Four Seasons Centre is a mixed use development of over 2 million gsf including a Four Seasons hotel, serviced apartments, luxury condominiums, retail and parking. The project is sited adjacent to Kuala Lumpur City Centre (KLCC). The development enjoys commanding views of the 50 acre KLCC Park as well as the Petronas Twin Towers.
The Four Seasons hotel and affiliated serviced apartments are comprised in the forty-two story tower, while luxury condominiums will occupy the seventy story north tower. The tower's formal characteristics have been developed to complement the Petronas Towers and the overall skyline of Kuala Lumpur.
Complex site geometries have been distilled into a clear diagram to organize the circulation of pedestrians and vehicles throughout the site. Podium planning has been developed to support the different user groups that will live, work, and play at Four Season Centre. The new development will link both above and below grade to neighboring Kuala Lumpur City Centre retail properties.

VENUS Assets Sdn Bhd, a company controlled by tycoon Ong Beng Seng, will submit a development order application for its planned RM1 billion mixed development project in Kuala Lumpur, people familiar with the matter said yesterday.
The Venus project, known as Four Seasons Centre Kuala Lumpur, will be built on the existing open air carpark spread over 2.6 acres, situated between Menara Maxis and Wisma Central.
Venus Assets had acquired the land from Intan Sdn Bhd, a privately held company controlled by the family of the late billionaire Tan Sri Khoo Teck Puat, for RM90 million in cash in October 2003.
The project will comprise the six-star Four Seasons Hotel and service apartment with retail shopping area covering 750,000 sq ft, and a 70-storey Four Seasons Condominium which will have 173 super luxury units.
Mail Money was told that prices have not been fixed yet but will be in excess of RM1,000 per sq ft.
Venus Assets is waiting for the building plans to be approved. This is expected to be finalised in the current quarter, Mail Money was told.
The company, however, hasn’t decided if it is going to undertake the construction job itself or to appoint a turnkey contractor.
The 59-year-old, Perak-born Ong controls Hotel Properties Ltd, a company listed on the Singapore Stock Exchange, which has hotel, property and retail investments worldwide.
His 70 per cent investment in Venus Assets is believed to be private in nature. His partner in the company is Sultan Sharafuddin Idris Shah of Selangor.

Syed Yusof gets nod to build Four Seasons

DATUK Syed Yusof Syed Nasir is believed to have obtained the Kuala Lumpur City Hall's in-principle approval to build a two-tower Four Seasons Hotel in the city.
This is likely to create a scramble for one of the biggest construction jobs among Malaysian builders this year, as the cost is estimated to be more than RM1 billion.
"They are hopeful for the ground-breaking ceremony to take place by the end of the year and for the project to be completed three years thereafter," a source familiar with the project told Business Times.
However, he added that while the project has been approved, there has been a substantial change from the earlier submitted building plan.
"The two towers are in excess of 50 storeys but lower than the earlier submitted proposal," the source said.
It was earlier reported that the two-tower project would be 70-storey buildings where 42 storeys will offer a 200-room hotel, 50 serviced apartments and 173 condominium units.
With the approval, some changes in the composition, such as the number of rooms will also be made.
Land cost for the site, located next to the Mandarin Oriental and the Petronas Twin Towers, is estimated at around RM90 million.
The project will be undertaken by Venus Assets Sdn Bhd, in which Syed Yusof is chairman.
It has been reported that tycoon Ong Beng Seng, who controls Hotel Properties Ltd, has teamed up with the Sultan of Selangor and Syed Yusof to build the Four Seasons.
In an earlier interview with Business Times, Syed Yusof said that if Four Seasons were to come up, it would give a boost to Malaysia because the hotel chain is a rate leader.
This means that the hotel rate will be 30 per cent higher than the normal five-star hotels. This will also help other five-star hotels in the surrounding area to increase their charges as well

Ong would partner a sultan and CapitaLand Ltd to build the RM1.5bil hotel and apartment complex in Kuala Lumpur, Venus Assets Sdn Bhd executive director S.A. Raju said. Venus is owned by Ong, the controlling shareholder of Singapore-based Hotel Properties Ltd.
The project, next to the Petronas Twin Towers, marks the biggest investment in Malaysia's hospitality industry this year.
“Never under-estimate the power of the brand,'' said Joyce L. C. Chang, the principal of C-Hospitality Consulting Sdn Bhd. The Four Seasons is an “international name with prestige, and this is very good for Malaysia's tourism industry.''
Ong's two-tower project has been revised with the initial 72-storey condominium reduced to 60 floors, while the hotel tower remains at 38 stories, Raju said last week.
“We got approval from city hall in December and we are inviting tenders for piling works,'' he said. The revised plan “doesn't change the plot ratio of the project''.
The Four Seasons development would include 200 hotel rooms, 50 serviced apartments, and 173 condominium units, he said.
Ong bought the 2.6-acre site in 2003 from the late Singapore billionaire Khoo Teck Puat for RM90mil, or RM785 per sq ft. The development, through Venus, would be the fifth Four Seasons property for Ong. His Hotel Properties owns four of the brand's hotels.

Still, hotel room rates in Malaysia are lower than those in Singapore, Hong Kong and Thailand, which may deter other luxury brands from investing in the country because of lower returns, said C-Hospitality’s Chang. Average hotel room rates are lower by as much as 75 percent compared with the region, Nekvapil said.
That may change as Malaysia draws more tourists. The government aims to attract a record 20.1 million visitors this year with its first yearlong tourism promotion in 13 years. Arrivals rose 6.8 percent to 17.5 million in 2006 from a year earlier, according to Tourism Malaysia’s Web site.
On March 1, the Saudi billionaire Prince Alwaleed bin Talal’s Kingdom Hotel Investments said it bought the Four Seasons Hotel in the Malaysian resort island of Langkawi for $114 million. The company will invest another $35 million by the end of 2008 to add suites and villas to the luxury beachside development.
“We need more brand hotels such as Four Seasons to attract more tourists,” said Nekvapil. “We’re missing a few.”

Tourists, especially those from the Gulf, are making Malaysia not only a haven for vacation but also a good place to buy properties
INVESTMENTS by Kuwait Finance House and Macquarie Global Property Advisors in properties purchased in Kuala Lumpur and the landmark value paid for the Four Seasons in Langkawi by Prince Alwaleed of the Kingdom Group have encouraged the flow of foreign direct investments (FDIs) in real estate in Malaysia.
Hall Chadwick Asia (HCA) Sdn Bhd chairman Kumar Tharmalingam said Malaysia's real estate attracted international attention when it removed its shackles from the 1997 regional meltdown.
While there's no fixed rule to what assets are purchased, Middle East investors try to be more syariah-compliant, failing which, they become short-term investors and sell the assets as soon as the project is ready for occupation.
"Other private equity funds will look at the whole range of assets that can give them development profits and income after completion. That provides them with the base returns they are used to in the Gulf, which have been in double-digits," Kumar told Business Times.
He said most investment funds have five-year time frames, where they would look at their real-estate portfolios and sell what they don't need.
He added that tourism has been a great catalyst for the development of real estate in Malaysia.
"Tourists from the Gulf have been arriving here for the last four years in growing numbers. When they return to their home country, they realise that Malaysia is not just a haven for tourists but a good place to invest in," Kumar said.
He said Malaysia's targeted tourist countries like South Korea, Japan and the Middle East have generated positive investments in real estate.
Tharmalingam believes there is also a new wave of investments coming in the food and beverage, and hospitality industries.
"We have investors looking to set up Syariah-compliant five-star hotels in Malaysia, aimed at the Middle East family market. They think there is a market for it here," Kumar said.
He said these hotels will become the centre piece launch pad for similar hotels in Asia, and Malaysia would probably be the hub because of the country's direct air connections within three hours to China and India, and Southeast Asia.
"China, India and Southeast Asia have a total population of three billion people, of which, 800 million are Muslims. Investors believe they can cater to these non-traditional Muslim markets as well through the establishment of the hotels," he added.
Kumar said some of HCA's clients are now looking at buying existing hotels, or building new ones in the Klang valley.
He said the Four Seasons Hotel, currently under construction, will be the magnet for more five-star hotels to be developed in Kuala Lumpur.
Meanwhile, investors from India, Saudi Arabia, South Korea, China and Singapore prefer to buy condominiums, services apartments and luxury houses in Kuala Lumpur, Johor and Penang, worth in excess of RM2 million, representing the premier segment in real estate.
In terms of pricing, Tharmalingam said, Malaysia is still 10 per cent and 20 per cent of Hong Kong's and Singapore's value respectively, in ringgit terms.
"The appetite is always urban. They believe where there is a large urban population, the quality of assets are better and there is also higher rental income returns," Kumar said.
He said Malaysian property buyers would not be affected by foreigners buying homes here. Foreigners buy homes worth in excess of RM2 million, which is not of majority Malaysian interest.
Middle East investment agencies, meanwhile, are looking at providing the large number of investors here with facilities they are comfortable with.
Kumar said there will be more financial institutions, credit card firms and Syariah-compliant tourism facilities like transport and up-market residential accommodation coming up.
"Indian and Chinese government-owned funds are also seeking to invest in Malaysia. They are planning to replicate the success story of Temasek Holdings, which has a good track record of investing outside Singapore," Kumar noted.

REAL estate firm Zerin Properties' chief executive officer Previndran Singhe said almost 30 per cent of high-end condominiums in the vicinity of the KLCC have been sold to foreigners, largely made up of Arabs.
"The Arabs have come in strongly with the presence of the three Arab-Islamic banks in Malaysia that update their clients back home on what's happening in the real estate market," he said.
He said besides Indians, Arabs, South Koreans and Singaporeans, investors from Hong Kong, Europe and Japan have also started to buy properties in Malaysia.
"They are buying properties to live in and for investments, and usually taking more than one unit. Some actually pay for their purchases in cash. We are an attractive proposition in terms of value per dollar spent and this is attractive to them," Previndran told Business Times.
Investors were also attracted to Malaysia's investment incentives, real estate law that is transparent, and robust economy.
Previndran foresees the buying of properties here by foreigners to continue for another 10 years.
He said they are keen to invest in high-end condominiums, bungalows, shop offices, and office buildings, malls, hotels and warehouses that have good tenants.
He added that the Klang Valley has been the main pull, followed by Penang and Johor. Sabah is also becoming a hotbed for foreigners, especially for resort homes.
"Foreigners are attracted to developments at the KLCC. Owning a piece of prime condominium near there has become a dream for many," he said.
A few thousand condominium and serviced apartment units have been launched near the KLCC in recent years, some as high as over RM1 million each. There are penthouse units, which cost more than RM10 million and sold like hot cakes.
"I think the niche products for units priced above RM2 million are going to increase in price and Malaysians will have to compete with international buyers as well," Previndran said.
Condominium projects within the KLCC area include Avenue K Residence, The Avare, The Binjai, Dua Residency, Suria Stonor, The Marc, The Meritz, 2 Hampshire, Park Seven, Binjai Residency, myHabitat, Lot 163, Idaman Residences, Four Seasons Residences, The Oval and The Troika.

LUXURY properties in the Kuala Lumpur City Centre, which cost around RM1,500 per sq ft now, could double in price once two new projects are launched this year, an industry executive said.
They are the six-star Four Seasons Hotel and Four Seasons serviced apartments and Millennium Residences (http://www.skyscrapercity.com/showthread.php?t=556739).
“They are seen as the crème de la crème and will set a new benchmark pricing in the city area,” said Knight Frank Malaysia managing director Eric Ooi Yew Hock.
Four Seasons, which will be built near the Petronas Twin Towers for RM1.6 billion, is a project by Tan Sri Syed Yusof Tun Syed Nasir and the Sultan of Selangor, Sultan Sharafuddin Idris Shah.
Millennium Residences at Jalan Bukit Bintang, is being developed by City Developments (Malaysia) Sdn Bhd, which is part of Singapore’s Hong Leong group of companies for some RM500 million.
“Property prices in the Klang Valley have been boosted by foreign direct investments,” Ooi said on the sidelines of the 1st Malaysian Property Summit 2008 recently.
About half of the high-rise condominiums in the city centre were bought by foreigners and the trend is expected to continue, he said.
Prices of high-end condominiums in Bangsar, Sri Hartamas, Damansara Heights and Mont’ Kiara are also reaching 700 per sq ft to RM1,000 per sq ft.
“What the suburbs will do is to move beyond RM1,000 per sq ft to touch RM1,500 per sq ft this year,” Ooi said.

Why the secrecy? Believe it or not, the developers don't want the super rich to know.
So exclusive are these condominium units that purchase comes through private and personal invitations given to a select few.
In the case of the Four Seasons Residence, the development is oversold, a source revealed.
What is even more astounding is that nearly 90 per cent of those who put their names down for the units are locals who are among the who's who of Malaysia.
Another source said that GuocoLand (Malaysia) Bhd's planned 42-unit condo project in the Kia Peng area would be first offered to "family and friends" of the developer, given the limited number of units.
This means that one would have to be in an inner circle, or hope that the developer has less than 40 friends to recommend it to when plans for the development are ready early next year.
Another much-awaited condo development is The Binjai by KLCC Holdings, which is expected to be ready sometime next year.
The extended completion date is to facilitate design upgrades.
Marketing efforts are expected to commence soon but price details are still not available.
This is despite the fact that the developer had circulated information packs to certain high net-worth individuals as far back as 2002.
A media preview for the project was held in August 2004.
Binjai is touted as having the best uninterrupted view of the Twin Towers and the luxury of having the KLCC Park at its doorstep, as such one can expect the pricing to reflect this exclusivity.
In the case of Guocoland's condo project, the source said that the developer could be looking at tagging the units just above the RM3,000 psf rate when it is launched early next year.
As for the Four Seasons Residence, which is part of an integrated hotel and service apartment development in Jalan Ampang, a source said the units were "overbooked".

Four Seasons at KLCC will not be launched to the public. Slated for invitation this year, this development is said to be asking for some RM3000 persf and above, making it the highest benchmark for all KLCC developments to-date. It is located just a building away from the Petronas Twin Towers, only separated by Menara Maxis. Next to the tallest PTT at 88 storeys, Four Seasons will stand at 70 storeys. However, there was some dispute on its height a while back, perhaps bringing the final adjusted height to some 60 storeys in total. Four Seasons will be the ultimate luxury in KLCC living. A 3000sf unit here will cost some RM9Million at least, and this is only for the elite and the discerning few. For own stay, you cannot get any better than this if city living is your thing. With such opulence, the only ones that can top this range would be the penthouse suites at Four Seasons itself. For investment, although a very tempting offer to own the best at KLCC, do remember that subsale or rental prospects will be a feat on its own. How many folks out there can afford subsale prices of RM12Million and above if units here do indeed start at 3000sf? How many tenants can afford rental rates of RM100K and above per month? If you are thinking of investing here at Four Seasons, be sure to note that your only prospective buyers or tenants will come from a very high end, exclusive circle of clientele. This may or may not be readily available. This is not the kind of property where you can contact any agent on the market and have them sell or lease out your unit for you. Your marketing source will be severely limitted only to the exclusive few. Having said all this, do note that if you do hit the jackpot, the returns will be extremely rewarding. With Four Seasons, if you do intend to invest here, make sure your holding power is second to none. For own stay, if you can indeed afford here, there is nothing much else you should be concerned about then. Location is excellent, but do bear in mind the congestion at Jalan Ampang during peak hours. Other than that, how else can one dispute on the best that KLCC has to offer? Units facing KLCC will be the best bet. Try not to have units facing Wisma Central on its right, that would not be a very nice view to have for a unit that exorbitant in price tag.

VENUS Assets Sdn Bhd, a firm controlled by Singapore property tycoon Ong Beng Seng, is set to launch the Four Seasons Hotel and Condominium project in Kuala Lumpur worth over RM2 billion by early next year.
The hotel rooms and condominium units will be contained in a 60-storey building, which is being upgraded to 65 floors, pending approval from Kuala Lumpur City Hall. :cheers:
The building will be constructed on a 1.O4ha site between Menara Maxis and Wisma Central, which used to house an open air carpark.
Venus Assets had acquired the land from Intan Sdn Bhd, a privately-held company controlled by the family of the late billionaire Tan Sri Khoo Teck Puat, for RM90 million in cash in October 2003.
Based on an earlier plan, the Four Seasons Hotel with 60 floors was to be developed jointly with KLCC Holdings Bhd on a 0.64ha site adjacent to Menara Maxis owned by the latter, while the 1.O4ha site owned by Venus Assets was reserved for a 30-storey serviced apartment block.
But the plan was aborted last year due to unforeseen circumstances, sources said.
Venus Assets has completed piling works on the 1.O4ha site it owns to prepare for the development based on new plans submitted to City Hall.
The project, in which Tan Sri Syed Yusof Tun Syed Nasir and the Sultan of Selangor, Sultan Sharafuddin Idris Shah, have interest, is designed by Connecticut’s Pickard Chilton Architects Inc.
It will feature 240 hotel rooms, 150 condominium units, six levels for parking and four retail floors, developed over four years or by mid-2013.
The project is seen as the crème de la crème and will set a new benchmark price in the city.
“The condominium units may be pegged from around RM3,000 per sq ft (psf) while the hotel rooms will cost more than RM750 a night, making the development the most expensive within the Kuala Lumpur City Centre (KLCC) enclave,” the source said.
“Looking at projects in Kuala Lumpur where transaction prices have doubled since the launch, Venus Assets is confident of sales and is targeting buyers from around the world,” the source added.
Kuala Lumpur’s current most expensive project is The Binjai by KLCC Holdings, which sits along the intersection of Persiaran KLCC and Jalan Binjai.
The indicative selling price is believed to be around RM2,800 to RM3,000 per sq ft.
Troika, a project by Bandar Raya Development Bhd, located at Jalan Binjai, has seen transaction price exceeding RM2,500 per sq ft, from its launch price of RM1,000 per sq ft.
Prices of Datuk Chua Ma Yu’s One KL, launched in 2005 at about RM1,000 per sq ft, have also almost doubled.

VENUS Assets Sdn Bhd, controlled by property tycoon Ong Beng Seng, has postponed the launch of its RM2 billion Four Seasons Hotel and Condominium tower project in Kuala Lumpur due to the worsening economic conditions.
Sources said the launch was also being delayed as it was still firming up details on development matters.
While it was unclear what the details were, the company has obtained Kuala Lumpur City Hall's approval to increase the condominium block to 65 storeys from 60.
It has also completed piling works at the 1.04ha site, sandwiched between Menara Maxis and Wisma Central.
Business Times was told that Venus Assets was considering launching the project at the end of this year or next, provided the business environment improved.
It had considered launching the project last year. The project then was to comprise a 72-storey condominium block, later reduced to 60, and a 38-storey hotel building.
The condominium block was to be a joint project between Venus Assets and KLCC Holdings Bhd, developed on a 0.64ha site adjacent to Menara Maxis and owned by KLCC Holdings. Another 1.04ha was reserved for the 38-storey hotel building.
Due to unforeseen circumstances, the plan was aborted. Instead, Venus Assets will build the 65-storey tower featuring condominium and hotel units.
"Venus Assets is quite comfortable at the moment and is not rushing to launch the development. It will wait and see how the market turns out over the next few months," a source said on condition of anonymity.
The tower will house 240 hotel rooms, 150 condominium units, six levels of parking and four retail floors. It will take four years to build.
The source said it was wise of Venus Assets to delay the launch as it would not be able to fetch the required market price.
Venus Assets was looking at pegging the condominium units from RM3,000 per sq ft (psf), and the hotel rooms from RM750 per night.
"I don't think they will be able to get that now as prices have fallen by 15-25 per cent for luxury condominiums in Kuala Lumpur. If they launch now, their development value may drop by that range," the source added.
Venus Assets is the owner and developer of the tower project. Its chairman is Tan Sri Syed Yusof Syed Nasir, who handles the business interests of Selangor's Sultan Sharafuddin Idris Shah.
The Sultan and Syed Yusof are close associates of Ong, who owns Four Seasons resorts in Bali, Singapore and the Maldives.
Ong is the controlling shareholder of Singapore's Hotel Properties Ltd, Southeast Asia's second largest hotelier by market value.

"There was a pause in the project only because we were redesigning the building in terms of positioning and the composition.
"Previously, the Four Seasons was supposed to encompass two towers, but now it will all be a single 65-storey tower," Syed Yusof said.
The redesigning meant a new proposal had to be submitted to the authorities for approvals and it took time to obtain the green light.
The building, described as futuristic and sleek, will complement the Twin Towers and enhance the Kuala Lumpur skyline.
"We have included a 150,000 sq ft of retail component into the tower. The hotel will have 250 keys of which 150 are hotel rooms and 100 serviced apartments.
"There will also be 140 units of apartments which will be sold," Syed Yusof said.
The entire component will be ready simultaneously and will be managed by Four Seasons.
The apartments, which start from 3,000 sq ft per unit, will be sold for about RM2,500 per sq ft.
"The cost of construction for all components including land and interior design is RM1.4 billion and the estimated gross development value of the project is RM2.5 billion," Syed Yusof said.
When asked what kind of average room rate the hotel may fetch when ready, he said, "Four Seasons is a rate leader with rates which are usually 20 per cent to 30 per cent higher that the existing rate leaders," he said.
The rate leader in Kuala Lumpur City Centre currently garners between RM600 to RM700 in ARR. This means that Four Seasons may lift the bar to between RM800 and RM900 per night.

However, if u care to observe carefully, you'll notice that the details are different from each other.
The two buildings is just as similar to each other as Torre Agbar in Barcelona with the Swiss Re Tower in London.

STARWOOD Hotels and Resorts Worldwide Inc, which operates hotel brands like Sheraton, Westin and Le Meridien, is in talks with several parties for new hotel openings in Malaysia.
The group, which is bullish about the future of the local hospitality industry, is in various stages of negotiations to expand its footprint in the country.
Its on-going talks could result in the group having representations outside the prime locations of Kuala Lumpur and Langkawi.
"We are in serious discussion with six parties for not only Langkawi and Kuala Lumpur, but also secondary states," director of acquisition and development for Starwood Asia Pacific, Rajit Sukumaran, told Business Times in an interview.
The group hopes to expand its brands to include Penang, Malacca and the Iskandar Development Region in Johor.
"We are constantly expanding and our development mantra is the 'right partner, right place and right positioning'," he said.
The brand best suited for the location will be used, even if the brand is already in the locality nearby.
Starwood has nine hotel brands including Four Points by Sheraton, The Luxury Collection, St Regis, W Hotels and a loft.
When asked why Starwood is keen on Malaysia when hotels rates here are said to be one of the lowest in the world, Rajit said: "We see hotels as a long-term investment. Year-on-year there is growth in tourist arrivals. We are bullish about Malaysia especially the hospitality industry."
Today, Starwood operates eight hotels in Malaysia with a total room inventory of 2,800. These hotels include Le Meridien Kota Kinabalu, Le Meridien Kuala Lumpur, Sheraton Imperial Kuala Lumpur, Sheraton Langkawi Beach Resort, The Westin Kuala Lumpur, The Westin Langkawi Resort & Spa and Four Points by Sheraton Kuching.
The Starwood family in Malaysia is set to grow with two new confirmed openings - the 300-room Four Points by Sheraton Sandakan, Sabah in 2011 and a 200-room luxury category The St Regis Kuala Lumpur in 2014.
Starwood, Rajit said, is confident that Malaysia has a market for a luxury brand like St Regis.
When the hotel opens, it will join at least two other luxury brands which are scheduled to open at an earlier date - [B]Four Seasons Place in Kuala Lumpur and The Raffles Kuala Lumpur.
"There are quite a few luxury brands coming into the market ... with the right opportunity and location given, our (St Regis') rates will be comparable with our competitors," he said.
Worldwide, the Starwood group operates 950 hotels in 100 countries with a total room inventory of 287,000.

Businessman Tan Sri Syed Yusof Tun Syed Nasir is returning to property development and building niche properties for high net worth people.
Syed Yusof, or JoJo as he is fondly known, the third child of the late Tun Dr Syed Nasir Ismail, Malaysia's first Parliamentary Speaker, is in the midst of evaluating several pieces of land to buy.
"My partners and I have been approached by landowners. We are looking at it," Syed Yusof told Business Times in a rare interview.
Syed Yusof's maiden property venture was Pandan Cahaya, an abandoned low-cost housing project in Pandan Jaya, Kuala Lumpur, which he took over just after the Asian financial crisis in the early 1980s.
"The project was a challenge, but I found property development an interesting field," he said.
The 62-year-old businessman, who is married with three children, loves expensive cars, Harley-Davidson motorcycles and all things beautiful that captivate the rich and famous.
But his real passion is to own and operate a string of boutique hotels, resorts and themed cafes, and develop niche housing.
For this, he has partnered Malaysian-born tycoon Ong Beng Seng, 64, who was last year voted as Malaysia's 14th wealthiest businessman with a net worth of US$470 million (RM1.6 billion). The minimum net worth to make the list is US$90 million (RM317 million) and Syed Yusof was also voted in after cashing out of Southern Bank Bhd in 2006 and making new investments.
Today, the flamboyant tycoon with his striking pair of spectacles partly owns 10 hotels and resorts in Malaysia, Bali, Pataya and the Maldives.
They include Concorde Hotel Kuala Lumpur, Concorde Shah Alam, Concorde Inn Sepang, Concorde Singapore, Hard Rock Hotels in Bali and Pataya, The LakeHouse in Cameron Highlands, Rihiveli Beach Resort in Maldives and Casa Del Mar, Langkawi.
The properties are parked under HPL Hotels & Resorts, a unit of Hotel Property Ltd Group (HPL Group) controlled by Ong.
New developments include a boutique hotel known as Casa Del Rio in Malacca, and Malaysia's first Hard Rock Hotel in Penang.
Syed Yusof, who was not exactly born with a silver spoon, graduated with an economics degree from the University of Tasmania in Australia in 1975.
He joined Petroliam Nasional Bhd in 1976, handling various management positions before calling it quits in 1983 to become an entrepreneur.
Syed Yusof was toying to build houses when he came across the Pandan Cahaya development.
Following that, he formed Prima Damansara Sdn Bhd to build shoplots, medium-cost apartments and 800 low-cost houses in Sungai Buloh, Selangor.
He was awarded a Datukship in 2002 by the Selangor ruler, Sultan Sharafuddin Idris Shah, and Tan Sri in 2007 by His Majesty Seri Paduka Baginda Yang di-Pertuan Agong Sultan Mizan Zainal Abidin.
Syed Yusof helmed Southern Bank in 2004 and in the same year made a move to go up a notch and set up Sierra Damansara Sdn Bhd to construct exclusive gated bungalows and semi-detached houses in the sought-after Kota Damansara enclave.
He is now planning the RM2 billion six-star Four Seasons Hotel, serviced apartment and mall project next to the Petronas Twin Towers, via ISY Holdings Sdn Bhd, a firm he set up with the Sultan.
Syed Yusof is a long-time childhood friend of the Sultan. Their fathers were also friends.
In Australia, Syed Yusof said he owns seven Dome Cafes and has property development activities.
"I'm always on my toes but I manage my time well. I start my day at the gymnasium and when I'm at work, I am full fledged. I love the islands and yachting and that is what I do when I need a break. Otherwise, I would travel between Malaysia, Australia and Singapore," Syed Yusof said.
Syed Yusof is currently the chairman of pipemaker YLI Holdings Bhd and he has a stake in investment bank K&N Kenanga Bhd.
He owns Saloma Theatre Restaurant on Jalan Ampang, Kuala Lumpur and has interest in the Hard Rock Cafe and Planet Hollywood restaurants, where he is looking to expand.
Syed Yusof also runs Jo-Jo Entertainment, which has brought in international stars like Michael Jackson, Gloria Estefan, Kenny G and Sting to Malaysia.

A Middle Eastern consortium may become the partner for the RM2.5 billion Four Seasons Place Kuala Lumpur, which will occupy a site next to the Petronas Twin Towers.
Sources said the group is one of the largest investors in the Gulf region and it is now in talks with project developer Venus Assets Sdn Bhd.
The project has been delayed because of minor changes and the fact that Venus Assets has had a lot of suitors.
One source denied that the developer - owned by Tan Sri Syed Yusof Syed Nasir, the Sultan of Selangor and Ipoh-born tycoon Ong Beng Seng - was having financing problems and said that half a dozen prominent suitors had approached Venus Assets for tie-up talks.
"Venus Assets has one chance to get it right and wants no stone to be left unturned, and for it to be a perfect development that can enhance the Kuala Lumpur skyline and the property market," the source added.
In fact, the Gulf investors came into the picture after talks with state investment agency Khazanah Nasional Bhd ended.
It is believed that Khazanah had wanted 30 per cent ownership, a stake that would be worth about US$60 million (RM205 million).
Officials from Venus Assets could not be reached for comment.
Venus Assets is owned by Venus Pacific Sdn Bhd.
Venus Pacific is 30 per cent owned by ISY Equity Sdn Bhd, a company controlled by Syed Yusof and the Sultan, while the balance is held by Attesa Investment Ltd, which is controlled by Ong and partner.
Previously, it was speculated that the Kingdom Group, the vehicle of Saudi Arabian Prince Alwaleed bin Talal bin Abdulaziz Alsaud, was supposed to have taken a stake in Venus Assets.
However, that did not happen.
There was also talk that Venus Assets had spoken to KLCC Property Holdings to possibly build a twin towers development on a larger piece of land.
That, too, did not materialise.
Business Times reported in November last year that the completion of the hotel might be delayed as the developer was in the process of getting a new partner. Venus Assets was said to be undergoing an internal restructuring of its shareholding.
Minor changes to the 65-storey building - comprising a hotel, apartments and a retail area - were also said to be cause for delay.
Venus Assets bought the prime 1.05ha site for RM90 million in 2003 from the estate of the late Khoo Teck Puat, the former major shareholder of Standard Chartered plc.
