I am really excited about the seamless development extending from Printers Row and the Museum Campus on down to the Lakeshore East and continuing across the river into Streeterville. A somewhat dusty business area should really blossom with the new architecture and increasing population density.
Azn_chi_boi September 20th, 2005, 03:08 AM Around July, I went to the North Side of Chicago using Lake Shore Drive. So many new buildings, mostly all from Lakeshore East, were being built and some were even builted.
Before July, the Last time I was on Lake Shore Drive was probably in Febuary or March, so many new buildings being built in like 3-4 months...

I don't know anything about The Lancaster II. But I do know that the new building, which I think will be UC next year, is named as The Tides, a twin of ugly, generically-sterile Shoreham. :eek:

The design is not very bad actually, besides might be one of the best looking tower if it's being built anywhere outside Chicago, where thousands of similar looking tower crowding in the skyline.

As you can see, glass if being added to the 2nd floor. Looking at the forums, one of the construction managers has posted that they will soon try a three day cycle for pouring one floor.

I just came from the LSE sales center, and they told me that there are only about 5 units remaining to be sold in The Regata, and that The Chandler is 84% sold (contracts signed).
One of the reps also told me that she saw a rough, birds-eye rendering of the Studio Gang tower. She said that it looked wierd! She said that it had a wavy texture. When she said that it was wierd, I got pretty excited:) I don't know when the rendering will be released, but I will continue to work on it. I can't get it until the developers officially release it.
^That is the proposed 80 story tower.

80-story tower eyed for Chicago River site
Developers plan an 80-story tower for the $4-billion Lake-shore East development on Lake Shore Drive south of the Chicago River. The high-rise, to be on Columbus Drive across from the Fairmont Hotel, is being designed by Chicago architect Jeanne Gang. Plans include about 500 apartments, nearly 300 condos and possibly a hotel with 195 units, says Joel Carlins, CEO of Magellan Development, which is developing Lakeshore East with Near North Properties. The Chicago-based firms are in talks with hotel operators and aim to market the condo units next year, Mr. Carlins says. [Alby Gallun]

Gang at Lakeshore East -- One of Chicago's rising stars, Jeanne Gang, expects to show city officials her design for a mixed-use tower at Lakeshore East (a former golf course between Lake Shore Drive and Illinois Center) in January and to make it public soon afterward. Among the innovations of the tower, for which Loewenberg + Associates is architect of record: It will present different faces to different points of the compass, based on the views from the apartments and the shadows cast by nearby buildings. It's also a good bet the tower will be tall, considering the heights sketched out in the master plan for Lakeshore East.

spyguy February 7th, 2006, 01:24 AM The Studio Gang tower is now called Aqua. It will be 80-85 floors and ~~850-900 feet tall. No rendering has been released yet, but it looks like they're gearing up towards marketing it. The first 1/2 will be a mix of retail, rentals, and hotels (an extension of the Fairmont across the street) and the other half will be condos. It is supposed to feature a lot of glass, be very modern and hip, and the floor plans will be really different since this tower seems like it's going to have a peculiar shape.

CHICAGO-Following years of collaboration, Magellan Development Group and NNP Residential & Development are forming a new corporate partnership under the Magellan name. The merged company and its affiliates are operating from their new headquarters at Three Illinois Center, 303 E. Wacker Dr.
Joel Carlins, president of Magellan, and James Loewenberg, head of NNP Residential & Development, will serve as co-chairmen of the new Magellan Development Group; David Carlins will assume the role of president. Magellan will continue to steer development activity, while the NNP Residential division of the new company will focus on property management and apartment marketing services. All Magellan and NNP Residential affiliates, including Loewenberg Architects, established by James Loewenberg's father and uncle in 1919, will continue to operate autonomously.
The partnership between Carlins and Loewenberg peaked with the development of Lakeshore East. The $4 billion, 28-acre mixed-use community is rising where the Chicago River meets Lake Michigan. Formerly an Illinois Central rail yard and shipping port, the site was briefly a nine-hole urban golf course. The Lakeshore East development plan allows for 10 million sf of properties, including up to 4,950 residences, a 6-acre public park, 2.2 million gross sf of commercial space, 1,500 hotel rooms, 770,000 sf of retail and a proposed elementary school.

spyguy March 4th, 2006, 12:30 AM No, it is permanent and rather large, although there was talk of putting the school in one of the corners but that idea seems to have been abandoned.
The reasons it looks so sad right now are:
1) It's March, it's pretty cold (mild winter however), so there's no much activity going on in parks usually and because many of the towers are still UC.
2) The leaves on the trees are dead, and the trees themselves will take years to mature and really make an effect.
3) Last summer there was very little rain so only the most watered grass survived and everything else became yellow.
Go back to the first page and scroll down and see the pictures of the park in the summer. It is actually quite nice both in daylight and in the evening.

The Lakeshore East development area in Chicago is a 26 acre parcel of land located on the South bank of the Chicago River at Lake Michigan. This area will be a host to over 25 new structures in the next few years. The Regatta building marks James McHugh Construction`s third project at Lakeshore East, along with the Lancaster (see PERI scope 2005 (http://www.peri-usa.com/us/us/pub/peri_scope/peri_scope_01_2005.cfm)).
This 466 ft (142 m) building will sore 44 stories in the air and provide over 700,000 ft² (65,000 m²) of living space with over 325 condominium units.
One of the interesting features of this structure is the curved curtain wall facing Lake Michigan. This unique structure provided itself with the ideal opportunity for PERI to supply the new Climbing Protection Panel (CPP).The CPP system encloses the work enviroment, providing a comfortable and safe working area. The system ensures delays due to weather are minimized and production levels are increased by eliminating the need to work on a ledge of a 44 story building. The CPP is lifted by a crane and simply connected to the slab via a bracket. The system uses a plywood backing connected to steel supports, making it easy to attached any necessary signage. An ideal platform for advertising and providing a weather tight system at the same time.

This 49-story condominium tower is designed with floor to ceiling glass and vertical bands of exposed concrete with two sets of recessed balconies. PERI was awarded the contract to supply the forming solution for the walls, decks, core structure and facade.

The exterior ACS-R (http://www.peri-usa.com/us/us/pub/products.cfm/fuseaction/showproduct/product_ID/74/productcategory_ID/12.cfm) platforms supplied by PERI were capable of lifting more than 30 tons, enabling McHugh Construction to use intricate steel forms with ease. By a majority of nearly 2-to-1, suburbanites are outnumbering city-based buyers flocking to the blossoming new Lakeshore East community on the New East Side with out-of-staters logging in 15 percent of total sales.
A demographic breakdown of the first five luxury condominium towers completed, under development or being pre-construction marketed in the new neighborhood near the confluence of Lake Michigan and the Chicago River with a combined total of 1,449 residences reveals:
• 690 purchasers, or 55 percent of the total, come from Chicago suburbs
• Another 391 or 30 percent are from the city
• 165 or 15 percent are from out of state
• Another 3 are from outside the United States (Canada, Italy and Singapore)
“While sales from the city remain strong, we find interesting a subtle shift of the proportion from the suburbs and out-of-state buyers as the community has evolved,” observed David Carlins, president of Magellan Development Group, LLC, the developer of Lakeshore East.
The first completed and occupied condominium tower in the community is The Lancaster, a 29-story structure designed by Loewenberg Architects with 209 residences. Nearing completion sold-out with first occupancy scheduled for August is The Regatta. Designed by DeStefano + Partners Inc., the 44-story building contains 325 residences.
Two condominiums under construction are The Chandler and 340 on the Park.
The 35-story The Chandler, with 304 residences, was also designed by DeStefano + Partners. It is 90 percent sold and initial occupancy is projected for 2007.
340 on the Park, a joint venture of LR Development Co. and Magellan, is under construction at 340 E. Randolph. Sales at the 348-unit, 62-story tower designed by Solomon Cordwell Buenz & Associates are at the 80% level with occupancy also projected for 2007.
The newest addition to Lakeshore east is Aqua, a unique 80-story mixed-use skyscraper uniquely designed by award-winning architect Jeanne Gang of Studio Gang. The Aqua marketing program was launched April 8 and 66 percent of the luxury condominiums included in the building's design have been reserved
Aqua, which will be the tallest and most distinctive residential building in downtown Chicago, will be the first high-rise in the city designed uniquely to combine condos, rental, hotel and retail spaces in a single structure. It is also believed to be the tallest building ever designed by an architectural firm headed by a woman.
While 21 other states have produced buyers at Lakeshore East, the Midwestern states of Indiana, Michigan and Wisconsin are joined by sunshine states California and Florida and New York City as the most popular non-Illinois purchasers.
Lakeshore East is evolving as a mixed-use lifestyle center where people can live, work, shop, eat and pursue whatever interests them without having to get into a car.

And the first phase of Parkhomes at Lakeshore East, an enclave of 24 gracious and distinctive single-family homes bordering the new award-winning public park, is in the final design stage and expected to be brought to market by summer 2006.

I don't have photoshop but I merged the construction photo and render as best as I could using cut and paste in Microsoft Paint. Just gives an idea how much is left before they top out.

I don't want to make a big deal out of this now until it can be confirmed, but someone, who probably wouldn't come out of the blue and tell us this much detail without being involved, said that an unreleased tower would be quite tall (taller than Aqua). And I don't think this is the tower south of Aqua either.
If you look hard enough, you can probably find this same info, but I don't want to release anything as he said some more in detail. I doubt he/she would tell us a lie, but you never know. Mainly I don't want to repeat what happened when Aqua was leaked here, because I know people (some in the media) actually read this forum and I don't want anyone to get in trouble either.

Here:
I am inside the Lakeshore East development and with their sales and marketing force as well as general love and ability to create supertall within their own city approved Planning Department, there will be a total of four 80+ story buildings within the LakeShore East Park along the river and Columbus, and a few that are 70 or more. The PD that has been set and approved by the city has been pushed far beyond the building heights set-with unanimous city approval.
Expect a very serious project to appear at the culdesac end of Wacker Drive after the Aqua is sold, and a very prestigious starchitect firm backing it. And imagine the building MOMO on stilts and steroids.
But still an 80 or 90 story building at 825-950' is nothing compared to the Fordham Spire, but then again unlike the Spire these building will much more easily get built and still generate profits. The saving grace behind Aqua is the ultra-efficient and economic minimalist structure behind the skin. It can be built quickly, beautifully, and have a positive effect skyline effect.
These days in America, it is the insight of the economists that make big things possible.

From what I can recall reading I think their has been plans to secure funding for over a decade to build a new Roosevelt station. I want to say I remember reading that I think funding for the station got delayed again recently but I may be wrong.

FROM STNG WIRE REPORTS
A temporary heating unit on the 26th floor of 62-floor high-rise under construction sparked a blaze downtown Thursday afternoon.
A still and box and an EMS Plan 1 were called for the fire, 340 E. Randolph St., at 3:18 p.m., and they were both secured at 3:40 p.m., according to Fire Media Affairs Assistant Director Eve Rodriguez. The entire building, which only had construction workers inside, was evacuated, said Rodriguez.
No one was injured, said Rodriguez. The building was "new construction,'' she said.
“I don’t see any fire but I see a lot of smoke,’’ Doris Wilson, the doorperson at 360 E. Randolph St., which is next door, said. "There are a lot of fire trucks,’’ she said.
Police were notified of the fire about 3:30 p.m., according to Central District Lt. Anthony Liace.

Police were notified of the fire about 3:30 p.m., according to Central District Lt. Anthony Liace.
