Unfortunately I haven´t any picture of the building at the Ho Hoan Kiem Lake. BTW the design looks very beautiful which really match to this area.

The cosntruction of the Hoa Binh Towers will be complete in next summer. My uncle´s company Hang hai Dong Do (Vinalines) rent a whole floor there.
I just bought the magazines Bat Dong San in the main office. Now I know that Kien Truc is more interesting while I have just two Kien Truc´s, once from VIR and once from the ministry. My mom is still in Hanoi, maybe she will bring me some Kien Truc magazines to Germany.
Do you search for a determined project?

Tung Shing to launch Golden Westlake project
The Tung Shing Group is to hold a lavish launch for the long-awaited Golden Westlake executive residences this week, further consolidating the company’s position in Vietnam’s real estate market after it successfully built and operated the Hanoi Hotel and an office tower near Hoan Kiem Lake.
The project’s VIP launch will take place on November 25 at the five-star Sofitel Plaza Hotel, from which participants can look over the two-hectare site in Thuy Khue street where Tung Shing will soon begin construction on two 23-storey residential towers and 16 villas.
Malcolm Whitehouse, general director of Leonidas, the marketing and management company for Golden Westlake, said the special launch was significant for the development of a luxury estate that would distinguish itself from the typical apartment towers sprouting up around the capital.
Developed by Ha Viet Tung Shing Joint Venture Company, with 370 apartments, Golden Westlake will present a diverse selection of 22 residence styles.
Investors are rewarded with the luxury to choose from one to five bedrooms, unique split-level duplexes, or for the lucky few, Vietnam’s only tri-level penthouses with private lap-pools and rooftop terraces.
Opulent finishes feature throughout and no expense has been spared to fashion the beautifully detailed interiors, which accentuate contemporary Asian designs.
Residents at Golden Westlake will share in a host of lavish comforts, with exclusive facilities such as a kilometre long jogging track, multiple swimming pools, tennis and badminton courts, golf practice areas, a sports field, lush parklands with pergolas and private picnic nooks, a children’s playground, private members’ lounge and a “state-of-the-art” two-storey health club.
Public areas are restricted to service retail, café/restaurant and an integrated child care centre. Twenty-four hour security will protect the integrity of resident’s privacy and property alike.
The launch is the result of three years of effort by Tung Shing and architects from DWP Attitude, Site Company, Green Tree and Conico to flesh out the project, which should be welcomed in the market at a time when demand for luxury accommodation in Hanoi is growing due to the increasing number of foreign invested and official assistance projects.
Golden Westlake will be the only inner-city foreign-invested project, earning it the right to sell itself with a redbook title.
General director of the joint-venture Ronald Fu said investors can expect to achieve high returns, sustained capital growth and a low-hassle, professionally managed asset. Hanoi’s leasing market is in dire need of something new, exciting and refreshing, he added.
Although serviced apartments in the city are almost fully occupied and demand for luxury housing accommodation is increasing, there have been few new developments opening their doors for business in Hanoi over the last few years, with the exception of the 31-unit Hanoi Lakeview.
Fu expanded upon Tung Shing’s core business doctrines. “First, we find out what the market wants. Second, to achieve an outstanding product we acquire land in an excellent location where similar land is scarce, and incorporate timeless, yet functionally innovative design, using quality materials that will last.
“Third, we don’t squeeze investors for their money as we leave profit in the investment for the next person. This way, everyone wins and knows to watch keenly for our next project,” said Fu.
Golden Westlake is ahead of the field not only in design concept, but also in the protocols for the efficient operation of services by Leonidas. The company takes account of investors’ right to vote on the management of the estate, their proportionate share, and provides clear and accountable reporting.

Hanoi: Buyers found for 1mil apartments
VietNamNet – The five most expensive apartments of the Golden Westlake Executive Residences, considered Hanoi’s most luxurious residential block, priced at $800,000 - $1mil each have found buyers.
The 3-floor-apartments with five bedrooms cover an area of 452 sq m and 650 sq m, of which 1/3 of the total space is designed for garden, courtyard, and spa swimming pool.
Despite the high prices, 70 out of 375 apartments have been sold just a short time after the sale was announced. Investors said that the number of orders is increasing and 25% of the apartments are expected to be sold by next week.
The successful sale of the luxurious apartments may come as a surprise to real estate businesses. While foreign investors are currently successful in Vietnam, local businesses are incurring debts worth tens of billions of dong due to unsold projects.
BTW, construction will take 2 years of time.

On April 2002 the politbureau of the communist party in Vietnam decided a broad urban realignment of the government district in Hanoi.
In association with Architects von Gerkan,
Marg and Partner the Inros Lackner AG was
invited to participate in the international
competition for the architectural solution of the National Assembly House and New Ba Dinh Conference Hall Project.
Among 40 competitors worldwide the
contribution of gmp-ILAG was chosen as first
prize in June 2003.
Whereas gmp was responsible for the
architectural solution, IL AG had to develop the conceptions of an integrated and "invisible" technical building system on highest standard and advise on structural matters. Space allocation plan provided 70.000 m² floor area including the assembly hall with 1300 seats, a conference hall with 3500 seats, a banquet hall with 1000 seats, working areas and offices for 600 delegates and other service areas for parlamentary business.
The Client also emphasized on integration of
landscaping with traditional horticulture
elements.
The project was suspended due to
archaeological findings on the site in end 2003.

The Ministry of Planning and Investment has granted a licence for a Republic of Korean company, Jukjin Holding Company, to build Kwang Myung Hospital, which will be biggest hospital in Vietnam.
Under the licence, Jukjin Holding Company will invest nearly US $200 million to build the most modern hospital in Hanoi. This is also the biggest investment in the health sector so far.
Kwang Myung Hospital will be built in Co Nhue commune, Tu Liem suburban district of Hanoi under the US John Hopkins hospital-hotel model. It will not only provide medical check-ups and treatment, but will also include a complex of hotels, a shopping centre and a recreation centre.
The hospital will be equipped with modern facilities, according to standards of hospitals in Japan and Republic of Korea, and will provide treatment to both Vietnamese people and foreigners. The hospital will be the health centre in Vietnam and also in South-east Asia, said Mr Yoo Young Chang, Jukjin General Director, who has spent ten years investigating Vietnamese investment environment before deciding to build the hospital.
The hospital is designed to have 57 departments with 1,000 beds and provide medical check-ups and treatment to 6,000-7,000 people a day. The hospital is scheduled to be operational after the first phase of construction is finished in late 2007.
Kwang Myung Hospital also plans to train Vietnamese medical workers to work for the hospital. The hospital is estimated to provide jobs for 6,000 medical workers.

But I like most The Garden with it new concept of service. BTW, the interior looks damn european with all the statues and so and luxury elegant.

VINCI, through VINCI Construction Grands Projets, has just signed a contract worth $72 million (€61 million) to build the new headquarters of Vietnam’s national television broadcaster in downtown Hanoi. The 33,000 m2 five-level building will house around fifteen studios. Carried out in partnership with Japanese company Sumitomo Mitsui, work will begin in late December 2005 and last 28 months.
VINCI Construction Grands Projets also signed at the same time a €27 million civil engineering contract to build a thermal plant that will supply the southern part of Vietnam. The combined gas cycle plant will be built in Camau. It will produce 720 megawatts and its capacity will likely be doubled subsequently. Work will last 26 months and 41,000 m3 of concrete and 3,300 tons of steel will be used.
As part of this project, VINCI Construction Grands Projets had signed a first €9 million contract to consolidate the water-logged land over an area covering 9 hectares. This zone will host the thermal plant and is to be treated with the so-called “Vacuum” atmospheric consolidation technique developed by Ménard Soltraitement, a Freyssinet (VINCI Construction) subsidiary.
Winning these contracts has revived the Group’s activity in Vietnam where it has already built major infrastructure projects. They include, in particular, the construction of the Phu My deep-water port (south-east of Ho Chi Minh City), the Heineken brewery in Ha Tay (Hanoi region) and various plants in Saigon, the Ha Tay province and Ho Chi Minh City. The Group has also built vacation resorts in Hanoï and Hai Phong.
About VINCI
World leader in concessions, construction and related services, VINCI operates in over 80 countries and has a network of 2,500 profit centres, which carry out 250,000 projects every year. As market leader in all construction, concessions, roadworks and electrical engineering business lines, VINCI has 130,000 employees worldwide (including 73,000 in France) and generated net sales of €19.5 billion and net income of €731 million in 2004.

VietNamNet - Construction of a large new modern car park began on February 12th at the Hoang Cau Trading Centre, Dong Da District, Hanoi.
The new parking lot will employ lift technology, which – making its first appearance in Vietnam – uses elevators to move vehicles from one floor to another.
The high-rise car park will have room for 300 cars inside and another 500 outside the structure. According the lot’s chief investor, the Tan Hoang Cau Joint Stock Company, total capital for this project will reach VND240 billion (US$15 million). The car park will open in early 2008.
Chairman of the Hanoi People’s Committee, Nguyen Quoc Trieu, praised this project, reinforcing the local government’s support for new parking lots and entertainment sites under the city’s socialization policy.
Between 4 and 6% of the capital’s total land area is used for transport, compared to 20% in other countries. Previously, the city built a high-rise car park for 150 vehicles at Hang Day Stadium.

Yeah, parking in HN has recently became a real pain in the butt. I guess because of the skyhigh $$$ per square feet in the city that there hasn't been any company or investor crazy enough to step in any start the parking garage business.
The parking lot next to the stadium that you have mentioned was supposed to have an elevator to lift cars to upper levels. However, for some reason, it never came to life.

http://www2.thanhnien.com.vn/Uploaded/dinhhuan/360/cao-oc.jpg

Is ti possible to save energy in intensive traffic building by planning lowrise but large building instead of stretched and high rises ? I mean it is not a good idea to locate education places in skyscrapers.

You know Tran, that's a brilliant idea, large buidings will reduce traffic, but Hanoi is so dense and incredibly er... unelastic? that returns us to the question: if we can do it, so what's the point?

Because Vietnamese cities don't have urban/suburban sprawl, a 8 million ppl city like Saigon must be at least as large as Houston if Saigon is in Texas. The cores might have the same size but sprawl makes Houston 3 times larger.

http://www.vnexpress.net/Vietnam/Kinh-doanh/2006/03/3B9E74B8/cc.jpg

Opera Business Centre
Update: 13 March 2006
source: Matt Powell http://mattpowell.typepad.com/targetvietnam/
We have just been appointed as the sole marketing & management agent for a project in the centre called Opera Business Centre. This a great little project, right smack in the central business district. Its been designed by a french firm, Archetype, to mimic the colonial style architecture along the rest of the street including the premier hotel in Hanoi, Sofitel Metropole. Its grade A office with 2 levels of retail which will be taken by the luxury sector. Its around 1000sqm of retail and 3,200sqm of office. As you can see there are some great signboards and hoarding which is great promotion - sorry to the competition!

Residential Sector
As everybody knows the serviced apartment sector in Hanoi is continuously near capacity with a fairly stable vacancy rate around 2% since 2004. The last actual project that was released was actually back in 2003. The years 2006 & 2007 will see some changes in the landscape with 247 & 520 units due to be completed in these years. The next project to be completed will be Skyline Tower which can be seen on the...skyline between Truc Bach Lake and West Lake. Atlanta Residences a city centre project, with 52 high-end units will be completed around the end of Q3 2006.
The same factors that are fueling the demand for office space are fueling the demand for quality residential options - strong economic growth, FDI growth, the WTO process, new & expanding MNC’s. We are seeing a steadily increasing expatriate population especially those from the general Asia Pacific region.

Construction of the Bidv Tower project will commence next month after months of preparations, said the general director of the owner Bank for Investment and Development of Vietnam (Bidv).
The office and commercial tower will be among the tallest buildings in Hanoi with 25 stories and two basement floors measuring 106 metres in height. This is a joint venture between Bidv and Singapore's Bloomhill Holdings with total capital of US$43.6 million, with the bank holding the majority 55%, Tran Bac Ha said.
The joint venture company received the license in November last year on the occasion of the Vietnam Forinvest 2005 conference in Hanoi, but it has taken the company several months to complete all paperwork and related formalities for the start-up.
The Bidv Tower, located on the current premises of the bank's office at 194 Tran Quang Khai Street in Hanoi covering 2,500 square metres, will have total floor space of 33,000 square metres. It will meet the Grade-A office standard.
Part of the tower will serve as the new headquarters of the bank, and this office-building project is just the start of a bigger development plan by the bank to build 13 more hi-rise towers elsewhere in the country.
These 13 office buildings around the country will have total floor space of up to 600,000 square metres, adding a significant amount of offices for lease at a time Vietnam is facing a severe shortage of premium offices.
Currently, most major banks in Vietnam are leasing offices from other developers to base their headquarters. Bidv itself is currently headquartered at the Vincom City Towers. But the situation is poised for changes.
"Our own demand as well as the general market demand for office space is increasing, so we will boost the development plan," Ha said at the launch of his bank's joint venture investment fund last week. Meanwhile, the Bank for Foreign Trade of Vietnam (VCB) has also contributed funds for building a 35-story tower in HCM City, in addition to another project the bank joined forces with Keppel Corp to build an office tower in HCM City's District 1.
The demand for Grade-A office space has been on the fast increase, and monthly rents have now exceeded US$30 a square metre in many buildings.
I know that P&T Group from Singapore is the architect firm for BIDV Tower...but on their website I couldn`t find a layout so far.

The developers of Hanoi's InterContinental Hotel plan to convert all the serviced apartments planned for the premises into hotel rooms, with the hotel's opening now to be delayed until the middle of by 2007.
Nghi Tam Tourist Village Company by 2005 planned to build 36 apartments in the InterContinental, along with 327 five-star hotel rooms on the banks of West Lake.
The change in function will bring the number of rooms in the hotel to 375, making the property one of the largest hotels in Hanoi.
Nghi Tam deputy general director Nguyen Viet Tao told Vietnam Investment Review that the change would be easily implemented, as the facility had initially been designed entirely as a hotel before the developers decided to convert some rooms into serviced apartments.
"The change is due to the shortage of hotel rooms Hanoi is facing," said Tao.
"It will also make it easier to manage the property."
The city has inaugurated no five-star hotels over the past seven years except for the 299-room Sheraton, which began operating two years ago.
The city has experienced a shortage of hotel rooms during the peak season from November to March when travel agents find few rooms available for large tourist groups.
The lack of rooms became critical when the city hosted international events such as the Asia Europe Meeting (ASEM) a year ago. There will be few rooms left for tourists later this year as all hotels will have to accommodate officials and guests for the Asia-Pacific Economic Cooperation forum (APEC).
The shortage will be exacerbated with the InterContinental's opening being delayed until the middle of by 2007.
Nghi Tam hoped to open the hotel before the APEC summit in November but the lawsuit with the previous contractor, Hyundai E& C, over debt payment, has delayed construction for longer than expected.
Tao said contractors have completed two sample rooms, paving the way for faster construction of the remainder of the property in the next few months.
Construction was completed on 80% of InterContinental, previously known as Lien Resort Westlake, before the project ground to a halt in 1998 as the former foreign partner ran out of cash following the Asian financial crisis.
Nghi Tam is due to spend additional US$20 million on completing the hotel, with the money to be provided in loans by a foreign bank.
The Hoan Kiem Hotel in Tran Hung Dao Street is the only other upmarket project under construction in the city.
A number of developers such as Life Resorts and Bitexco are looking to cash in on the growing demand for hotels, planning multi-million dollar developments in the city. However, none have officially announced their plans.

yeah...I like a skyline of this width for Hanoi...you know the outline of the skyline should be tallest in the middle...Singapore and Hong Kong have both a great skyline through the contrast with low-high buildings on the side (not downtown area) and many nature (green stuff and hills) everywhere...but I think Bangkok's one is kinda too full and skyscrapers are just everywhere...so it doesn't look beautiful (not against Bangkok, I still love this city, the atmosphare there and of course the food :colagte:)
...and I don't worry about Saigon because I'm sure that it will also have a beautiful skyline in the near future through Thu Thiem as an half-island so you can take good panoramas when staying on the other side of the river...like Shanghai...

Accordingly, the total area of Flamingo Tower will increase to 8,535 square metres, 1,000 square metres more than the original design, said the investor Hung Vuong Construction and Investment Co.
As designed, Flamingo Tower is built on 6,400 square metres at 264 Doi Can St, Hanoi.
The long-term lease cost in 50 years in Flamingo Tower is US$1.7 a square metre a month, meaning that buyers will have to pay about US$367,200 for a single storey.
Le Quoc Viet, the project’s marketing director said the business form would help investors gain profit from re-renting at higher price without costs for seeking land or construction.
@ Pelerin_au_tonkin : ...didn't you say that you know someone from Archipel???

I wonder who are the architects of those French-imitating buildings: Ministry of Finance, The Manor, The Garden, Song Da, ... Stupid!
260 Architects (http://www.260architects.com/) (Korea) designed The Manor (Hanoi and Saigon), The Garden and The Financial Tower for Bitexco.
Wow, the Manner looks very nice! I like My Dinh new urban area. I saw so many things going on there last time I was in Hanoi. Thanks for posting those pictures. Do you know how much an Manner's condo cost?
...for The Manor Hanoi I remember its...
- 40,000USD and up for small apartment (45sqm)
- 400,000USD for VIP apartment (2 floors, unique view to Hanoi, private swimming pool and elevator, better and extra service)
- 1,000,000USD for villa
- incl. monthly service price: more than 1,000,000Dong
....every apartment has a own inside-fountain that you can drink from, walk-in closet, card key, camera to receive guests...all in all they have a really good service from what I heard...some I never heard before...
...The Manor Saigon should be similar since both are from Bitexco but a little bit more expensive...

very elegant.....all its missing are the opera house, a cathedral a big government building with a dome and an eiffel tower
now i think i have to buy another house in hanoi in the future......hanoi is irresistable
futuristic skyscrapers leave it for sg or other southeast asian cities.
hanoi just stick with the classical, and you can't go wrong.
futuristic skyscraper ya could find anywhere on earth but not a lot of cities building early 20th century newyork skyscrapers.......old skyscrapers in new york, chicago, bostons are still attractive as to the new modern comtemporary skyscrapers.
hanoi is doing the right thing .....bangkok, taipei, jar\karta and manila have big skyscrapers, but interm of beauty and captivation: nope
i think saigon is heading toward building ugly skyscrapers like those cities above

source:VNA (http://www.vnanet.vn/Home/EN/tabid/119/itemid/157453/Default.aspx)
Ha Noi (VNA) -- Ha Noi's Department of Architecture and Planning has revealed master plans for two major construction complexes in its north-eastern districts of Soc Son and Dong Anh.
In Dong Anh, the department and the district People's Committee handed in detailed plans for a complex that included a trade centre, park and lake for Dong Anh Trading and Tourism Co. Ltd. The complex will be built on 562,642 sq. m under the administrative management of Kim Chung, Hai Boi and Kim No communes.
The planners said that the major function of the complex would be as a trade centre, but other supporting infrastructure like storage and supply -chain systems would also be included.
The highest construction will be the seven-storey managing centre in the complex's Section A, which will also contain a display centre, storage facilities and parking lots.
Section B will consist of a park, lake and pathways. This open-air section can be used for outdoor activities to help surrounding residents release stress.
In Soc Son, the blueprint for the district's industrial complex is ready for construction on 203.9ha in Mai Dinh, Quang Tien and Tien Duoc communes.
The architects said that the major objectives of the complex were to provide synchronous infrastructures as well as services for the district's small and medium industrial enterprises.
The complex comprises three sub-sections that are divided following the possible scale of enterprises.
Four separate projects are also ready to support the industrial complex's construction. They are a relocation project for displaced families, a project to build vocational training schools, a housing project for the complex's workers and a project to install all supporting infrastructures such as water pipelines, electricity networks and roads.
The designers also included safe corridors between the complex and local residential areas.
Local authorities said that 90 percent of the land used for the complex is ineffective for crops. Yet more than 3,600 people will be displaced, who will need privileged care from the authorities to find other jobs after their land is taken.
The major constructions are in accordance with a master plan to expand the capital city to the north and north-east to form a new city along both banks of the Red River.-

wow...ciputra is a very good sight in ha noi...i never had a good notion of ha noi...noi bai disappointed me because it was down graded so bad without any upkeep maintainance...i came in summer 2005 and the place was so dirty i thought it was built decades ago...the city center was chaotic with narrow streets and no sign of much development...i thought Hue was a better city. i hope hanoi will do well, and on my next visit, i want to see awe striking views...something of greater elegance than even ciputra.

Thanks for the link tq! Yes, the Ben Than Twin Towers are indeed awesome :applause: I also love the look of Financial Tower, very unique and a symbol of a new begining for Vietnam.
I wonder why Saigon has so many projects than Hanoi? Does it mean there is not much investment interest in Hanoi as in Saigon?

Vietnamese people from Saigon and from the South are entrepreneurial and like to do business. That is why Saigon has many more projects compared to Hanoi.
Southern Vietnamese like to spend money.

I rather have a beautiful building with bad function, because more people will look at it than people working/living in it.
the SG notre Dame serves only catholics during certain time, the rest of the day and week it closes, but tourists love to take pictures there. so is the metropolitan building. compare to other concrete blocks in the city
