Its a 72-story 835-foot mixed use (office/residential/retail) tower to go up on the site of an existing 19-story office tower that was purchased back in May for $70 million. Plans were filed with the City of Miami. I dont know yet if they will tear down the existing office building or build on another portion of the parcel (it has an external parking garage that they could tear down and build on). Plans call for 450 condos and 297,000 sqft of office space and 26,500 sqft of retail space. The tower is to be designed by Miami Architect Kobi Karp.

Kevin  , NIMBY  , and Dave :hi: , just a little confused :| about the which side of Brickell does this tower looks like its on Brickell, please east or west side, remember the J.W.Marriott is on the east side of Brickell at 1111 Brickell, so could this project be just north of the Hotel near the old Santo Espirito Plaza tower, could this be the site on the east side of Brickell ???, thanks Men for great updates !!! :righton: :banana2:

Yes, east side of Brickell, just to the north of the Marriott (unless they had the address wrong).

I like it. Finally a building that looks different at the 10th floor from the 70th floor. Too bad they changed the website so you cant link to the pics anymore to post them.

Hank Sopher and Leviev & Boymelgreen's latest real estate prize: a much sought- after property along Miami's Brickell Avenue.

BY MATTHEW HAGGMAN

mhaggman@herald.com

Real estate investor Hank Sopher and development group Leviev & Boymelgreen have won the bidding for a highly prized 3.5-acre property on Brickell Avenue auctioned off by the Venezuelan government.

Price: at least $70 million.

''I am not at liberty to say the price, but you can safely say it is somewhere between $70 million and $80 million,'' Sopher said. The parties signed a contract for the property last week, he said.

The 1101 Brickell Ave. parcel, which includes an 11-story and 19-story office building -- and also houses the Venezuelan consulate -- drew tremendous interest from investors because it is a large lot on Brickell Avenue with views of Biscayne Bay.

Nearly 80 prospective buyers considered the parcel owned by the government-run Banco De Desarollo Economico y Social De Venezuela, or BANDES. On Feb. 2, some 18 bids were filed with the Venezuelan government, according to a source close to the deal.

In a nod to skyrocketing prices amid South Florida's red-hot real estate market, the Venezuelan government initially warned it would not sell the building for less than $37.8 million. That turned out to be an easy hurdle to leap.

''When I learned that this property was going to be made available,'' said real estate broker Edie Laquer, who represented the buyers, ``I reached out to Shaya [Boymelgreen] and Hank because this is the perfect scenario they are looking for.''

There's enough room on the property to construct a third building if the buyers choose, Laquer said. She added the development could include retail and residential components.

''We are beginning to evaluate whether we have to tear down one office building or leave them both up,'' Sopher said. ``The only thing we are convinced of is that the garage must come down.''

Boymelgreen could not be reached for comment.

The Venezuelan government bought the building in 1983 for $31.5 million, according to Miami-Dade County property records. It was represented in the sale by Eddy Dominguez of VR Business Brokers in Coral Gables.

Neither Dominguez nor officials at BANDES could be reached for comment.

The sale represents another bold move by Sopher and Leviev & Boymelgreen, who continue betting heavily that South Florida real estate values will continue their skyward ascent.

Leviev & Boymelgreen, a partnership between Brooklyn developer Shaya Boymelgreen and Tel Aviv-based conglomerate Africa-Israel, burst onto the scene in July when it announced it was buying $130 million in real estate and spending $1.5 billion to develop it. It is marketing its first high-rise on Biscayne Boulevard, Marquis.

Sopher made news several years ago when he started buying up unwanted land in downtown Miami that has since become hugely valuable. More recently, he lost his bid to buy the Miami Arena in the city's auction.

Sopher said the Brickell deal should close after May 1.

getting back to 1101 brickell,to me the original 19 story building which is green glass cladded in no way shape or form flows architecturally with the square-oval karp designed. the addition looks out of place and it looks as if he couldn't decided on one design so he mixed 3 designs in one and made a blue, gray yellow thing.......sorry but this is the 1st kobi karp design i hate and although this will either be our 2 or 4 tallest i wish it wasn't built.....unless i saw some better renderings.

its sort of a poor mans citicentre or blue....
but atleast it improves that ugly garage in the back

I don't think you can tell from the rederring if the horizontal lines are yellow or not. I sure hope not. I can live with white which is what I think they are (I would prefer none at all). I like the glass and recessed balconies, reminicent of Blue or CitiCentre. Plus as I stated below I like the fact that the building changes as you look up at it from the ground. Every floor is not simply a copy of the one below it (see Jade, Club, etc).

I'm not sure what to think of this building. On the one hand, I'm glad Miami will be getting another very tall tower. On the other hand, the design is really weird. It looks like 3 totally different buildings, designed by different architects, all stacked one on top of the other. I like the middle potion best. I think it would look better if the whole building had that oval-shaped, glassy theme going. It wouldn't have to look the same all the way up, just not jarring like it is now.

I like the building. THe portion on the bottom (the existing building) seems a bit out of place. Maybe they should knock that building down and continue.
