well it seems as if riverfront officially has broken ground.as today they unloaded 2 foundation cranes,for what i believe is ivy.(i guess roark was correct)

for those who don't know about riverfront it has six buildings or seven buildings ranging from 420ft to 650ft the parcel is divided into an east and west parcel,the first phase of the east phase is wind,the first phae of the west parcel is ivy.both i believe are about 95%sold.second phase is being released soon according to roark.

damn... i was hopin this would die, these building suk... i like the old renderings better, hopefully the next phase after these buildings will make up for these two

^doubt it and to top it off i think they are supposed to be gated even to make the whoole riverfront a private project.

Judging by the renderrings (not always accurate) it looks like Ivy will be on the River, while Wind will be one of the interior buildings. Anyone know if this is correct?

yeah it appears so. i suck at posting images but if you go to http://www.windbyneoepoch.com/
you can see the renderings show its located at the corner of Miami Ave and that Riverview Square (i think its called that) building that is next to 95 ramps going to biscayne/brickell ave. the balconies/units r angled to give you a 'forced' river view towards the bay very similar to the plan for the failed fantasy on the ocean project

There is going to be another building in front of Ivy based on several renderings I've seen which show the Ivy one building in from the river front (six buildings in total of which only two have been announced).

However, all of the buildings are angled so that most of the apartments have partial river views.

I'm not going to sell you on the Ivy!!! I don't want to have naysayers and rumor mongers as neighbors!!! :) Just goofin' ... stop by anytime.

Contrary to anyone's preconceived notions, Riverfront is not closed off to the public. There is a riverwalk and "riverclub" open to the public...the riverclub will likely feature an 8,000 sq ft restuarant, coffee shop and lots of ground level retail, that you can walk up to...pull your boat up to...drive to, or walk downstairs to :) :)

You can walk one block on the river to the east for the Riverwalk MetroMover station, or walk 2 blocks to the north to the Macy's Department Store, over the bridge 3 blocks to the Mary Brickell Village, or down the riverwalk 4.5 miles to the Airport!

There are 4 buildings approved and ready to go...The first announced building is IVY which has long been sold out and is in resales...Wind (set back from the water) was second and has been sold out...Cima on the water) will be the third (announcement coming soon).

Ivy (set back from the water) and Ivy II (is on the water) are developed by Key International (JW Marriott, 848 Brickell, Eden Roc, Sunny Isles Marina, and much apartment buildings in Miami). Key International also has the option to develop two tall buildings on the northern most portioin of the site. Key International owns the parcel to the immediate west of the site (between riverfront and the FPL station) and plans to build a 8 story dry dock marina for my boat. :) :) :)

There are 13.5 acres of land and Revuelta has oriented the project so that no single apartment has direct view into the window of another. Pretty clever...but subtle.

Don't misuse your immagination! This is a great project.

Oh...yeah...if you are one of those people that craves driving, there is quick access to Interstate 95, and you are 8 minutes drive to Miami International Airport, and 8 minutes to South Beach.

Here is a just a simple question. If it is cheaper to buy pre-construction, and I know it is even though there is some risk, why would someone buy a condon on resale when its not even started and pay a higher price? I may just be practicle but with all the condos under construction and starting soon I sure wouldnt be worried about not being able to get one, thats just foolish.

Supply and demand. Not everyone can buy at the first price list. Prices go up as units sell. The resale buyer sees value in buying and he/she buys. One friend bought a one bedroom in Ivy for $295,000 and sold it for $405,000. The buyer is an end user looking to move up...the end user has locked in a great apartment at a great price...by closing time it will likely have appreciated significantly.
I may just be practicle but with all the condos under construction and starting soon I sure wouldnt be worried about not being able to get one, thats just foolish.Sure...if you want to buy just any condo and money is no object for you, then you are sure to find one 24 months from now.
The question is...will you find the same quality/location for under $400 per square foot. Cima will begin sales at $450 per square foot and will break ground in 2006...

Chances are, you will. Way too many condos going up right now, and the prices they are fetching will not be maintained. I don't think we are in a huge bubble that is going to burst - I think the market will remain healthy - but the prices will come down to much more realistc levels within five years. Look at Cite...over 95% sold out, less than 30% occupied.

I've been waiting to announce Mint at Riverfront until I get a rendering. They haven't been released yet. This is the best location of the Riverfront project, closest to the water.
Meanwhile, I've got ten apts at the first price list! It's friends and family right now, and available to the public after Janurary 5th. Send a private message if interested.

RX, where is that complex supposed to be? I couldn't help but notice the shot of the beach with people swimming in one of the renders. Is that a beach with people swimming in the river?

Although that boat is totally hot, I'm doubting that any of those scale models are representative of the Luis Revuelta buildings on the Riverfront Parcel.
