The Trade and Industry Ministry said on Saturday it was implementing a plan to protect investors and clients who purchase real estate properties abroad from Kuwaiti companies, through keeping deposits by such companies.
Undersecretary Rasheed Al-Tabtabie told reporters here that companies working in that field are requested by the ministry to deposit sums and bank guaranties to compensate clients against fraud or bubble deals.
He was speaking after the inauguration of the "Elite Real Estate Cos. Exhibition" here.
He added the ministry has enforced a number of other decisions to stabilize the real estate markets and guarantee investors' rights. Asked about Kuwaiti real estate companies seeking investments in Dubai, he expressed the hope these companies would concentrate their investments in the local market.The exhibition is marketing houses, apartments and villas in the Gulf region.
Board Chairman of the Top Expo Company, which organizes the event, said the exhibition covers a number of diversified real estate and investment projects in all Gulf countries as well as some Arab countries and Britain.

yes it is a BOT project , the investor i believe it's al bahar company ,i found a proposed designs done by Al jazera Consultants

Kuwait rail network project – Kuwait Times, 12th July 2004
Kuwait Municipality Deputy General Director and Environment Engineer Tawfiq Bu Hamad announced that the Kuwait railways project will be decided after presenting final studies in September. Bu Hamad said the project aims to link Kuwait and its ports with the neighboring countries, particularly Shuwaikh port and bubyan port which is expected to be constructed in the near future.
what about kuwait metro system or light rail system, any news ?, i dont know what they call it these days ................

All those buildings above 20 stories are inside Kuwait City limits. The new law allows for buildings to go up to 100 floors for Kuwait City and 40 floors outside Kuwait City. The reason for that is the Emir a few years back was on a trip to Singapore and was impressed with all the tall towers. He then asked "how come we don't have any such buildings in Kuwait?". When he was told it is because a few egyptians made a law many years back, he said well "I want Kuwait City to look beautiful and impressive". So when he got back the Municipality ratified its laws for Kuwait City with the order to "beautify Kuwait City". Now why this was not to "beautify all Kuwait" I have no clue. But then the law was modified to allow for 40 floors for Kuwait City and 20 floors for the rest.
I have asked the absolute top echelons from Kuwait Municipality from the minister, the chief engineer, the head of building section etc... what the reason is for some of those laws. And it is amazing that not a single one can answer it. The just laugh and say "it is the law". Now who the hell made that law up, or why? Nobody knows. Usually building code law is based on allowable density per area, as the city grows so does the electrical grid, the sewage grid, the communication grid etc... have to grow. In the case of Kuwait that has absolutely no effect on decision making and law implementation. A city is like a baby, as it grows it has to shed off its old clothes and put new clothes that fit it better. It seems that only now are some people realizing that in Kuwait. Better late than never I guess.

As Kuwait’s tourism and travel sector picks up speed, InterContinental Hotels Group plans to double its interest in the country over the next year and a half.
Currently, InterContinental Hotels Group operates two hotels in the country, the Holiday Inn Salmiyah and the Crowne Plaza Kuwait.
However, in order to capture an increasing share of the present market, as well as future trade, it plans to open its second Holiday Inn property, Holiday Inn Downtown Kuwait, in early 2006, followed by the opening of the InterContinental Hotel Kuwait in 2007.

Kuwait's Al-Tamdeen for Marketing Centers Company announced its participation in the MAPIC International Real Estate Show to be held in Cannes, France during November 16-18, reported the Kuwaiti newspaper Al-Watan on November 7. MAPIC show
The Chairman of Al-Tamdeen for Marketing Centers, Marzuq Al-Marzuq, said that it would be the first time in which a Kuwaiti firm participates in this event, in which more than 6,000 bodies from over 50 states take part.
Al-Tamdeen will offer in the show the 360 Degrees Mall Project, which is a large marketing center in Kuwait, designed in its internal part as a circle.
The project provides 59,000 square meters of renting area, which includes two large retail shops, hypermarket, and specialized shops for clothes, shoes, jewelry, decoration, perfumes, makeup, electronics, games and house accessories. The project will include also several luxury restaurants, fast food restaurant hall, 15 cinema halls, a 3-dimensions cinema hall, and areas for family and youth entertainment.

كشف فؤاد الحمود خلال اللقاء مع «الوطن» عن قيام شركة منشآت بشراء أرض مميزة في منطقة شرق (مقابل سوق شرق ) وبجانب المستشفى الأميري على البحر مباشرة بمساحة 2700 م.2
وقال بأن هذه الأرض تعد من العقارات الإستراتيجية بالنسبة للشركة، حيث تعتزم بناء برجين عليها، الأول سيكون عبارة عن برج مكاتب، والثاني سيخصص جزءا منه كفندق والجزء الآخر كشقق فندقية.
وقال الحمود أن القيمة الإجمالية للصفقة بلغت 15 مليون دينار، في حين توقع يتكلف بناؤها ما بين 7- 9 ملايين دينار.
وأضاف: هذا مشروع ضخم وظروفه الإستثمارية مواتية وجيدة، مشيراً إلى انه وبسبب ضخامة المشروع وضخامة الاستثمار فيه سيتم تأسيس شركة خاصة به ستتملكه ومن ثم تطرحه للاستثمار..لافتاً إلى أن منشآت سوف تتملك أغلبية هذه الشركة مع بعض المساهمين، حيث اعتادت الشركة إشراك بعض المستثمرين الإستراتيجيين في مثل هذه المشاريع الضخمة أولاً للمصداقية على المشاريع وثانياً لتشارك الشركاء في تحقيق أرباح مجدية.
وتوقع الحمود ان يكون العائد على الاستثمار في هذا المشروع جيدا بالنسبة للشركة..مضيفاً «ننهي حالياً إجراءات التحويل وبدأنا في عمل التصميمات الأولية، حيث من المقرر البدء في المشروع العام المقبل على أن يستغرق العمل فيه نحو عامين».

علمت «القبس» ان شركة المصالح العقارية تقدمت بطلب الى بلدية الكويت لترخيص بناء برج تجاري في منطقة بنيد القار مقابل شارع الخليج العربي يتكون من 100 طابق.
وقال مصدر مطلع ان البرج سوف يستثمر بنظام الشقق الفندقية كما يحتوي على ناد صحي واحواض سباحة ومواقف للسيارات وخدمات متكاملة للأمن والسلامة.

تستعد شركة التجارة والاستثمار العقاري لتدشين مشروع عقاري تصل كلفته الى أكثر من 20 مليون دينار كويتي.
وذكر مصدر عقاري لـ«القبس» ان الشركة تملك قطعة أرض تزيد مساحتها على 2000 متر مربع في منطقة شرق تنوي استغلالها في انشاء مجمع تجاري، سيصل ارتفاعه الى نحو 35 طابقا.
ويضيف المصدر ان البرج سيكون حسب أعلى وأحدث المواصفات التكنولوجية «سمارت بلدنج» Smart Building، مجهز بتقنيات الاتصال الحديثة، لا سيما في أجنحة المؤتمرات والاجتماعات.
ويشير المصدر الى ان «تجارة» انتهت من المخططات والتصاميم الهندسية، ومن المرتقب ان تبدأ العمل الفعلي في المشروع خلال أسابيع قليلة.
واشار الى ان المشروع هو واحد من مشاريع الشركة، اذ لديها مشروعات أخرى في منطقة المهبولة

Renowned local contracting firm Ahmadiah Contracting and Trading Company has added yet another commercial complex to its extensive portfolio of successfully completed projects as it is handed over the Dar Al Awadi office tower and shopping mall to its owners at the end of last month (June).
For Ahmadiah – which has a track record of handling several other similar projects over its 51-year history – the task presented a few challenges though none that it could not tackle efficiently, according to a spokesman for the contract.
Highlighting these challenges, he says: “The major challenge on this project was the erection of 100 tonnes of steelwork at a height of 150 m. To achieve this, we had to erect a platform with a 9 m cantilever at this height to accomplish a high standard of finish. The building stands at 171 m including the mast.”
“Besides this, we have ensured that the building has been constructed to a very high standard of construction.”
Ahmadiah started work on the KD15.2 million ($52 million) contract for the project in April 2002.
Apart from the Dar Al Awadi tower, Ahmadiah Contracting and Trading Company has been busy with a string of other high-profile projects.
Among the largest projects in hand is the KD40 million ($138 million) phase 1 package on Al-Khiran Pearl City. The contract covers infrastructure work for 1,200 residential plots on 2.5 million sq m of land close to the border with Saudi Arabia. Ahmadiah started work on the project in May last year and expects to complete it by end of next October. It involves laying of 49 km of sanitary sewer pipes (900 mm in diameter), six km of microtunneling (dia 700 to 900 mm), 32 km of storm water pipes (dia up to 700 mm) and 63 km of water supply and irrigation pipes (dia up to 400 mm); construction of three 40-m-high water reservoirs with a capacity of 2,600 cu m each and 54 substations; installation of power and telephone cables; and soft landscaping and road works, according to regional and business development manager Georges Hage.
Pearl City will be developed in phases over a total area of 6,500 hectares, and will eventually be home to about 50,000 residents. The client is the local La’Ala al-Kuwait Real Estate Company while the consultant is a team of the UK’s Buro Happold with the local Gulf Consult.
Ahmadiah is also working on other projects, namely the Al Hamra Complex, Al Dhow Tower, the Cardiac Hospital, Arraya office tower, Al Manshar Rotana Suites Hotel and others.
The Al Hamra Tower and Mall Complex for the Al Hamra Real Estate Company will have a total built-up area of 235,000 sq m. Work on the mixed-use project – which includes a 70-storey tower – started in June last year and is due for completion in December 2007.
Ahmadiah started construction of the 34-storey Al Dhow in March last year and expects to complete it by March 2006. Al Mal Real Estate is the client on the office tower, which will feature a high standard of finishes.
Work on the 26,000 sq m – 120-bed Cardiac Hospital, for the Ministry of Health, was started last June and will be completed by next May.
Work on the 56-storey Arraya office tower also started in February this year and will be completed by February 2008. Salhia Real Estate Company is the client of this high-standard finishes office tower.
Work on Al Manshar Rotana Suites Hotel in Fahaheel started last March and is due for completion by mid-July 2006. Al Tamdeen Real Esate Company is the client of this five-star 155-suite hotel.
Ahmadiah has recently completed work on the five-star Safir Marina Mall Hotel – a 95-suite hotel project for the United Realty Company.
Other successfully completed major projects include the Public Institution for Social Security (PIFSS) headquarters, a 24-storey office tower with a total built-up area of 66,000 sq m. The client is the Wafra Real Estate Company.
Fahaheel Waterfront scheme, undertaken for client Tamdeen Real Estate Company, which stretches along 2 km of the Fahaheel seafront. It comprises an entertainment pier building, a market pier building, a bazaar mall, a lighthouse tower, boat workshops, a leisure service building with four cinemas, restaurants, a central cooling plant tower, an ice factory, a 6,500 sq m lagoon area, a marina for 100 yachts with two harbours (one for leisure boats and the other for fishermen), 50,000 sq m of roads and a 500-slot car park. This involved a total built-up area of 40,000 sq m.
The highly sophisticated 33-storey Arraya Centre project for Salhia Real Estate Company, which offers a total built-up area of 65,000 sq m. It comprises a top-class shopping mall, a convention hall building, the 310-room four-star Marriott Courtyard Hotel, a separate seven-level car-park and two 33 m, two-level bridges, each connecting the car park to the mall.

These include large infrastructure projects (the Sixth Ring Road, sanitary renovation, airport runway and bridges), industrial projects (thermal power stations, cement factories, flour mill silos), state-of-the art palaces (Bayan Palace and Amiri Diwan), sophisticated hospitals, important headquarters (Arab Fund, Gulf Investment Corporation and Kuwait Airways Corporation), five-star hotels (Meridien, Marriott and Hilton Resort Mangaf); banks (Kuwait Finance House, Al Ahli, Burgan, and Commercial Bank of Kuwait), malls and commercial centres (Arraya, Marina Mall, Salhia, Al Fanaar, Al Bustan), office and residential towers, waterfronts (Al Sharq, Salmiya and Fahaheel).
Ahmadiah states that it is one among the very few – if not the only company – to whom the private sector in Kuwait entrusts with total cost-plus jobs.
