I only asked this question because of what you said in your video,up until now I had thought there was only one lobby.I am not aware of any plans that show the reception areas or common parts,maybe you can post them. THANKS

Hi Guys,
First of all I am sorry I did not get inside the site, but I could not find the red carpet.... sorry I mean a parking space!!
So I decided to come back later, but couldn't. The whole area is so busy, and I did not notice that the Atlantic site was closed. Anyway I will be back to Dubai in 3 weeks time. (This is a warning to Steve :lol:).
Yesterday when Imre took the photos it was National Day, which is a national holiday, nobody were working anywhere.
A lot of Emiraties take a holiday from National Day until after Eid the 12th December, I even think RERA will be closed for 12 days!

I am beginning to wonder about Dubai,things slow down in the summer because of the heat,slow down again for a month during ramadan and now there is a 12 day holiday at the beginning of december.No wonder every project is running late,although i have to say the Atlantic does seem to be much slower than everything else.It seems strange to me that we often appear to be waiting for some sort of authorisation or other,surely as this project was announced so many years ago,it would have all the planning consents it needed.Why does no-one apply for these consents or plans in advance instead of waiting till the last minute and then the whole thing comes to a standstill once more,this would seem simple management or am i missing something along the line,i mean lets get real here,most of us have had money invested in this project for over 2 years and so far have got half a basement floor to show for it.

I think the Atlantic is very fast compared to the others! I have also invested in Al Dua'a Marina Tower next to the Atlantic, and trust me they are a LOT slower and very disorganized. :bash:
The reason no-one apply for approvals before-hand is probably because the laws are changed every day!
In my opinion Dubai is getting like the property market in Bulgaria and Turkey with lots of crooks around, :ohno: not a safe place to invest.
I would rather invest in good old Spain!

Everything in these project is done in sequential not parallel process witch explain why the project is waiting for approval from time to time.

The project manager of the Atlantic is committed for the end of 2009. Who wants to believe that? It is a small building with 17 floors. We need an expert opinion may be True Blue can give us his input after reviewing this project or after a meeting with the Atlantic project manager?

If the Atlantic is going to be delivered end of 2009 the owners will lose the rent of their unit for two years. This is 200k per year X 2 = 400k.

I think the only way to get the developer on track is by pressuring them and ask for the compensation thru a legal company. One of the owners should coordinate with all the owners and contract one of the legal firms to do this job for them.

The owners should not just accept every excuse. At least you should put a pressure on the developer so:

Developer does not delay the delivery date any more.
You might get the compensation for the delay of the project which is alternative accommodation or rent according to the contract (see below).
You do not lose the rent of your unit for a third year.

^^A responsible builder should cover any steel segments exposed, if there is a halt to construction, especially in this climate and at 800 m from the ocean. If I look at older photos this steel has been out in the open for a long time, thus the rust.

Surface corrosion is generaly superficial and does not continue once the concrete sets around it. I would only expect it to be a problem where the rods were under water for an extended period of time as they are in most pile cages.

Imre took the pics during a holiday as he wants the prices to come down so he can afford one of the 3 beds:D

My friend was in Dubai last week and noticed around 30 labour onsite, he did say they were not very productive which suggests that they are waiting for something, Christmas perhaps.

I am in the marina this weekend so will check it out, although again this is the Eid holiday weekend so not expecting to see much. I will check the materials quality while I'm there..:okay:

I think the lack of progress is to do with some plans that apparantly are needed before they can go any higher,and acording to GSPM once they have these it will be all systems go till the end,barring holidays,heat,material shortages,workforce shotages,red tape,earthquakes,floods,& nasty rashes,so i think we can all relax.

Visited the site this afternoon and there was plenty of shuttering joiners setting up an edge downstand beam on the first suspended floor. The site engineer was doing a bit of surveying and setting out and the tower crane was lifting formwork decking panels up onto the floor area. :baeh3:

This project is on hold because the info from the site is that there is a hold up with design approvals which is slowing things down. The site engineer told me that the next pour was due in 2-3weeks. Not sure about that but when the concrete starts flowing again it can go back to U/C.

^^ Payments are linked to progress and I don't think they have been paid any more than 30% at this stage. So not much to do a runner with.

But how will they afford to pay for "rent equal to the kind of units bought and its rental value as per the market at that time, up to the date of delivery of the unit to the Buyer" for every unit until 2011? :nuts:

If they are sued by the owners for this compensation, they will go under, so best to do a runner now.

I had to pull out of my Atlantic purchase due to the over budget cost of my Scottish castle.

I am still lurking in a kind of basking shark way.

Not all the contracts are the same as most owners are now second or third owners and in the resales process their contracts were altered. (I believe)

Where I think Gulf Shores may have a problem is that they need to make the 5th floor to receive the next payment. They may need bank help to get there and we all know how difficult that is at this time.

Most developers front load their payment plans to avoid such problems (SP take it too far :D) but Oryx could have got their sums wrong and sold it on to Gulf Shores who may have seen an oportunity to get into the market as things were skyrocketing. Lets hope they are better at arithmetic.

1. The developer of The Atlantic is Gulf Shores a subsidiary of Al Minwal General Trading Co LLC; a Dubai based and registered company.

2. ORYX Real Estate is a subsidiary of Al Minwal General Trading Co LLC. See this link: http://al-braik.com/

3. MAC Corporation LLC / Oryx Real Estate awarded the exclusive contract to market and sell all of Gulf Shore’s Dubai developments

4. Lately ORYX Real Estate lost its commercial registration because of a conflict between the management of the ORYX Real Estate and Al Minwal General Trading Co

Yes diveksa, you are correct about Oryx no longer being a part of Al Minwal.

The marketing material about the white goods on our website was an oversight. Since we are no longer directly involved with the developer or the project, we were not updated about the amenities. Oryx now only markets apartments that are on resale like any other real estate agency.

Ray is away on leave and hence hasn't been able to reply back to the earlier queries.

no and there was no holiday with me it's all work and sorry still waiting from the authorities for approval but their is the small thing they call sub contractors, and my shuttering contructor is on site will post an update soon, dropped my camera from the crane trying to do updates just waiting to receive it from repaires, how do you upload a acrobat drawing to the site anyone, its the document that states the progress of the approval just to ease the pressure of thinking we are sinking, no we are not and i want to post this so that you all can sleep better.

regarding the rust i cannot remember who answered this but thank you, yes its artificial and will be treated again its just rust building on the outside we did apply protection but the time its been exposed will have its toll

sorry for not responding earlier but been busy, regarding the approval the eid holiday is till the 13th and we will have an update then, this is realy out of my hands and we can only hope for a quick responce

One of the good things about this project is the project manager:applause:. He gave us his email and mobile number and he asked anyone to contact him in case we have a question about this development. The Atlantic owners should be grateful for having such a project manager.

Diveksa,on your diagram of the unit numbers,i think you might have them the wrong way round,i thought units 2 & 3 were at the mall side and 1 & 4 at the one bed unit side.GSPM seems to also think this,i wonder how we could clarify this.

I didn't move it in,, My criteria is that no increase in structure, or reason to believe it has stopped. We have 3 active mods,, AltinD and I live in Dubai.

It does look as if this development has stopped though. Maybe changing contractor or a dispute, it does happen

The developer admitted a hold status awaiting approval of latest information. This appears to be resolved now and we should see the floor being poured. When we see evidence of concrete placement on site we will know for sure this is no longer on hold.

To close the argument: The latest Imre updates shows the tower is ON HOLD and whoever move it to this section, was totally right.

Imre's photo was taken on a national holiday 02.12.2008 where nobody is working.

Diveksa,where did you you get that floor plan? I have never seen that one before and i agree it does show the layout that you are talking about.Strangely enough,the layout that i thought was right doesn't match either yours or GSPM's.

I bought the 1203 and my view will be towards the Atlantic 1 bedr. apartments and towards the Grosvenor House end....
My friend bought 1204 and he was told the view would be over the Marina Mall Hotel.
Have a look at page 17 # 333. This is what I believe is right... :wink2:

My floor plan is like type "03" and not "01"....

Diveksa and Pleth I have to agree with you both,as far as plans and No,s go on my contracts,if its as GS say,s then all the Sq footage is completely wrong and the balcony measurements do not tie up.

that is the original numbers but we changed it, i don't know where you got hold of those drawings, the layout is correct the numbers are wrong and i beleived mine to be correct:ohno:, but i might be wrong here:dunno:, shame on me!!! this is as per new brochure send by orix, and i beleive all owners to be in posesion of this

I think it is pretty clear that Diveksa is right here as it shows quite clearly on the plan he posted what the unit numbers are.If you have bought unit 1 or 2 then they cant be at the sides because the side units are bigger.

Diveksa plan is correct.but as I said in a early post Oryx printed it as a mirror image also (which was incorrect).If you look at the small plan,I fail to see how the units facing directly to the marina,ie middle two can have as printed a CITY SKYLINE VIEW this I believe is a hangover from their mirror image.

Have purchased an 04 unit and based on the Oryx sales information this should b a 2 bed apartment type B- Apartment area 1544sq ft- Total Area 1852 sq ft -I understand that the view from the unit is to the Marina Mall....................

Cant understand why the construction team have conflicting information!!!!!!!!

sorry Diveksa your numbers are perfect, i appologise for the misunderstanding, regarding the approvals i spoke to the authoritys and its been send to the senior architect, they saw that it 's been hanging for a while and said 3 working days, so hopefully we will have it by monday 22 December 2008, but we are almost finish with the slab soffit and we did start the steel binding on the beams

Just to confimr the Dubai Marina Mall will be opening on the 22nd of December 2008 a lot earlier then most expected.

It has 390,000 sq ft of leasable area, approx room for 160 retailers.....

Hi Guys,
I visited Steve today and I can assure you things are really happening on the site.
Steve was so nice and informative and gave me a tour on the site, everything looks really great. 80 Men in blue working there, and what a great progress.

I have taken a lot of photos but do not have much time to post them here, can somebody else do it for me, pls?
I will leave the photos out of me on the building site in high heels without wearing a safety helmet (it makes your hair flat!!) :hahaha::hahaha:

Took more today from the bridge :) It is Friday so no one working.
It is not just a spurt, it is full steam ahead because Steve still believes he can finish the Atlantic in 12 months time. But he says the take-over can take 3 months with water and power etc.

Trying to rent an apartment here in the Marina, and I must say there are some interesting ones around...

Well, today I went to see the Time Place, and I must say I have never seen such a beautiful building!!! It is stunning, landscaped garden, big corridors with white leather chairs.....
Only problem is that the pool is indoor, but I guess some people would like that.

It has taken 6 months to do the basement level,i find it hard to believe that they will manage another 18 levels in 12 months.Silverene started piling 6 months after the Atlantic and it wiill soon have overtaken us if it hasn't already done so.

It has taken 6 months to do the basement level,i find it hard to believe that they will manage another 18 levels in 12 months.Silverene started piling 6 months after the Atlantic and it wiill soon have overtaken us if it hasn't already done so.
I have confidence in completion time Jan. 2010 and connection of DEWA will take 3 months, so ready to move in April next year.
Steve told me that every flor is identical and therefore they can do the stories very fast.
I am now situated in Dorra Bay, so I can take photos now and again :)
By the way did I tell you I enjoy my morning coffee in 24 degrees - sunshine here on my balcony? Life is good!

Quite right Diveksa a floor every three weeks would be far to slow,one every three days would be about right for this project,but bear in mind this tower has been moving up at a snails pace,my three weeks comes from GSPM saying he wants to top out by the end of the year, ie 52 divided by 18 floors roughly one every 3 weeks so anything quicker than that and we know we are on our way.

With regard to views I have all ways maintained the location is second to none and with the mall now finished a great place to be next to.

True Blue, what are you doing, you should speak English to others not site mumble jumble, like this- these are the points of the tension cable that gets wind up(take a string and hold it on one side and turn the other side, you will see it twirls!), well inside the concrete we have cables running through the slab they are limited to space and their fore create pressure on the slab(when we twirl them), now what you are seeing is the ends that we grab and turn, to create the twirl. Hope this makes sense plotman

^^Yeah, but that's with the chilled water. I guess the 7.2 AED is without that. But agree: MVT service charge far to high.

Doesn't look like it which i am not really surprised about when you consider how long it took to prepare the last floor for pouring it would have been some sort of minor miracle if this one had been ready for pouring in 2 weeks.

I dont think you can compare a 20 floor tower to a 101 floor tower and expect them to be finished at the same time,although nothing would surprise me with the Atlantic,but quite frankly i think that chart is bull----.

Pleth update: I think they are ready for the first floor and waiting for the concrete.

I think the floor is poured, they have already started fixing the rebar for the next level and some shutters (formwork panels) are being erected. You would not be doing this unless the floor was poured and you had something to work off.
