How come there has been one small piece of cladding about halfway up this tower for a couple of months now? Do they not like the way it looks and are making changes, or what? The cladding is certainly going to make or break this tower (but I guess you could say that about most buildings).

PR thing most likely. They said they "will start" cladding installation in September, and they "started" just with that one panel. If I remember right the panels weren't even in production back then.

Well, at the moment one can judge the building just by its framework/shape, plus how it appears to fit into Warsaw skyline and the neighbourhood. Based on that, my rate is 8/10. Nice one.

Installation of facade panels on the Zlota 44 building began on November 30th. The undertaking represents yet another milestone in the history of Orco Property Group’s development activity and, at the engineering level, a breakthrough in construction of tall buildings in Poland. The unique residential tower of Daniel Libeskind’s design is the first in this country to employ triple glazed element facade (EF). In contrast to other facade solutions, the triple glazed unit (TGU) facades, also referred to as modular, come out of factory production lines fully assembled, including the glazing, which ensures product precision and quality far superior to that represented by the traditional post and beam construction facades. What is more important, this unique facade achieves substantially reduced heat transfer coefficient (U-factor); and thus reduced CO2 emission levels and improved environmental protection parameters. What are some of the specific features that make the Glass Sail facades so unique?

Quality driven innovative assembly and installation

Because the manufacturing process takes place on factory production lines rather than at the construction site, all the individual elements of the facade come together in a place free from exposure to weather conditions, which materially speeds up the structural work and improves quality of the final product. Facade modules are then transported to the construction site in batches, with the use of special containers ensuring their safe arrival at destination. Here tower cranes distribute the containers vertically to relevant floors of the building. By delivering the facade modules directly to the place of their intended installation the builders manage to do away with intermediate storage on the construction site; which in the strict centre of Warsaw generally and within the confines of the building plot especially would be next to impossible anyway. This substantial streamlining of the transport of elevation elements simplifies inventory management and markedly reduces construction costs.

Installation of the facade modules takes place with support of a mobile mini crane, which is always located one storey above the floor around which the elevation is being mounted. The facade is affixed to steel anchors, or attachments previously embedded in the tall building’s concrete structure; and which—in contrast with facades of the traditional post and beam construction—do not require any scaffolding in the process. What is also important is that mounting of the building facade elements and their industrial manufacturing can take place in parallel. As one batch of the modules is being installed in the Zlota 44 building, another one is on its way to the site while yet another is being assembled on a factory production line. Application of just such logistical arrangements shortens the installation cycle and consequently the entire construction period. As a result, even now we can be sure that all the spectators expected to come to Warsaw for the Euro 2012 championship football matches will have an opportunity to admire the Libeskind residential tower in all its splendour.

Luxurious tranquillity in the city centre

The respective facade modules are fitted with special horizontal and vertical gaskets, which reduce the structure’s susceptibility to movement caused by such factors as gusty wind whilst retaining its air- and watertightness and elevation stability. The triple glazed (as opposed to single spacer) insulated glass units used here have the added benefit of substantially reducing transmission of sound between storeys and along the facade surfaces; their superior acoustic insulation materially mitigating the noise generated outside the building. In other words, the innovative EF technology used on the Zlota 44 tower ensures that while residing in the very heart of midtown Warsaw its occupants will be able to enjoy luxurious tranquillity of their apartment interiors.

Heightened thermal insulation for thermal comfort of the occupants and out of true care for the environment

In our discussion of the standard of living the Zlota 44 tower aims to offer, we need to mention one more important, and possibly the key distinguishing feature of the tall building’s facade.

Orco Property Group, a leader and pioneer in delivering environmentally sustainable solutions to the Polish residential market, has made sure that its most prestigious investment to date not fall short of environmentally-friendly innovations. Its decision to use in this building construction the high insulation (HI) aluminium, which in combination with the highest quality triple glazing providing 0.6 W/m2xK thermal insulation gives the entire building facade thermal insulation parameters of approximately 0.9 W/m2xK. In the case of the widely used double glazed units (DGU) with thermal insulation of 1.0-1.1 W/m2xK, the U-factor achievable by a facade as a whole hovers at mere 1.15 W/m2xK. What do these parameters, expressed in such complex terms, mean in practice?

Provision of Zlota 44 with a TGU facade, with its superior thermal insulation characteristics, will translate into substantially heightened energy efficiency of the entire building; due to lower U-factor and reduction of energy use by as much as 20 per cent! The environmentally-friendly characteristics of the facade are further enhanced through application onto it of technically advanced solar control coatings; which contribute to reduction of total thermal energy transfer into and out of the building in the heating season; and limit heating up of interiors in periods of high insolation; while retaining the natural look and high sunlight transmittance of the pane glass. All in all, these innovative solution will improve thermal comfort of the apartment building’s occupants as they reduce CO2 emissions, and thus deliver tangible benefits for the environment.

Florida Test proven resistance under extreme conditions

Finally, it is fitting to mention here the extraordinary durability of the facade walls being at this time mounted onto the Zlota 44 building. The features which make for that include, among others: well thought out solution for drainage of water from between the facade panel joints; or the state-of-the-art paint coatings applied to the aluminium system sections and complete elevation modules, which extend warrantee periods of those elements by over 50 per cent. All these superior durability parameters have been authenticated in the Florida Test procedures conducted through specialist laboratories certified by the State of Florida, USA, which examined the impact of natural atmospheric factors on samples of the facade over periods of 3 to 5 years. Construction sectors throughout the world have used these rigorous test procedures over the past 10 years or so, but Zlota 44 is here once again the first high-rise building in Poland to have its facade tested up to this standard.

Orco secures funds to finish Złota 44 skyscraper

Developer Orco Property Group has obtained an additional zł.190 million in financing from Bank Pekao to cover the remaining cost of building its Złota 44 luxury residential project in downtown Warsaw.

An annex to the agreement with the bank will allow the firm to complete the zł.700 million investment on schedule, Orco Property Group said in a statement.

The decision to provide the additional loan for Złota 44 was influenced by a number of factors that, in the bank’s eyes, confirmed the stability of the investment, the company added. These included high engagement of Orco’s own funds in the execution of the project and a satisfactory level of apartment sales in the scheme.

“The provision of full financing for Złota 44 is a huge success of Orco Property Group, especially when one takes into consideration the current difficult macroeconomic conditions, problems of the global banking sector and high competitiveness of the housing market,” Tomasz Rusak, director of finance at Orco Property Group in Poland, said in the statement.

“The awareness that the building will be completed in line with the schedule is important for both our current and potential clients. We are happy that we can offer this certainty to the future inhabitants of Złota 44,” added Krzysztof Godleś, development director at Orco Property Group in Poland.

Located on ul. Złota in Warsaw’s central district, the Złota 44 development will rise 192 meters and offer 251 apartments. Designed by the renowned architect Daniel Libeskind, the 54-storey tower is being built by Italian contractor Inso/Consorzio Cooperative Costruzioni and is scheduled to be completed at the beginning of 2013.

I'm not completely sure, but I suppose that ORCO has had financing for Złota 44, but it was paid out partially, according to the progress of construction. Now that bank is satisfied with progress of construction, he paid out last part of the credit

Well, I got curious because I remembered some articles (one of them in patria.cz) with interviews of JF Ott in december 2010, when he was saying the total financing had been signed.

Therefore, I concluded this financing was a new one.

Actually, the articles are saying "additional financing" as well.

That curve is sexy, on Zlota 44. And the cladding looks fine. I'm sure it'll glisten at sunset :) I'm very happy Warsaw built this structure.

I guess that could be a matter of financing. Not so long ago, Orco got the last tranche of the loan. Maybe, it was assigned to specific construction stages. I may be wrong though.

Well, if we count out the spire of Palace of Culture, then we should ignore the pinnacle of Warsaw Trade Tower. Which would make it 184m if I remember correctly. So Złota will kinda be the tallest.

W końcu miałem możliwość zobaczenia żagla na własne oczy. Niestety pobyt w stolicy miał charakter przejezdny, ale pod Z44 musiałem się na chwilę zatrzymać. Siedząc 400km stąd i widząc elewację jedynie na monitorze miałem mieszane odczucia, ale nie miałem potrzeby wylewania swoich żalów na forum. Natomiast widząc efekt na własne oczy Złotko już robi piorunujące wrażenie, a elewacja będzie świetna. Zrobiłem po Wawie ponad 50km i ilość inwestycji robi wrażenie. Narodowy powoduje opad szczeny. Jak się zazieleni to muszę się wybrać na dłuższy pobyt i obejść wszystkie inwestycje. Mówi się, że Warszawę można pokochać lub znienawidzić, ja czuję to pierwsze:cheers:

Taste is one thing, but do not make up things, like "cheap cladding".

But it does look cheap for me so far, especially from the Zlote Terasy's side.

Relax, on the Polish forum section the cladding is criticized together with some other projects of Libeskind around the world looking "cheap" as well. This cladding doesn't simply look as good as on some early renderings of the tower, that's why some people are disappointed.

Looks great, very modern and fresh looking, sticks out a fraction in Warsaw otherwise very straight laced and restrained skyline (not that that's a bad thing, not every town should be Dubai or Shanghai).

Can't wait till it's finished!

Nice to see the team speeding up the cladding work, but somehow I still can't shake the feeling of the paneling being just a bit too random at places. Last pic shows how awesome it would be if they kept it mostly single-colored.
I also imagine windows might be a problem for some, because none of them are of the same configuration - some people will get a bunch of floor-ceiling ones, while others have to take 1/3rd of that.

When is this tower t/o?
Or is it already topped off :?

Steel construction of the top will be finished after crane disassembly.
