219 flats in a project involving the renovation of two run down old buildings with a 20 storey new build tower. Being built off Trinity Way next to the MEN Arena, opposite Greengate.

wow, looking suprisingly imposing. There's a good model of this development in the window of Hunters Estate agents in No 1 Deansgate.
This whole area of the city is really coming on now with this, Abito and Spectrum now on site we will see the area really begin to feel like part of the city centre.

Does it matter,its in Manchester which ever side of the river its on, these old Salfordian's need dragging out of the dark ages.
Do they actually think these would be getting built if it was'nt 2 mins walk into Manc city centre. We've been down this road before so i won't carry on.

Its really very noticeable how this project together with Spectrum and Abito on the go and suddenly the backwater, no-mans-land of Greengate suddenly feels like it is about to become a fully urbansied, bonafide part of the city centre.
The next few years are going to be very interesting for this part of the city.

^^ That's is the "beach" proposal for which an outline planning application has just been submitted.
Its a similar type of location, with similar characteristics and a similarly high quality design to Timber Wharf in Castlefield. Hopefully this development will help create a similarly well regarded destination as the expanding Castlefield is today.
But a stones throw from Tempus Tower actually although this will be phased over a number of years I think.
Architects for this RIBA competition winning scheme are Weston Williamson.

Well its got a layer of scaffolding covering it all the way round so that in itself probably serves to reduce its apparent height but at the end of the day a 20 storey resi is a 20 storey resi. Looks quite imposing to me on Legin's pic I have to say.
What that pic also does is add weight to Green Quarter's cause for the sort of large city centre scale buildings they are building there. You can just about make out phase 3 peeping above Boddingtons but you really would need the forthcoming phases together with City Park (hotel and office phase) in order to drag the physical and psycological boundaries of the city centre beyond the MEN and Victoria.

I've always thought it looked pretty tall for only being an 18-storey resi. Hopefully, some extra bulk will be lost when the scaffolding is taken away. It looks way taller than Leftbank which I dont think is much smaller.

I know nothing about the structure of the building and if this is possible, but wouldn't this be a great place for a couple of river-side bars? Just where those bricked up windows are at the bottom.

Where that bare wall is infront of Tempus,,that is where that 11 storey is going,,,they have already demolished what was there,,my mate lives in the Beaumont building,,,very nice apartments they are i must say :)

Do you think any money will go into improving the railway around that area, getting rid of the ovegrown shit permeating the tracks and maybe giving the bridges a clean? Everytime someone takes a photo of these developments from the Manchester side of the river they're ruined by it all. Considering how many apartments are going up that will be looking right down on the tracks, it's not a very nice scene to be sat on your balcony looking at is it?

It doesnt cost much to clean tracks they use strong acid to kill most of the overgrowth but depends what it is like. Normally when large developments go up the govenment teams up with the developers to clean up any paths canals etc. Network Rail in it, so gods knows if anything will happen.

I said something once about the state of rail bridges in Manchester - notably the ones over either end of Deansgate, but I seem to remember getting shouted down by I-can't-remember-who because apparently it's not important.
But I still think that the railways in Central Manc and Salford are a neglected bit of Victoriana that will start to look increasingly nasty, the more the rest of the city smartens up.

Woah... that little bit of facade we can see above the scaffolding is reeeeal pwetty lol.. We've got two crackin 60m blocks in this, Skyline and then with Lighthouse when thats done.. plus its the start of this area of Salford bulking up the main density overall and giving us the start of a new high-rise area..

Honestly? I've never liked the look of it from the renders, but from what I've seen of the cladding in the flesh it doesn't look half bad, it seems to be of good quality which is important, though I'm not sure it's up to the quality of Skyline Central which is very impressive up close.

I think it's ok. Nothing special, a reasonable standard. We can't expect a landmark on every corner etc. When Greengate is complete this'll hopefully be a piece of 'urban filler'.
One concern is that it could look a bit messy when all the scaffolding comes down. It could fall into the same trap as Bellway's Citygate by going overboard on the colour palette, and like Citygate it's next to a major approach into the city.
The yellow thing sticking out on the right side of the building on Longman's picture - was it stolen from Sovereign Point? :scouserd:

It looks okay, nothing spectacularly breathtaking, but in no way horrible. Better than some of the concrete high rise flats that were built in the post war era. They are renovating some of them on Oldham and Rochdale road aren't they?

A scheme here has been knocking around for a while hasnt it - but not in this form? The heritage nazis mauled the first scheme but this looks a lot more satisfactory IMO. I would hope the mauling we gave it inspired them to come back with this. I cant exactly remember waht we said but i would be happy to this and i do remember we had some issues about privacy which seem to have been addressed.

Its a pretty high quality sort of "darkness" - they are using the same sort of highly polished black, granite-effect concrete cladding that was used on the Beetham podium building. Hopefully it won't be value engineered out as it will be highly prominent building, sited at the foot of Deansgate and standing proud above the viaduct that carries the trains in and out of Victoria Station.

It looks a dull grey kind of "darkness" from here. The sort that could look very sixties. OK polished black granite would look pretty neat, but a whiff of brown and a touch of grime and it could look really grim.

Tend to agree with the comments. Refreshing and extensive use of a different cladding material. Seems that developers and becoming more adventurous in their choice of cladding of late moving away from the holy trinity of glass, brick or render. Nice to see.
