Different sources have said different #floors about this building, some say 60, others say 46 and the architect's site says 50 so I'll take the middle ground and stick with 50 for now :)

This tower should already be under construction (early stages), as Encon posted the photo a while ago.

yep, that's Menara Kuningan.

It appears now that Bakrie Tower is subsumed within the Rasuna Epicentrum superblock, and is now 41 storeys. See info I posted in the proposed thread.

Btw unfortunately , I think this tower is cancelled. Too bad, it's actually a pretty sleek looking tower.
I think Bakrieland will build a new Bakrie Tower as part of its Rasuna Epicentrum development, but I don't think it'll be as tall. From memory it'll only be 30-40 storeys.

Actually, it looks as if this project is alive afterall. The Rasuna Epicentrum Superblock (12 Ha mega project) was launched yesterday, and they mentioned that Bakrie Tower will be one of the first buildings constructed, it will be a 48-storey tower.

Dua proyek properti ini akan menjadi bagian dari pengembangan kawasan superblok Rasuna Epicentrum yang direncanakan dibangun secara bertahap selama sepuluh tahun ke depan dengan total investasi sekitar Rp2 triliun.

Superblok Rasuna Epicentrum sendiri merupakan proyek konsep baru dari pengembang itu dalam melanjutkan pengembangan kawasan Taman Rasuna pascapembelian lahan tambahan seluas 12 hektare dari Bank Bumiputera pada akhir tahun lalu.

Direktur Utama Bakrieland Marudi Surachman mengatakan untuk pengembangan tahap pertama akan dibangun Bakrie Tower 48 lantai bersama dengan proyek lifestyle dengan investasi masing-masing Rp600 miliar dan Rp300 miliar.

Menurut dia, proyek ini menjadi bagian dari proyek terintegrasi dalam konsep superblok untuk melanjutkan pengembangan kawasan Taman Rasuna yang telah ada seluas 32,7 ha.

"Rasuna Epicentrum ditujukan untuk menjadi sebuah tempat di Jakarta, di mana orang datang dan tinggal untuk menikmati kesuksesannya dalam gaya hidup yang berkualitas," katanya di sela-sela peluncuran logo baru proyek tersebut di Jakarta, kemarin.

Dia mengatakan pasca-dibelinya lahan tambahan 12 ha menjadikan pengembangan kawasan Taman Rasuna menjadi lebih cerah, sehingga perusahaan memutuskan memperbesar desain dan skala proyek.

Sementara itu, konsultan Proyek Rasuna Epicentrum M. Ridwan Kamil mengatakan proyek ini didesain menjadi proyek superblok terbaik di Indonesia dengan rancangan kawasan yang lebih menyeluruh dan berorientasi masa depan.

Marudi mengatakan dengan diluncurkan proyek itu maka dalam lima tahun ke depan kegiatan perusahaan akan lebih fokus kepada proyek Rasuna Epicentrum.

Di antara proyek yang akan dikembangkan a.l. gedung perkantoran, kondominium, taman, lifestyle, pusat hiburan, gedung konser sekelas pertunjukan orkestra, proyek wisata kanal yang akan digabungkan dengan proyek yang sudah ada yaitu apartemen Taman Rasuna, Pasar Festival, Aston Rasuna Residence, Rasuna Office Park, dan Klub Rasuna.

Menurut dia, perusahaan secara serius akan mendedikasikan potensi yang ada untuk menyelesaikan proyek terbesar bagi perusahaan itu.

Dirut Bakrieland mengatakan proyek tahap pertama akan selesai dalam dua tahun mendatang, sehingga pada 2008 sudah akan selesai sejumlah proyek a.l. renovasi Pasar Festival, Epicentrum Media Walk & Lifestyle Center, Bakrie Tower, Condominium tahap I.

Pendanaan

Dalam pengembangan proyek itu, lanjutnya, sejauh ini tidak ada kendala dalam hal pendanaannya karena masih bisa disediakan oleh perusahaan melalui sejumlah pendanaan.

Untuk itu, tambahnya, perusahaan masih bisa melakukan penggarapan sendiri untuk menangani penggarapan proyek itu.

"Sekarang kami masih lakukan sendiri tapi ke depan kami tidak menutup kemungkinan kalau ada mitra yang berminat bergabung dalam proyek kami ini," katanya.

Sementara itu, pakar tata perkotaan Moh. Denisworo mengatakan proyek Rasuna Epicentrum lebih cocok disebut dengan megablok karena dengan luas areal yang mencapai 40 ha menjadikannya jauh lebih besar.

Dalam hal ini, menurut dia, konsep superblok itu biasanya hanya untuk pengelolaan kawasan berluas 5 hektare-20 hektare, sehingga kalau lebih dari itu lebih cocok dengan sebutan megablok. (irsad.sati@bisnis.co.id)

that is what i got, i wonder where is the exact location, i guess it will placed on Ex- menara Bakrie location? (since there is a big vacant land at that area) and next to the confirmed Dictionary tower.... IMO

seems that Bakrie tower is not 50 Storey

that's gonna be one beautiful looking tower...what's striking is how close the building is to the road, this is not common in Jakarta, as buildings tend to be built with a distance to the road (for cars etc.), and usually separated by greenery.

Boz, mungkin maksudnya berat dari TMD itu sendiri ya.

Soalnya TMD ini fungsinya bukan menahan beban dari gedung tapi untuk mengimbangi gaya lateral yang terjadi akibat angin/gempa.

Berapa besar gaya lateral yg bisa diimbangi, itu tergantung dari :
a. Lokasi gedungnya (zona angin & gempa).
b. Desain & perencanaan.

Kalo berat dari TMD nya bervariasi, tergantung dari gaya lateral yang diprediksikan akan terjadi.
Contoh yg sudah ada di gedung John Hancock Tower, Boston punya 2 TMD masing2 beratnya 2700 kN alias 270 ton. Letaknya di lantai 58 dari 60 lantai.

Indonesia’s Bakrieland in $110mln sale to Dubai firm

JAKARTA - Indonesian property firm, PT Bakrieland Development Tbk ELTY.JK, said on Tuesday it had agreed to sell stakes in three units to Dubai property company Limitless for $110 million.


Bakrieland said Limitless, a real estate arm of Dubai World, will control around 30 percent of three Bakrieland units which own properties in prime areas of South Jakarta.

Limitless will pay a total of $33.7 million for 30 percent stakes in PT Bumi Daya Makmur and PT Superwish Perkasa, Bakrieland said in a statement.

Limitless will also pay $76.3 million for a stake in PT Bakrie Swasakti Utama, which will give the Dubai firm a 30 percent stake in Bakrie Swasakti, another unit of Bakrieland.

The three subsidiaries had combined assets of 2.98 trillion rupiah ($324.8 million) as of October.

The total price received by Bakrieland was only half of what reports had earlier forecast the firm was targeting. Some newspaper reported last year that the firm was hoping to fetch around $220 million from the sale of its property assets in South Jakarta.

Bakrieland is part of the Bakrie group, which is controlled by the family of Indonesia’s chief social welfare minister Aburizal Bakrie.

Dubai World is the builder of three islands shaped as palm trees with hotels and villas of the coast of Dubai.

^^ bukan, secara desain emang twist & flex , jadi emang meliuk-liuk. Kalo dulu VRS post Taman Anggrek kan gara2 shutter speed kurang cepet, jadi apartemennya bener2 melengkung gara2 busnya melaju dengan cepet. Tapi kalo pic dari dyto, emang sperti itulah aslinya :)

JAKARTA--MI: Pasokan ruang perkantoran segera bertambah sekitar 65 ribu meter persegi akhir tahun ini setelah dirampungkannya pembangunan tower perkantoran Bakrie Tower setinggi 48 lantai di kawasan Rasuna Epicentrum Jakarta.

PT Bakrieland Development Tbk di Jakarta, Senin (8/6), menyelesaikan pembangunan konstruksi (topping off) Bakrie Tower. "November tahun ini rencananya kita akan lakukan serah terima dengan pembeli," ujar Presiden Direktur Bakrieland Development Hiramsyah Thaib, usai peresmian topping off Bakrie Tower di Jakarta, kemarin.

Menara perkantoran yang dibangun dengan konsep twisting tower itu, papar Hiramsyah, saat ini telah terjual lebih dari 80%. Sebagian besar pembeli berasal dari perusahaan pertambangan, perminyakan, dan perusahaan multi nasional. "Harga penjualan sekitar Rp20 juta per meter persegi," jelasnya.

Dengan nilai investasi konstruksi senilai Rp625 miliar, pengerjaan proyek pembangunan telah memperhitungkan besaran kenaikan harga BBM. Menurut Hiramsyah, kenaikan harga BBM telah diatasi sebelumnya karena proses pembangunan konstruksi yang kini mencapai tingkat penyelesaian 65% dimulai sebelum naiknya harga BBM.

Direktur PT Bakrieland Development Sri Hascaryo menambahkan, Bakrie Tower memiliki komposisi market 100% strata office yang akan dihuni oleh perusahaan high profile. "Dengan begitu nilai investasi Bakrie Tower diharapkan terus bertambah."

Selain itu, harga tanah dan harga properti lainnya yang ada di kawasan Rasuna Epicentrum ditargetkan akan merangkak naik dan akan menjadi sentra bisnis yang memberikan peluang menguntungkan bagi pelaku bisnis.

yg epicentrum circlenya kayaknya dibuatnya masi beberapa bln lagi deh (tapi mungkin thn ini).Soalnya di pintu masuk rasuna ada pengumuman "maaf perjalanan anda terganggu,REVITALISASI KALI CIDENG DIMULAI 16 JUNI S.D. NOVEMBER 2008" alias bikin proyek river walk&circle(seharusnya).

Pengen ngambil foto tapi susah gara2 semua area river walk ketutup ma pager seng+pohon bambu....Dri podium level juga ketutupan ama pohon bambu....

FYI:mungkin ud dibahas disini.River walk itu kalinya dibagi jadi 2 level.Level atas kedalaman sekitar 1 meter yg isinya aer bersih.Dibawahnya berisi air kotor.Di ujung sisi twr 17 & sekitar depan Aston Rasuna ada water treatment (maap klo binun bacany)
