Krazy September 19th, 2005, 10:50 AM Sorouh invites interest in first three development plots
As part of its participation in Cityscape at the Dubai International Convention Centre, Sorouh Real Estate announced it has opened the door for developers and investors in the first three plots of recently-announced Shams Abu Dhabi development.
These towers, shaped as if they open up and welcome the sky, represent the contemporary design and vision of the project.
The first of the plots to be released has been given a working name of 'The Gate', as its five impressive towers form the southern entrance to the Shams Abu Dhabi development. With four residential towers of 60 stories and a single 75-story mixed residential and commercial use tower, this plot encompasses 3,000 residential units with accompanying underground parking and environmental terraces and in total represents more than one million square metres of development space.
The second plot represents what is generally being referred to as the Northern or Upper Village-a residential cluster of buildings ranging from six to 35 stories which will be bisected by a major canal. This neighbourhood is expected to be known as a slightly upscale residential area known for its serenity.
The third plot is composed of several blocks dominated by two iconic towers at the northern tip of the development. These towers, shaped as if they open up and welcome the sky, represent the contemporary design and vision of the project. These towers will form the commercial centre of the adjoining Upper Village.
Sorouh Chairman Saeed Eid Al Ghafli encouraged investors to visit the Sorouh team at Cityscape and explore the potential of these three initial plots for development.
'These plots represent exciting opportunities for private investors and developers to get involved in what will become one of the largest developments in Abu Dhabi,' he said. 'Abu Dhabi has recently passed new laws which have had the effect of opening up new areas for investment. Sorouh is at the forefront of this new development activity as we look for partners to join with us in building a new face of the capital city.
Krazy September 19th, 2005, 10:50 AM Sorouh appoints architect for The Gate
Dubai: Sorouh Real Estate yesterday named Arquitectonica the lead design architects for The Gate, part of Shams Abu Dhabi on Al Reem Island, located off the northeastern shore of Abu Dhabi.
The overall project management and civil design contract was also awarded to R.W. Armstrong and Associates Inc., who will be the prime consultant on the project.
Moreover, Aedas has been appointed the lead design architects for the second development plot in the project The Upper Village.
Finally Perkins and Will has been been appointed the lead design architects for the third development plot supported by Otak as the prime consultant on the project.
Sorouh’s first real estate project is Al Reem Island in which it will build a major high-rise development on approximately 25 per cent of the island.
The development will be 90 per cent residential with the remainder a mix of commercial, hotel, entertainment and institutional use.
The development will proceed in stages, as individual developers contract with Sorouh to develop blocks within the overall project.
The first phase will be completed in 2008 and the whole project is expected to be finished by 2011.
Saeed Al Ghafli, chairman of Sorouh Real Estate said, “We are intent on deploying the very best talent and resources available worldwide in order to make all our projects world class business and lifestyle destinations.”

Krazy December 21st, 2005, 10:39 PM ADNH plans to build The Gate
Abu Dhabi
http://www.gulfconstructionworldwide.com/source/xxvi/12/images/UAE-Gate.jpg
Abu Dhabi National Hotels (ADNH), Abu Dhabi’s leading hospitality group, has announced the launch of one of the UAE capital’s most prestigious projects, The Gate.
Smallwood, Reynolds, Stewart, Stewart (SRSS) has been selected as the architect and consultant for the project, while Hill International will be the project manager.
The project, due for completion by mid 2008, will occupy two main development sites: the landside and waterside.
The Gate will be a mixed-use development located on Al Khaleej Street next to Zayed Sports City, approximately half way between Abu Dhabi’s central business district and Abu Dhabi International Airport. It will also be in the vicinity of the Shaikh Zayed Grand Mosque and Abu Dhabi International Exhibition Centre.
The Gate takes its name from ADNH’s vision of creating an iconic and inspiring gateway to Abu Dhabi.
The main elements of the landside site include a 265-room five star international hotel with function facilities, two serviced apartment towers with 225 one, two and three-bedroom apartments, an office tower with around 21,000 sq m of space, a 20,000 sq m retail mall, a verdant central park as well as hotel support facilities.
The waterside development facilities consist of 50 chalets, retail village, beach club and an adventure water world. The site plans to become a leading location for relaxation and entertainment, where visitors will have access to a mix of recreation zones, health and spa facilities, retail zone, restaurants, and beach.

Dubai-Lover April 2nd, 2006, 12:04 PM Sorouh launches 'The Gate' at Shams Abu Dhabi
Sorouh Real Estate has announced that the 83-storey (379 meters) Sky Tower, the highest tower ever to be built in Abu Dhabi and the fifteenth tallest residential and commercial tower according to the current world rankings is now open for investment as part of the Gate project.
United Arab Emirates: 5 hours, 50 minutes ago
http://www.ameinfo.com/images/news/5/23625-sorouh.jpg
The Gate.
This eight tower project forms the land entrance to the Al Reem Island Shams Abu Dhabi Project. The Gate project is expected to cost AED 10 billion and will feature the 'Sky Tower' as its signature property.
'Sorouh Real Estate is one of the leading property development companies in the UAE and the Region. As a young company, it is an avid participant in the development of the sector. Since its establishment last summer, Sorouh has initiated two of the greatest mega projects ever to be announced in the region, including Shams Abu Dhabi and the Lulu Island development,' said Saeed Eid Al Ghafli in a speech delivered on his behalf by Faris Suhail Al Yabhouni, Vice Chairman and Managing Director of Sorouh Real Estate.
'Shams Abu Dhabi is the cornerstone of Sorouh's property development activities and the Gate will set the standard for all developments to follow. It will include a core of residential buildings, supported by commercial, institutional, recreational and healthcare facilities as well as the hotel sector. We are sure that this development will embody the company's slogan of building communities in perfect balance, where all the requirements of modern urban life complement the natural and environmental surroundings,'
he added.
In the speech, al Ghafli also noted that the true and thoughtful guidance of H.H. Sheikh Khalifa bin Zayed al Nahyan, President of the UAE, and H.H. General Sheikh Mohammad Bin Zayed Al Nahyan, Crown Prince of Abu Dhabi and Deputy Supreme Commander of the UAE Armed Forces. In accordance with this direction, Sorouh has adopted a policy of transparency and encouragement of foreign investments. In following this policy Sorouh has set new standards in dealing with all of its partners, investors and clients in the design and construction of its projects.
'The Gate also is open to investment from expatriates and offshore investors. We are encouraging all nationalities to come, invest, work and live at this development, which will further enhance investment opportunities and speed the economic growth of the country,' he said.
Al Ghafli also said that Sorouh has added as much flexibility into its offerings as possible, in recognition of the diverse nature of the population of Abu Dhabi. Property finance is an example of this flexibility. Sorouh has agreements with a number of local mortgage companies through which individuals can purchase leasehold units in the project with 90 per cent financing over a 25 year loan period. This will open up the Gate to many prospective purchasers.
'I would like to extend my sincere appreciation to H.H. Sheikh Khalifa Bin Zayed Al Nahyan, President of the UAE, and H.H. General Sheikh Mohammad bin Zayed Al Nahyan, Crown Prince of Abu Dhabi and Deputy Supreme Commander of the UAE Armed Forces for their constant support in bringing the country to the forefront of the world's most developed nations. Thanks also for their continuous encouragement for the development of the property sector in the country, which will provide Sorouh with the necessary environment to be one of the most active development companies in the UAE. This will achieve prosperity and encourage economic development in a healthy and secure investment environment,' Al Ghafli concluded.
Munir Haidar, CEO, Sorouh Real Estate said that Sorouh is extremely proud of the Gate project, which is the first project Sorouh Real Estate will develop itself as part of Shams Abu Dhabi Project. He emphasized that the design and construction elements of 'Sky Tower' will set the standard for Sorouh's future projects.
'The Gate is an apt description, as this complex of eight high rise towers will be a visual entry point or 'Gateway' to Shams Abu Dhabi as one approaches the development,' Haidar said.
'Sorouh will develop this project in cooperation with the best international development companies. Rising amongst the towers, and the first to be built, is the Sky Tower, which will reach 83 stories (379meters) - the tallest residential and commercial building in Abu Dhabi and the 15th world wide. Its distinctive elliptical shape has been designed to reduce wind resistance and soften its dominance over the development. Construction will begin on Sky Tower early this month, and comprise the first phase of this eight tower development. The entire Gateway project is expected to be completed by 2009,'
he added.
Sky Tower will be almost equally divided into residential apartments on the top floors and Grade 'A' commercial space on the lower floors. In terms of the residential portion of the tower, one and two bedroom apartments will gradually give way to three and four bedroom layouts on the succeeding floors….with luxury duplex apartments located on the topmost floors. Entrances to both the residential and commercial floors of the Sky Tower will be separated and on opposite sides of the building, with underground and above ground parking levels linked directly with the main lobbies.
Haidar added that Sorouh is expecting that such a massive complex will attract a major retailer such as a supermarket chain to locate on the first level, with other retail and service outlets. Sky Tower will have plenty of recreational amenities for residents, including a large landscaped deck, separate men's and women's spas as well as fitness centres, common rooms and an outdoor pool.
The Sorouh CEO clarified that the Gate and Shams Abu Dhabi are located in a special economic zone as set out by the Abu Dhabi Government. Accordingly, expatriates are allowed to purchase property on a 99-year leasehold agreement. Nationals, expatriate residents, foreign individuals and corporations, including corporations registered outside the UAE will be able to purchase residential and commercial units.
Mortgages will be offered by several banks and institutions. These mortgages will be administered under the terms set by these institutions. Financing periods are up to 25 years and up to 90 per cent of the purchase price can be financed through a mortgage.
For purchasers who wish to buy directly from Sorouh, the payment terms are according to a sliding scale of seven payments starting with an initial non-refundable payment of 5 per cent and ending with a final payment of 30 per cent at the possession date. (5%, 5%, 15%, 15%, 15%, 15%, 30%)
Regarding the finishing of units, Mr. Haidar said that all finishes will be first quality…and prospective purchasers will have the opportunity to voice their preference in how their new property is finished. Upgrades will be also be possible as the project nears completion.
The size of residential apartments will be quite spacious….one bedroom units will range between 87 and 103 square metres, or 936 to 1108 square feet, two bedroom apartments from 124 square metres to 155 square metres, three bedroom apartment from 179 to 186 square metres…or just over 2000 square feet, 4 bedrooms from 226 square metres to 244 square metres, and penthouses 514 square metres or 5,525 square feet, which is a very large residence indeed.
Arquitectonica, a leading Architectural Design firm, designed the 'Sky Tower', held a detailed presentation where information on the designs and technologies of the new tower were unveiled.
Bernardo Fort-Brescia, Managing Director of Arquitectonica noted that the unique requirements of building in the Gulf Area and Abu Dhabi were taken into account while designing the tower. He also said that the tower is environment-friendly and utilizes the latest technologies for power management and environmental responsibility.
'The Gate project is a landmark development. It is an arch of towers that forms a gateway to the development, taking into account the importance of preserving the surrounding environment…especially that overlooking the Mangrove forest and Arabian Gulf. This promises to provide a perfect living and working environment,' Fort-Brescia said.

The 83-storey Sky Tower will form part of the Gate in Abu Dhabi. It is the latest in a raft of deals.
Construction is set to start on an 83-storey mega tower, which will form part of Sorouh Real Estate’s US $2.7 billion (AED10 billion) Gate project in Abu Dhabi.
It is the latest in a clutch of tower-based mega projects to be unveiled in the emirate in recent weeks.
Plans for the 379m Sky Tower — which is set to rank among the world’s top 15 tallest towers — were drawn up by US firm, Arquitectonica.
A total of eight towers will be built in the Gate development, part of the Al Reem Islands Shams Abu Dhabi project. The piling contract has already been put to tender.
“We are looking at different ways to attract local and foreign contractors, and we think we’ll be successful,” said Mounir Haider, CEO of Sorouh Real Estate.
“The distinctive elliptical shape of Sky Tower has been designed to reduce wind resistance and soften its dominance over the development. Construction will begin early this month, and comprise the first phase of this eight tower development.”
Sky Tower will be divided into residential apartments on the top floors and commercial space on the lower floors.
The $7 billion Shams Abu Dhabi development will include a series of themed communities linked by waterways and an urban transport system. The entire project has been earmarked for completion in 2011.
“Shams Abu Dhabi is the cornerstone of Sorouh’s property development activities and the Gate will set the standard for all developments to follow,” said Saeed Eid Al Ghafli, chairman of Sorouh.
“It will include a core of residential buildings, supported by commercial, institutional, recreational and healthcare facilities as well as the hotel sector.”
Shams Abu Dhabi is the property developer’s second major project since its launch in August last year.
Designs for its proposed Lulu Island development, which will host a range of residential, commercial, health and recreational facilities, were approved in March.
And the announcement follows the launch last week of Najmat Abu Dhabi, an $8 billion residential and commercial development, by Al Reem Investments. The project will also be developed on the Al Reem Islands plot.

I understand that Abu Dhabi is on the verge of experiencing a real estate boom and that is excellent news. However, has any consideration been given to license the real estate professionals? I believe in Dubai there are a lot of practicing “real estate agents”, but, most of them have not undergone professional training in real estate technical, legal, land registration and other matters and I understand that there are a lot of unethical deals taking place.
Do you believe that setting up a Real Estate College in Abu Dhabi would be the first step in licensing real estate agents and given an opportunity to local candidates to get trained in a “step by step” process?

Krazy September 22nd, 2006, 09:06 PM Sorouh, Tameer sign joint venture MOU to develop AED 13b worth of projects at SHAMS
Sorouh Real Estate and Tameer Holding, two leading real estate companies of the UAE, have entered into a strategic partnership by signing a Memorandum Of Understanding (MOU) to establish a joint venture company to develop six towers of the Gate District and another company to build the Abu Dhabi Towers at SHAMS Abu Dhabi.
http://www.ameinfo.com/images/news/6/29846-shams.jpg
SHAMS Abu Dhabi.
The cost of the projects is estimated at AED 13 billion (over US$ 3.5 billion).
The move by the two companies is considered a major milestone in the rapidly growing real estate sector in Abu Dhabi because this is the first time an Abu Dhabi-based major is joining hands with another leading player in the country to leverage each other's strengths. The new companies are expected to be launched in early 2007.
His Excellency Saeed Al-Ghafli, Sorouh's Chairman, and Omar Ayesh, President of Tameer Holding, signed the MOU at the Emirates Palace Hotel in Abu Dhabi today. His Excellency Eng. Ahmed Sulaiman Al Rajhi, Chairman of Tameer, was present at the signing ceremony.
Both companies said at a press conference that the joint venture partnership will ultimately bring more value to the shareholders of the two companies, enhance quality and help the pace of construction and marketing.
Al Ghafli said that the involvement of two leading development companies in a joint venture is great for the evolving real estate sector in Abu Dhabi.
"Sorouh has been recognized as a real estate company that has launched unique projects, such as SHAMS Abu Dhabi, which symbolizes its corporate promise of 'Life in Perfect Balance'. Tameer Holding enjoys a reputation as one of the UAE's leading and most innovative property developers. They are known for non-conventional real estate designs, specifications and services. By working together, the companies will enhance their international competitiveness and quality and ensure adoption of best practices," he said.
Omar Ayesh said teaming up with Sorouh to build an important landmark of Sorouh's prestigious project SHAMS Abu Dhabi will strengthen and diversify Tameer's project portfolio. 'Tameer is eager to open new horizons of investments by developing distinguished real estate projects. We give top priority to completing and delivering projects on time, and we are committed to adopt the best standards in design and building,' he said.
Ayesh noted that Abu Dhabi's real estate sector is evolving rapidly and the competitive landscape will encourage developers to come up with innovative approaches. "This has been the motivating factor for two real estate giants to sign a joint venture MOU today to develop two magnificent projects: the Abu Dhabi Towers and the Gate District at SHAMS Abu Dhabi. Both of these projects will have a high level of creativity in design and construction standards. We will invest whatever expertise we have in these projects, and they will remain major landmarks for years to come," he said.
The Abu Dhabi Towers will occupy more than 5 million square feet of land. Located in the middle of the Central Park of SHAMS Abu Dhabi, the Abu Dhabi Towers will offer a magnificent view of the island, the seas and the mangroves on the island's edge. It will include state-of-the-art office spaces, apartments and hotels. It will have a high-end shopping mall, restaurants and coffee shops. The upper levels of the towers will offer private entrances and high security measures. The building will also have a helipad.
The Gate District at Shams Abu Dhabi includes eight residential and commercial buildings occupying eight million square feet. Sorouh has already began construction of the Sky Tower and a second tower. The Gate District will provide Abu Dhabi residents with a large number of quality, high end residential units and modern office spaces. The project will also support recreational and public services facilities that will promote an atmosphere of ambiance and social interaction.
SHAMS Abu Dhabi, Sorouh's prestigious launch project, is located on Reem Island, 300 meters across from the northeastern shore of Abu Dhabi city. It will occupy over 1,320 million square meters, accounting for 25 percent of Reem Island. Residential projects will occupy 80 percent of the overall space of the project while the remaining 20 percent will be dedicated for commercial use and recreational facilities. The first phase of the project is expected to be completed by 2009 and the full project is scheduled for completion in 2011. SHAMS Abu Dhabi will be home for about 70,000 people.
Sorouh Real Estate PJSC was established on June 26, 2005 with a capital of AED 2.5 billion with the objective of developing world-class properties in its home market of Abu Dhabi. It is listed on the Abu Dhabi Securities Market. Tameer was established in 1991 as a multiple business entity, but became a real estate development company in the late 1990s, and has since become a leading player in the market.

Krazy July 24th, 2007, 03:25 PM Sorouh-Tameer JV awards Gate District design contract to Khatib & Alami Design Consultancy
Sorouh Real Estate and Tameer Holding announced that they have awarded the AED 85.6 million detailed design contract for the prestigious 'Gate District' Towers 3-8 to leading design consultancy Khatib & Alami (K&A).
http://www.ameinfo.com/images/news/9/43429-gate.jpg
Gate District.
Sorouh Real Estate and Tameer Holding, the two leading real estate companies of the UAE, entered into a strategic partnership in September last year by signing a Memorandum Of Understanding (MOU) to establish a joint venture company to develop six of the eight 'Gate District' towers.
Integral to the flagship 'SHAMS Abu Dhabi' development on Reem Island, 'The Gate District' comprises 8 towers of unparalleled scale and uniqueness. Integrating luxury high rise residences, contemporary office space, exclusive shopping experiences and world class hotel accommodation, the 'Gate District' will provide unrivaled sea and city views for residents and visitors alike.
This unprecedented Gate District mixed-use development will boast 1.17 million sq-ft of office space, alongside over 1.08 million sq-ft of exceptional retail, hotel and amenity space serving both the local 'SHAMS Abu Dhabi' community, and Abu Dhabi.
Dr. Adnan Sahli, Executive Director of Projects for Sorouh Real Estate commented: 'Their appointment follows a closed tender from a shortlist of pre-selected consultants. K&A were selected for having the best technical and financial offer, and we have every confidence that K&A understands and shares our vision for this unique project'.
The Gate District is much more than just a place to live or work; it is a complete living experience. With a mixed portfolio of over 4.43 million sq-ft of residential space, 'The Gate District' offers a unique living and work environment.
The development's unique architectural identity will be enhanced 60 storeys above the ground by a bridge linking Towers 3 to 6. Once complete, this bridge will house a variety of luxury amenities, including an exclusive signature club.
Abdallah Shaaban, Chief Executive Officer of Tameer Abu Dhabi said: 'The selection of a world-renowned firm in the caliber of Khatib and Alami to design the Gate District is consistent with the importance and high visibility of such an iconic development. Furthermore, we believe that this project marks another important milestone in the strategic partnership established between Sorouh and Tameer. Projects such as the Gate District are bound to strengthen both companies' reputations, not just as the leading property developers in the UAE but more importantly as the leading community developers.'
While K&A will be undertaking the detailed design plan of The Gate District' Towers 3-8, the concept design was originally developed by Bernardo Fort-Brescia, Managing Director of Arquitectonica. With its unprecedented scale and distinct architectural design, The Gate District is already renowned throughout the region, and indeed the rest of the world.
'We aim to provide our clients with impressive and state-of-the art developments that will highlight the Abu Dhabi landscape. The Gate District is scheduled for completion in 2011 and we are certain that K&A will deliver a quality development on schedule,' added Abdallah Shaaban of Tameer.
Located alongside the phenomenal Sky Tower and its sister tower, currently under construction, The Gate District will significantly enhance the Abu Dhabi skyline, and serve as a breathtaking welcome to SHAMS Abu Dhabi.

JOINT VENTURE: Sorouh and Tameer have dissolved plans for two joint ventures including one for Al Reem Island.
by Alex Delmar-Morgan on Tuesday, 09 June 2009
Developers Sorouh Real Estate and Tameer Holding Investment said on Tuesday they had dissolved joint ventures on two real estate projects in Abu Dhabi.
Dubai-based property company Tameer will have full ownership of the Rise Above project and Sorouh will have a 100 percent stake in Gate Towers, which are both located at the Shams development on Al Reem Island, Abu Dhabi.
It is understood the move is to tidy up contracts between the two parties.

The Gate Towers project will form the centrepiece of the 8m sq ft Gate District - due for completion in 2012 - which will mark the entrance to Al Reem Island.
The Gate District will feature Sorouh's Sun and Sky Tower projects.
Sorouh and Tameer signed a memorandum of understanding (MoU) in September 2006 to establish a joint venture company to develop six towers at the Gate District and another company to build the Abu Dhabi Towers at Shams Abu Dhabi.
The cost of the projects was estimated at the time to be around AED13bn ($3.5bn).

siobhan.lund@ntlworl July 23rd, 2009, 01:41 PM Sorouh reschedules Shams
DUBAI // Sorouh Real Estate is looking at rescheduling its Shams project on Reem Island in Abu Dhabi and is cutting prices at some of its developments because of slow sales, an executive said yesterday.
The efforts to streamline the company come as it announced second-quarter earnings of Dh151 million (US$41.1m), a 75.5 per cent drop compared with the same period last year. “We really are responding to the market,” said Paul Warren, the Abu Dhabi developer’s chief strategy officer “We aren’t pretending nothing is going on. The management is really focused on cash and delivering top-quality projects.”
The earnings, announced yesterday, would have been significantly lower if it was not for a Dh70m boost from the dissolution of a partnership with Tameer Holding on the Gate Towers, a huge skyscraper project that is part of Shams Abu Dhabi. Mr Warren said that was a “one-off transaction”.
The Shams Abu Dhabi project, a 579-hectare master-planned community at the opposite end of Reem Island from Abu Dhabi Island, is one of the biggest challenges facing the company. Sorouh sold 104 plots of land to sub-developers, some of which are now facing difficulties in getting their tower projects moving.
Mr Warren said the company was focusing on helping sub-developers nearest to its Sun and Sky towers, a pair of skyscrapers within the Shams project that are scheduled to be delivered early next year. The company is also talking to potential partners about investing in the project. Sorouh has set up a working party to address the issues at Shams Abu Dhabi.
“This group’s sole job is to work with the sub-developers to make sure they can meet their communities,” Mr Warren said. He said Sorouh was considering a plan to reschedule the project’s phases according to their proximity to the Sun and Sky towers, so people living on the island do not feel like they are living in a construction site.
Sorouh has recently made deep cuts in prices at its Alghadeer project in Ghantoot and the Gate Towers on Reem Island to reduce the number of defaulters and ensure the projects go ahead.
About 80 per cent of the buyers at Alghadeer have accepted the offer. The discussions with Tameer Towers customers are still under way. Sorouh had also increased its rental portfolio to Dh1.4 billion, which will lift its regular income over time. But the amount of overdue money owed to the company rose to 8 per cent of overall receivables, from 4 per cent in the first quarter, showing that some buyers are having difficulties paying.
Chet Riley, an analyst at Nomura Securities, said the company was positioning itself well to handle the slow market, and the second quarter was one of Sorouh’s most challenging.
“They called the trough in the last quarter but really the trough was in this quarter,” Mr Riley said. “I think the pinch point has passed and from here on in, they are in better shape.”
A major milestone will be the delivery of the first phase of Golf Gardens, a development near the Abu Dhabi golf course just outside of the city centre, in the third quarter, Mr Riley said.
Mounir Haidar, the chief executive of Sorouh, said: “Despite the tough economic environment, long-term demand remains promising and we are actively managing the company’s cash position. “This, combined with the ongoing investment in Abu Dhabi’s infrastructure, makes us well placed to capitalise on our strong position when the markets recover.”Net profit for the first half of the year was Dh281.42m, compared with Dh977.61m in the same period last year, the company said. Most of the income reported comes from past sales that are counted as the project is delivered.
Sorouh said yesterday it expected a “gradual quarter-on-quarter improvement” for the rest of the year as more projects are delivered and rental income starts to come in.
Sorouh’s share price yesterday shed Dh0.06, or 2.27 per cent, closing at Dh2.58.

the gate is one of the first mega projects in AD, yet it looks like it wouldn't finish until the 2nd wave of projects. It used to be one of my favorites, reminded me of Rome's Colosseum, but i don't like it as much after the redesign. still a unique building though. not as landmark'ish imho.

UAE'er January 25th, 2011, 06:20 PM umm,, this is kind of confusing me, but isnt there suppose to be a 4th tower? i cant even find its location on Google Earth. and if they are planning to start on it later, would that mean we wouldn't see the Sky bridge until later?
the whole Shams District project confuses me to be honest, there is so many versions and revisions of the project, I think even Sorouh doesn't know what they are building anymore.
i Still wish it was a mid-rise towers. the gate would look much better imho

18 April, 2011
Infrastructure progress has enabled sub developers to move developments forward – developments due for completion in 2012
Sun and Sky handover progressing ahead of expectations substantial number of commercial units being handed over
The Gate Towers progressing on schedule
Sorouh Real Estate Company PJSC (“the Company” or “Sorouh”), the Abu Dhabi-based real estate developer (ADX: SOROUH), today provides a detailed update on the progress made at Shams Abu Dhabi, its flagship master development on Al Reem Island.
Shams Abu Dhabi
Sorouh has invested AED 1.7 billion in the infrastructure of Shams Abu Dhabi over the last three years and the infrastructure works are now complete. This investment has enabled sub-developers to move ahead with their developments, with 10 plots now under construction, three developers are expected to complete by the beginning of 2012.
Sun and Sky Handover Update
Sun and Sky towers are the first Grade A buildings to be delivered in Abu Dhabi’s new investment zone on Al Reem Island. At the beginning of March Sorouh began the phased handover of units to owners in Sun and Sky towers.
Since handover commenced on 1st March, a substantial number of commercial units have been handed over
There has been promising leasing interest in Sky Tower’s commercial space from numerous corporate entities, and we have already signed a 10-year lease with the Austrian Embassy for their new offices.
Sales and leasing of unsold inventory are progressing well during the handover period, with a number of new sales and leases being executed.
Sorouh recently signed a deal for Sun and Sky’s available retail space to house Abu Dhabi’s first Waitrose. The high-end supermarket will be the anchor tenant in BOUTIK, the retail podium linking Sun and Sky Towers. Fit-out has already begun and the store is expected to open in the second half of the year.
Over 70% of space of the retail space at BOUTIK has been leased and the mall is scheduled to open during the second half of the year.
The Gate Towers
The Gate Towers - the three towers that form part of Shams Gate - are advancing rapidly, and the core walls have reached 63, 63 and 59 storeys respectively and are due to top out in the second half of 2011. Progress to date is within the projected construction timetable.
Abubaker Seddiq Al Khouri, Managing Director of Sorouh, commented:
“We continue to make significant progress across Shams Abu Dhabi and I am pleased to be able to say that we are the first developer to deliver finished product on Al Reem Island, Abu Dhabi’s largest investment zone. The delivery of our landmark buildings, the Sun and Sky towers, has revealed the true demand in the market, which will be boosted even further by a future reduction in mortgage rates. We have also seen our significant work and investment in infrastructure on Shams, pay off, as it has enabled our sub-developers to continue to build and raise construction financing. The pick up we are seeing combined with the ongoing work and unit handovers means that Shams Abu Dhabi is beginning to take real shape. ”

siobhan.lund@ntlworl July 12th, 2011, 11:45 AM "The Gate Towers - the three towers that form part of Shams Gate - are also progressing well. On Tower 1 the block work is complete and the formwork for the penthouse hat structure is in progress. Towers 2 and 3 have reached 65 and 64 respectively and the three towers are due to top out in the second half of 2011.
The core wall of the Arc, which is the building that stands between Sun and Sky towers and the Gate Towers, has reached level 23 and slab work is in progress. Meanwhile, the podium work is complete on levels 1 to 14."

Sorouh have just announced a 6 month delay to this project, so guess that takes it to about June 2013. The roads are in fairly good shape around it and there is a fountain nearby. There will be a "Boutik" shopping area in Sun and Sky Towers (but wasn't yet open when I visited in April but told it would be shortly) and I understand Waitrose supermarket will be located there. Think there will also be a Boutik shopping area in Gate Towers when finished

thaji78 January 7th, 2013, 06:49 AM Looking at the pics, the buildings look nice, but there seems to be virtually nothing around it. So I'm wondering about how inhabitable this project is and if there are indeed any businesses around this area which would make people want to live there. Your thoughts are appreciated.

Hi asalem, mine is a studio, but why would you want to buy there? is it a nice area to live?
pinoyinvest January 7th, 2013, 09:01 AM Addax tower is an office tower that is progressing fast, sky tower has 37 floors of offices and sowwah island is getting leased already, that's why rents and prices are going up in Al Reem island.
Sorouh told me that the GT towers were scheduled for completion on December 2012 and handover on the first quarter of 2013... A joke! At least 6 months more, probably 12!

Not quite, the architects - arquitectonica actually designed these towers before Moshe Safdie designed Marina Bay Sands. These were just built at a later date.
