ZOHAR September 21st, 2005, 09:30 AM why in Modiin?
source26 September 21st, 2005, 09:34 AM because:
1) Modiin has no mall and when this mall will be completed it will be a pop. of 60,000 city.
2) Modiin is a middle-upper class city and also gets lots of visitors from the outside
to it
3) It will enjoy being the only exclusive big mall in the city so you can imagine what high profits it will bring

ZOHAR September 21st, 2005, 09:35 AM yes but it's so small city ...to build so big mall there it's so pathetic...
source26 September 21st, 2005, 09:38 AM Zohar Givatayim is the size of Modiin and they built a giant mall there!
Modiin is growing extremely fast, and dont forget the train station
will bring people from the center straight to modiin mall in 10 minutes!
also younger population = more spending money.. also macabim/reut - some of the richest communities..
I think this mall will make huge profits

Cornerstone laid for Modi’in’s first mall
The 130,000 sq.m. Modi’in Municipal Center will cost $90-100 million to build.
Guy Yamin 21 Sep 05 17:21
The cornerstone for the first mall in Modi’in was laid today. The mall will be the eighth owned by the Azrieli group, which won a tender by the Ministry of Housing and Construction, Israel Land Administration (ILA) and Modi’in municipality for the Modi’in Municipal Center. Designed by architect Moshe Safdie, the Modi’in Municipal Center includes a mall, offices, residences, cinemas, events hall, and 1,500 parking space.
The 130,000 sq.m. Modi’in Municipal Center will cost $90-100 million to build. It will have 50,000 sq.m. of main space: 22,000 sq.m. of commercial space, including 3,000 sq.m. for a Co-Op supermarket, ten 500-sq.m. shops, 130 shops of 80-100-sq.m. each, eight cinemas, and a 400-seat events hall; 13,000 sq.m. of residential space, and 13,000 sq.m. of office space.
Azrieli group president Menachem Einan said, “The project is being marketed successfully at rents of $50-70 per sq.m. There is even a waiting list.”
Einan said the mall would be closed on Saturday, except for the cinemas and cafes, in line with the Azrieli group’s policy.
The Modi’in Municipal Center will have 75 three and four-room apartments of 80-130-sq.m. each. Canit Hashalom Investments chairman and owner David Azrieli said the apartments would be rented, but not offered for sale, in order to preserve the Azrieli group’s control of the project.
Tenders will be published next month to chose a contractor for the building skeleton, and for the electrical, plumbing, elevators and other contractors. Earthworks, foundations, and linings for the project are now underway.
David Azrieli said, “The Modi’in Municipal Center will directly generate 500 jobs in the city, and generate another 800 indirectly. It will unquestionably significantly improve the supply of commercial, business, and entertainment places for the city’s residents.
The Modi’in Municipal Center is the first project of its kind in Modi’in, which is growing by 10,000 residents a year.

they eat only green vegetables, wear only green and are family related to shrek.
They dont mind being shot at, as long as theyare paid in green bills ($).
