Four Seasons Centre is a mixed use development of over 2 million gsf including a Four Seasons hotel, serviced apartments, luxury condominiums, retail and parking. The project is sited adjacent to Kuala Lumpur City Centre (KLCC). The development enjoys commanding views of the 50 acre KLCC Park as well as the Petronas Twin Towers.

The Four Seasons hotel and affiliated serviced apartments are comprised in the forty-two story tower, while luxury condominiums will occupy the seventy story north tower. The tower's formal characteristics have been developed to complement the Petronas Towers and the overall skyline of Kuala Lumpur.

Complex site geometries have been distilled into a clear diagram to organize the circulation of pedestrians and vehicles throughout the site. Podium planning has been developed to support the different user groups that will live, work, and play at Four Season Centre. The new development will link both above and below grade to neighboring Kuala Lumpur City Centre retail properties.

now thats better. First of it all looks cool and offcourse tall...And those Petronas boys (or girls) do need some addition really close to make an ever better skyline as a whole for the city of KL! :okay: :cool: :)

yeah definitely. Based on the rendering, the taller one would be around 340 m! :eek:

It looks out of proportion in the rendering with the Petronas Towers though. Seems like its too thin. Thats just the graphics right? Otherwise, its awesome!:okay:

Kind of reminds me of US7 or Wheelock Square in Shanghai but rounder and thinner.

Actually it looks very much like Lot C of KLCC which will be at 54 storeys...to start construction Feb 2006.

VENUS Assets Sdn Bhd, a company controlled by tycoon Ong Beng Seng, will submit a development order application for its planned RM1 billion mixed development project in Kuala Lumpur, people familiar with the matter said yesterday.


The Venus project, known as Four Seasons Centre Kuala Lumpur, will be built on the existing open air carpark spread over 2.6 acres, situated between Menara Maxis and Wisma Central.

Venus Assets had acquired the land from Intan Sdn Bhd, a privately held company controlled by the family of the late billionaire Tan Sri Khoo Teck Puat, for RM90 million in cash in October 2003.

The project will comprise the six-star Four Seasons Hotel and service apartment with retail shopping area covering 750,000 sq ft, and a 70-storey Four Seasons Condominium which will have 173 super luxury units.

Mail Money was told that prices have not been fixed yet but will be in excess of RM1,000 per sq ft.

Venus Assets is waiting for the building plans to be approved. This is expected to be finalised in the current quarter, Mail Money was told.

The company, however, hasn’t decided if it is going to undertake the construction job itself or to appoint a turnkey contractor.

The 59-year-old, Perak-born Ong controls Hotel Properties Ltd, a company listed on the Singapore Stock Exchange, which has hotel, property and retail investments worldwide.

His 70 per cent investment in Venus Assets is believed to be private in nature. His partner in the company is Sultan Sharafuddin Idris Shah of Selangor.

Nice but I think that design should belong to the taller tower and not repeated.. the shorter one should compliment but not be identical.

In the age of "spire, we must have a spire...!" this design is downright fearless to avoid the pointy thing. Also is respectful given its proximity to Petronas.

hmm... i don't really see much resemblance to US7. Perhaps you guys mean the LOT C building in this page? Yes, that does resemble US7. But the four seasons center is not LOT C and looks a lot different. The pic is on the first page.

Wow! I'm rarely bowled over by a design and these aren't that complex or groundbreaking, but something has been worked out just perfectly to make them look stunning. Lucky Kuala Lumpur!

The development of this project had been fastastic and it is a wonderfully kept secret project till now :D

I personally got a hint of this project from a trader at the old mall next to this project a year ago and detailed news of this project only emerges last week. And incredibly.......these renderings were found by Baqthier! Great work Baq! :okay:

And then there's Lot C which are confirmed last week as well so it has been an exciting week! :)

Oh and Baq....the second pink box (left most) wouldn't be affected as that is Wisma Central and it would stay as it is :D Only the car park are used. :)

Well....ya....many had the same idea but those working around that area needs something like Wisma Central to 'survive'. Seriously.....I din know the vital role that Wisma Central play until I started working at KLCC.....that is where one could get cheap and good food and 'kedai runcit'. The place is even more packed than Suria during a typical weekday lunchtime! :D

I think that place would stay for a lil while cos that place are wholly owned by the shop owners there. Plus if that place were to go......there better be an alternative location that offer cheap and good food ;)

Wisma Central can actually be renovated into a masterpiece. I read somewhere that recently there is a building at Sydney around Circular Quay which used to be dubbed as the most obsolete one..now an architectural wonder!

(Bloomberg) -- Singapore's Ong Beng Seng and CapitaLand Ltd. plan to tie up with a Malaysian Sultan to build a $265 million Four Seasons hotel and apartment complex in Kuala Lumpur, taking advantage of rising property prices and tourism.

Closely held Venus Assets Sdn., owned by hotelier Ong, will submit an application for the development next to the Petronas Twin Towers, the world's second-tallest buildings, to the Kuala Lumpur City Hall as early as today, Venus Chairman Syed Yusof Nasir said.

``It will be an iconic building, we have a list of the who's who of Malaysia and the world'' wanting to book the condominiums, Syed Yusof said in an interview Sept. 7. Kuala Lumpur is becoming a ``city of the world.''

Ong, who bought the land from the late Singapore billionaire Khoo Teck Puat in 2003, is banking on rising overseas demand for property in the Southeast Asian nation that has helped push real estate prices in the capital to a record. Malaysia's tourist arrivals, which the government has predicted will rise to their highest-ever level this year, may lift hotel occupancy rates to a seven-year high.

CapitaLand, Southeast Asia's largest developer, said questions should be referred to Martin Tan, chief executive of its commercial and integrated development unit. Tan couldn't be reached for comment. Ong also couldn't be reached for comment. Four Seasons Hotels Inc. spokeswoman Elizabeth Pizzinato didn't return calls seeking comment.

Shareholders

Venus Assets is undergoing a reorganization, after which Ong and his associates will own 65 percent of the company, Venus Assets Executive Director S.A. Raju said. CapitaLand, which has Singapore's state-owned investment company Temasek Holdings Pte as its biggest shareholder, will hold a 20 percent stake. Sharafuddin Idris Shah, ruler of Malaysia's richest state of Selangor, will have the rest.

The development would mark the fifth Four Seasons property for Ong, the franchise owner of the Hard Rock Hotel in Asia. Ong, through his Singapore-listed Hotel Properties Ltd., is also building a Hard Rock hotel at a beach in Malaysia's Negeri Sembilan state, adding to the company's five other hotels including three Concorde properties in the country.

``With Ong coming in with Four Seasons, it tells you that Malaysia is ready, Ong has a good feel for the tourism and property markets,'' said Previndran Singhe, group chief executive of Zerin Properties, a real estate agency based in Kuala Lumpur. The location is ``superb'' and selling the condominiums will be ``easy.''

`Challenge'

Condominium prices at the high end of the market have more than doubled to 1,000 ringgit ($265) a square foot from 450 ringgit two years ago, he said.

Still, the area around the Petronas Twin Towers may be getting crowded. Berjaya Group Bhd. and other Malaysian developers are building a record 2,300 luxury condominiums in the vicinity, which will more than double the number of units near the Kuala Lumpur City Center by 2007, according to Allan Soo, managing director of property consultant Regroup Associates in Kuala Lumpur.

``The biggest challenge will be renting those units, given the limited tenancy market in the city,'' Soo said.

Ong bought the 2.6-acre site in October 2003 for 90 million ringgit, or 785 ringgit a square foot.

Before the purchase, ``Ong phoned me to ask me what I thought of the land and I told him, don't think twice,'' Syed Yusof said. The land is a ``jewel.''

Investments

The venture will also mark growing investment between the two neighboring countries since Malaysian Prime Minister Abdullah Ahmad Badawi took over from Mahathir Mohamad in 2003. Last month, Telekom Malaysia Bhd., the nation's biggest telephone operator, and Khazanah Nasional Bhd. agreed to increase their stake in Singapore's MobileOne Ltd.

The Four Seasons Centre will have a total built-up area of 2.35 million square feet, with a retail portion of 750,000 square feet, half the size of the Kuala Lumpur City Center's Suria shopping mall.

The two-tower project will have a 42-story, 200-room hotel with 50 units of serviced apartments and 173 units of condominiums in a 70-story building, which will be sold at more than 1,000 ringgit a square foot, Syed Yusof said.

Work will begin early next year and take three years to complete, Syed Yusof said.

Average hotel occupancy rates are expected to rise to 76 percent this year, Malaysian Association of Hotels Vice President Ivo Nekvapil said. That's the highest level in at least seven years. Occupancy rates rose to 67.4 percent in 2004, according to the tourism ministry's Web site.

``Any brand that decides to make a quantum leap in Malaysia augurs well for the country,'' Nekvapil said.

Malaysia's government has forecast tourist arrivals to rise to a record 16.8 million this year from 15.7 million in 2004.

``There's a lot of energy in the KLCC area,'' said Ong Choon Fah, Singapore-based regional head of research at DTZ Debenham Tie Leung. ``Singapore is so small, developers have to get out.''

THE US$265mil Four Seasons hotel and apartment complex planned in Kuala Lumpur will price its condominium units at over RM1,000psf.

Although prices have to be set, the units will cost “in excess of RM1,000 per sq ft” said S. A. Raju, executive director of Venue Assets, the developer, predicting strong demand due to the project's prime location.

“The Four Seasons is a six-star hotel, it's a different brand altogether. It will definitely be a who's who of Malaysia and the world wanting to book our units,” he said.

Venus Assets, a Malaysian company, is a joint venture between Singapore hotelier Ong Beng Seng and the Sultan of Selangor.

The joint venture company is applying for permission to build the luxury development on a 2.6-acre plot next to the Petronas Twin Towers.

fantastic project, this is great news for KL!
there's actually a similar project (2 towers of similar design at 80 and 50 storey each) being planned for Jakarta, but it won't commence construction until late next year.

my fav project!i see them doing a lot soil testing at the parking lot!i think they doing the right thing they do want to be in the same boat as klcc!remember the twin towers were suppose to be 400 meters to the back but underground so many gua kapur and sungai had to move it where it is now!by the way are they really going to demolish wisma central?if they do demolish it ahh finally ha ha

Glad to hear that something is finally moving. But I heard that Wisma Central will not be demolished. It is actually a kind of an "instution" and serves for a lot of people in nearby offices as affordable foodcourt. ;)

hi greg!i think its really sad thats what wisma central has become!when u go in its just a bunch of coffee shops!i almost wanted to rent a space at food court at ave k but when i gave much thought! wisma central and klcc s food i decided not to!by the way the rent was 7k this was a good 6 mons ago!then again wisma central is as old as ampang park i would think if i had VETO power its long gone ha ha

HONG KONG The concept of a furnished apartment with cleaning services is nothing new. Picture a college dormitory room with mismatched chairs and second-hand table lamps - most people's first taste of living on their own.

But over the past decade, the serviced apartment and the features that come with it have become increasingly more luxurious and sophisticated, particularly in Asia.

"When I go away for extended periods of time, I want a place that doesn't feel like a hotel," said Oscar Llinas, vice president of Bilkey Llinas Design, who recently created some of the interiors for Four Seasons Place in Hong Kong. "Serviced apartments are ideal for people who don't have the time to make a new home. They want a clean house, but don't want to see anyone cleaning it."

Four Seasons Place is a 60-story tower devoted exclusively to serviced apartments. It stands next to the Four Seasons Hotel at the mammoth International Finance Center and was the luxury hotel company's first project to include serviced apartments.

But the Toronto-based company already is planning a similar component at the Kuala Lumpur Four Seasons, scheduled to be completed in 2008.

The Australian photographer Geoff Letchford and his wife, Rebecca, a graphics and interior designer, both globetrotters because of their work, have stayed at a lot of apartments and hotels. They made their first reservation at Four Seasons Place almost a year before it opened last fall and plan to return this month.

"We enjoy catering for ourselves and the space available in a serviced apartment," Letchford said. "We carry a lot of computer equipment and normally get a two- or three- bedroom apartment, because we have staff who travel with us."

Hoteliers also have reasons for liking the concept. "It is easy, quick and convenient" for guests," said Scott Woroch, senior vice president of Asia Pacific development at Four Seasons Hotels and Resorts.

And for the hotel, he added, "The main advantage of offering a service apartment alternative is, it allows us to leverage the existing infrastructure in our hotel operation."

For example, the general manager can oversee both operations, the property's marketing can be broadened and the use of facilities like restaurants and spas can be maximized.

Woroch acknowledged that the Asian market is most comfortable with the formula. "Particularly in Hong Kong, there is high proportion of expatriate personnel and the population is very transient," he said. "The demographics lends itself well to serviced apartments."

Woroch was quick to distinguish between serviced apartments, which involve short-term leases, and private residences within hotels, which the Four Seasons had sold in key locations throughout North America for years.

"A number of our private residences are resorts, such as Whistler," the ski resort in Canada, he said. "Or, in the case of San Francisco, they appeal to homeowners who live outside of the city but also want a city place."

Four Seasons Place has 519 units, many with panoramic views of Victoria Harbor and Kowloon on the opposite shore. Monthly rentals start at 28,000 Hong Kong dollars, or $3,600, for a studio totaling 547 square feet, or 51 square meters, and rise to 150,000 dollars for an 1,867-square-foot, three-bedroom suite.

Every apartment has features like 42-inch, or one-meter, plasma screen televisions and customized Four Seasons three-layer pillow mattresses; residents also have use of the hotel's rooftop pool, health club and lounge.

Letchford said his staff members, particularly, enjoyed the amenities. "They enjoy going to the gym and find the view very inspirational," he said.

The suites designed by Bilkey Llinas include ebony wood inlays and a selection of original Asian art, while the penthouses offer private lap pools and aromatherapy Jacuzzis with the Hong Kong skyline as the backdrop.

Four Seasons Place is relatively new, but Hong Kong has a long history of serviced apartment operations. Two of its most prominent - de Ricou Serviced Apartments and Pacific Place Apartments - date to 1989, when a lot of multinational firms were opening offices in Hong Kong and sending executives from around the world to staff them.

De Ricou was built at Repulse Bay, on the south side of Hong Kong Island, as an alternative to the high-rise jungle of the Central district, according to Martyn Sawyer, general manager of properties and clubs for Hongkong and Shanghai Hotels, which owns the property.

It has 68 two-bedroom duplex suites, with views of Hong Kong's outer islands, ranging from 2,020 square feet to 2,243 square feet and with monthly rents of 65,000 dollars to 90,000 dollars.

The formula has worked so well that the company will include serviced apartments in its Shanghai mixed-use complex, which is expected to open in 2009. "High-end serviced apartments are a global trend, and not restricted to gateway cities such as New York or London," Sawyer said.

Swire Properties, one of Hong Kong's most prominent corporations, built Pacific Place Apartments to complement Pacific Place, its office and retail complex, which covers 5 million square feet in the Admiralty neighborhood.

The site now includes three hotels - Conrad Hong Kong, Island Shangri-La and JW Marriott Hotel Hong Kong - and Swire's partial ownership of all three helped to secure hotel-style services like complimentary memberships at the Conrad Hong Kong's swimming pool and fitness center for apartment residents.

The apartments are in two towers, Parkside and The Atrium, and range from 606-square- foot studios to 2,650-square-foot, three-bedroom suites. Rentals are 42,800 dollars to 176,300 dollars a month.

Last year, as competition at the top end of the serviced apartment category was expected to heat up with the opening of Four Seasons Place, Pacific Place decided to renovate and began a new marketing campaign to trumpet the changes.

AB Concept, an interior design firm based in Hong Kong, added such features as the ubiquitous 42-inch plasma TVs, Bose home theaters and Siemens countertop appliances.

The lead designer, Ed Ng, also added Asian touches to the decor, like the abacuses that are displayed as pieces of art in the living rooms.

Jeremy Lamburn, the apartments' leasing manager, said the renovations had been a good investment.

"In general, demand for luxurious residences has improved since the beginning of 2005, and has remained consistent," he said, noting that about 90 percent of the residents were corporate clients and both the economic recovery in Hong Kong and the growth in trade with mainland China had been good for business.

Sandy Higgins, a partner in a marketing consultancy called The Tank, divides her time bewteen Hong Kong, Manila and New York.

She has been staying at the Parkside tower in Pacific Place for one- to two-month stretches since 2003, sometimes alone and sometimes with members of her family. She believes a combination of factors has produced that loyalty. The most important of these are comfortable surroundings that feel like a home rather than a hotel.

"For those of us who travel, it is very important that we find a place that we like," Higgins said. "The standards of accommodations has become a major factor."

And, Higgins noted, "We are very spoiled in Asia" when it comes to service.

She described what had happened when her brother was expecting a delivery that turned out to involve an additional charge.

She had just tipped a staff member and he was prepared to use the money to pay for the extra charge.

"It was extraordinary!" she said. "It goes to show Swire's attitude towards providing a high level of service. Even the van driver was surprised."

Venus Assets Sdn Bhd, controlled by Ong and the Sultan, expects the Kuala Lumpur city hall to grant permission "within a couple of months", Venus chairman Datuk Syed Yusof Syed Nasir said.

Work will start immediately after securing the approval, he added.

"This is a big construction, it takes time, but I am very confident," Syed Yusof said in an interview after a shareholder meeting of Killinghall Malaysia Bhd, an investment company of which he is also the chairman.

Ong and CapitaLand Ltd will tie up with the Sultan to build the complex next to the Petronas Twin Towers in Kuala Lumpur, Syed Yusof said in September. The project would take advantage of rising tourist arrivals and overseas demand for Malaysian property that pushed real estate prices in capital Kuala Lumpur to a record last year.

In October 2003, Ong bought the 1.05ha site near the Petronas Twin Towers from the late Singapore billionaire Khoo Tech Puat for RM90 million, or RM785 a sq ft. The development, which will take three years to complete, would mark the fifth Four Seasons property for Ong, the franchisee of the Hard Rock Hotel in Asia.

The two-tower project will have a 42-storey, 200-room hotel with 50 serviced apartments and 173 condominiums in a 70-storey building that will be sold at more than RM1,000 a sq ft, Syed Yusof said last year.

Tourist arrivals to Malaysia is expected to grow at an average rate of 8.4 per cent a year and estimated to reach 24.6 million in five years, the Government said in March. Tourism revenue, the nation's biggest foreign exchange earner after exports, is forecast to rise at an average rate of almost 14 per cent a year, to RM59.4 billion in 2010.

CapitaLand, South-East Asia's largest developer, has beenexpanding to countries including China and Australia to expand beyond Singapore's market of 4.3 million people. CapitaLand's Singapore assets, which make up 45 per cent of its S$18.2 billion (S$1 = RM2.29) portfolio, contributed 21 per cent of the company's S$860 million pre-tax profit in 2005. - Bloomberg

I think that the proximity to the twin towers is the issue. After all, they are THE malaysian icon. Although a bit shorter, Four Seasons will certainly kind of "rival" the dominance of the twin towers.

An insider info > Wisma Central actually had plans to be redeveloped into a mixed dev with 2 curved twins (I think about 20-30 storey tall) but the project was shelved when some of the owners there turned greedy and wanted a higher price for their unit. There are 300+ strata title holders in Wisma Central and all had to agree on whatever dev of da place ;)

I think the tower also includes residences and apartments besides the hotel.

I thought the hotel was going to have 200 rooms. Whether it's 140/200, it's still small. Wonder why such a small number? Maybe they are looking at a small ultra exclusive and posh hotel.

"The hotel business is something that gives me satisfaction. It's something we are doing for tourism and tourism is something that is good for the economy," he said.

In an interview with Business Times, Syed Yusof said he is looking to expand his hospitality business to tap further the growing tourism industry.

Syed Yusof first ventured into the hotel business in 1990, buying the old Merlin Hotel on Jalan Sultan Ismail and converting it into the Concorde Hotel.

Together with his two partners - the Sultan of Selangor and Perak-born Ong Beng Seng - he plans to open more hotels in Johor, Terengganu, Negeri Sembilan, Penang, Kuala Lumpur, Malacca and Langkawi.

Within the next five years, the team has targeted to open at least three Casa del Mar boutique hotels in Port Dickson (Negeri Sembilan), Pulau Perhentian (Terengganu) and near Desaru in Johor.

The Casa del Mar hotel chain will be modelled after the successful Mediterranean-inspired maiden venture in Langkawi. Casa del Mar literally means "Home by The Sea" in Spanish.

With only about 30 rooms, the hotel can afford the luxury of making its guests feel special.

A RM70 million Casa del Mar is pending approval while costing is being evaluated for the 300-room Hard Rock Hotel in Port Dickson.

Syed Yusof said besides Port Dickson, Pulau Perhentian and Desaru, other possible locations for the Casa del Mar hotels include Malacca and Penang. "We are looking at one area in Malacca where we can build a Casa de Rio, which means home by the river," he said.

In Penang, Syed Yusof has been approached to manage or take a stake in a non-operational hotel on the island, while in Langkawi, the team is looking into the opening of bungalows above the water.

To support this expansion plan, Syed Yusof said the next logical step is to open a hospitality school that will train the future staff of the group's growing hotel chain. "The school will possibly be in Concorde Inn Sepang, where there is enough land and accommodation. This is in the planning stage," he said.

Meanwhile, on the Four Seasons Hotel that is expected to come up next to the Mandarin Oriental in Kuala Lumpur, Syed Yusof said details on the hotel have not been finalised.

"Four Seasons in Kuala Lumpur, everyone is talking about it. It will also put us on the map. If it happens, it will be sometime in 2009. We are working on the approvals now.

"We hope to have 150 rooms plus 150 service apartments, but even this number is uncertain until the approvals come," he said.

It is estimated that the cost of construction will be some RM1.5 billion while land cost is around RM90 million. "If Four Seasons were to come up, it would give a boost and prestige to Malaysia because Four Seasons is a rate leader.

The hotel rate will be 30 per cent higher than the normal five-star hotels (and) that will help other five-star hotels in the surrounding area (to increase their rates)," he said.

Syed Yusof's other love - property development - is mostly conducted through ISY Holdings Sdn Bhd. The firm has 162ha of landbank for development spread around the Klang Valley, which it hopes to develop over the next four years.

Some of the projects undertaken so far include Sierra Damansara, which comprises 152 semi-detached houses; Prima Damansara, a 20.25ha development in Sungai Buloh with low-cost houses and medium-cost shops; and housing projects in Pandan Jaya and Prima Vista.

I guess the road that turns in front of the park will no longer be there in the future.

The project has not taken off yet may be due to Malaysia Visit Year 2007. The last thing that tourists would like to see is messy KLCC area. What do you think???

G8 find pedang :) ...the taller tower is located in an open plaza surrounded by the curving podium courtyard...nice, also there will be a long row of podium buildings and the incorporated smaller tower in it, what a sight it will make from the klcc park....make it be a reality soon, a fitting twin to petronas

They can't simply take down Wisma Central because it is privately owned by about 300 individuals. Yes....it is a strata-titled freehold property :yes:

In fact they have plans to redeveloped the place but things fell thru becos of a few greedy owners. Anyone wants to develop the place? Can always call me cos I have the contacts ;)

to expand his hospitality business to tap further the growing tourism industry

DATUK Syed Yusof Syed Nasir, or Jojo as he is fondly referred to in the entertainment world, lists property development and hospitality as his passion.

"I love property development and the hotel (business). With the hotel business comes entertainment.

"The hotel business is something that gives me satisfaction. It's something we are doing for tourism and tourism is something that is good for the economy," he said.

In an interview with Business Times, Syed Yusof said he is looking to expand his hospitality business to tap further the growing tourism industry.

Syed Yusof first ventured into the hotel business in 1990, buying the old Merlin Hotel on Jalan Sultan Ismail and converting it into the Concorde Hotel.

Together with his two partners - the Sultan of Selangor and Perak-born Ong Beng Seng - he plans to open more hotels in Johor, Terengganu, Negeri Sembilan, Penang, Kuala Lumpur, Malacca and Langkawi.

Within the next five years, the team has targeted to open at least three Casa del Mar boutique hotels in Port Dickson (Negeri Sembilan), Pulau Perhentian (Terengganu) and near Desaru in Johor.

The Casa del Mar hotel chain will be modelled after the successful Mediterranean-inspired maiden venture in Langkawi. Casa del Mar literally means "Home by The Sea" in Spanish.

With only about 30 rooms, the hotel can afford the luxury of making its guests feel special.

A RM70 million Casa del Mar is pending approval while costing is being evaluated for the 300-room Hard Rock Hotel in Port Dickson.

Syed Yusof said besides Port Dickson, Pulau Perhentian and Desaru, other possible locations for the Casa del Mar hotels include Malacca and Penang. "We are looking at one area in Malacca where we can build a Casa de Rio, which means home by the river," he said.

In Penang, Syed Yusof has been approached to manage or take a stake in a non-operational hotel on the island, while in Langkawi, the team is looking into the opening of bungalows above the water.

To support this expansion plan, Syed Yusof said the next logical step is to open a hospitality school that will train the future staff of the group's growing hotel chain. "The school will possibly be in Concorde Inn Sepang, where there is enough land and accommodation. This is in the planning stage," he said.

Meanwhile, on the Four Seasons Hotel that is expected to come up next to the Mandarin Oriental in Kuala Lumpur, Syed Yusof said details on the hotel have not been finalised.

"Four Seasons in Kuala Lumpur, everyone is talking about it. It will also put us on the map. If it happens, it will be sometime in 2009. We are working on the approvals now.

"We hope to have 150 rooms plus 150 service apartments, but even this number is uncertain until the approvals come," he said.

It is estimated that the cost of construction will be some RM1.5 billion while land cost is around RM90 million. "If Four Seasons were to come up, it would give a boost and prestige to Malaysia because Four Seasons is a rate leader.

The hotel rate will be 30 per cent higher than the normal five-star hotels (and) that will help other five-star hotels in the surrounding area (to increase their rates)," he said.

Syed Yusof's other love - property development - is mostly conducted through ISY Holdings Sdn Bhd. The firm has 162ha of landbank for development spread around the Klang Valley, which it hopes to develop over the next four years.

Some of the projects undertaken so far include Sierra Damansara, which comprises 152 semi-detached houses; Prima Damansara, a 20.25ha development in Sungai Buloh with low-cost houses and medium-cost shops; and housing projects in Pandan Jaya and Prima Vista.

Actually the KLCC park is supposed to be similar to Manhattan's Central Park. It is planned to be surrounded by building. ;)

Yea.......it is supposed to be a green oasis surrounded by super expensive apartments .....again similar to Central Park :D

This is likely to create a scramble for one of the biggest construction jobs among Malaysian builders this year, as the cost is estimated to be more than RM1 billion.

"They are hopeful for the ground-breaking ceremony to take place by the end of the year and for the project to be completed three years thereafter," a source familiar with the project told Business Times.

However, he added that while the project has been approved, there has been a substantial change from the earlier submitted building plan.

"The two towers are in excess of 50 storeys but lower than the earlier submitted proposal," the source said.

It was earlier reported that the two-tower project would be 70-storey buildings where 42 storeys will offer a 200-room hotel, 50 serviced apartments and 173 condominium units.

With the approval, some changes in the composition, such as the number of rooms will also be made.

Land cost for the site, located next to the Mandarin Oriental and the Petronas Twin Towers, is estimated at around RM90 million.

The project will be undertaken by Venus Assets Sdn Bhd, in which Syed Yusof is chairman.

It has been reported that tycoon Ong Beng Seng, who controls Hotel Properties Ltd, has teamed up with the Sultan of Selangor and Syed Yusof to build the Four Seasons.

In an earlier interview with Business Times, Syed Yusof said that if Four Seasons were to come up, it would give a boost to Malaysia because the hotel chain is a rate leader.

This means that the hotel rate will be 30 per cent higher than the normal five-star hotels. This will also help other five-star hotels in the surrounding area to increase their charges as well

It looks like the height of the tower has been scaled down to 50 something storeys ... so there will be no 300m tower for KL :bash: :bash:

I'd rather get a supertall than many 'mid-height buildings' :yes:

50 storeys is very tall for many cities but for KL it is a bit too normal esp around the twins. We already have many around that area with similar height :(

Syed Yusof may reveal bid for Landmarks

DATUK Syed Mohd Yusof Syed Nasir, a substantial shareholder of Landmarks Bhd, is unhappy with the firm's plan to sell new shares, and is likely to announce his bid for the property company soon.

The businessman is in a position to make a voluntary general offer for Landmarks, a source close to Syed Yusof told Business Times.

The property developer may also pay more than RM1.70 per Landmarks share.

"He is in a position to make a voluntary general offer, though the majority shareholders of Landmarks should make the offer first," the source said.

Last week, Landmarks proposed to sell new shares that make up a tenth of the company. The plan appears to be the current management's way to consolidate control over the property group.

Syed Yusof, who owns 5.7 per cent of Landmarks, is likely to protest the placement, which was approved by shareholders in June.

"I am not happy with the plan as 10 per cent is too much. I am not on the board and it is not my decision.

"The company can do it because the board has approved. I would probably protest, but in the meantime, I will just have to wait and see," he told Business Times.

"A general offer is the right thing to do. However, at this point in time, I won't say anything more," he added.

The incumbent management includes Datuk Zakaria Abdul Hamid and Lee Tuck Fook, who were both appointed to the board last month. They control Zimulia Sdn Bhd, which holds 18 per cent of Landmarks.

Dynaura Trading Sdn Bhd, which has an 8 per cent stake currently, is also said to be on their side.

The Edge business weekly reported that the management may inject a gambling business into Landmarks.

When asked what he thought of this, Syed Yusof said it is up to the Securities Commission (SC) to approve the plan.

He also reiterated that he is a value investor who likes Landmarks' assets like a 27 per cent stake in Shangri-La Hotels (M) Bhd and boutique hotels such as The Datai and The Andaman hotel resort in Langkawi, Kedah.

"I am just a value investor in the company. Landmarks is a good and interesting company holding many valuable assets," Syed Yusof said.

Landmarks, which also counts power generation and healthcare as its business, is also the owner of the RM540 million Kuala Lumpur-based Sungei Wang Plaza, which is bound for a real estate investment trust (SWP REIT).

Syed Yusof's existing businesses include Casa del Mar, a boutique hotel in Langkawi; Concorde Hotel (in Kuala Lumpur, Shah Alam and near the KL International Airport); Planet Hollywood; Hard Rock Cafe chain; and the forthcoming Hard Rock Hotel, Penang, and the Four Seasons Hotel, KLCC.

Shares of Landmarks fell almost 10 per cent to RM1.62 yesterday.

DATUK Syed Yusof Syed Nasir, or Jojo as he is fondly referred to in the entertainment world, lists property development and hospitality as his passion.

"I love property development and the hotel (business). With the hotel business comes entertainment.

"The hotel business is something that gives me satisfaction. It's something we are doing for tourism and tourism is something that is good for the economy," he said.

In an interview with Business Times, Syed Yusof said he is looking to expand his hospitality business to tap further the growing tourism industry.

Syed Yusof first ventured into the hotel business in 1990, buying the old Merlin Hotel on Jalan Sultan Ismail and converting it into the Concorde Hotel.

Together with his two partners - the Sultan of Selangor and Perak-born Ong Beng Seng - he plans to open more hotels in Johor, Terengganu, Negeri Sembilan, Penang, Kuala Lumpur, Malacca and Langkawi.

Within the next five years, the team has targeted to open at least three Casa del Mar boutique hotels in Port Dickson (Negeri Sembilan), Pulau Perhentian (Terengganu) and near Desaru in Johor.

The Casa del Mar hotel chain will be modelled after the successful Mediterranean-inspired maiden venture in Langkawi. Casa del Mar literally means "Home by The Sea" in Spanish.

With only about 30 rooms, the hotel can afford the luxury of making its guests feel special.

A RM70 million Casa del Mar is pending approval while costing is being evaluated for the 300-room Hard Rock Hotel in Port Dickson.

Syed Yusof said besides Port Dickson, Pulau Perhentian and Desaru, other possible locations for the Casa del Mar hotels include Malacca and Penang. "We are looking at one area in Malacca where we can build a Casa de Rio, which means home by the river," he said.

In Penang, Syed Yusof has been approached to manage or take a stake in a non-operational hotel on the island, while in Langkawi, the team is looking into the opening of bungalows above the water.

To support this expansion plan, Syed Yusof said the next logical step is to open a hospitality school that will train the future staff of the group's growing hotel chain. "The school will possibly be in Concorde Inn Sepang, where there is enough land and accommodation. This is in the planning stage," he said.

Meanwhile, on the Four Seasons Hotel that is expected to come up next to the Mandarin Oriental in Kuala Lumpur, Syed Yusof said details on the hotel have not been finalised.

"Four Seasons in Kuala Lumpur, everyone is talking about it. It will also put us on the map. If it happens, it will be sometime in 2009. We are working on the approvals now.

"We hope to have 150 rooms plus 150 service apartments, but even this number is uncertain until the approvals come," he said.

It is estimated that the cost of construction will be some RM1.5 billion while land cost is around RM90 million. "If Four Seasons were to come up, it would give a boost and prestige to Malaysia because Four Seasons is a rate leader.

The hotel rate will be 30 per cent higher than the normal five-star hotels (and) that will help other five-star hotels in the surrounding area (to increase their rates)," he said.

Syed Yusof's other love - property development - is mostly conducted through ISY Holdings Sdn Bhd. The firm has 162ha of landbank for development spread around the Klang Valley, which it hopes to develop over the next four years.

Some of the projects undertaken so far include Sierra Damansara, which comprises 152 semi-detached houses; Prima Damansara, a 20.25ha development in Sungai Buloh with low-cost houses and medium-cost shops; and housing projects in Pandan Jaya and Prima Vista.

It's 2009!

no..but it will no longer be a 70 storey high...rumours has it that the tower need to be shorten up so the iconic building will not over shadow PTT.

now it think around 50 ++ aje

Since Lot C approved(close 300m), i believe FSC's tower 1 would be at least 60 storey! if not.. the skyline geometri won't balance anymore.
