I love the idea of incorporating GPS gadgets to taxis in order to provide aid to tourists and first timers in the city. I hope the city government makes this a standard for taxi operators.

12-storey community building -the first and second floors will be the plaza, which will include study complex for students and lounges, the third to fifth floor will be allocated for faculty rooms, sixth floor as AVP development lounge, seventh floor for research area, eight floor will be set aside for services to the community, ninth floor will be dedicated for the university’s guests, 11th floor for the Jesuits community, and the 12th floor will be intended for archive area.

4-storey sports center- It would house a big stage, four basketball courts, fitness center and wellness gym with vacant spaces for the parking lots and a high roof to have more room for expansion.

CAMELLA, a subsidiary of the country's top developer Vista Land and Lifescapes Inc., is eyeing more areas in Davao City for its residential development projects which are on the pipeline for 2012.
Camella Davao is also bent on speeding development projects being undertaken in the city as it seeks to dominate the real estate market this year.

"Our direction this year is geared towards domination," Marlon Escalicas, Camella Davao general manager, told Sun.Star Davao in an interview.
Encouraged by its remarkable performance in 2012 and the booming real estate industry in the city, Camella Davao is set to launch this year two more horizontal projects in the northern and southern part of the city.
"We already have the approval of the budget for these new projects. That's how confident we are in the Davao market," Escalicas said.
Each development project costs at least P500 million.
Escalicas said they are looking at some available locations for these new projects, "it's just a matter of choosing really where."
"We remain bullish on the economy of the city. In fact, in 2011, we really soared high," he said, adding that there is still an untapped market, particularly in Davao Region, for horizontal residential projects.
"We will continue to provide communities in this part of the country where homeowners are provided with modern day living space anchored on comfort and privacy. That's what Camella is known for," he said.
Although he refused to provide figures, Escalicas said they have posted a record 70 percent growth in 2011, making Camella Davao on top among regions in the country where the company operates, including Cebu, Bacolod, Iloilo and Dagupan.

Ongoing projects being undertaken by Camella Davao are Cerritos in Mintal, Davao City; Camella Tagum and Camella's first vertical project outside Metro Manila, the Camella Northpoint on J.P. Laurel Avenue in Bajada, which recently broke grounds for its fourth building.
"If the fourth building is as successful as the second and third buildings, we might as well launch the fifth building before the year ends," Escalicas said.
Five 10-storey condominium buildings are to be constructed at Camella Northpoint. Condo units at its first building have been turned over to buyers last year. Both the second and third buildings are set to be completed this year, whose units are already sold out.
For Cerritos, Escalicas said construction of houses are also to be completed in the second half of 2012 and "we are expecting a lot of movements by then."
"We see homeowners to start moving in by the start of the second quarter. Cerritos will become a community by then. That's how fast we can do as our direction for this year is to move towards domination," Escalicas confidently said.

BEIJING—Asia welcomed the Year of the Dragon on Monday with a cacophony of fireworks, hoping the mightiest sign in the Chinese zodiac will usher in the wealth and power it represents.

From Malaysia to South Korea, millions of people traveled huge distances to reunite with their families for the Lunar New Year—the most important holiday of the year for many in Asia—indulging in feasts or watching dragon dances.

As the clock hit midnight, Beijing’s skyline lit up with color as families across the Chinese capital set off boxes and boxes of fireworks to ward off evil spirits in the new year—a scene repeated across the country.

Those living in the Philippines, meanwhile, were able to sleep in on Monday after the Lunar New Year became an official holiday for the first time, despite objections from some in the business community.

The celebration in the predominantly Catholic country was generally peaceful, according to Chief Superintendent Agrimero Cruz Jr., spokesperson of the Philippine National Police.

“So far we have not received reports of major untoward incidents from anywhere. There were some incidents of rowdiness and quarrel among the revelers. But aside from that we have not received reports of crime incidents,” Cruz said Monday.

He said additional forces of more than 100 policemen were deployed in Manila’s Binondo district and other Chinatowns in major cities like Cebu, Davao and Baguio.

Bracing for baby boom

The dragon is the most favorable and revered sign in the 12-year Chinese zodiac—a symbol of royalty, fortune and power that is also used in other cultures that celebrate the Lunar New Year, such as in Vietnam.

As such, hospitals across China and in Chinese communities are bracing for a baby boom as couples try to have a child this year.

Nannies in Beijing and neighboring Tianjin are charging more in 2012, and the beds in the capital’s Maternity Hospital are all booked until August, according to the official Xinhua news agency.

Singapore’s Prime Minister Lee Hsien Loong even took advantage of the Dragon to call on the country’s residents to boost a stubbornly low birth rate, in an attempt to reduce the government’s heavy reliance on foreign workers.

“I fervently hope that this year will be a big Dragon Year for babies … This is critical to preserve a Singapore core in our society,” he said in his new year message.

But in Hong Kong, where tens of thousands of pregnant mainlanders come to give birth every year to gain residency rights for their babies, the Dragon may not prove such a boon as it could exacerbate problems such as limited beds and soaring delivery costs.

Next Chinese ‘scandal’

And according to some astrologers and geomancers, the Dragon may bring natural disasters and financial volatility to an already destabilized world.

Hong Kong feng shui master Anthony Cheng warned a “scandalous corruption case” would rock China in the second half of 2012, and also said high-ranking Chinese officials would be forced to step down, thrown behind bars or even die.

But people across Asia disregarded the doomsday predictions over the holiday, preferring to feast and celebrate with their families, and pray at temples or pagodas.

Holiday bustle

Highways in Malaysia, where 25 percent of the population is ethnic Chinese, were clogged at the weekend while the capital Kuala Lumpur became almost deserted as people traveled home.

In South Korea, which also celebrates the Lunar New Year, more than half of the entire population—or some 31 million people—took to roads, railways and planes for the holiday.

But stores in the capital Seoul —normally quiet at this time of year—bustled with activity as tens of thousands of tourists from China swamped major shopping areas to spend an expected 100 billion won ($88 million) in January.

“I feel like I’m walking on a street in China. There are so many of them,” said Park Eun-Yong, a South Korean college student. With reports from AFP and Dona Z. Pazzibugan in Manila

Firecrackers and fireworks have been banned in Davao City since 2001. New Year celebrations have been silent and safe. This year, the Chinese way of greeting the New Year was enjoyed by all.


Prayers from Buddhist monks were offered. Tikoy (rice cake), fruits and a huge bilao of biko (rice cake with caramel pudding) were shared for all to partake.


Davaoeño photographer Dennis Tan captures the spirit of the Chinese New Year in Davao City as 290 lanterns bearing wishes of prosperity, health, love and peace were released by Davaoeños.


For 30 minutes, these beacons of light shone brightly on a city richly blessed to have a diverse but unified people as sticky as the tikoy. Kung Hei Fat Choi!

Movie facility to open March 17

The 150-seater movie facility of the Film Development Council of the Philippines (FDCP) is scheduled to open on March 17, a day after the 75th Araw ng Dabaw.

Peter Philip Lat, coordinator of the Davao City Film Festival under FDCP, told the TIMES in an interview that the facility dubbed as Cinematheque is currently being established beside Pasalubong Center near the People’s Park along Palma Gil St.

He said the old building of the Department of Education is used as the site of the movie center. The renovation of the old building to become as Cinematheque amounts to around P1.2 million to P1.5million.

“The facility will offer free movies to the public. It is one way to make the Filipinos appreciate Filipino films,” he said.

The establishment of the Cinematheque took place after the FDCP and the city government signed a deed of usufruct for the film council to utilize the 173-square meter lot near the Pasalubong Center.

The facility will house both a movie archive and a 150-seater small cinema with a gallery showcasing the film history of the country. It would also serve as venue for the independent filmmakers.

The movie center will be the second Cinematheque in the country, next to the 75-seater facility in Baguio which was opened last year. It is part of the FDCP’s Sineng Pambansa program to “bring Filipino films to Filipinos.”

The film council is also set to open Cinematheque facilities in Marawi City and Zamboanga within the first quarter of the year.

Aside from Cinematheque, the FDCP will set-up a mobile cinema to have more free viewing of Filipino movies in the city on March 16.

Lat said the mobile cinema that carries Filipino movies will be roaming around the three Congressional districts in the city. “Hopefully if Mayor Sara Duterte-Carpio would permit, we will also have a mobile cinema inside People’s Park,” he added.

Mayor Sara Duterte-Carpio formally inaugurated the new bus during a blessing on Monday’s flag ceremony at city hall grounds.

She said the 60-seater bus costing P6.2 million will benefit the civic groups, barangay functionaries and day-care pupils who will need a bigger vehicle for field-trips.

She said with the acquisition of the new bus, the city can save more funds in sponsoring trips of various organizations in and out of the city.

“We can now lend a bigger vehicle as transportation,” Duterte-Carpio said.

She recalled that renting a vehicle at a cost of P5,000 and funding its fuel have become costly for government.

Duterte-Carpio said the city government will set guidelines for the use of the bus although it will be offered for free.

However, those who want to borrow the bus but have the resources will shoulder the cost of fuel.

DAVAO CITY -- CJ Toyota Tshusho Philippines, Inc., manufacturer of coco sugar in Sta. Cruz, Davao del Sur, has increased its daily requirement for coco shells from 350 metric tons to 450.


The company’s four-storey facility in the town Sta., Cruz, just south of this city, has a maximum production capacity of 43 metric tons of xylose a day. Mr. Banquerigo said the high demand for coco shells would benefit coco farmers through higher farmgate prices.

DAVAO City Mayor Sara Duterte-Carpio stands firm in seeking for the declaration of some foreigners “persona non grata” for disposing some inedible parts of a green sea turtle in a garbage bin inside the Sta. Ana pier late last year.

Hannah Parks, M/V Hannah II vessel owner, along with Devie Samola, an Indonesian, were seen by reporters of Sun.Star Davao outside the vicinity of City Hall Thursday noon, a day after the mayor issued such statement.

The mayor, in a text message, said the foreigners did go to the City Hall to explain. She was out of her office when Hannah's group was seen near the City Hall.

"I refused to talk to them, ginapahawa na nako sila ug (I already ordered them to get out of) Davao City" the mayor said.

The mayor said she already heard about their explanation during their public apology when they said the sea turtle was given to them by Palau president and she was not convinced of their explanation.

"Kung Pilipino pay nibuhat ato sa ubang nasud, nakulong nata, wala nay daghang storya (If Filipinos did the same in another country, we're already imprisoned without any second thought)," the mayor lamented.

Kuya Ady :) I would want to give a definite answer to this query but unfortunately I cannot since i dont have the figures and the numbers that would support my answer and I am not physically in Davao din to observe what's happening (mas familiar pa ako sa real estate scene dito sa MM in terms of sales eheheh). So I dont wanna be misquoted or something......I can give you my opinion though, but then again my opinion needs to be validated pa.

IMO, if we'll look at the number of projects and inventory compared to the market, I would "love" to say na mejo ok pa considering that the market is not limited to Davao City alone. Why did I say that? well based on my observation, some of my broker friends in Davao (aside from the usual sales activities in the city) would actually do "sales activities and sales calls" to nearby cities and provinces such as Kidapawan, Comval and Davao del Norte area, Gensan, and even CDO - and there are actually buyers from there. So basically, the target market of Davao "real estate" is the entire area of Mindanao - considering that majority of business owners in the island have businesses and offices in Davao City too (referring to mid-high end market). Now i'm just looking into a particular market segment, d pa kasama yung mga ofws, mga nakapag-asawa abroad, and the like.

In terms of low end market naman or mga affordable projects like low cost housing such DECA Homes, Camella, just to name a few - it's also nice to note the demand brought by start up families or those na nagsisimula pa lang. Take you and I as an example - 2 of us are just 2 of the thousands of Dabawenyos who are (for now) residing in Metro Manila or in Cebu, and for some even outside of the country - mga young adults who are now eligible to purchase affordable projects in the city through Pag-ibig or bank loan(500k to 2M). Not to mention the entry of bigger BPOs in the city that would give opportunities to those based there.

With regards naman to the existing condos now in Davao, with all those mentioned, I think it's only Aeon, Avida, and Abreeza ang magsisimula pa lang ng construction. It's good to take note that generally, developers would commence construction pag 60-70% (around that range) na ang number of units sold and if we will look at the projects, most of them are u/cs na. In fact, Abreeza would be starting its construction na - it was once noted as having the record breaking sales of 1 billion plus in a day sometime last year (superceded by The Maridien in BGC in November 2011) (correct me if im wrong ha if nag construct na since i dont visit Abreeza Residence thread that much).

If we'll look at the inventory - ilang units ba ang Abreeza, i dont have the figures unfortunately. ilang units din ang Camella Northpoint? Ang Magallaness Residences, ang Lin Marr, and Aeon, ang Palmetto, etc etc. If only someone can give us the number of units available and compare it to the number of prospective buyers.

But, imo...developers have to be careful too in terms of launching new projects in Davao.....coz ur actually right regarding speculations, real estate bubble is very real eheheheh...and if it happened sa ibang countries, it can happen in Davao too. Now what concerns me is the entry of other big players in Davao. I hope though that these existing new projects na hindi pa u/c will be sold out first before the entry of new real estate projects.

For one, the most recognizable trend is the increase of the "House for assume" thing that is happening in Davao. I often go to tipidsale, sulit.com.ph, to find some sells by local brokers and I would see most often that the "House for assume" will most likely fall in Davao, which is quite unusual because it's not a practice that could be seen at large if you see it in a national scale.

I would not want to debate on the "pay until the end" to "pay as there is a bull run" sake for the real estate market for the city. I'll see how this all goes. I'm not actually concerned about the units "sold" but the units that are "paid in full."

I hope the bull run will continue and I hope we can maximize Davao's bounty to its fullest. Suffice and sad to say, this bull run might induce the market, especially rental prices to be jacked up, which I hope wouldn't happen (though I am expecting that this will happen.)

(BTW, I saw you once in 2010 in SM Megamall, around December, while there was a comic/anime convention happening. I was near to tell you I was from SSC!)

Archie Rodriguez was not a Chinese food fan. Until he was introduced to P.F. Chang’s.
“I couldn’t get the food out of my mind,” he says. He then thought of the possibility of bringing his experience to Manila.
Rodriguez, owner of California Pizza Chicken and Orchard Road, is the president and CEO of Global Restaurant Concepts, Inc. He has made it his business to introduce, develop and operate unique and innovative restaurant concepts.
After three years of preparing, presenting and endless dialogue with the business group of P.F. Chang’s, he finally opened the first branch in Alabang Town Center. Also, their first Chinese bistro resto in Asia.
When asked about how much the franchise costs, Archie says that he wishes the information to be kept confidential. Although, he adds “that the fees were commensurate to our expectations of the brand and its management team.”
Though he admits that Global Restaurant Concepts is still small compared to other players, he is confident that his company will continue to add a unique variation to the Filipino palate in the near future.
What makes P.F. Chang’s so different from other Chinese restaurants in the world? Philip Chiang, one of the founders of P.F. Chang’s, says that it “all boils down to good food.”
In this Chinese resto, only the freshest ingredients are allowed in the kitchen. Absolutely, no sprinkling of monosodium glutamate (MSG) in their dishes.
The philosophy of “you order it, we cook it” is upheld. And they try to offer the best of both worlds.
With the familiar taste of Chinese food mixed with a bit of “contemporary trends,” P.F. Chang’s offers a unique cultural experience that makes diners keep coming back for more.
This is precisely what Rodriguez wanted to share to the Filipinos—whom he describes as people who love to eat and are not afraid to try out new dishes.
“I wanted to bring the concept of good food to Asia,” he says. “I was lucky that their group was into international expansion,” Archie adds.
P.F. Chang’s now has more than 200 locations across the US, and branches in Mexico, Puerto Rico and the United Arab Emirates.
Going back to their food, the Asian-influenced cuisine offers dishes that are not oily nor greasy and will not make you feel bloated at the end of the meal.
“We do try to get the best ingredients from all over the world,” says Chiang. He says that among the many secrets of good food is in its preparation. He also discloses that their chefs do not use western knives rather they use Chinese cleavers to maintain the freshness of each ingredient.
To date, P.F. Chang’s has been serving great food for 19 years. It was in 1961 when Philip’s mother started serving Cantonese food. Years later, he followed his mother’s footsteps and improved on it.
He was running two other Chinese restaurants in Beverly Hills and West Hollywood when fellow restaurateur Philip Fleming approached him with an idea.
Together, they opened the first P.F Chang’s in 1993 in Scottsdale, Arizona. Sharing their vision, they also shared their creation’s name. The name P.F. stands for Philip Fleming, this is also a symbol of their partnership. “But he forgot the letter ‘I’ in Chiang. So it became just ‘Chang,’ ” he laughs.
But now, Chiang is no longer involved in business transactions. “I am more involved in the food,” he says. Being the “cultural ambassador of the company,” he makes sure that the taste of P.F. Chang’s in Los Angeles is the same with their branch in Alabang Town Center.
Among the dishes that Philip Chiang developed for P.F. Chang’s were inspired by cuisine from different regions of China: Peking or Northern China (including Mongolia), Shanghai, Cantonese and Hunan Twin Western Province of China. “We just try to be consistent with our food every day,” he adds.
But he adds that it’s not only good food that makes a restaurant memorable. Quality service also plays an important role in its success.
This is perhaps the reason why Rodriguez planed in 21 trainers from the US to whip into shape the 110 Filipinos who will serve P.F. Chang’s signature dishes.
Among these dishes are Chang’s Chicken Lettuce Wraps, Mongolian Beef made from US Angus beef caramelized in the wok with garlic and scallions.
Alongside P.F. Chang’s, Rodriguez wants the Filipino diners to share the same experience he had five years ago at P.F. Chang’s. “Like me, I want them to keep discovering the fantastic dishes on the menu,” he says.

P.F. Chang’s will soon open its doors in various locations in Metro Manila: Greenbelt, Mall of Asia, Shangri-La Mall, Greenhills and Fort Bonifacio.

Archie plans to open eight restaurants in five years. “Soon, we would like to open in Cebu and Davao,” he adds.

I wouldnt worry much re house for assume. But foreclosed properties - that's another issue. Tipidsale, since that's a Davao based website formerly known as davaosale.com - i wouldnt be surprised if il see so many properties (old or new, for assumed, for rent) being advertised there. Regarding house rental, actually baliktad sya. Well ofcourse coz of inflation and other factors, prices would gradually go up - given na yun kahit saan...but in terms of these new projects, if there are more units available sold and more units readily available for rent, owners have no choice but to compete on having the most reasonable rental rate. If you'll based it on what's happening here in MM where marami ng available condo units, unit owners are now competing against each other thus pababaan na ng rental rates (as long as reasonable) ang labanan.

Darrell D. Blatchley was born in the United States but spent his childhood in Thailand. When he was 15, the family moved to the Philippines, where his parents work helping poverty-stricken and displaced children in Davao City.

Spending more than half of his life in the country and being married to a beautiful Filipina (Mary Gay, with whom he has two sons), he now considers the Philippines as his second home – next to the United States.

For this reason, he opted to open the D’Bone Collector Museum, Inc. in Bucana, walking distance away from the city hall of Davao City. “I grew up in Davao and my kids are born here. So it wasn’t hard for me to decide to put the museum in this premier city of the south :D,” he says.

Blatchley believes the museum is the first in Mindanao – if not the Philippines. “In Davao City, there are many great places to visit and see live animals like the Philippine Eagle Center, the Malagos Garden Resort, and the Crocodile Park,” he explains. “But the museum we have is some sort of unique as visitors and guests can have a different view of the animals that is impossible to look at if they were alive.”

If open to the public, it should probably be restricted to government websites, otherwise the lines will just be flooded with Facebook / YouTube usage! :)

Ad-For opens in Davao

MANILA, Philippines - Ad-For Online Group of Companies Corp. opens today its business center in Davao City.

For me, it is just the same with the Highly controversial ZTE Broadband project. This time, its wireless instead of fiber optic cables and is limited only to Davao government agencies. Mas prefer naku ang road widening, drainage and sidewalk repair projects kaysa this one.

ok na, that would be an added attraction to foreign investors and tourists, it will also bring more interest to some locals for insights, knowledge and information beyond some of those jejemonic Philippine puppet media (depende asa nag-access), better it meets international standards to make the place into a more broadminded, information driven, highly cosmopolitan city at par with other international cities with certain individuals from local citizenry gaining more interest and given more access to be part of the International Community in a rapidly changing World in this Information Age.

Gina-clearing man yan ng mga Bangayan regularly. Problema lang, they can't keep up with the vendors and pedestrians who use that lot as their garbage dumping ground. Don't worry about those Ipil-ipils- they're not dead and they grow so fast.

We'd rather they have this cleared because of the unwanted wildlife that thrive when the overgrowth is out of control - think snakes, etc..

OPMC (Orchard Property Marketing Corp) needs to be more aggressive than that after more than a decade of snail paced development in Riverfront Corporate City!

By the way, this is only in reference to this project. Other projects of the said developer are doing ok naman.

Calling the local counterpart of Sta Lucia in Davao for this specific project Riverfront, ang ka joint venture which is Dizon. Successful ang tourism facility na gitukod ni Dizon, but pls....put up some offices pud or commercial buildings. Ehehehe buti pa si John Gaisano na another ka joint venture ni Sta Lucia (Robles) sa may Ecoland, coz si Gaisano ang magpatukod og commercial area.

Dili ni sya uga na project bro...ang mga individual lot owners ang uga. In fact, ang mga available lots na ginabaligya now is ang ilang expansion na. So it means, ok ang ilang benta. I think i have explained this na before (mura nako sirang plaka explain) for several years now eheheheh na with RCC and Sta Lucia Land, Sta Lucia will develop the area, put up some road networks, tubig, suga, etc....then they will sell the property (lote lang) tapos ikaw na buyer, ikaw na bahala magpatukod og structure sa imong yuta. That's why, daghan ko ma encounter na mga comments regarding Sta Lucia projects na dugay na daw pero wa pa nahuman, pero wala sila kabalo na actually humana ang project - butangan ni Sta Lucia og clubhouse, gate, perimeter fence, drainage, streets, etc. Pero it will look unfinished or incomplete na project kay way mga balay or mga buildings- coz dili man si Sta Lucia ang motukod ana kundi ang mga buyers man. ehehehehe

Cguro, if ako si Sta Lucia or the local counterpart, Dizon. Magpatukod ko og isa or duha ka building dire (office or whatever) to encourage other lot owners na magpatukod pud. Dili ni sya uga na project bro...ang mga individual lot owners ang uga. In fact, ang mga available lots na ginabaligya now is ang ilang expansion na. So it means, ok ang ilang benta. I think i have explained this na before (mura nako sirang plaka explain) for several years now eheheheh na with RCC and Sta Lucia Land, Sta Lucia will develop the area, put up some road networks, tubig, suga, etc....then they will sell the property (lote lang) tapos ikaw na buyer, ikaw na bahala magpatukod og structure sa imong yuta. That's why, daghan ko ma encounter na mga comments regarding Sta Lucia projects na dugay na daw pero wa pa nahuman, pero wala sila kabalo na actually humana ang project - butangan ni Sta Lucia og clubhouse, gate, perimeter fence, drainage, streets, etc. Pero it will look unfinished or incomplete na project kay way mga balay or mga buildings- coz dili man si Sta Lucia ang motukod ana kundi ang mga buyers man. ehehehehe

Musingit lang ko gamay sir Tij, and correct me at some points as I am not a real estate expert but just a casual observer.

My question for you is, what were the companies that purchased lots here? Are they individuals who seek residence here or quick to cash in a quick buck or clueless lang jud? Honestly, if they want to get a big draw in the area they need to put the big guns here, tapoka sila and make a massive sales drive. They should be individuals or organizations nga ang tumong is for the land to be used properly, dili lang patubuon og sagbot, hulat2x samtang gataas na ang uban. However, kung ang aim nila is democratic, wherein ang ilang kuhaon are those yanong land owners lang, unsa may mahitabo ana? I have a feeling that if SM North Lanang or Abreeza will be successful, Ayala or SM will do a takeover, probably a grace from above.

I think there's a real estate developer dira sa Davao, Robinsons siguro, that imposed a rule that the house to be build was to be priced at roughly millions. If they would've implemented that in RCC mas husto pa.

As for BPOs, no, I don't think RCC is very fit to the bill yet. You need to have an established infrastructure to draw BPO players, and there are a lot of factors like accessibility na pod.

While I admit that most businesses, especially those I noticed, na ang tirada kay "wait and see" concept (that is, we wait, see the development, hulat2x lang sa birthing pains sa nitukod una, unya kung success, dira na mi muatake) there are some that are just "speculative," nga ang ginahulat lang jud kay ang eventual urban encroachment nga muabot sa ilang area, which may take decades for the ROI to get back. I nearly think that RCC might go to that route.

Kuyaw pa man unta siya... BGC na BGC kaayo ang design...

kay bro naa man pud gud mga investors or buyers na yuta lang ilang gusto kay dili pa nila gusto magpatukod og haus or d pa sila ready magpatindog og structure. if nay buyers na gusto nila condo, nay buyers na house and lot package, ubay ubay pud ang mga buyers na ilang gusto kay yuta lang. Yuta itself is a good investment pud baya coz while a house property depreciates, if yuta lang- the value of the lot itself appreciates as the area is being developed. Daghan pud local developers sa Davao na lot lang ang ginaoffer.

Even in Tagum, when our family first puchased a unit sa Gemini Village sa Apokon, lote lang ang gipalit sa akong parents then after 2 yrs that time na nakatigom na og enough funds akong parents, nagpatukod na sila og house. On the other hand, when we had our property sa Mintal, house and lot package sya since ang main project sa developer is house and lot package. Pero, kung ako nasunod, sana lote lang or yuta ang gibuy sa akong parents sa Davao since wala may magpuyo dinha para pag abot sa panahon pwede ibaligya ang yuta or patayuan og structure pag mobalik na me dinha. Sa karon, since naay house nakatayo didto - ginaparent lang pero the value of the property (balay) itself depreciates.

So i think same story na sa RCC na it just so happened na so many ppl just purchased or invested on RCC for future use.

“NTC must ensure that they have money for the project amid the economic slowdown that is felt worldwide,” Duterte said.

Last Tuesday’s session the Davao City Council approved on first reading the proposal of the NTC to make the entire Davao City and some immediate localities as wifi zone.

City Councilor Pilar Braga, chair of the City Council committee on energy, transportation and communication, said the proposed Wireless Wide Area Network for Davao City aims to establish a wireless network to cover the whole city by providing voice, data, and video connectivity.
She said the system will surely link all emergency and disaster response units of and improve emergency responses during calamities.

“Data from the Central 911, all police stations, fire stations, and barangays, among others can be easily accessed for a better emergency response,” she said.

Braga said information on the weather, heavy rains and floods can circulate immediately to the public.

She said her committee will still have to know the actual budget of the proposal and the probable corresponding amount that the local government has to share. (PNA)

ang dapat unta sa Riverfront (though Sta. Lucia doesn't really care anymore as they have already sold these out), they give huge discount to a mall lot buyer on the condition na matukuran sya og mall in the near term. if there's commercial activity in the area (beyond tourism or education), other establishments will follow. baka magka-condo pa diha.

doesn't have to be a top mall developer. even someone local to mindanao probably seeking entry into davao like, maybe, kcc mall. given the local competition against bajada / lanang area, any commercial stimulus will do. once naa nay mall, you can then follow it with a condo and bpo locator, like what the big guys do.

Heavy rains flood Davao City
MANILA, Philippines - Several areas in Davao City were flooded after a four-hour heavy downpour on Monday night.

The rain started 6:30 p.m. Monday and went on through the rest of the night inundating several portions of the Davao-Cotabato national highway and the city thoroughfares at more than knee-level of water stranding several vehicles and commuters.

The stranded commuters had to wait for four hours for the flood to subside.

Rescue units of the Emergency Response Center Central 911 rushed to the bridge at Matina-Balusong following reports that the water at Balusong River started to increase to critical levels.

The Public Safety Command Center identified Puan, Ulas, Bangkal and JP Laurel Avenue were greatly affected by the flood from 11 p.m. Monday to 2 a.m. today.

THE SANCTUARY is perched on the hilly portion of Matina Pangi overlooking the breath-taking Davao Gulf and the world-renowned Mt. Apo.

For many of its visitors—which include backpackers and young professionals who need halfway homes—this resort village is truly a blissful sanctuary. Rightly so, the property is named the Beautiful Heart Sanctuary, owned by the Millendez family of Davao.

“The entire property takes pride in its country-style lifestyle and ambiance just within the city limits,” said Anacleto Millendez in a recent tour to the sprawling property with the

Inquirer. The Sanctuary is located on Diversion Road in Matina Pangi—about 15 minutes away from the Davao International Airport—overlooking the breathtaking Davao Gulf and the world-renowned Mt. Apo.

The Sanctuary has two big bi-level houses and six colorful taverns (smaller huts) enough to accommodate large groups, families and backpackers for a weekend getaway. There are about 32 fully air-conditioned and fully furnished rooms in the Sanctuary.

THE RESORT village has two big bi-level houses and six colorful taverns (smaller huts) enough to accommodate large groups, families and backpackers for a weekend getaway.

All the pampering and modern comforts inside the family-owned haven are not expensive. The price for a night’s stay at the Sanctuary is very reasonable at P1,500/room in the tavern houses and P2,500/room for the Blue House which are all equipped with kitchen and entertainment fixtures. All the units have their own wide living spaces and verandas.

Since its opening in 2007, Sanctuary has been visited by vacationers from the United States, Korea, China, Japan and local travelers from across the region. Occupancy rate is between 75 percent and 90 percent, and mostly booked from March to May and from November to January.

Sanctuary has been home to meetings and group activities in the past. Students and professors from UP Mindanao and Ateneo de Davao, and officers and the board of directors of the UP Alumni Association of Davao (UPAAD) held their meetings and functions here.

Anacleto said prior booking must be made especially for big groups. The houses and taverns can be rented exclusively depending on your needs.

Not prone to landslides

While the property sits on a slope, Anacleto assured visitors that the site was “very safe and sound” and not prone to landslides.

“Scenic view, close to nature and quiet,” this was how Anacleto differentiated the Sanctuary from other vacation places in the locality.
The development of the Sanctuary started in June 2005 with an initial investment of about P10 million. The construction was finished two years later.

It was in 2005 when lawyer Roberto Millendez (brother of Anacleto) bought the first 2,000 square meters from the Buniel family who were farmers and beneficiaries of the land reform program. Two years later, he bought an additional 1,500 sq m located across the road. In 2009, Anacleto bought another 1,500 sq m, of adjacent lot to become Charm Nature Park. Right now, the whole Sanctuary covers half a hectare (5,000 sq m).

The design and architecture of the Sanctuary were born out of the siblings’ shared ideas. To date, plans are underway to develop a wading pool and zip line in the Sanctuary to attract more visitors and day trippers.

For its daily operations, the Sanctuary is managed by Roberto and his sons, Bert Alfronte and Bert James.

If only he had his way, Anacleto said he likes to convert parts of the Sanctuary property “into a seminary, convent, orphanage or a home for unwed mothers and fatherless infants.” Anacleto, who lives in the States with his family, is very much involved in social civic programs for the poor and the sick. His Beautiful Heart Foundation has been doing activities in remote areas in the country as far as Makilala in South Cotabato and Puerto Princesa in Palawan.

Phoenix records 19% growth in 2011

PUBLICLY listed leading independent oil company Phoenix Petroleum Philippines Inc. recorded a net income of P510 million in 2011, or an increase of 19 percent from its previous year's earnings of P427 million.


Phoenix AVP Corporate Legal lawyer Pinky Ermac Cabreros, in an interview with Sun.Star Davao Tuesday, said the company ended 2011 with 220 stations all over the country. Mindanao has the most number of stations with 151, while Visayas has 11 and Luzon with 58.

Phoenix said it supplies approximately 50 percent of Cebu Pacific's jet fuel requirements and handles all their logistics needs in Mindanao.

In Mindanao, it is the leading independent oil company with a 14 percent market share.

DAVAO CITY—Flag-carrier Philippine Airlines would get two new Boeing 777s this year and two more in 2013 in an aggressive multibillion-peso refleeting and expansion program which includes technology upgrade to improve efficiency and increase clientele patronage.


The expansion would include priming up the southern Philippine area for direct flights. He said that it would open soon the Davao City-Darwin, northern Australia route.


“All possibilities of vitalizing the southern part of the country have been looked at, including making Davao City a hub. But the more likely possibilities would be opening routes to Hong Kong and Singapore,” he said.

City okays application of 3 high-rise projects

The Office of City Building Official has approved three high-rise projects worth P184.868 million since January 2012.


Among the projects are the five-storey commercial building of AFP Mutual Benefits Association Inc. in Maya St., Ecoland; six-storey project of Bureau of Internal Revenue (BIR) in Bolton Street, and six-storey commercial building of Edsa 1 Real Estate Corp. in CM Recto St.

Construction of P2-B steel plant approved

CONSTRUCTION of the country's biggest steel plant will soon start after the City Council approved the reclassification of a pro/perty in Bunawan Proper in Davao City where the plant will be established.

The P2-billion plant is one of the biggest investments that will be poured in the city this year.

Committee on urban development chair Councilor Arnulfo Cabling said the reclassification of at least 12-hectare property in Purok 7 in Bunawan was approved during the council's regular session on February 7.

The proposed plant is a project of New Carcar Manufacturing Inc., a steel bar company and subsidiary of SteelAsia, one of the biggest rolling bar producers in the country.

The company only needs a building permit from the City Government to start the plant's construction, Councilor Bernard Al-ag, committee on housing said.

Carcar Manufacturing is pouring in P4.6 billion investment for the project, P2 billion of which will be used for the plant construction and the remaining P2.6 billion for the equipment needed for plant operations.

The project is expected to boost further Davao City’s construction industry.

Cabling said Carcar Manufacturing is also readying their proposal on greening programs that go along with the construction. These include planting, caring and growing of trees.

"They (company) asked for an extension in the presentation of the greening program," the councilor said, adding that the company vowed to implement in the best way they can.

The greening program is aimed at offsetting the steel plant's carbon emission.

Cabling said the company will also tap private sectors to help them with the implementation of the greening program.

The councilor added that the steel plant will generate jobs for Dabawenyos.
