakalagay, or let's say in CdeO's Industrial Area (Villanueva).

Well yan ang promotion nila because thus NorthMin towns nearby CdeO have been designed to be part of metropolitan CdeO years from now.

Anyway, kahit tawagin pa natin nasa towns pa sila as if malapit lang sa CdeO, makabenefit pa rin ang CdeO sa mga planta na yun kasi ang nagtratrabaho naman dun ay magshop naman sa malls ng CdeO.

Besides nakapagbigay energy rin needed for upcoming investments ang STEAG sa CdeO. :)
didyou mean you have firsthand knowledge of these german mangers. did you see postal address of the in official correspondence and documents. if you relied information from national news datelined in cdo, i would not be surprised

BUILDING renovation and construction done by private businesses and homeowners posted a higher growth at 9.3 percent in the second quarter of the year, according to the latest Private Building Construction Statistics released by the National Statistics Office (NSO).

The NSO data showed that the number of approved building permits nationwide increased to 25,145 during the second quarter of 2008 from 23,003 applications.

With that, data showed that the total construction value in the second quarter of 2008 was estimated at P38.3 billion. This is an increase of 29.1 percent from P29.7 billion recorded during the same period of 2007.

im speaking for myself, i have no issues with zamboanga city. theyve been there and i wouldnt mind them at the forefront. it was their spot years ago, (correct me peeps).

You know what ewan ko ba bakit may bangayan dito sa SCC eh sa reality wala namang awayan sa dalawa or among cities here in Mindanao.

May relatives and friends ako sa Davao. Tapos pumunta ako duon paminsan minsan para bisitahin sila at I enjoy the ambiance of the city. Maganda talaga! Wide streets and very clean. Luag suroyan. Napahanga pa ako sa disiplina ng mga tao dun. TSADA jud in my expression!

Sila rin sa Davao, pumunta rin sila dito sa CdeO. Nag-enjoy rin sila. ^^

You know what ewan ko ba bakit may bangayan dito sa SCC eh sa reality wala namang awayan sa dalawa or among cities here in Mindanao.

May relatives and friends ako sa Davao. Tapos pumunta ako duon paminsan minsan para bisitahin sila at I enjoy the ambiance of the city. Maganda talaga! Napahanga pa ako sa disiplina ng mga tao dun. TSADA jud!

Sila rin sa Davao, pumunta rin sila dito sa CdeO. Nag-enjoy rin sila. ^^

i am not asking you to recognize davao city as the 3rd most important city in the phil or kung sino ang pataas ng pataas. i am asking you to choose at least one city. at kung pangaaway ang pag analyze mo sa tanong ko ay ewan ko na talaga.

hindi ako mahilig sa mga ganitong issue, kung makikita mo sa mga posts ko dito sa SSC usually mga pictures lang and updates sa davao city ang forte ko. pero kung may mga ganitong diretsahan na opinyon sana naman po hwag kayong magtago sa saya ng lola nyo at sabihin kung saan kayo nakapwesto. unless kung nakakahiya nga talagang pumili.

at hwag nyong gawing perya itong SSC na after away eh bati na naman kuno. hwag na nga tayong mag plastikan, away na kung away, i'll PM the MODS to legalize city vs city as least in mindanao threads para naman matulongan natin ang gov't vs MILF truce.

Robotics and youth may be agri’s hope
In this age when high-tech innovations seamlessly move from the sphere of thought to production then to the hands of the mass market before retiring to complete irrelevance, few technologies can still fire up the imagination the way robotics does.

And while this field of science may seem light-years away, especially in the Philippine context, some individuals intend to use that very real and free currency—imagination—to turn things around. The solution: target the youth.

“Kids are full of creativity, full of energy,” said Melvin Matulac, vice president of Genetic Computer Institute.

Matulac added that robotics provides a certain degree of training in terms of critical judgment. “When something goes wrong —and 90 percent of the time this happens—you need to figure out what went wrong.”

He said it was important to expose younger students to science-related courses like robotics because it may help “gear” them toward science-related courses in college. This may well be the country’s answer to its shortage of scientists.

The Genetic Computer Institute, part of the Singapore-based Genetic Education Group, focuses on information technology-related training programs in the Philippines. Apart from having campuses in Pampanga and [I]Davao, where students can enroll, Genetic partners with schools in Metro Manila to handle their computer curriculum.

Currently Genetic has partnered with 20 schools such as Grace Christian College and St. Paul school.

Matulac said, however, his primary goal is to target more high schools in the provinces as he believes this can have a positive impact on the country’s agriculture sector.

“The provinces can have more potential in terms of getting robotics into farming, agriculture for their daily lives,” he told the BusinessMirror.

He said countries like Japan use robotics in their farming industry to increase output. In the Philippines, Matulac said there are existing “modules” that can be used for simulated applications in farming.

He added that farming is the kind of industry where people need to upgrade technological inputs to boost food production, in terms of volume and quality.

He enumerated some effective implementations. “I’ve been helping two schools in Isabela. One Isabela milling station was converted in order to have one robot arm merely transfer sacks of rice from the milling to the pallet upon which the pallet gets transferred to the truck,” which he said boosted output as time was saved.

He added that even “basic” systems, such as controlled sprinklers and incubators, can start with as low as P10,000 funding.

He said farmers are receptive to these technologies but only at the start.

“The challenge is sustaining interest,” he said.

Matulac said this is why it is essential that they target the provincial youth. Besides the fact that most of these students come from a farming background in the sense that they “come home to a farm,” their minds are more open to the potential of new technologies.

“That is why I want to start them young. Later on they have this idea, they’ll stick to it and when they graduate, they will want to make it happen,” he said.

Robotics need not always be serious in nature. As part of their drive to get the youth engaged in robotics, Genetic partnered with the Pinoy Robot Games Foundation, a group promoting robotics to the youth, two years ago.

Last week the two groups launched the 2008 National Robotics Competition, pitting different partner-schools against each other.

Matulac, a cofounder of the foundation, said this is something they intend to hold every year to promote robotics. The event was divided into two competitions. First, an obstacle race where robots use their sensors to identify and avoid obstacles sprinkled over an area. The winner is the fastest robot to reach the “final point.”

The other contest is dubbed “Sumobot.” Much like the historic Japanese sport, two robots will attempt to push each other out of the “sumo ring,” an elevated platform the size of a small table. Again, using sensors, the robots will have to detect the other robots and attempt to ram it over the edge.

The robots are manufactured by Inex, which manufactures cost-effective robot kits roughly costing P9,000 a unit. Participant schools interested in joining the competition purchase these kits for the students to build according to specifications or students may fashion their own designs. The students also write the program for the robots, with assistance from Genetic.

After a grueling day of hard-fought battles and several robotic comebacks, the following teams prevailed:

For the Obstacle race, the team of Jose Fernando Garcia, Roneyson Tan and Bryan Fragata from Philippine Yuh Chiau School bagged the first prize. Second placer was the team of Neo John Tuquero, Mill Joseph Serapse and Allyssa Bernasol from Nuestra Señora de Aranzazu Parochial School, while third placer was the team of Aldrin Avergas, Jason Tagasa and Gene Co from Children of Mary Immaculate College.

For the Sumobot competition, first placers were Alvin Ko, Dickson Lua and Joan Co from Grace Christian College. Second placers were Eugene Ong, Joshua Lu and Terrell Tan from Grace Christian College. Meanwhile, third placers were Jenesson Corpuz, John Balaan and Raisa Granali from Team Mission Christian School.

The winners received trophies and certificates.

Grand-prize winners for the obstacle race will be the official Philippine delegate to the 10th International Robot Olympiad 2008 to be held in Malaysia next month.

Bringing to fruition a country’s hopes and dreams may be a tall order for these students, but that’s exactly what robotics represents: an idea of hope, ambition and ultimately human engineering victory against concepts thought to be impossible. The contestants will do just fine.

Saudi investment team looking at DA projects in Davao region

DAVAO CITY, Philippines - Saudia Arabia and has sent a seven-member technical team to the Davao region to look into possible investment areas in the agriculture sector.

Based on a report from the regional office of the Department of Agriculture, the team arrived Thursday and has started discussing with Agriculture officials and private sector representatives.

Ahmed M. AlSadhan of the Saudi Ministry of Commerce and Industry said the group was interested on investing in growing corn, rice and wheat. Another agricultural sub-sector that the group wants to explore is fishery and livestock, Mr. AlSadhan said.

"We realized the potential of your land and we will take this opportunity to make a strategic frame for agricultural investment in your area," he added.

Also representing the Saudi government were Mutlaq S. AlMutlaq of the Ministry of Finance and Taha A. AlShareef of the Ministry of Commerce and Industry. Those from the private sector were Fahad H Aldarsoni, research and development manager of the National Agricultural Development Corp.; Mohammad Rasheed AlBalawi, agriculture general manager of Halil Agricultural Development Co.; and Khalid Rabah AlHarbi of the Foras International Investment Co.

Agriculture regional director Roger C. Chio welcomed the team, saying investments would allow the Davao region to develop its agricultural sector further considering the financial resources of the Saudis.

"We have fertile lands as well as the most favorable climate in the country, being typhoon-free, and we have the highly competent and industrious people who are willing to work," he told the investors.

The team went to Mati in Davao Oriental, where Governor Corazon N. Malanyaon briefed the team on the potentials of the province, considered the biggest producer of coconuts in the country.

"You have the money, we have the natural resources, we might as well work together to utilize these barely used, if not unused, resources. For sure this will help our economy here in the province grow," Ms. Malanyaon said.

Early this year, Ms. Malanyaon said the provincial government would look for big investors for its agricultural sector, particularly in developing rice and corn farms.

About two years ago, the Davao region sent a trade mission to Saudi to lure investors, resulting in the current visit of the Saudi public-private sector team.

Late last year, one of Saudi Arabia’s biggest agricultural trading firms, Abbar and Zainy, started trading directly with local banana producers through its subsidiary, Abbar and Zainy Tropical Exports, after an agreement with its trading partner, Unifrutti Philippines, soured.

MANILA, Philippines - The government is seeking as much as $1 billion in foreign aid to fund the construction of one part of the planned Mindanao railway system, which is expected to drive economic development in the conflict-torn region.

Construction of the project is expected to start by the fourth quarter of next year, and will most likely drag on until after the term of President Gloria Macapagal Arroyo, who has made the project one of her administration’s top priorities.

"What’s important is we get it started and that finally, Mindanao will have a railway system," Transport Undersecretary Guiling A. Mamondiong said in an interview last week.

Mrs. Arroyo in late June formed the Mindanao Railways Project Policy and Coordinating Committee composed of Transportation Secretary Leandro R. Mendoza, Public Works Secretary Hermogenes E. Ebdane, Jr. and Budget Secretary Rolando G. Andaya, Jr. as members, with House Speaker Prospero C. Nograles as the group’s adviser.

The committee will advise the Office of the President on prioritization and schedule of implementation of the various railway lines in the South, serve as the "coordinating and issue-resolution" body; and submit a development plan to the President for approval not later than Dec. 1.

Mr. Mamondiong said the government has approached Poland, Saudi Arabia, and Spain for overseas development assistance (ODA) for the project, which is estimated to cost around $800 million to $1 billion — more than the initial estimate of around $700 million for the project.

Phase 1 of the project, which is a 120-kilometer stretch of railway that will pass through the Cagayan de Oro to Iligan industrial corridor, will be awarded to bidders through a build-operate-transfer agreement, he said.

The railway system will also link two vital Mindanao gateways, Mr. Mamondiong said. These are the Laguindingan International Airport and the Mindanao Container Terminal. It will have passenger and cargo operations.

The route is being prioritized, since the covered stretch is the industrial gateway and a key trade center of Mindanao.

Mr. Mamondiong said clashes between the military and separatist Muslim groups in the southern part of the Philippines would not be a concern since the area that the railway would cover is "the most peaceful part of Mindanao."

He said the DOTC was bidding out to local firms the contract for the feasibility study.

"Any time now, it will be awarded," he said.

In a statement last September, Mr. Nograles, who also represents the Davao’s first district in Congress, said the project was expected to be an efficient, reliable and affordable mode of transportation in Mindanao.

The project will spur development, attract foreign investments and create thousands of jobs in the region, he said.

The planned Mindanao railway consists of a criss-crossing network of lines linking Cagayan de Oro to Iligan, Iligan to Zamboanga City, and Cagayan de Oro to Agusan and Surigao, as well as extensions to Davao and General Santos cities.

Peeps relax lang kayo. The truth for me is that malayo na talaga ang naaabot ng Davao City. We should all be happy for the progress ng Davao, it just shows that Mindanao has also many things to offer & that has been known widely (Internationally) kaya nga marami ng mga Foreign Investments na pumapasok sa Mindanao esp. Davao. The phenomenal growth of Davao has somehow indirectly (IMO) helped the key cities in Mindanao like CdeO to attract investments. Kaya all of us (Mindanaoans) must celebrate. Nakakatuwa kasi hindi lang Davao ngayon ang umuunlad.:banana:

i undang na nang comparison and you guys can post good things about our city instead. Kay naa koy mga colleagues na nagplano ug vacation sa davao (aktualy nakapalit na sila ug plane ticket). Knowing that i'm from davao, they always tend to ask me about davao, like places to visit, place to stay, etc.

Gusto nako irecommend ang SSC kaya lang...hehehehehe
...basig hinuon ma re-route ilang plano didto sa other place sa mindanao since taas taas pud ang xposure ato nga lugar diri nga thread!!! :nuts:

ang sa filinvest, nastyoryahan na man na dire..mao na ang pamintuan property sauna dapit sa may emcor bajada/redemptorist

ang storya dire before was condotel sya nga 21+ storeys ata..unfortunately, ingon sa taga filinvest na kaila sa akong gf, same daw ng concept sa project nila sa may SM (one oasis?) so most probably MRBs ni..if daw makuha nila ang adjacent property then saka na ang high rise..sa december daw ang pre selling sa ilang bajada project (although MRB daw lagi :()

Another Robinsons community is being developed along CP Garcia Highway (near the sabungan :lol:). Paano ko nalaman? Eh dumaan ako dun tapos nakabakod na yung area tapos may nakalagay na Robinsons at may mga flag flag pa. Duh! :rofl:

City government open to continuing Artica Sports Dome

The city government is open to developing the Artica Sports Dome project in Barangay Langub, Ma-a for another purpose in order not to waste public funds used for its construction.


City Administrator Wendel Avisado said the building, which has become another white elephant, could never be used for its original purpose after the findings of Task Force Artica released in 2003. He said the city government is almost finished paying the P300 million loan for the dome.


Avisado said the structure would put people’s lives in danger since it is sitting on top of a fault line. “But it is not to say that we have foreclosed the possibility for the area to be used into other public purposes,” he said.


The official said the sports dome could be used as a public crematorium since the city has been contemplating to build one because the public cemeteries are nearly full.


Councilor Leonardo Avila III, chair of the committee on environment, suggested that the dome be converted into a “giant” rainwater catchment facility which will help solve the water problem in the second district.


Avila is pushing for a rainwater catchment ordinance that will urge households and industries to construct the facility.


Avisado, however, said that they will have to reckon with the terms and conditions of the Deed of Donation signed between the city government and its donor, Tagum City Mayor Rey T. Uy, which stated that the property should only be used for the construction of a sports complex.


A stipulation in the deed also stated that ownership will revert back to Uy after two years if construction has not been completed.

Compostela Valley province Governor Arturo Uy said his brother is willing to extend the time for the city government to make its plans.


Avisado said the city government has not forgotten the need for a sports complex and it is in the process of hunting for a suitable place for it’s construction. The donation of the University of the Philippines-Mindanao as a possible venue is left hanging by the case between the school and informal settlers in the area.


“We are open for other propositions,” he said, adding that it is wise to invest on sports activities where the city can excel. The city government is earmarking P6 million for sports development on next year’s annual budget.

Davao eyes convention venue through private sector

Davao City (4 November) -- The city still has to come up with big venue that will host conventions, conferences and other events that can hold big crowd of about 10,000.

Lawyer Wendel Avisado, administrator of Davao City said they are posing this need to the private sector saying that with basic infrastructure already provided by the city government they hope investors would look at this kind of concern.

"We challenged the private sector on this as well as the landed families here," he said.

He said if consortium agreement is needed perhaps they could study that so they could address this concern.

As to the Sports Complex, he said they need to have an ideal place where they could construct the building.

Meanwhile Avisado said that the utilization of the Artica Dome would need a technical study and they must go back to the terms and condition of the deed of donation of the land.

The previous administration under Mayor Benjamin de Guzman had a loan with the Land Bank of the Philippines of P300 million but Avisado said only P150 million was accessed by the Davao City government. He said payment of this loan is almost complete.

On the other hand, they would consider suggestion as to the usage of this structure, he said.

Governor Arthur Uy of Compostela Valley Province said per his talk with his brother who donated the lot where the Artica Dome was constructed, he said Mayor Uy is willing to extend the terms.

As stipulated in the agreement, the donor has the right to get back the property if after two years the property is not put into good use.

The Artica Dome up to this time has not been used because per findings of the Mines and GeoSciences Bureau (MGB) based on their study, the structure was placed within a fault line.

MGB XI head Engr. Edilberto Arreza said the area can still be used provided that they will address the hazard.

He said they required the Davao City government to apply for an Environmental Clearance Certificate but the city government that time does not want to comply.

Avisado said Mayor Rodrigo Duterte has reasons why the City does not want to push through with it.

"Maybe for the time being it will not show pero mamiligro ang kinabuhi sa tao," he said.

But he said there is no problem we are open to any proposition but we have to reckon with the terms and conditions of the deed of donation. (PIA)

Davao City (4 November) -- With the funds plowed to the city last year which amounted to about P4.6 billion, Davao City had lots of money in circulation making its economy vibrant and which is being enjoyed up to this time.

City Administrator lawyer Wendel Avisado at Kapehan sa Dabaw at SM City Davao, said the amount comprised the budget for 2007 of almost P3 billion plus the P1.6 billion loan from Land Bank to finance infrastructure projects.

He said businessmen are looking up to how the city would put in money to fund its projects which they viewed as a sign of gearing towards a good business climate.

He cited recent study of the cities in the Philippines in terms of income and budget placing Davao City in the 5th position with P2.9 billion (in income and budget).

He named Quezon City with P8.6 billion as topping the list followed by Makati City with P8.3 billion, Manila, P5 billion, Pasig, P4 billion.

In support to the statement of Avisado, Compostela Valley Governor Arthur Uy said that the local government units do not have enough funds that is why they resort to borrowings from financial institutions to fund various programs and projects.

He said when there is money to fund government projects investments would come in because the basic infrastructures needed by investors are provided for by the LGUs.

Former vice governor Anthony del Rosario of Davao del Norte said that what Davao City has invested in terms of infrastructure had benefited the province particularly the adjacent cities of Panabo and Samal.

Del Rosario said the economics of the neighboring cities has improved even as he said that they should access more funds to spread the development.

Meanwhile Avisado said that almost all projects that will be funded out of the P1.6 billion loan from LBP are almost complete.

He said the road network namely Calinan-Toril Circumferential Road and the Bunawan-Cabantian Road are completed and the Traffic Signalization Project of the Davao City.

"We still have to complete the drainage project of about P250 million and out of the budget there is still P90 million worth of funds that has not been accessed with the LBP," he said.

He said they are still completing the drainage project and seeing to it that the projects will be completed as programmed. (PIA) [top]

POTENTIAL PLAYERS in the local business process outsourcing (BPO) industry are advised to consider investing in Laguna and Cavite, two of the top 10 "next wave" BPO destinations that offer the most potential to support the growing industry.

In a briefing, the Business Processing Association of the Philippines (BPA/P) and the Commission on Information and Communications Technology (CICT) announced the latest top 10 "next wave cities" for BPO development.

"These are high potential areas with hardly any BPO presence at all," BPA/P Chief Executive Officer Oscar R. Sañez told reporters in a briefing yesterday.

So-called "next wave cities" are areas around the country outside Metro Manila and Metro Cebu which offer the best potential to support the growing BPO sector. The 30 cities considered for the list were scored on talent (50%), infrastructure (30%) business environment (15%) and cost of doing business (5%).

Topping the list was the Metro Laguna, which includes Santa Rosa and Calamba areas. This was followed by Metro Cavite area, which included Bacoor, Imus and Dasmariñas areas. Both areas were in the list primarily due to their large talent pools as a result of the presence of several colleges and universities within the area. Completing the list in the order they were ranked are Iloilo, Davao, Bacolod, Angeles-Clark-Mabalacat, Baliuag-Marilao-Meycauayan, Cagayan de Oro, Malolos-Calumpit and Lipa.

Only the top two, Cavite and Laguna, scored high in the "talent" criteria, while Bacolod scored highest in the "business environment" criteria. The rest scored highest in terms of infrastructure. Both Laguna and Cavite produce around 10,000 college graduates — all potential BPO employees — every year. Graduates from the other cities were just around half this number.

"These cities are an important ingredient in the Roadmap 2010 initiative," Mr. Sañez said.

Late last year, the industry group launched its Roadmap 2010, which projects the industry to grow to 900,000 to a million employees by 2010, from 300,000 in 2007. Export revenues are also expected to grow to $12 billion by 2010 from under $7 billion by yearend.

However, he said 80% of the country’s outsourcing industry is still in Metro Manila. "There is tremendous pressure on Metro Manilain terms of manpower supply," Bureau of Investments Executive Director of Investment Promotions Celeste B. Ilagan said.

She said expanding the industry in Metro Manila further may result in higher salaries and rent that will turn off investors.

"It is the quality of talent that drives [companies] to explore investment opportunities in the Philippines," she said.

However, if the cost of outsourcing services get too high, it may defeat the purpose of outsourcing in the first place, she said.

BPA/P said it would rank the next wave cities every year, as well as come out with a list of the cities that have the potential to specialize in certain kinds of outsourced services like engineering and software design tasks, as opposed to the normal call center and customer service operations.

The local outsourcing industry is targeting to grow its market share to 10% of the global outsourcing market, which is expected to grow to be worth $130 billion by 2010. Robinsons Land Corp. (RLC), the property development arm of Gokongwei flagship firm JG Summit Holdings Inc., has forged a deal with the Lorenzo family’s Lapanday Prime Development Corp. to jointly develop a middle-cost residential subdivision in Davao City.

In a disclosure to the Philippine Stock Exchange, RLC said the project will rise on a 12.9-hectare property in the Tigatto and Waan districts.

RLC said the property is accessible to public areas and landmarks such as the Davao International Airport, Victoria Plaza Mall, Gaisano Mall and Ateneo de Davao College.

The property is owned by Lapanday and will be developed by RLC’s Land & Housing Division.

RLC, a major real estate player in the country, did not provide other details on the project.

To date, RLC has 20 shopping malls, 25 residential condominiums, six office buildings, 30 housing and land developments and three hotels.

For this year, the company is budgeting P10 billion for its capital expenditure program to sustain its growth momentum.

RLC has 27 ongoing housing projects and intends to launch at least three projects per year to capitalize on the huge housing backlog and continuing growth in the number of households. These projects include Monte Del Sol, Costa Verde, Forest Parkhomes North, Hanalei Heights, Wellington Courtyard, Brighton Parkplace, Blue Coast Residences, Brighton Parkplace North and Montclair Highlands.

The company also has a pipeline of 29 residential condominiums for construction, with an aim to launch at least three projects per year and tap new overseas markets which include Europe and the Middle East.

To drive the future growth of its residential condominium division, RLC acquired several prime properties including two hectares in Fort Bonifacio and one hectare in the Ortigas central business district.

Davao property projects attracting locals in Europe,Canada

DAVAO CITY — Real estate developers see overseas Filipinos working in Europe and Canada as a growing market, a departure from four years ago when their main market were nurses from the United States and entertainers from Japan.

Genoveva E. Pajes, vice-president-internal affairs of the Davao City Association of Real Estate Practitioners, Inc. (Dacarep), said Europe, the United Kingdom in particular, has become a growing market, while Filipino immigrants and workers from Canada have also been investing their money on local real estate.

"Japan has suffered a slump and the US is still pretty unstable," she said, noting that a significant number of Filipinas who bought property here could be classified as "mail-to-order brides."

She said the slowdown of the US economy and the appreciation of the peso against the dollar have not made an impact on the industry since Davao City has always been considered a buyer’s market with its lower cost of living, stable peace and order, and better lifestyle.

"And technology has made it very easy for us to reach clients abroad not only the US clients but even the local market," Ms. Pahes said.

In 2003, 70% to 80% of the estimated P40-million sales of residential property firms here in the first quarter came from entertainers from Japan or "Japayukis" and nurses in the US.

Warphy C. Sarande, trustee of the Davao Board of Realtors Foundation, Inc., said that overseas Filipino workers usually get properties from mid-to high-end subdivisions of Robinson’s Highlands or Sta. Lucia Realty Developers which on the average cost between P3,100 and P4,800 per square meter.

Mr. Sarande said the outlook for the real estate industry for this year is good since it has been growing steadily every year the past few years.

"Hopefully, this will continue because it will really help the city," he said.

Last year, the Davao City Investments and Promotions Center has granted incentives to nine companies engaged in real property development and tourism-related facilities with a total investment of P728 million.

Santos Land Development Corp., with its project Priscilla Estates Subdivision, accounted for the biggest investment with P300.38 million.

Damosa Land, Inc. applied for fiscal incentives for two projects, the Damosa IT Park worth P103.69 million and Microtel Inn and Suites worth P88.69 million.

Benjamin C. Pajes, Dacarep auditor, said the group has no qualitative data on its existing and potential market but based on experiential data and testimonies from members, the industry in Davao City is growing.

"We couldn’t really quantify but we can deduce that it’s growing because they [clients] have been buying properties," he said, adding that the group is not really worried about the dollar slump because shelter is a basic need.

The construction industry seemed to have bounced back after a three-year slump buoyed by high cost of imported materials beginning 2001.

Last year, the City Engineer’s Office approved a total of 18,557 building permits or an increase of nearly 200% from the 6,335 building permits applied for by residential, commercial, industrial and institutional establishments the previous year.

This was supported by Ramon F. Allado, president of Allado Construction Company Southern Philippines Construction Core Group, who said that Davao City is experiencing a construction boom for several years now.

But he said the bulk of project still comes from government contracts.

Each year, he said, each of the six regions in Mindanao is projected to get P2 billion to P3 billion in government infrastructure, such as roads, ports and bridges, in the next two or three years.(BusinessWorld)

The One Network Bank (ONB) has increased total resources to P7.846 billion as of September 2008, or 31 percent higher than the P5.979 billion in the same period last year.

The level of resources of ONB, in fact, is larger than the lower half of the country’s top 30 thrift banks last year.

Likewise, net income ballooned by 38 percent, from P141 million for the period January to September 2007 to P197 million in the same period this year.

It should have been higher if not for the additional P46 million provisioning for probable losses, bringing the total provisioning to P204 million.

ONB president and chief executive officer Alex V. Buenaventura said that concentration on the domestic economy, continued lending and deposit-taking with the agriculture and agri-business sector, and avoidance to lending to the property sector were among the reasons for its good performance.

Loans expanded by 37 percent to P5.67 billion end September this year from the P4.13 billion last year.

Buenaventura said that salary loans alone reached a portfolio of P2.6 billion.

The second major contributor to the loan portfolio growth is the One Banana Program, where loans to small cavendish banana growers reached P547 million. That is 65 percent better than the P331 million last year

“These are high-quality loans as reflected in the non-performing loan (NPL) ratio or collection efficiency ratio of four percent as of end September this year, from the six percent last year,” the ONB chief executive added.

Deposits meanwhile grew by 19 percent, from P4.53 billion in the first nine months of 2007 to P5.4 billion in the same period this year.

ONB explained that the 19-percent growth was slightly lower than the previous year, which they account to lower volume of inward remittances from overseas Filipinos. Remittances fell to P11 million as of September this year from the P16 million last year.

Buenaventura said that ONB scaled down its original 2008 net income target of P335 million to P270 million in the face the overall poor domestic and global conditions.

Stockholders’ equity remained positive as it expanded by another 19 percent to P5.4 billion.

Return on private investment slipped slightly to 19 percent while return on assets (ROA) and risk-based capital adequacy ratio (CAR) remained even.

ROA remained unchanged at four percent while CAR at 19 percent.

Liquidity ratio remained at a healthy 16 percent while expense to gross income ratio at 79 percent.

Five BPO operators to locate in Davao City

Davao City (5 November) -- Five Business Process Outsourcing operators are expected to locate in Davao City by the first quarter of 2009.

Bert Barriga, vice president of the ICT Davao during the Davao Business Forum held at SM's MediSpa said these five prospective locators are undergoing negotiations and one of them, the Admerex of Australia is expected to come within this week to assess the shortlisted properties that they are eyeing to locate for their operation.

"It has two properties to choose from and hopefully they would come up with a decision from among the shortlisted areas," he said.

He said top officials of Admerex are flying in anytime.

Admerex already has located in Manila and it will be their first expansion in the Philippines if they pursue their Davao project with an initial 200 seats, he said.

The HCL of India, he said is also doing some negotiations here but is also considering locating in Cebu City and they want to come in when there are already lots of locators.

Barriga said negotiations of these two BPOs are ongoing but they are optimistic they would locate here.

The other three BPOs comprises two call centers from the US and India and an animation school from Canada, Barriga said.

Once these five BPOs push through next year, Davao City will have a total of 10 big call centers and one animation school.

Barriga meanwhile said that Davao City has 12 available properties ideal for BPO operations.

With the cheaper cost of doing business here they are hopeful that more BPOs are coming in. Rental of spaces would range from P200 to P300 per sq. m compared to Manila where the rate is at P600 per sq. m. or even higher.

He said they consider the current financial crisis as an opportunity considering that standard of living here is good and yet affordable and BPO would come in if there are existing support services. (PIA) [top]

Brief History

The word "Davao" is a mixture of words from several native groups.
According to historians, the word Davao is a result of the phonetic blending of words from three Bagobo sub-groups, meaning “beyond the higher grounds” or “over the hills yonder”, a reference to the location of Davao River, a trading settlement. When different tribes went to the area, they would say that they were going to davoh (Obo group, considered the earliest tribe to settle in the area), duhwow (Clatta group) or dabu (Tagabawa group) as the place was surrounded by the hills of Buhangin, Magtuod, Maa, and Matina.

Led by Alvaro de Saavedra, the Spaniards - the first non-natives to visit Davao - arrived in the region in 1528. After the Spanish troops slayed Moro leader Datu Bago in 1847, a local hero who protected Davao from foreign invaders, Don Jose Oyanguren became the first governor of the undivided Davao province and he renamed the place Guipuzcoa.

Way before World War ll, Davaoneos had amicable relations with Japanese. In 1900, a group of Japanese established extensive plantations of abaca around the gulf area and was engaged in logging, fishing and trading. The increase of Japanese residents earned Davao the title Japan kuo or “Little Japan.”

Davao finally became a city in October 16, 1936 when President Manuel Quezon signed Commonwealth Act No. 51, also known as the Charter of the City of Davao.

In 2002, Davao City was recognized as the Most Competitive City to Do Business in the Philippines by the Asian Institute of Management (AIM) Policy Center and the Department of Trade and Industry in their assessment of Philippine Cities Competitiveness. Davao obtained the highest average competitiveness ratings among metro cities based on the cost of doing business, infrastructure, human resource, linkages, quality of life, local governance, and dynamism of local economy.

Gawad Galing Pook 2004 Awardee. The Gender Mainstreaming Program of the Davao City Government was chosen as one of the Top 10 Most Outstanding Programs in the Galing Pook Awards in 2004. Davao City was conferred two awards as it was also given a special citation for gender-responsive governance for the creation of the Integrated Gender and Development Division.

National Commission on the Rights for Women (NCRFW) Award for Gender Responsive Local Governance 2005. Davao was recognized by the NCRFW for its good practices on gender and development (GAD), specifically for being the first local government to legislate a Women Development Code and create a permanent Gender and Development (GAD) Office in the City Government, and creating other GAD mechanisms such as the Mindanao Commission for Women, Women Correctional Institute in Mindanao, and measures to address violence against women. Most Outstanding City Library in the Philippines. Davao City received its 14th consecutive award in 2000 for having the country’s Best City Library within the administration of the City Government, making it the “Most Outstanding City Library in the Philippines.”

1st in Overall Tax Payments. The Department of Finance Revenue Region No. 19 in Davao City recognized the City Government of Davao for its invaluable support and cooperation towards the tax collection endeavor of this revenue region by ranking “1st in the OVERALL Tax Payments” for the year 2002.

Top Government Withholding Agent. The Department of Finance, Bureau of Internal Revenue, Revenue Region No. 19, Revenue District No. 113, Davao City recognized the City Government of Davao for its invaluable support and contribution to RDO 113 as the “Top Government Withholding Agent” by making substantial tax payment in 2004 and in the first semester of 2005.

Top Tourist Destination in the Philippines. Davao City was chosen “Destination of the Year” by the Kalakbay Awards in 1997, and two of its tourism amenities, Annie’s Restaurant and Hotel Margarita, were acclaimed with the highest honors as “Restaurant of the Year” and “Hotel of the Year”, respectively. In 1999, the coffee-table book used to promote the city, “Davao City in Bloom”, won as the Travel Publication of the Year.

Most Outstanding Chamber of Commerce in the Philippines and in the Asia Pacific Region. The Davao City Chamber of Commerce and Industry, Inc. (DCCCII) was bestowed the Most Outstanding Chamber Award for 2005”. Aside from this national recognition, DCCCII also bagged the Most Outstanding Chamber in Mindanao Award for the 7th time. Most Outstanding KBP Chapter in the Philippines. The Kapisanan ng mga Brodkaster ng Pilipinas (KBP) acknowledged its Davao City local chapter as the “Best KBP Chapter for 2004.”

Cleanest Air in the World - Member of the Clean Cities Coalition. On August 22, 2005, Davao City was launched as the second pilot area of the Clean Cities Program (CCP) implemented by the Sustainable Energy Development Program (SEDP), in partnership with the U.S. Department of Energy (USDOE) and the U.S. Agency for International Development (USAID).

Lavina, chairman of the committee on commerce and trade, said the original proposal to develop the old airport terminal into a cargo hub was dropped since it would require additional investment from the Civil Aviation Authority, which owns the property, and since existing cargo facilities at the new Davao International Airport remain underutilized.

"What remained of the old airport was just a shell and that’s all the BPO locators need; they will just refurbish the structure," he said. "The old airport has been idle for the past four years now and is deteriorating."

There were originally six to seven proposals for the old Davao airport, including a BPO center, an aviation school, a cargo logistics and trade center.

During the 8th Davao City Business Conference last July, the Davao business chamber presented Vice-Mayor Sara Z. Duterte a resolution to convince national officials to develop the old airport into a cargo and trade center. In the presentation of its resolution, Davao chamber president Simeon P. Marfori II had said the facility will remain an unused asset unless the government will set aside funding to develop it.

Bert P. Barriga, Jr., vice-president of the Davao ICT Council, projected a potential income of P70 million in five years once a call center locates at the old airport terminal with rent of just P250 per square meter, or about 40% of a regular rent in Manila. He said the whole property could reach about 60,000 square meters.

"The area is near residential subdivisions and our initial assessment is the area could provide an opportunity for local businesses to thrive because BPO requires support services like food stalls and entertainment," he said. — Joel B. Escovilla

There were originally six to seven proposals for the old Davao airport, including a BPO center, an aviation school, a cargo logistics and trade center.

During the 8th Davao City Business Conference last July, the Davao business chamber presented Vice-Mayor Sara Z. Duterte a resolution to convince national officials to develop the old airport into a cargo and trade center. In the presentation of its resolution, Davao chamber president Simeon P. Marfori II had said the facility will remain an unused asset unless the government will set aside funding to develop it.

Bert P. Barriga, Jr., vice-president of the Davao ICT Council, projected a potential income of P70 million in five years once a call center locates at the old airport terminal with rent of just P250 per square meter, or about 40% of a regular rent in Manila. He said the whole property could reach about 60,000 square meters.

"The area is near residential subdivisions and our initial assessment is the area could provide an opportunity for local businesses to thrive because BPO requires support services like food stalls and entertainment," he said. — Joel B. Escovilla

City Administrator Wendel Avisado asked the private sector to invest in convention centers that could accommodate a large number of people for national and international gatherings. Avisado said the city government has already laid down the basic foundation for good business environment but it does not have the money to construct a building that can house 5,000 to 10,000 participants. “If at all that is really what we lack, the venue for big events and conventions,” he said, adding that a consortium of land owners and investors would be the most ideal situation for the investment. He said the city already installed basic support services like the management of traffic, signalization, 911 Emergency Response Center, low cost of doing business compared to other cities, and incentives provided by the city investment code. In 2006, organizers of the Biennial Advertising Congress decided to hold their convention in Subic because Davao City did not have enough rooms to accommodate the participants. Also last year, Davao City lost to Cebu City for the right to host the congress.

Artica as a crematorium?

IT MAY not have any coliseum fit for a decent major event, but Davao City may just end up with the biggest crematorium in the Philippines, if not the world.

That is if Davao City Administrator Wendel E. Avisado's comment in last Monday's Kapehan sa Dabaw at SM City Davao is to be taken seriously when asked whether the city is still willing to make use of the mothballed Artica Sports Dome in a lot donated by the Uys to the city.

"Pwede man siguro na crematorium kay kung mahugno nang dome patay naman daan ang naa dinha sulod so okay lang siguro (Maybe the Artica Dome can be completed and made into a crematorium since there will be dead people there and should it collapse, then there will be no one there but the dead)," Avisado said in his usual sarcastic but funny manner.

Avisado said the unfinished, controversial and multi-million Artica Dome just might be turned into a crematorium if the City Government finds merit in such a project.

The Artica Dome was constructed using a loan by the City Government during the term of Benjamin C. de Guzman as mayor. Being a loan, the amount is still being paid today, even though the project has long been mothballed.

Avisado said that since the structure was declared by Mayor Rodrigo Duterte as unfit to be used as a multi-purpose coliseum, then it may be used "for other purposes" that's less dangerous to the public. And since there has been a recognized need for a crematorium, Artica might just fit the bill.

The controversial project was started by former mayor Benjamin de Guzman who used to be Duterte's ally. When Duterte assumed the post of mayor in 2001, he immediately ordered a halt on the construction of Artica for safety reasons and tagged the dome as de Guzman's "monument of corruption."

The previous administration under Mayor Benjamin de Guzman took out a loan of P300 million from the Land Bank of the Philippines, but Avisado said only P150 million was used by the Davao City government. He said payment of the loan has almost been completed.

The dome, however, sits on a fault line which may not make it conducive to such a structure. The construction itself was deemed to be substandard. Thus, the decision not to push through with the project was made as soon as Duterte took over the City Hall.

Meanwhile, Avisado said the utilization of the Artica Dome would need a technical study and they need to go back to the terms and conditions of the deed of donation of the land.

Governor Arthur Uy of Compostela Valley Province said as per his talk with his brother who donated the lot where the Artica Dome was constructed, he said Mayor Rey Uy is willing to extend the terms.

As stipulated in the agreement, the donor has the right to get the property back if after two years the property has not been put to good use.

The Artica Dome, up to this time has not been used because based on the findings of the Mines and Geosciences Bureau (MGB), the structure is within a fault line.

MGB-Southern Mindanao head Engineer Edilberto Arreza said the area can still be used provided that they address the hazard.

He said they required the Davao City government to apply for an Environmental Clearance Certificate but the City Government, at that time, refused to comply.

Avisado said Mayor Rodrigo Duterte has reasons as to why the city does not want to push through with it.

"Maybe for the time being, it will not show pero mamiligro ang kinabuhi sa tao (but we will be putting people's lives at risk)," he said. (BOT/With reports from Prix Banzon)

When Metro Pacific Investments Corp. (MPIC) announced that it wants to acquire AB Holdings Corp.’s stake in Landco Pacific Corp., many wondered what would happen to this gem of a real estate development company, responsible for the highly successful Punta Fuego resort project in Batangas among other endeavors.

Latest news is that MPIC has agreed to extend AB Holdings’ call option to Nov. 10 this year. The extension was due to the delay in finalizing the review of Landco’s valuation, being conducted by a third party.

The book value of MPIC has been placed at about P1.32 billion, but the revaluation is expected to yield a higher amount.

The situation is that, either MPIC buys out AB Holdings from Landco, or AB Holdings buys out the former. Right now, AB has a 49-percent stake in Landco, with the remainder held by MPIC.

MPIC is offering to buy out AB’s 39-percent stake, leaving the latter with 10 percent. This will raise MPIC’s shareholdings in the company to 90 percent.

Sources revealed that while AB Holdings is more or less resigned to the fact that it will sell its stake to MPIC, but who knows? It might still change its mind, especially now that talks with prospective partners for a buyout of MPIC’s stake are going very well.

MPIC wants to raise its stake in Landco for one good reason. It wants to make Landco a big name in the real estate business. It will very difficult for MPIC to justify putting in billions of pesos in funds to convert Landco into a real estate giant if it only owns 51 percent of the company.

Whether Landco ends up being controlled by MPIC or by AB Holdings, the company will definitely be seeing a brighter future.
Investing in healthcare

Speaking of MPIC, the company is really bent on making it big in the healthcare business.

MPIC chairman Manny Pangilinan tells us that he has his eye on another hospital to acquire. The hospital is located in Metro Manila.

But he says the acquisition will have to be made next year, as MPIC has completed its quota of acquisitions this year.

Early last year, MPIC made an investment in Medical Doctors Inc., owner and operator of Makati Medical Center – a 582-bed, full service medical facility through a subscription of P750 million in convertible Notes, making MPIC the largest shareholder as it gained a 33 -percent interest in MDI.

It seemed to be a very sound move. From reporting profits of P15 million in 2005, Makati Medical surpassed its record profits of P223 million in 2006 to P268 million in 2007, reflecting a 20-percent improvement from the previous year.

Metro Pacific then announced its plan of establishing the first nationwide chain of hospitals in the Philippines.

The second step towards the expansion of MPIC’s healthcare portfolio was announced in May 2008 with the acquisition of 34 percent of Davao Doctors Hospital (Clinica Hilario) Inc. for approximately P498 million, making MPIC the single largest shareholder of DDH.

Considered the best medical facility in Mindanao, DDH also owns Davao Doctors College, Inc., now a leading center of academic excellence in nursing, radiologic technology, physical therapy, optometry, hotel and restaurant management and general education.

In July of 2008, Colinas Verdes Hospital Management Corp., a wholly owned subsidiary of MDI entered into an agreement to manage and operate the Cardinal Santos Medical Center on behalf of the Roman Catholic Archbishop of Manila for an interim period of six months until the long term operator is selected by the RCAM.

CSMC is a 212-bed tertiary hospital situated in a three-hectare property along Wilson Street, San Juan City. The hospital land, buildings and equipment are owned by the RCAM.

Improving the quality of healthcare in the country is definitely a very laudable move.

Let’s hope that next time, our legislators can look at the possibility of making HMO membership more affordable to Filipinos. Better if we can make it mandatory among employers to provide HMO services to their employees, aside from Philhealth membership. This will be a big boost to everyone, and of course to the hospital business and pharmaceuticals.
