Madison Holdings launches Silicon Boulevard

The project consists of the Park Terrace residential tower offering one, two and three bedroom furnished apartments and the Park Avenue commercial tower with a mix of office units and retail spaces. Offering state-of-the-art features and amenities, both towers will give buyers an opportunity to experience true 'functional luxury'.

very cheap, furnished, freezone, good location, good plot, marina homes is doing interior with designer kitchen, smart home, good layout, roof top swimming pool, jacuzzi, sauna, gym.
+ madison is good developer.

and i got it directly from developer. no premium.

will be good to rent or sell it, DSO will with many high tech companies, which need homes for their employees.

Work has started, soil testing done, fencing the area, should start digging end of this month.

The Client Relationsship lady is pretty nice, she was asking me about football, and if we played like yesterday against Italy we would have won, it will be better next time she said :)

Spoke to Sophia and she told me work is now again on schedule after delays due to municipality.

Shoring is done as well as excavation and piling in progress.
The main contractor will be on site in 3rd week of January, and it is a local company i forgot the name sorry but she said they did a lot of other work here.

Elevator contracts also finalized, interiors and furniture (apts come with it) will be done by Marina Homes which has some great stuff from what i have i seen.

Seems like i picked the right guys again :D:D:D:D

I passed by 3 days ago and the project has progressed alot. They are already in the 9th or 10th floor one of the building and similar on the other. I will keep you posted

Haven't received an update for a while, but guess topped out.

They appointed interior contractors etc a while ago.

Should be finished early next year.

Residential at the 12th Floor and Commercial at the 10th! Almost there....

I drive past this attractive building on the way to work, the exterior maybe done in Febuary, I would think September is a more likely delivery date.

I have finally received my Completion dates and handover is in the first week of April. But I also received the service charges at Dhs 15? Is that normal or high?

That is high but they say 5.50 is for DEWA Sewage and will be deducted once connected and individually charged. I will enquire this.

Building looks great though.

But why are they charging us for the DEWA sewage? Why is it not connected? Why should we pay for this? They should be paying for it not us!

Also they are telling us they will charge us a penalty of 1% from April 1st if we don't pay, yet they have delayed the handover for more than a year!!!! Unbelievable!!

Need Help with this one guys.I am not in dubai.
I have an apartment in this project and have been trying to sell it off for a while and have it listed with a few brokers. I haven't received a single inquiry in a year and a half.
Now I am not sure what I should do with the unit. Hold,Sell or lease. Any idea about the current liquid rates for selling or leasing.I have an office to in the same project in the building next to it.
