Road to jobs park on the way.

Work will soon start on road access to Stonebridge Park,the green flagship business park in Gilmoss which will create 1,535 jobs.

Owner Liverpool Land Development Company has appointed Birse Civils to start the first phase of work on the former sugarbrook site on the East Lancs Road which will be complete in February and followed by further construction work due for completion in 2008.

The park will include Wetlands for wildlife,cycle paths,footpaths and a fishing lake.The original thread has vanished so I'll keep this one updated with some photos.sorry about the crappy scan from the echo.

Thanks Paul. I used to go past that site on my way to work. Must say the industrial building shown in that rendering do look very run of the mill.

The Estuary industrial park at Speke has water features as well and is getting some very attractive buildings.

According to this earlier article (http://www.liverpooldev.co.uk/latest_news/detail.asp?recordid=47) this site will also have water features,this will improve one of our gateways into the city and if Stonebridge Cross which is facing this site starts it will be unrecognisable to us and will bring thousands of jobs in the process. :cheers:

i know work is going on in the new business park. but i thought they were planning on build a tescos opposite.

Finally this debacle has been sorted out!

A plan to use the cash to move out the last eight homeowners and 11 tenants from the derelict estate should be approved by councillors in the next fortnight.

The rest of the houses still standing in Gillmoss’s four boarded-up streets will then finally be bulldozed, bringing to an end years of misery for residents.:cheers:

The plots will be set within a high quality parkland environment incorporating lakes and watercourses associated with the River Alt and its Sugarbrook tributary, both of which bisect the site. Gillmoss Sewage Treatment Works wil be screened by a mounded landscaped buffer and linked to the A580/Lower Lane junction by a plaza.

The landscaped elements of the scheme will complement LCC actions to establish the Fazakerley Ecology Park around the treatment works and Fazakerley Hospital and the Environment Agency’s proposals for the River Alt Linear Park. It is anticipated that when fully completed the project will have remediated 29 hectare of land, provided 1.8 km of new highway and 1.6 km of upgraded highway, established 15.12 hectare of serviced development plots and created a new 2.74 hectare park.

I noticed a whole close has now been demolished on the eyesore on the East Lancs,Cockerham Way is now gone.An empty row of properties on Preesal Way has gone also so I should imagine when the remaining tennants have gone demolition should start soon after,finally.:banana:

Business park plan


FOUR speculative industrial buildings are proposed in the first phase of Stonebridge Park, a new 46-acre business park fronting the East Lancs Road in Croxteth.

Planning consent is currently being sought by Key Property Investments (KPI) a joint venture company with St Modwen Properties and Salhia Real Estate.

Subject to planning consent and European Regional Development Fund grant funding approval, the 57,100 sq ft phase, comprising two industrial buildings of 12,975 sq ft and two of 15,575 sq ft, will begin in August.

The site, just off junction 4 of the M57, is owned by the Northwest Development Agency (NWDA) which has provided significant funding for the key infrastructure works.

Mike Hosie of St Modwen, said: “This is a fantastic opportunity to capitalise on this well located, high profile site. We aim to create a high quality business environment, comprising both office and industrial buildings, set within an attractive landscaped environment which includes a unique water feature.

“This flagship development will attract new businesses and establish this area as a major centre of employment. The park will have more than a mile of prominent frontage on to the East Lancs Road.”


David Waugh, chief executive of Liverpool Land Development Company, said: “We are very pleased to see that St Modwen are bringing forward this first phase of speculative development at Stonebridge Park.


“The site was previously a major source of employment and with the benefit of funding provided by the European Objective 1 programme and the NWDA, it will provide a 21st century business environment.”


Matthews and Goodman and King Sturge are the joint agents for the scheme.

Jobs boost as massive units get go-ahead

THREE huge industrial/ commercial units that could see the creation of hundreds of new jobs are to be built on the outskirts of Liverpool after a £65m scheme was give the go-ahead by planners.

Global provider of sustainable logistics space, Gazeley, has secured planning consent for the buildings totalling 888,000 sq ft, between Gillmoss and Kirkby, near where the M57 motorway meets the East Lancs Road.

Gazeley, a subsidiary of US-based Asda owner Wal-Mart, is developing the site in a joint venture with financial services company, MetLife. The delivery of the three units will be phased over the next two years, with the first speculative build due to start by the end of the year.

Bruce Topley, development director at Gazeley UK, believes this site will attract local occupiers, multi national businesses, retailers and third party distributors.

He said: “The site is ideally situated, bang on the M57, with immediate access to the regional and national motorway network, most importantly the M6 and M62.

“Not only that, but the close vicinity to a working population of around 1.5m means there is a readily available pool of skilled and unskilled labour.”

Gazeley said it was committed to “sustainable development” adding that the buildings will include a number of environmentally-friendly features including the capacity to collect and recycle rain water, energy efficient lighting, solar panels, low water use appliances and FSC approved timber.

The company claimed these environmentally friendly features of the design would not only reduce the environmental footprint of the buildings, but also deliver annual operating cost savings of over £10,000 to customers through reduced energy consumption.

Although the first unit will be developed speculatively by contractor, GSE UK, Gazeley is also seeking pre-lets for the further two buildings which have received planning consent.

It is quoting rents of £4.50 – £4.75 per sq ft. and agents Colliers CRE, King Sturge and CB Richard Ellis will market the space.

Don Morgan, planning director at Gazeley UK, said: “Planning for this site has gone through extremely smoothly, which highlights not only the economic and social viability of the plans, but also the efficient processing of our proposals by Liverpool City Council.”

Thats good news. I find going through that area of Liverpool to be the most depressing city experience BAR NONE. Almost 900,000 sq. ft of office/industrial space is a really big development, which should do much to develoop what is one of the city's last true wastelands.

I was pleased to see they've started demolition of some of those empty properties close to Stonebridge Lane,I can't believe they never started on the burnt out row of properties that are directly on the Lancs though,they're in direct view on one of our main gateways into the city.Still they said they start in January and they have so that's something but this should've been demolished long ago so mixed feelings about this.Let's hope the new development will start later in the year now.

End of the line for nightmare Gillmoss homes

THE final few houses in a Liverpool ghost town should be demolished by the end of the month.

The last two residents moved out of what used Gillmoss after putting up with years of misery.

work is now well underway to bulldoze the rest of four streets, a major eyesore on the busy East Lancs Road into Liverpool.

It cost the council almost £2m to buy out residents. A newsagent is the only building still occupied.

Council leader Warren Bradley, who toured the half-demolished estate this week, said: “I visited residents in June last year and promised them that we would find a way to improve their circumstances.

“I am delighted we are now delivering on that promise. It means an end to those residents suffering from uncertainty and anti-social behaviour.

“The site will be cleared up for the rest of our Capital of Culture year and we will maintain it while the area is developed.”

What is now planned for the Gillmoss estate

TERMS have been provisionally agreed with developer David McLean Homes to transform the site in three phases, including more than 250 family homes, nearly 70 town houses, almost 200 apartments and 32 rented properties.

New homes and a five-a-side football complex would be built on land at Cockerham Way, Preesall Way and the former Croxteth county primary school playing field.

A mix of shops, offices and community facilities, such as a creche and library, would then be constructed on land at Shard Close and Hambleton Way.

All of the derelict homes that littered the gateway at Gilmoss are now demolished and only the old pub remains now.The difference to the whole approach into the city is unbelievable now.

The framework for one of thsee is already up,it's massive! I'm not sure which one it is though,I think it's the first one on the Axis Business Park.Also framework is up for two units on the Stonebridge Business Park,good news on the jobs front.:cheers:

A MULTI-million pound building project in Liverpool has been given the all-clear by health experts.

A new distribution centre for discount store Home Bargains is being constructed at Axis building park, off the East Lancs Road.

Fazakerley residents have hit Liverpool council with complaints about dust from the site blowing into their homes and covering their cars and windows.

But an environmental health inspection found contractor Bowmer & Kirkland was not breaking any rules. It means work on the £35m scheme, which will create 800 new jobs, can continue.

A council spokesman said: “A meeting showed they have the necessary practices to keep dust to a minimum. After several visits to the site and the homes of residents, we saw no evidence of dust leaving the site.”

Joe Morris, operations director of Home Bargains’ parent company TJ Morris, said: “Standard control measures, such as water spraying, damping down and cleaning roads, are being used to control the amount of dust on site.

“We apologise if residents experienced problems with dust during the very dry initial phases of construction.

“We have reviewed our dust suppression procedures with our builder and increased the quantity and frequency of water spraying, damping down and cleaning to keep dust levels to a minimum.”

A spokesman for Bowmer & Kirkland said: “We have increased our strategy for dust suppression, which the council is happy with.”

Start finally in sight for Stonebridge Cross and former Gilmoss estate site

THE long-awaited transformation of a derelict Liverpool estate will start taking shape soon.

Demolition work is getting underway at the Stonebridge Cross site, off the East Lancs Road.

It will finally pave the way for a £200 million regeneration scheme to breathe new life into the site once occupied by the Gilmoss estate.

A planning application for the site is expected to be submitted this summer.

The Stonebridge Cross scheme will include 500 new homes, new shops and offices and a new park.

Plans for the site also include the relocation of St John Bosco School and a new health centre.

The start of the work is a major milestone for local residents who have seen a number of proposals for the area fall by the wayside.

The ambitious plans will be delivered by the council’s groundbreaking ‘asset-backed vehicle’, called Inliverpool, which sees the council provide the land and private companies paying for and delivering the project.

Any profits from the project will be used to regenerate other areas.

Council leader Joe Anderson said: “This investment in Stonebridge Cross is long overdue, and I’m very pleased that we are now making it a reality.

“It is one of the key regeneration schemes taking place in Liverpool over the next three years and will benefit thousands of people for generations to come.

“We’re absolutely determined to drive forward the regeneration of our communities and this fantastic development is proof that by working imaginatively with the private sector and local people we can deliver real, significant improvements despite the difficult economic times.”

The Stonebridge Cross development forms part of the council’s Housing Delivery Plan for 2012 to 2015.

Cllr Ann O’Byrne, Liverpool City Council’s Cabinet Member for Housing and Community Safety, and chair of InLiverpool, said: “I’m delighted work is starting at Stonebridge Cross – it’s fantastic news for local people.

“This development is a great example of how by taking an innovative approach we can transform communities and deliver the good quality, affordable homes people have told us they want.”

Demolition is almost done already,the planning application is a case of going through the motions imo,this will defo go on site this year. :cheers:

Alternative plans have been put forward on a site which was heavily rumoured to be under offer to online retail giant Amazon in the North West.

The new scheme, which would include a 71,000 sq ft supermarket as well as a hotel development has been proposed for Stonebridge Cross in Liverpool where Amazon is thought to be pushing proposals for a 1 million sq ft facility providing up to 1,000 jobs.

A spokesman for the council, which owns the 68-acre site, said negotiations regarding the warehouse were still going on.

Amazon has reportedly been looking for a site In the North West for a number of years and has so far been linked with several other schemes in the region. Originally it was linked to ProLogis’ scheme in Widnes but planning was quashed at by a high court judge at the end of July 2012 when it was found that the council had not consulted properly before granting planning permission.

Then it was supposed to be considering Stobart’s 3MG site next door and has been rumoured to be interested in sites such as the former BICC Cables site in Knowsley and Praxis Holdings' Deeside site at former RAF Sealand.

Amazon was not available for comment.

They aren't "alternative plans", it's a separate site. The supermarket/hotel/etc site is north of East Lancs Road, whereas the site set aside for distribution warehouse is south of East Lancs.

The tree clearance will probably be in relation to the realignment of the River Alt - a development which will free up land for the warehouse but which is a worthy environmental scheme in its own right, naturalising the river channel (currently culverted) and creating wildlife habitats.

Amazon delays search for north-west England hub site

Amazon is said to have delayed its search for a suitable site in the north-west of England on which to develop another of its massive distribution hubs.

The Manchester Evening News is this morning reporting that the online retailing giant had looked at but discounted sites in Greater Manchester, Merseyside and Warrington.

And with the likely timescale looking increasingly difficult to achieve, it said the company had temporarily shelved any efforts to find a site which it could have open in time to capitalise on the upturn in e-commerce in time for the Christmas 2013 trading period.

A plan to develop a site in Halton borough, between Warrington and Liverpool, was abandoned after planning permission originally granted for the site was overturned by the High Court.

Amazon is keeping its plans well under wraps, but the newspaper claims it has looked especially at a site at Over Hulton, near Bolton, where 200 acres of land currently owned by UK Coal's property division, Harworth Estates, is available.

However, the company has denied speculation about any specific sites.

From those documents, here's a look at the site layout and the landscaping that it is intended will be added to the site. The pink asterisk is intended to be the site of a piece of public art.

Wow didn't appreciate this was on that side of the road. Thought there was sufficient space to place everything on the vacant cleared site
