Im with Miaballinboi that first one is fantastic. Whats with the chicken though?

LOL :rofl: , Rider of Rohan :wave: , those chickens are everywhere in Miami :cool: , lately, its almost 5 feet tall mde out of fenced inside, cement outside, I know the man making these in his own backyard and selling them faster then he can finished painting them, Thier in every color and have different hats and clothes to match their presence out in front of famous restruants. I've seen one made like a Florida marlin :okay: , one like a Mexican, one with a red , white and blue, american flag :righton: , a cubano with a huge cigar, a flamingo, a red chicken out in front of Rey's pizza in little havanna, one like a cooking chef, and of course ones dressed up like a woman. :llama:

Ah Chuck we have something like that in the Twin Cities but they are Charlie Brown characters, it changes every year and people take the character and change the paining on them. At the end of the year they stell them and give the money to charity. I also saw some like that in DC last time I was there but they were Donkeys and Elephants for the political parties.

It may not be treecity, but it's pretty special in the types of trees. Where else in the US (outside of Hawaii) are you going to see Banyans, Gumbo Limbos, Kapoks and Palms like we have. I love it.

How come there is a big void about 2 foors before the top of apogee? That wasnt in hte renderings.

THANKS FOR THE SHOTS!!! That was great 1800 club is going to look nice when painted. Ten Museum looks great all white, you can see the rigid order. That was great for someone who doesn't get to come down enough. 1 year from now, it is going to be AWESOME.

I think it's kind of unbelivable, yet adorable how a drug business can raise a city cize of Miami with all these condos and rising businesess, especially in downtown-brickell-area.

Just waiting for the median prices to come down and I'm ready to buy myself a nice condo :)

Club Drugs?! What are you smoking? First of all, most of the condominium development going on in downtown Miami is, unfortunately, due to speculation from investers primarily based in the Northeast. Of the people currently living there, I know plenty of them made their money from a well-paying job. Some are doctors or lawyers, others are real estate developers. Those developers may have profited off of the construction of suburban residential and commercial developments, but certainly not from a shady business of selling drugs. That's a pretty outrageous claim for someone relatively new to this forum.

Take a look at the 80's. The economy in the States back in the days was in a serious downhill, yet Miami that was known to be the cocaine capital, the import-capital out of all those places for some reason had all this money to keep raising condos after another.

Where did all those small and independent banks come from that can now be found nation wide? And it happened to be exactly in the 80's.. and spefically in Miami.

Just because your friends were working on real estate or as doctors doesnt mean real estate wasnt or isnt what the drug cartells used and use for money laundring. The real money on that industry comes from import and wholesale, not the street level crap.

Just got back from Miami and all I can say is... WOW! I hadn't been down in more than a year and was totally blown away by all of the construction going on down there! Anyone looking at the pictures and have never been to the city have not idea the true scale with which the city is growing. Pictures do it no justice at all. My wife and I rode the elevated tram and enjoyed the ride from the Financial District into downtown. The construction going on really and trully is something you have to see for yourself. Its unreal. My wife is not into skyscrapers like I am and even she was truly impressed with what is happening down there. If you ever get the chance to head into the city you will be doing yourself a big time favor. I can't wait to see what it will all look like in a few years when all of these buildings are done.

Let me say first that I have little respect for the press, as they really have no clue as to what is really happening. They are perpetuating the problems this market is facing, by voicing mostly blind opinions as fact. :bash:

Trust me when I tell you that I wish this was not the case. I love the buildings, love to take photos of them, am excited at the prospect of how cool Miami will be in a few years, and I own and live in a new downtown building. Its my job, my passion, my domicile. This is where I live, work, and play. Unfortunately, no one in my industry is being honest about the sales that transpired over the past few years. Think about it.... Miami was ranked the poorest city only a few years ago. The average income is below the national average. In 2000, was there a pent-up demand for 60,000 condos? How much does your household income have to be to afford a $500k condo anyway? That’s a lot of doe!
So to answer your question, I don’t have a shred of evidence, rather I have a $4!t load of evidence. 1) When Blue Condo closed, well over 50% of the building went on the market for sale/rent (= over 50% speculators). The same happened at One Miami, and Brickell on the River, etc. 2) I have in my possession an inside sales list from a 450 unit building that is under construction. Looking at the phone numbers of all 450 buyers, I see that the largest group has northeast area codes.
If you simply can’t believe this, pick a building and go to miamidade.gov and look into the property records. There you can see the owner’s information. Pick 20-30 units at random and find out what state they reside in.
I am a photographer and also the #1 expert in Miami Condo Inventory. I had the pleasure of going to over 250 sales centers. In 2002/2003 I worked with developers looking for development sites. In 2004/2005 I was the #1 top producer at several pre-construction projects in Miami. I am now in GENERAL real estate. If you have any questions about any building on or near the waterfront, I am likely to have and am happy to share the answer. :banana:

I moved to Miami from Boston/Connecticut. I have a cousin that moved to Lauderdale from NYC, a brother from CT, friends from CT, ME, MA, NY all here! I agree that Miami is great and favorable!!! In 2010 it is projected that FL will increase its population by 1,000,000 people!!! :nuts:

In my experience Miami "was" the place for northeaterners. They were moving more to Broward and Palm Beach in recent times. Remember the net migration in Miami Dade is more out, not in from the rest of the United States.

There is a picture that I have seen floating around on these boards. It was taken with South Beach in the foreground and the city in the background. It is absolutely incredible, but I have been unable to locate it again. You guys have a good 1000 photos so I appologize for being so vague, but this is one of those pictures that you'll know if you've seen it.
