This is the most fustrating part of the whole area...

they have 2 towers, planned for 3 and the 3rd one is probably 20% done, with a good portion of it being used in the mall and some floors being build atop.....


whats going on with the tower?
When will they finally complete it and make Azrieli centre look nice :)

Azrieli has so much money, yet they can't build something...come on!!!!!

Build a resedential tower..wasnt it suppose to be something. Its completely a waste of money and space....

cant they make it something..perhaps a University tower or something?

Hotel would be nice...good area in all...

They should build Resedential from the top to the 20th floor and hotel from 20th down... :)


Is the City Gate Ramat Gan a half resedential/half office?

no wonder azrieli complex is seen as symbolizing israel, it started out bombastic, it grew nicely, it will never really be completed, just a lot of talking :)

no, what the article says is azrieli is raising 500m nis in bonds for future projects,
not final, and it will happen in 3-4 months.

No offense, but I have heard numerous articles in the past that the construction will resume soon and that never happened, so only when a crane comes up there I will believe that it has continued.

המגדל ה3 חייב להיבנות כי רשת המלונות מרידיאן מתכננת שחלק מהמהגדל יהיה מלון... משהו כמו 15 קומות לא בטוח..
בכל מקרה המגעים נעשו והדבר יצא לפועל

If they made or have 500 million shekels in bonds and stuff, what is the problem.
It cant be money....
it can't be skyscraper limits...

what can it be?

Im guessing maybe the exit from Ayalon... it may be something that is not good and may cause traffic or something?

Or perhaps such close range towers might make a pigua in the end?

The right one...

and I think that the problem is with the city hall and that they had an argument with Azriely about something, and they stopped the construction because of that...

the argument is finished its now just a matter of "will there be demand for office and hotel space" in the square tower.

As for offices, the israeli diamond exchange may move there I heard, they are now looking for a 10 storey building or 10 floors to rent, and as tourism is up I think having a hotel there may be good.

you meant the Israel stock exchange bourse from Echad Ha'am st. in Tel Aviv ,not the Diamonds exchange bourse from RG.

WHAT ABOUT ALL THOSE APPARTMENTS AND DOWN BELOW A SHOOK :D

Your not living under a Mall, your living under a centre...and ur connected to the Ayalon, to the train station and yes... to a commercial centre...

I dont think that 5000+ workers just come and go from Azrieli everyday for work :)

There is a picture in the renovation thread that showed the north entrance to Azriely center, and some people in Tapuz forum suggested that the foundation shown in the pic are maybe for the 3rd Azriely tower!!!and that the entrance that is built is for the construction vehicle for it also!!!

Not really related:
They are building a new entrance from north to the project.

They can build it and never built the 3rd tower if they would like to...

They were wishing to build it for 5 years, so it will be easy for people to get to the mall and the project in general.

In any case, let's say 'they' said they were going to build the 3rd tower in October 2005 - and actually did start to build it in October.. That would be acceptable for Germany, Japan - maybe even America, but certainly not for Israel. Heck, it'd be un-Israeli, un-Jewish and almost anti-Zionist:-) I mean, where's the haggling, the getting on each-other's nerves, the suspence and the anticipation of it all? Imagine if the 3rd tower was built as part of the original complex, would this particular thread even exist?!

Jokes aside, holes in the ground exist in all major / world-class cities, TA is not alone. For instance, in Sydney, the craters literally covered the CBD (for a looong time) right up until the Olympics in 2000... In fact, there is one notable complex - The Darling Park - that's somewhat similar to the Azrieli insofar that it also comprises 3 towers. The 1st was built in late '80's(!!!), 2nd - mid '90's, the 3rd ONLY STARTED last yr (they too were meant to be built at the same time..). There's hope for Azrieli No.3 yet.

Sources inform ''Globes'' that the negotiations between Africa Israel Hotels Ltd. (TASE: AFHO) and Canit Hashalom Investments, to rent 14 floors in the Azrieli Square Tower in a 25-year lease for an estimated $80 million have run into difficulties. Africa-Israel Hotels is a subsidiary of Africa-Israel Investments Ltd. (TASE:AFIL; Pink Sheets:AFIVY), controlled by Lev Leviev. David Azrieli owns Canit Hashalom.
One disagreement between the parties concerns the brand of the hotel that will occupy the Square Tower. Azrieli does not want the Holiday Inn brand, which Africa-Israel Hotels operates in Israel, and insists that the latter find a more prestigious hotel chain. Marriott International Inc. (NYSE:MAR) has been mentioned, but it is unlikely to become a partner with Africa-Israel Hotels for this site, because the Square Tower lacks a convention center and ballrooms characteristic of Marriott hotels.

Another possibility is Crowne Plaza Hotels and Resorts, for which Africa-Israel Hotels owns the Israeli franchise. Azrieli is considering this option and might agree to this chain operating the hotel.

Africa-Israel Hotels is reported to have revealed recently that Azrieli had previously negotiated with Fattal Hotel Management to lease space for 20% less than Canit Hashalom is asking in its current negotiations. Those negotiations were for a 25-year lease at a total of $65 million in rent, a percentage of turnover, and $14 million in management fees. Fattal Hotel Management is owned by David Fattal, Ofer Brothers, and Israel Phoenix Assurance Ltd. (TASE:PHOE1;PHOE5) controlling shareholder Jacob Shachar.
