KLCCP's Lot C construction in Feb '06

Construction of KLCC Property Holdings Bhd’s (KLCCP) Lot C, a RM500 million mixed-development project in the vicinity of Petronas Twin Tower, is expected to begin in February 2006.

“We have more or less cleared the technical design issues and now we are ready to submit the application for the development order from the authority,” its chief executive officer Datuk Ishak Imam Abas said.

The 900,000 sq ft Lot C development, located next to Mandarin Oriental Hotel, is a 60-storey building comprising a six-storey retail podium, an extension of the retail space in Suria KLCC.

The project, expected to be completed in 2008, will also include a 21-storey office block in the mid-section and a 26-storey serviced apartment in the top section.

Speaking to reporters after the company's AGM In Kuala Lumpur on Aug 18, Ishak said it was looking at financing the project at either a 60:40 or 70:30 debt and equity leverage ratio.

KLCCP reported a pre-tax profit of RM268.14 million for the year ended March 31, 2005. “If no adverse events were to take place from now, we would expect the prospects to be no worse off than what we achieved for (FY) 2004-2005,” Ishak said.

Asked to comment on KLCCP’s share price performance, Ishak said: “It’s very much in line with our initial projection in the sense that we had the expectation right from the very beginning for the share price to perform well above RM2, and it has done so even though initially it remained below RM2 for quite a while.”

Despite being the largest initial public offering in Bursa last year, the company made a subdued debut on Aug 18, 2004, closing at RM1.69, 11 sen lower than the RM1.80 paid by institutional investors under the listing exercise. The share price has picked up slowly since, and closed at RM2.10 on Aug 18.

He added: “From our own point of view, relative to other property companies of the similar nature as KLCCP, I think the company has performed very well.”

Going forward, the overriding factor affecting the company’s revenue prospects is the economic health of the country because the KLCCP's business was dependent on the services industry, Ishak said.

He said the company has not experienced any negative impact from the high crude oil prices or the recent bout of haze.

He said construction of the substructure of Lot C was expected to take six to seven months, while the podium should be completed in another 12 months.

“We are looking at essentially, on the conservative side, rental in the region of RM6 to RM10 per sq ft. The total retail area will be about 130,000 sq ft,” Ishak said.

He said the office space would be about 400,000 sq ft with rental projected to be comparable to that for Menara Maxis and Menara ExxonMobil.

He added that the company has begun talks with Oakwood Asia Pacific, which has been chosen to operate the serviced apartment.

On the progress of the two new hotels in the KLCC vicinity, Ishak said Traders Hotel was in an advanced stage while Impiana@KLCC Hotel was expected to be in business at the end of the year.

The 1.5 million square foot Charigali Headquarters Tower will anchor the southwest corner of the gateway development at Kuala Lumpur City Centre and define the northern edge of the landscaped plaza in front of the Mandarin Hotel. Similar to the Petronas Twin Towers, the architectural form is generated by two interlocking volumes: a square and a triangle, rising out of the base podium. In contrast to the Petronas Towers, the top of the proposed tower is distinguished by a simple elegant crowing halo, which will be lit at night.

Demand for Grade A office space

KLCC Property Holdings Bhd will be extending its retail space and having an additional tower office block of about 60-storey in line with the demand for office space around the Kuala Lumpur City Centre (KLCC) area.

Suria KLCC Sdn Bhd chief executive officer Andrew Brien says the Tower A of the Petronas Twin Tower is 100% full, while Tower B is over 90% full.

“Menara Maxis is 90% occupied. This shows there is a demand for Grade A office space around the precinct,” says Brien.

Piling has already started in what is currently known as Lot C, located between the Twin Towers and the Mandarin Oriental hotel. Brien says the new office tower block will add to further vitality and vibrancy to the area. The project will be completed in 2010.

Customers have become more time-challenged and indulgent, says Brien
“There are more than a dozen condominiums coming up around the area and this will provide a great balance between residential, retail and office space in the city centre,” says Brien.

His observation is not lost on developers. Glomac Bhd will be working on the RM550mil Glomac Tower. Work is scheduled to start early next year. The company will be keeping the 40-storey office block, to be located on a 1.3-acre freehold site at Jalan P Ramlee and Jalan Pinang, for rental income.

This will be the group’s first office building and second high-end development in the high-traffic city centre. The first is condominium Suria Stonor.

Glomac Tower will have a net floor area of more than 500,000 sq ft, four levels of elevated car park and four levels of basement car park. Net area per floor is above 17,000 sq ft. There will be two retail floors, 30 office floors and three sky restaurant floors, including a unique open-air rooftop restaurant.

The land was bought for RM1,000 per sq ft earlier in the year at what was then considered as a new record price.

Six levels of retail space, of about 140,000 sq ft, will support the additional block. This is about the equivalent of three floors of anchor tenant Isetan of Japan currently located at Suria KLCC. The new retail component will be a seamless integration to Suria KLCC at the Ramlee Mall end.

“It will be an extension in terms of brands, design and architecture. It’s too early to say who will be where as we have not sat down with our retailers yet. But it will open, fully leased,” he says, adding that the extra parking space will be linked to the current existing parking structure.

“The new block will be part and parcel of our growth. It will work beautifully hand-in-hand with our various current components. Each of these component works closely with one another. When a team of gynaecologists came for their meeting at the convention centre, we – the convention centre group and retail team - will sit together to see how we can offer a total package. We are able to make their stay very convenient because all the facilities are within five minutes of each other, be it shopping, leisure, dining, meetings,” says the Australian who was in retail property industry before joining Suria KLCC about five years ago.

Brien says customers have become more time-challenged and indulgent. Which is where branding comes in and KLCC has brought in 130 brands the last three years and over 300 specialists stores.

As the destination enters its 10th year, Suria KLCC has an increased of turnover from RM1.32bil three years ago to RM1.96bil to date.

“We want our retailers to have global exposure and there are trips abroad. Which is why we are always able to offer something new. We are at the forefront of introducing brands, Jimmy Choo shoes and bags and Italian manufacturer of men's luxury clothing and accessories Brioni.

“We do a lot of research as to what our customer wants,” says Brien, adding that Suria KLCC has a total of 45 million visitors last year, compared with 42 million a year ago. On a weekend, it has 150,000 visitors and a weekday, 100,000 with a local-foreign customer ratio of 80:20.

The average local spends about RM200, half of the international visitor. But 20% of its international shoppers account for 30% of their sales. Which means that 70% sales are from locals, which make up 80% of our visitors, he says.

“This means it is the local customers who are supporting our retailers' sales numbers, with contribution from the foreign shoppers,” he analyses.

In the light of this fact and the proliferation of malls around the city, Brien says it is all the more Suria KLCC needs to work harder to bring conveniences to its shoppers. It recently upgraded its concierge services and added a digital directory to make it more convenient for visitors.

SHORT TERM BUSINESS OUTLOOK

KLCC Precinct to be enhanced with arrival of Lot C & Lot D1

The KLCCP Group remains committed to delivering quality in its
products and service to its customers that will further enhance
the performance in its projects. On this front, the Group aims
to ensure that its tenants and customers can be assured of
world-class maintenance of its investment properties, coupled
with standard-setting levels of health & safety practices and
procedures befi tting the stature of KLCC development.

The progress on the Lot C development is proceeding according
to plan and on completion, the project will provide an additional
1.4 million square feet of gross fl oor area, made up of a mix of
retail and offi ce space. This development is currently scheduled
to be delivered to the KLCC precinct in phases starting from
2010 onwards. hahahahaha

Sub-structural works on Lot C development are now expected
to conclude by the end of 2008. With the superstructure works
set to commence in early 2009, the project appears to be all set
to tap into the continuing demand for high quality offi ces in the
city centre. Complementing the soon-to-be delivered Grade A
offi ce space will be the new standard-setting retail extension
which I believe will further propel Suria KLCC’s standing as
the premier shopping centre in the country. I remain confi dent
that this development will be yield accretive in a market that
is placing higher premium for a prestigious address in the city
centre.

In FY2008/9, the Group is scheduled to commence work on
the development of the adjacent Lot D1, which is currently
envisaged to be a commercial development comprising of both
service apartments and prime office space. With these worldclass
developments in progress, the status of KLCC as the
premier integrated development in the region will be further
enhanced.

KLCCP awards Daewoo RM665m contract

KUALA LUMPUR: KLCC Property Holdings Bhd (KLCCP) has awarded Daewoo Engineering & Construction Co Ltd a RM665 million contract to build a super-structure on a piece of prime land it owns in the vicinity of the city centre.

The development is on a parcel of land called Lot C which is nestled between the Petronas Twin Towers and the Mandarin Oriental Hotel. Sub-structural works have begun and upon full completion, the area is expected to provide an additional 1.4 million sq ft floor area with a combination of retail and office space.

Considered a jewel in its crown, Lot C is expected to contribute positively to the group’s earnings as properties within the KLCC stable command premium rates for their location, prestige, infrastructure and amenities.

In an announcement, the company said the contract sum would be funded through internal reserve and external borrowings, adding that the contract completion was slated for Oct 6, 2011 for the whole works.

KLCCP also said the contract would not have any material effect on the net assets of KLCCP’s financial years ending Mar 31, 2009 and Mar 31, 2010.

It added that the contract is not subject to the approval of shareholders of KLCCP or any relevant authorities, noting that the KLCCP’s board is of the opinion the contract is in the best interest of the group.

KLCCP posted a revenue of RM843.03 million for financial year ended Mar 31, 2008 (FY08), 7.9% higher than the previous financial year. Net profit fell to RM441.57 million for FY08 from RM982.86 million in FY07. The previous year’s earnings had incorporated a huge revaluation surplus on property investment value.

If this building starts to rise from that hole, it will make a new addition to the new skyline... Somehow, 267m is only 13m lower than the three tallest in Singapore (OUB, UOB, Republic) but the location of Lot C next to the world's tallest twin buildings will make it seem like a midget...

Btw, have you seen the effect of the PTT behind the 50-storey, 212m AmFinance Building when driving by Jalan Tun Razak (Inner Ring Road)? The Am Building seems to be swallowed up by the PTT from one angle actually! :lol:

Actually it's Petronas Carigali building which is other principle subsidiaries of PETRONAS (short for Petroliam Nasional Berhad). A Malaysian owned oil and gas company.

This building similar to the Petronas Twin Towers which design by Pelli, the architectural form is generated by two interlocking volumes: a square and a triangle, two of the most elemental geometries, rising out of the base podium. Unlike the Petronas Twin Towers, the form of the proposed tower is calm and simple. It forms a nice pairing with Menara Maxis to the east, and it does not compromise the monumental quality of the Petronas Twin Towers.
