Rumour: 120 story West Bay Building

According to Alsharq news-paper ,Qatar is planning to build the highest tower in the middle east in Aldafna Area. It will be 120 stories and the construction will began next year . this tower consists of offices and a hotel.
The owner of this project is one of the GCC companies and one of the Kuwaiti companies will do the marketing ..

I try to find more infos about this project and I'll post them as soon as possible. :)

Its al-sharq newspaper, expect anything !! This is just getting stupied by the day. There is way to much money that ppl just dont know what to do with it. Many of these huge towers are from GCC companies wanting to invest in Doha. They will destroy qatar's real estate market.

Everyone seems to think that doha is the next dubai so they are trying to put their foot in the door and establish themselves quickly. Also they might of joined the dubai race to late or they have enough investments in dubai that they need another outlet. However we still dont know how the real estate market in dubai is going to end. I mean we cant tell until ten years from now that all these towers will have real demand or will the bubble burst. I strongly believe that dubai real estate market is purely speculative and this is whats happening in doha.

its a proposed idea... i asked and said there is no way the govt will approve such a high tower... i also heard that dubai tower was suppose to be over 100 floors but the govt said they need to cut down on a couple of florrs....

Well, I agree with Q4E that the Sheraton is still elegant, but it really looks dated now. I reckon Tornado Tower (QIPCO-SIAT) is the one which will stand out among the crowd eventually.

وقال المهندس طارق المعتوق المدير التنفيذي لشركة الوفاء العربية العقارية الكويتية إن حجم المشروعات العقارية التي تروج لها شركة الوفاء في معرض قطر الدولي للعقار والاستثمار الذي طوى فعالياته مؤخرا تبلغ تكلفتها نحو (17 مليار دولار) تتركز في دبي والشارقة وعجمان ومكة المكرمة وقطر وسلطنة عمان ولبنان وبريطانيا واسبانيا ومصر‚

مشيرا إلى ان حجم المشروعات التي تروج لها الشركة في قطر فقط تبلغ قيمتها (350) مليون دولار‚ متوقعا أن تستقطب شركة الوفاء العربية العقارية مشروعات عقارية كبيرة خلال فترة إقامة المعرض من أجل تسويقها‚

واضاف المعتوق إننا نسعى لاستقطاب مستثمرين في مشروع ابراج الميريديان الفاخرة في مكة المكرمة والتي تبعد عن الكعبة الشريفة مسافة كيلو متر واحد‚ وأضاف أن تكلفة هذه الأبراج بلغت نحو مليار ريال سعودي‚ وقال إنها اصبحت جاهزة للتسليم عقب موسم الحج المقبل‚ ويتألف كل برج من أبراج الميريدان من 20 طبقا‚ ويتم الاستثمار فيها من خلال صكوك انتفاع لفترات معينة‚

يقول المعتوق: هناك برج العريفي مارينا الذي يقع في مرسى دبي ويعد من أقل الأسعار المتداولة في دبي حاليا‚ حيث تبدأ من 58 الف دولار للشقة‚ وقال إن ما نسبته 60% من المشروع قد تم بيعه قبل إنجاز المشروع المقرر بعد 18 شهرا من الآن‚

ولفت المعتوق إلى مشروعات أخرى لشركة الوفاء العربية العقارية‚ حيث تقوم الشركة حاليا بالترويج لمشروع أراض في بريطانيا‚ مؤكدا أننا الوحيدون في العالم الذين نقدم أراضي في بريطانيا دون تصريح بنيان‚ لافتا إلى أن ثمن قطعة الأرض حاليا يصل إلى 60 الف جنيه إسترليني‚ وبعد أن تحصل القطعة على تصريح بنيان سيرتفع سعرها إلى أكثر من 260 ألف جنيه إسترليني‚ أي من يشتري اليوم في هذه الأراضي سيكسب في غضون خمسة أعوام نحو 200 ألف جنيه‚

وأكد المعتوق أن الشركة تقدم ضمانا لكل مشتر بأن يستعيد المبالغ التي دفعها بفوائد تبلغ نسبتها 15% إذا لم يحصل على تصريح البنيان في غضون خمسة أعوام‚

وقال إننا نتطلع إلى السوق العقاري القطري باعتباره سوقا واعدا وينتظره مستقبل كبير‚ كاشفا النقاب عن أهم وأبرز المشروعات التي يتم تشييدها حاليا في قطر (برج المهنا) الذي يجري بناؤه في أرقى مناطق الدوحة حاليا بانتظار اكتمال أعمال بنائه في عام 2008‚

منوها إلى إن هذا البرج سيكون الأول من نوعه في المنطقة‚ موضحا أنه يتكون من 55 طابقا وتبلغ تكلفته الإجمالية (300 مليون ريال قطرى) أي ما يعادل (64‚82) مليون دولار أميركي‚ واضاف أن البرج سيكون إلكترونيا بأوامر الكمبيوتر في جميع مرافقه وأرجائه وأنشطته وخدماته‚ ويضرب المعتوق مثلا على ذلك بأن المدير أو صاحب المكتب الذي يقع في البرج عندما يأتي إلى عمله ويقوم بإدخال سيارته إلى أماكن مواقف السيارات في البرج‚ سيقوم الكمبيوتر في الحال بناء على رقم السيارة بتجهيز مكتبه من حيث إضاءة الأنوار وتشغيل التكييف وفتح الأبواب التى لا يستطيع أحد الدخول من خلالها إلا إذا تعرف عليه الكمبيوتر مشيرا إلى أن برج المهنا يعد أول برج «ذكي» في المنطقة اذ إن الزجاج الذي سيكسو واجهات البرج سيكون مضادا للرصاص‚

وقال على الرغم من أن عمليات تشييد البرج الذكي قد انطلقت لتوها‚ إلا أن نسبة المبيعات التي حققها تجاوزت حتى الآن 50% مؤكدا أن أسعار الشراء والتملك في البرج ليست خيالية كما قد يتبادر للذهن للوهلة الأولى‚

«كما اعلنت شركة الوفاء العربية العقارية في معرض قطرالدولي للعقار عن تشييدها لأعلى برج في منطقة الشرق الأوسط المكون من 120 طابقا‚ وسيتم تشييده في منطقة الدفنة بوسط الدوحة‚ في حين سيبنى بمواصفات غير مسبوقة تجعله في غاية القدرة على الجذب»‚ وقال طارق المعتوق إن شركة خليجية مساهمة ستتملك مشروع أعلى برج في منطقة الشرق الأوسط‚ لافتا إلى أن جزءا من البرج سيكون عبارة عن فندق والجزء الآخر سيكون مكاتب إدارية‚ من جانبها كشفت شركة (دار) للاستثمار والتطوير الراعي البلاتيني لمعرض قطر الدولي للعقار والاستثمار تفاصيل مشروع «البالم» المقرر البدء بأعماله الإنشائية في شارع مجلس التعاون بمدينة الدوحة خلال الشهرين المقبلين ويضم المشروع برجين للمكاتب على شكل «نخلة» يتكون كل منهما من 57 طابقا بارتفاع 244 مترا لكل برج وبتكلفة تقارب الـ (800 مليون ريال قطري) نحو (38‚220) مليون دولار‚ وقال عبد الله عطاطرة الرئيس التنفيذي للشركة ان مشروع اللاجون بلازا يعتبر مشروعا تمليكيا في الدوحة وهو المشروع الأول لشركة دار للاستثمار والتطوير في دولة قطر من حيث الكم والتصميم المميز‚ وتبلغ تكلفته نحو مليار ومائتي مليون ريال قطري نحو (57‚330) مليون دولار‚ ويضم أعلى برجين متعرجين في العالم ويضم 748 شقة سكنية خصصت جميعها للبيع «التملك» سواء للقطريين أو المقيمين في دولة قطر‚ بالاضافة إلى المستثمرين من خارج الدولة‚

إلى ذلك اعلن مصدر مسؤول في شركة ماس العالمية الكويتية لتسويق العقارات إن شركته تسوق المشروعات العقارية العملاقة‚ وقطر تحتضن الآن العديد من تلك المشروعات‚ لافتا إلى أن ماس العالمية تروج حاليا لمشروع برج زمزم الفخم في مكة المكرمة‚

وقال خالد الرويشد مدير الشركة اننا نسعى إلى انتهاز فرصة إقامة أول معرض دولي للعقار في قطر من أجل الاستحواذ على مشروعات عقارية كبيرة لتسويقها داخل وخارج قطر‚ مؤكدا ان ماس تقوم حاليا بتنفيذ مشروع ابراج البيت والذي من المتوقع الانتهاء منه في شهر يونيو من العام المقبل 2006

Aren't things just goin crazy at the moment in Qatar. There is no need for towers over 80 stories at the moment, 50 is quite good once you have towers that are in the 30 + floors region.

Also like Qatar said, the skyline will be screwed, I'd rather have many nice buildings which are more or less the same height than have one that stands out with not even one other building close to bein of the same size and height.

don't think it's barwa tower. barwa tower is being/will be built by barwa company, whil the 120 story high tower is being built by a kuwaiti company.
as for the liberation tower in kuwait city, it has a specific purpose only, & that's for telecommuncation enhancement services.

^^ I think the Cornishe should be built with extremely architecturally beautiful towers like Burj Dubai, Palms, Fardans, C.C.'s, Sheraton, ect... Then, this area will act like a downtown, like Los Angeles with its beautiful central tall building (I forgot its name) or San Fran. with it Transam building.

The plan is fixing the Old Souk (souq waqif) and turning it into a cultural spot.
