yup i guess they can finish it. sa bilis ba naman ng construction 24 hours. if you notice, ang linking bridges to all floors from the new building are now enclosed (yung sa department store side). siguro if target nila ang ang xmas season, open na, but with few locators. :)

unsa gani ang plano diha? ibalhin na didto ang dept. store? nya leasable arean na ang existing dept store? correct lang ko... giisturya nako sa akong office mate ba especially when we pass by GMall area via carpool.. akala nya extension ng chinese school. perte ng dakua sa GMall in the coming months.

sir, kanang calinan-toril road, pwede na ma-agihan basta adlaw lang kay kulang sa lighting delikado pud kay gamay ra pud ang naga traverse sa road. the other 3 road projects kay wala pa nasugdan, ginapackage pa sa city kay dako pud ug budget.
gwapo na pud ang National Bukstore sa SM. sayang pud ang area kay taas kaayo ang ceiling sa ground floor sa SM. special approval lang pud siguro to kay daghan jud products ang NatBook.

by quality i meant yung name mismo ng shops and ang binebenta nila
SM has more national/international brands while G-Mall has a bigger percentage ng local-owned shops.sa pabigatan naman ng pangalan ng shops, i think lamang talaga ang SM with 2 Lacostes, FLorsheim, Mango, Naturalizer to name a few...sa G-Mall ordinary ra like Bench, Penshoppe etc...sosyal na nang Nike, MOssimo ug Kamiseta sa G-Mall :lol:

as of 2007 - bookstore has a network of 87 stores nationwide. It has another 14 stores bearing other group brands such as the following: Powerbooks (6), NBS Express (7) and Bestsellers (1).

LEISURE carrier Southeast Asian Airlines Inc. (Seair) has just been granted a franchise to operate domestic and international routes by the Philippine Congress.
The franchise is expected to boost Seair’s value, making it more attractive to potential buyers, according to an airline official and a legislator who coauthored a bill granting the franchise.
Seair owners, led by the foreign partnership of Iren Dornier and Nikos Gitsis and the Filipino group of Tomas Lopez Jr., have been trying to negotiate for a buyout of their shares with prospective investors, after their talks with Filipino-Chinese businessman Alfredo Yao fell through in May. Dornier and Gitsis own 40 percent of Seair while the rest of the shares are owned by Lopez’s group. Yao wanted to merge the operations of Seair with that of Zest Airways, formerly Asian Spirit, which he acquired in March 2008.
As this developed, a Seair official said the airline is still on an expansion mode and unaffected by the current global economic crisis which is seen dampening tourism worldwide. In its October 2008 report, the World Tourism Organization projected global tourism growth slowing down to a range of zero percent to 2 percent for 2009, from a revised growth of 2 percent to 3 percent in 2008. Average tourism growth from 2004 to 2007 was 7 percent.
Interviewed over the weekend, Seair president Avelino Zapanta said the law granting the carrier’s congressional franchise was recently signed by Sen. Manuel Villar, “among his last acts as Senate President,” and is now in Malacañang “awaiting the signature of President Arroyo.”
He said the Senate virtually adopted House Bill (HB) 3788, coauthored by Reps. Eleajandro Jesus Madrona, Ferjenel Biron, Teodoro Locsin Jr., et al.—who comprise the House Committee on Legislative Franchises—which is “more complete than that of the Senate’s bill.”
Through Committee Report 97, HB 3788 was endorsed for approval by the Senate Committee on Public Services, chaired by Sen. Juan Ponce Enrile, on August 28, “without amendment, taking into consideration Senate Bill (SB) 2376.” The latter was coauthored by Senators Ponce Enrile and Juan Miguel Zubiri. SB 2376 is likewise a proposed legislation granting Seair the “franchise to establish, operate and maintain domestic and international air transport services, with Clarkfield, Pampanga as its base.”
Seair’s congressional franchise has a term of 25 years upon the law’s effectivity.
Meanwhile, in a text message from London, Locsin said the congressional franchise “gives Seair permanency,” such that its operations cannot just be indiscriminately cancelled by any government agency without due cause.
This was echoed by Zapanta, who said the franchise gives the airline “a sense of legitimacy; that we’re not operating like a colorum anymore.” Colorum is a Filipino term usually applied to jeepneys and buses which do not have the license to ply certain routes. While it flies without a congressional franchise, Seair has a certificate of public convenience and necessity from the Civil Aeronautics Board (CAB), allowing the carrier to operate scheduled flight services.
Locsin added that with the franchise, the airline “can also borrow [loans], as well as sell its equity at a premium.”
Asked about the advantage of having a congressional franchise, considering that Seair has been operating and expanding since 1995, Zapanta explained that while “some banks will probably consider that [an airline’s franchise] before extending a loan, until you sell that airline, that value [of having a congressional franchise] is not actually manifested. It strengthens your value.”
The airline executive agreed that now that Seair has acquired its franchise, its owners could demand a higher price from potential buyers. When Yao group’s offered to buy out Seair’s owners, the latter were only offered $2 million (worth P84.63 million in May) in cash. With the congressional franchise, industry analysts estimate that Seair owners can now command even “three times that amount.”
Zapanta said the congressional franchise also gives the airline tax incentives such as duty-free importation of capital equipment and income tax holidays.
Locsin, meanwhile, said the franchise would enable Seair to continue flying, fostering competition among the airlines. “I believe that when you have more competition in the industry, it can only result in better service for the airline travelers.”
Meanwhile, Zapanta said Seair remains optimistic about the local and regional tourism market despite projections that the global financial crisis will slow down international travel beginning next year. “We’re bullish and even expanding our routes. We recently were allowed to operate in Singapore, for instance.”
On November 28, the airline will commence flights to Kota Kinabalu; in April 2009, Singapore and Macau; August 2009, Bangkok and Hong Kong, as well as Cebu and Davao; and in September 2009, “we’re looking at Inchon, Kuala Lumpur and Kaohsiung,” he added. All new flights will be out of the Diosdado Macapagal International Airport in Clark, Pampanga, which has more liberal aviation policies.
He stressed that the regional flights are “basically a Seair operation,” but using two aircraft, Airbus 320s, leased from Tiger Airways, a budget carrier based in Singapore. On July 31, the CAB approved the lease agreement between Seair and Tiger Air, two years after both carriers signed it. Local airlines had been opposing the agreement, saying it was a prelude to granting fifth freedom rights to Tiger Air, which they claimed would fly local destinations using Seair.
Fifth freedom rights allow an airline to pick up passengers from one country, transport them to another country, pick up passengers there, and fly to yet another country, like Philippine Airlines’s Manila-Vancouver-Las Vegas-Manila route.
Under the terms of its congressional franchise and in accordance with provisions in the Philippine Constitution on public utilities, Seair is also mandated to offer at least 30 percent of its outstanding capital stock to the public, “within five years from commencement of its operations.” But under the rules of the Philippine Stock Exchange, a company may list its shares in the market after three years of continued profitability. However, in certain instances, this requirement has been waived, as in the case of mining companies and small and medium enterprises.
In May this year, Seair owners rejected the offer of Yao to purchase 60 percent of the airline, because they felt it was a very low price for their shares. While the agreement between both groups was for Yao to purchase Seair for $3.75 million (P158 million then), the actual cash involved would only be $2 million.

Ayala Land won’t cut spending
AYALA LAND, Inc. will not cut its spending for next year despite the threat of slowing demand as a result of the global economic downturn that started in the US.
Jaime I. Ayala, president and chief executive officer of Ayala Land, said the company was looking at either matching its budget for projects this year or increasing it further.
The property arm of the country’s oldest conglomerate will finance the projects with its own cash and through bank loans.
"The company currently has over P20 billion in capital expenditure, the highest ever that the company has allotted for its projects," Mr. Ayala said.
Ayala Land allotted as much as P24.3 billion on projects and capital expenditure this year, an increase of more than half from its P16.2-billion budget last year.
But the company does not expect to spend the whole amount due to slowing demand for real estate. As of September, Ayala Land had spent P12.2 billion.
Mr. Ayala noted that while the company had yet to decide how it will distribute the capital spending to its units, Ayala Land remained active in the construction of its projects.
"There will be no downsizing in our capital expenditure next year and all projects will be finished on time," he added.
He said the group would remain aggressive next year, even as he admitted that it was adjusting the strategy for its business process outsourcing (BPO) arm.
Ayala Land, he added, might focus more on subdivisions, saying "people want to put their money in lands in times of crisis because of its low price."
In the third quarter, the realty firm’s net income dropped by a tenth to P1.02 billion due to rising construction material costs. Its nine-month net profits went up by almost a quarter to P3.84 billion.
Ayala Land earlier said it would launch 5,622 residential units this year, 8% more than a year earlier.
It also said it would expand its shopping centers. The company is also expanding its BPO business in the next three years
Property analysts have noted that while real estate companies might experience sluggish demand for high-end property units, the market for affordable and mid-priced housing continues to grow.
On Friday, Ayala Land shares went down by 5.17% or 30 centavos to close at P5.50 apiece.

User’s fee for Samal
The breathtaking beauty of the underwater resources and other scenic spots of Samal Island can no longer be enjoyed for free as the city government intends to implement the user’s fee for environment enthusiasts and tourists starting next year.
Igacos City Administrator Cleto B. Gales, Jr. said the computation is based on the “peculiarity” of the island comparable with the rates of other world-class destinations that have successfully imposed such fees.
“We will have different charging fees on the uses of the environment from divers down to hikers. We are in the process of crafting an ordinance,” he said, adding that the law will be finished before the year ends.
Gales said the law was benchmarked with the experience of Apo Island, a tiny island off the coast of Dumaguete City famous for mountain climbing and diving, and in Anilao, Batangas and Puerto Galera, Mindoro, both of which are renowned for scuba diving.
Besides raising revenues for the city government, the official said the primary thrust of the collection fee is for environmental protection so that the magnificent sites in the island can be maintained and can be enjoyed by future generations.
Based on the experience of the locales, he said they have difficulty maintaining Marine Protected Areas (MPAs) without an extra amount of money from the tourists who always come to the destinations in boat loads especially during the weekends. Gales said the island has 15 MPAs all over the Samal that should be taken cared of.
For diving, Gales said the initial plan is to make diver passports with detachable tickets that will be made available among dive shops. He said the shops would buy the passports for a certain amount from the city government at a reasonable mark up for profit.
He said the rates of every dive destination would differ although the average would be between P100-P150 per site. Gales said the share of the barangays from the fees would go to the compensation of the coastal wardens and the purchase of facilities such as boats, or bouys.
“This will encourage the community to police their own protected areas,” he said.
Later on, the official said they want to train more Samelenos to become tourist guides as part of the thrust to shift from active fishing to eco-tourism as a major form of livelihood.

Property giant Ayala Land Inc. will not cut back on capital expenditures in 2009 despite expectations of a more challenging business climate during the year.
The company is looking to spend P20 billion for projects next year, the same amount it would spend this year, according to its president Jaime Ayala.
However, the budget this year has been reduced from the original target of P24.3 billion amid the general slowdown in economy.
Nevertheless, Ayala was upbeat on prospects for the real estate sector in the coming year because, he said, people would opt to invest in real estate rather than in financial instruments like securities.
"There will be no reduction in capex but we will be making some adjustments," he said, noting that they are still finalizing the budget for 2009.
He said middle-income housing would likely get the biggest slice of the budget since the segment remains very attractive to consumers, especially to overseas Filipinos.
Apart from residential projects, Ayala Land intends to redeveop Glorietta 1 and 2 malls and pursue mixed-used projects in the cities of Baguio and Davao.
The company is also interested in bidding for the next phases of the University of the Philippines' Science and Technology Hub following the inauguration of the first phase last week.
The next two phases of the 38.5-hectare project along Commonwealth Avenue in Quezon City will house bio-technology as well as education and communication technology centers.
The techno hub has already generated 6,000 jobs and should cater to more information technology and business process outsourcing firms that will employ 35,000 more, Ayala said.

DAVAO CITY, Nov. 24 — Asian countries are expected to grow much faster than the United States, European Union and the rest of the world amidst the worldwide recession now crippling giant economies around the world, according to executive director Senen Perlada of the Export Development Council (EDC), citing new data from the World Bank and the International Monetary Fund (IMF).
Perlada said the world's most powerful economies like the US, Great Britain, France, Germany, Japan and others are facing a historic financial and economic crisis unprecedented since the Second World War.
“We've gone through the record-high oil prices and food crisis sometime this year and now, we're seeing a slowdown of global demand and the beginning of a global recession of historic proportions –this is going to be tough for us here in the Philippines," Perlada told local exporters in Davao during a recent planning workshop for the regional export industry.
Countries now in recession are Japan, France, Germany, Iceland, Spain, Italy and the United States whose recent gross domestic product (GDP) data show a decline in growth during the last two or three quarters this year, according to Perlada.
From an average annual growth of 2.0 percent last year, the GDP data of Japan, European Union and the US are now showing negative growth as their growth figures have began slipping below one percent, according to latest data gathered by EDC from the IMF, World Bank and the Asian Development Bank.
Perlada said the full impact of the global recession will be felt by the country early next year when foreign buyers in the traditional big markets like US, Europe and Japan will start cutting their export orders as market demand drops. Many factories worldwide are also expected to close down, forcing millions of workers out of their jobs.
"This is the grim reality of this worldwide recession. It's staggering, we cannot run and hide from it, but we can prepare well for it, avoid its full impact and grab new opportunities that will emerge out of this recession, " Perlada said.
He believed that the Philippines, along with three other Asian countries, will most likely be spared from the global recession.
This was confirmed by a recent research study released by Deutsche Bank identifying the Southeast Asian nations of Malaysia, Indonesia, Philippines and Thailand as likely to escape the full brunt of the worldwide recession.
Although these Asian nations are spared by the recession, its global impact will result in the economic slowdown of these four countries due to credit tightening by banks and shrinking exports to traditional markets of US, Europe and Japan, according to the recent study by the German bank.
Southeast Asian countries grew an average of 10 percent GDP last year and projected to rise 9.7 percent this year and 9.6 percent next year, data from the IMF show. These projections are now being revised down to 7 or 6 percent.
The Philippines is revising its own GDP projections to only a little over 4 percent this year and next year, said Perlada.
The IMF study shows that despite this global recession, growing demand from emerging markets and imports from developing countries will continue to drive the growth of the world's biggest economies, possibly slowing down their decline over the next few years.
Trade Undersecretary Merly Cruz said exporters in various regions of the country are now gearing up with new plans and strategies to boost the exports of various commodities to traditional and new, emerging markets by next year.
"It's a big challenge for all Philippine exporters to face the new realities of the global markets next year. But this global recession has set off many opportunities for local exporters as new emerging markets are opening up for our local products and services. We need to take advantage of these opportunities for our country's survival and continuing growth," Cruz said. (PNA)

DAVAO CITY, Nov. 24 — Asian countries are expected to grow much faster than the United States, European Union and the rest of the world amidst the worldwide recession now crippling giant economies around the world, according to executive director Senen Perlada of the Export Development Council (EDC), citing new data from the World Bank and the International Monetary Fund (IMF).
He believed that the Philippines, along with three other Asian countries, will most likely be spared from the global recession.
This was confirmed by a recent research study released by Deutsche Bank identifying the Southeast Asian nations of Malaysia, Indonesia, Philippines and Thailand as likely to escape the full brunt of the worldwide recession.

DAVAO CITY — The new management of Davao Doctors Hospital will set aside a large chunk of its P250-million investments to build 100 more doctors’ clinics and a parking area that will accommodate 700 cars.
In a statement, Metro Pacific Investments Corp. said the facilities are part of the expansion program for the hospital. Metro Pacific owns 34% of Davao Doctors, which it bought at P500 million from some of its founding stockholders.
The new management will also renovate 200 rooms and buy equipment for cancer patients.
Metro Pacific seeks to develop the hospital and align it the best hospitals in Manila. Davao Doctors, which turns 40 next year, will also train and develop programs in cardiology, neurology and oncology.
The company said it constantly "looks for opportunities to expand our hospital network nationwide." — CQF

If we limit our speculation kanang duol ra jud sa existing hospital, asa pa kaha dinha banda pwede sila magbutang ug extension? How about didto sa paid parking space just across the emergency area?

so: 10 floors (for clinics) + 5 floors (carpark) = 15 floors
or
10 floors (for clinics) + separate carpark 5F building...

DAVAO CITY, Nov. 24 – About 150 families living near the coastal barangays of Ilang and Bunawan, this city were relocated as part of the socialized housing program in areas in constant threat of flooding.
City councilor Arnolfo Ricardo Cabling and his father Ilang barangay chairman Romeo Cabling initiated the program.
Cabling, Davao City Council committee chairman on housing, rural and urban development said the clearing operations in Sto. Nino village completes a socialized housing program to relocate the residents in the coastal village sandwiched between the Tefasco and Unifrutti wharves at the mouth of Awad Creek.
He said the settlers were in constant threat of tidal waves and flooding from the creek, posing danger to lives and property.
A survey by the city housing office showed that some remaining settlers refused to move out fearing lose of their businesses like videoke bars, money lending operations and boarding houses.
Cabling said the survey showed the recalcitrant settlers could not benefit from socialized housing offered by City Hall as they own houses elsewhere.
Some of the settlers had already voluntarily demolished their houses to transfer to free relocation sites in Upper Ilang, but the nine recalcitrant settlers who owned the 13 houses refused the offer.
City administrator Wendel Avisado gave the go-signal for the demolition saying the court has not issued a restraining order to carry out the demolition approved by the Local Housing Board and the Committee on Squatting Syndicate and Professional Squatters. The demolition resumed last Friday. (PNA)

DAVAO CITY, Nov. 24 — Eight industry groups in the Philippines south are now mapping out plans and strategies in a determined move to overcome the many challenges and problems that are expected to come out of the worldwide recession next year.
"It's really very important that all the stakeholders in every industry participate in the discussions, planning and preparation of business projects that will help each industry meet the challenges of the economic slowdown next year," said Japanese industry adviser Tetsuo Inooka of the Japan International Cooperation Agency (JICA).
JICA is funding and conducting the Davao Industry Cluster Capacity Enhancement Program (DICCEP) jointly with the Department of Trade and Industry (DTI) which started the project sometime last year.
Inooka said all the stakeholders and executives from the Davao region's eight industries –banana, coconut, mango, wood, mining, seaweed, tourism and information communications technology– are needed in the final working sessions of the almost daily workshops to hammer out specific plans, strategies, activities and projects designed to boost production capacity, improve quality and cut down costs.
Each industry group is expected to draft business plans for every project they want to set into motion next year as part of their strategies to meet the challenges of the economic slowdown, according to Professor Elvira Zamora, a management planning expert of the University of the Philippines who had been conducting a series of lectures and workshops for the DICCEP since last year.
"We're hoping to see each industry cluster group draft and finish a project showing the specific activity or project they want to undertake next year," Zamora said.
DTI regional director Marizon Loreto said it has become more significant for the region's dominant industries to prepare for the expected economic slowdown next year in the midst of a looming global recession.
"This is serious. We cannot imagine ourselves just sitting around doing nothing in the face of this economic slowdown. It's coming and we have to be prepared for it. So it would really help, if all our industry players could come up with specific projects and activities to make sure these industries keep on growing so people can still keep their jobs even in a downturn," Loreto said.
