ignore these 6 phase 1 towers for a while, whoever had the idea to build them so early

it took emaar quite a long time to release and start work on the towers, while as for business bay the creek excavation and tower construction will be done at the same time
and actually the executive towers are already under c and the recently launched towers like al manara tower are scheduled for completion in 2008.

what i believe is, that the first phase will be done by late 2009. the second phase might be launched when the first one is completed, in order not to go over the top. it probably is even bigger and continues the golf course and villas and whatever else

of course there will be phases but he was talking abt the entire project and therefor it is reasonable.

Maybe it counts landscaping and all those kind of finishing touches aswell. But with the marina, although some towers are finished, some haven't even started construction. It'll be the same for business bay

yeah, they lowered the wattage on the beakons as they were apparently too bright for SZR residents. Something similar was done to the volume used on the Clock Tower Chimes.... people said it was too loud. lol

Contracts for The Centrium and Al Manara in 30 days

Dubai: Dubai-based property developer ETA Star is preparing to offer construction contracts worth more than Dh500 million for two key projects.

Company officials said the Dh250 million main construction package for The Centrium, a residential development in the International Media Production Zone (IMPZ) and the Dh270 million contract for Al Manara commercial tower at Business Bay, will be confirmed in the next 30 days.

It follows news that contracting company Dutch Foundation won the Dh30 million contract for enabling foundation work in the two developments.

The excavation and piling work on the Al Manara tower is scheduled for completion by the first week of October, while work on The Centrium is expected to be completed by November.

The deal follows similar partnerships between the two companies on ETA Star's Goldcrest Executive and Goldcrest Views-2 projects at Jumeirah Lake Towers. Dutch Foundation's portfolio also includes the Saba Tower 1 and Madina Tower in Jumeirah Lakes Towers.

Abid Junaid, executive director at ETA Star, the property development arm of the ETA-Ascon Group, said the company lays particular emphasis on foundation work. "Dutch Foundation has been involved in other important projects of ETA Star and the quality of their work has certainly been up to the mark, which prompted us to award the contracts to them," he said.

But finding skilled contractors for the main construction package has been a struggle, according to P. Balaji, business development manager at ETA Star.

"The supply of human resources and raw materials is strained and all the good contractors have extremely full order forms," he said.

The four-tower Centrium project, located on Emirates Road in the IMPZ, features one, two and three bedroom apartments, which are scheduled for hand-over in December 2008.

Balaji said the project is aimed at mid-income earners and will appeal to staff within the IMPZ, as well as people using Emirates Road for travel to work.

Al Manara was one of the first commercial projects launched by a private developer in Business Bay and is set for a June 2008 completion. It was designed by Singapore-based Architects 61. The overall development value of The Centrium is expected to reach Dh450 million, while Al Manara's value is estimated at Dh400 million.

Citadel was pretty advanced when we were there in april, piling was already underway. i wonder what the delay is.

Has anyone any idea where the Al Manara site offices are going to be relocated to when The Court building commences now???

A friend went down to the Project Manager and asked them when were they moving off site to let Tanmiyat in, and he said they had been served notice to move the site offices off the 015 plot almost a month ago. They had 3 days left of that month last Sunday and were hoping to get the offices off site this week.

Anyone else any info??

^^i think tha roof feature was already built. If you look at the roof on your latest picture you can already see a slanted structure ontop of the building, i think this is the roof feature.So we have reached structuralwise the tallest point that this structure will have, therefore it is topped out. The bigger roof feature under the slanted top of the building, doesn't count anymore, because it isn't the tallest point of the building.

Dubai Properties is controlling everything, Executive Towes and Vision Tower will be the first towers open, ready and running.. They want to ensure the tenants first,, then Bayswater, One Business Bay, Citadel will be next.. Their still is only so much power, some people still haven't completed many of the process that will take 6-9 months to complete.

I am not so sure about that. Bayswater is already handed over on a Generator and people can fit out thier offices and start work. There have been five towers that have already been given electricity confirmation and Al Manara is one of them. Its too late to stop it now.

Bayswater doesn't even have a road anymore since it was dug up, also what are they doing for water and district cooling.. In the Business Bay section we have infastrucure thread for info, if you want to add to it please do so.

Wow, what a podium. I like that what they did with the blue - setting al manara apart from the rest, and adding a dash of bright color to BB!!

DONE!

The blue is hideous, but overall this design is amazing and one of BB's best, along with Iris Bay.
