prsn41ife October 5th, 2005, 04:09 AM Construction on the Persian Gulf Star Tourism Complex started in Shiraz on the 20th or Sept. This is Irans biggest tourist complex. The governer of Shiraz is also asking the government to let privat investors invest in Shiraz and its country side. So far $100 million dollars of private money has poured into Shiraz. Can any one find the designs of this complex online because I couldnt.

But i found some more facts:
The complex will include two Persian gardens at a 7.5 hectare land, forty-two restaurants, a thirty-two floor five star hotel and an amusement park."
This complex would also include two 600-seat cinema halls, an Iranian bazaar, and 2,500 shops, all in a 500,000 square meter area in the north of Shiraz.

Iran: Construction of country's largest tourism complex begins in Shiraz
Shiraz, Sept 19, IRNA-Construction work for country's largest tourism complex in the south of Iran, the Persian Gulf Star Tourism Complex, began on Monday in Shiraz.

Governor of Shiraz, Engineer Samad Raja, said at a ceremony on the occasion, "Shiraz City has a very special and high status from the cultural and tourism points of the view in Iran today and has been at the focus of attention ever since remote past as the country's most important trade hub in the south."
Raja added, "According to many merchants and tradesmen Shiraz is the most secure country in Iran for business transactions." He reiterated, "Appropriate climatic conditions and favorable geographic conditions have turned Shiraz into an extraordinarily appropriate city for tourism and that is the reason why tens of thousands of tourists visit this city each year."
Shiraz governor stressed the need for development of tourism industry in the country, particularly in Shiraz, adding, "The main strategy of Shiraz Municipality is leaving investments on the major part of rural development projects up to the private sector, or the people themselves, so that the government would no longer be the sole investor in city's infrastructure development plans."
He added, "The proper ground is now paved for making broader investments in Shiraz and right now in addition to the $400 million allocated to Persian Gulf Star Tourism Complex in Shiraz, we have two $100 million investment proposals for two other rural development plans in this city."
Pointing out that the major tourism and trade projects in Shiraz are executed by foreign consultant engineers and foreign engineering firms, Raja said, "Let us not worry about leaving such projects in foreign firms' hands, since it provides an opportunity for Iranian forms that cooperate with them to gain up-to-date experience." Raja added, "In near future the city's texture would change with the construction of huge tourism and execration skyscrapers, that would further highlight the city's significance as the country's most important tourism pole."
Main investor and manager of the consultant engineering firm in charge of executive affairs of Persian Gulf Star Tourism Complex Seyed Hossein Hosseini, too, said at the ceremony, "Construction of this complex is in line with policies aimed at further development of tourism industry in southern parts of Iran and in Fars Province." He reiterated, "In order to complete this complex we will invest $310 million, seventy eight percent of which would go to its tourism section."
Hosseini added, "The project would create jobs for eleven thousand people and includes construction of two Persian gardens at a 7.5 hectare land, that would be a pleasant atmosphere at disposal of Shiraz citizens and visitors of this city."
He said, "In four hundred thousand square meter tourism area of the Persian Gulf Star Tourism Complex there would be forty-two restaurants, a thirty-two floor five star hotel, an and an indoor outdoor amusement park."
He added, "This complex would also include two 600-seat cinema halls, an Iranian bazaar, and 2,500 shops, all in a 500,000 square meter area in the north of Shiraz.

A 28 story hotel, a shopping centre, a sport complex, a theme park and restaurants will be built in Sepidan. The hotel will be the second 7 star hotel in Iran and completed 2010.

The largest tourism project in the Middle East will be inaugurated in Iran in 2010 on a projected budget of more than 500 million dollars.
“The Persian Gulf project is going to be the largest and the most advanced tourist complex of its kind in the Middle East,” Hosseini, chief executive of the project announced.
Located in Iran's southern city of Shiraz, the complex will consist of a 7-star international hotel, 2,500 shops, a parking lot capable of accommodating 5,500 cars, a 15,000-square-meter hypermarket, 6 cinemas and numerous other facilities.
The project's board of directors claim that construction safety standards will be strictly followed and believe that the complex will be a significant tourist attraction in the region.

alitezar August 7th, 2008, 04:32 AM It's a very nice place, but the only problem is it's outside of Shiraz (about 30 minutes west of the city). It'd be nice to build such a thing inside the city so it would be more accessible to both people and tourists.

i think they planted the trees so, by the time the project finishes (hopefully few years not decades!!!) then is all grown over, it would be really nice:)

اطلاعات کامل درباره برج
هتل برج فارس ، بخشی از مجموعه فرهنگی تفریحی و تجاری مجتمع خلیج فارس است که با سرمایه گذاری شرکت مجموعه های تجاری ستاره و شرکت رویال سیتی بیلدینگ و طراحی و محاسبات مهندسین مشاور فرداد طرح پارس در زمینی به مساحت بالغ بر بیست هزار متر مربع وزیر بنای48471متر مربع در ناحیه شمال غرب شیرازبنا گردیده که در زیر شرح مختصری از مشخصات آن آورده می شود.

مشخصات سازه ای:
سیستم سازه ای: سیستم سازه ای این بنا بصورت بتن آرمه و قاب خمشی ویژه با دیوار برشی ویژه محاسبه شده است و ترکیب این دو سامانه بصورت یک هسته مرکزی دیوار برشی (دیوار برشی مرکزی دو عدد بوده که با مقطعی به شکل Uمتقارن و با سطح مقطعی به مساحت37متر مربع از تراز پی تا تراز بام ادامه یافته است) و یک رینگ پیرامونی شامل 32ستون بتنی پنج ضلعی و تیر محیطی می باشد که در سازه های بلند به سیستم لوله ای با هسته مرکزی معروف است، ارتفاع سازه از تراز روی فنداسیون 146.52 متر است.
بتن مصرفی از نوع پر مقاومت و دارای مقاومت مشخصه 400kg/cm2 برای فنداسیون و 450kg/cm2 برای اسکلت است.
- فنداسیون از نوع عمیق و با ارتفاع متغیر بوده که بصورت دایره ای به قطر کلی 76 متر است و بخش مرکز ی این فنداسیون،به شعاع 18متر ،دارای ضخامت 3 متر و بخش خارجی آن از انتهای شعاع فوق الذکر تا خط محیطی فنداسیون به طول 20 متر و شعاع 38 متر نسبت به مرکز دارای ضخامتی معادل 1.5 متر است. تعداد 61 عدد شمع بتنی به عمق 30 و قطر 1.2متر در زیر هسته مرکزی سازه با آرایش خاصی اجراء گردیده است.
- این بنا سه طبقه زیر زمین دارد که اختلاف ارتفاع روی فنداسیون تا تراز کف طبقه همکف، 14.58 مترمی باشد و پیرامون سازه از روی فنداسیون تا تراز کف محوطه، دیوار حائل بتنی مسلح به ضخامت 60 سانتیمتر که با پشت بندها یی به طول 2 متر و ضخامت 80سانتیمتر و عمود بر محیط دایره، مهار شده و همزمان با سازه اصلی اجرا شده است.

معماری:
معماری این بنا الهام گرفته از اجزاء معماری سنتی و اصیل ایرانی ، اسلامی بوده که با تلفیق این سبک معماری با ساختمانی که کاربری مدرن دارد،در نوع خود،پدیده ای کم نظیر است و دارای ویژگیهای خاصی می باشد.بطوریکه نمای برج ،همان قوس و انحناهای معماری ایرانی اسلامی را به ذهن متبادر می سازد. کاربری فضا و مساحت آنها:

7 طبقه سوم الی بیست و هشتم 26 26026 اتاق
8 طبقه بیست و نهم 1 1125 رستوران
9 طبقه سی ام 1 25 سرپله
مجموعاً این هتل دارای:
1-دویست و بیست و نه باب اتاق
2-بیست و هشت باب سوئیت
3-سه باب سوییت رویال
4-یکصد و چهارده واحد پارکینگ مسقف و یکصد و شانزده واحد پارکینگ روباز است.
تاسیسات مکانیکی:
پروژه هتل دارای یک موتور خانه مرکزی شامل سه دستگاه ابزوربشن با شعله مستقیم به ظرفیت 700تن برودت و سه دستگاه دیگ بخار 14000پوندی (که سرمایش و گرمایش ساختمان را تامین می کند)و پمپهای سیرکولاتور آب،برج خنک کننده،پمپهای آب سرد و گرم بهداشتی و مبدلهای مورد نیاز جهت تامین آب سیستم سرمایش و گرمایش می باشد.تجهیزات مورد نیاز استخر و جکوزی و سونا نیز در موتور خانه مرکزی نصب می شود که شامل پمپهای گرمایش آب و مبدلهای استخر و جکوزی و فیلترهای مورد نیاز کلراسیون و اوزون زنی است.
سرمایش و گرمایش لابی ها و رستورانها توسط هوا رسان و اتاقهای میهمان توسط فن کوئل تامین میگردد. هوای تازه راهروها و اتاقها توسط هواسازهایی که در هرطبقه نصب شده مهیا میگردد.
ساختمان هتل از نظر تاسیساتی کلا به سه بخش تقسیم شده است و هر بخش توسط یک موتور خانه فرعی که در طبقات مختلف هتل نصب می شود ،آب سرد و گرم بهداشتی و سرمایش و گرمایش آن بخش را تامین می کند وهر سه موتور خانه فرعی توسط موتورخانه مرکزی تغذیه میگردد.
تأسیسات برقی:
با توجه به گستردگی و وسعت قابل ملاحظه پروژه هتل (48471 مترمربع) پست برق ونیروگاه برق اضطراری، مجزا ازپروژه تجاری و درقسمت شمال غربی هتل درنظرگرفته شده است.
انشعاب برق کل پروژه حدود 2.5 مگاوات برآورد گردیده است که تمامی مصرف کننده های آن توسط نیروگاهی با همین ظرفیت پوشش اضطراری داده میشوند.
به دلائل فنی وارتفاع قابل ملاحظه هتل ،سیستم توزیع برق پروژه از طریق سه باس داکت(Bus duct )مجزا تا آخرین طبقه تأمین گردیده است.
سیستم های جریان ضعیف که درطراحی پروژه لحاظ گردیده اند عبارتند از:
1- سیستم اعلام حریق
2- سیستم دوربین مداربسته
3- سیستم صوتی
4- شبکه اطلاعات واینترنت
5- شبکه تلفن
6- سیستم مدیریت انرژی وساختمان (EMS , BMS)
7- سیستم کنترل دسترسی (access control)
8- سیستم آنتن وماهواره مرکزی
توضیح اینکه کلیه اتاقهای میهمانها مجهزبه سیستم های کنترل هوشمند که تمامی پارامترهای داخل اتاقها راکنترل مینماید ازجمله روشنایی ، تهویه مطبوع ، سیستم صوتی و... میباشند.
با توجه به ارتفاع چشمگیرهتل(146.52 m) و با توجه به اهمیت برخوردصاعقه به ساختمانهای بلند ، سیستم حفاظتی صاعقه گیر نیزطراحی گردیده است.

Dubai: UAE-based Royal Star International is looking at a September timeframe to open the doors to what will be Iran's largest shopping destination, the Fars Shopping Complex in the southern city of Shiraz.
The $830-million (Dh3.04-billion) project will also lay claim to be the world's largest mall in terms of number of outlets by hosting a jaw-dropping 2,500 shops across the sprawling development.
The developer is putting in its own funds and tapping more by way of selling a portion of the available space to investors. The response to the sales programme has been quite encouraging, according to a senior official. Up to now, more than 40 per cent of the space put up for sale has been booked.
As to the reasons for choosing Iran, Hamzah Abu Zannad, director of operations at Royal Star International, said: "We are not looking at it from a political perspective but from a commercial one. That perspective shows Iran's economy getting stronger and creating more disposable incomes for its population.
"The retail sector there is still largely untapped and creates many opportunities for the kind of development we are bringing in. The investments make for a sound business case."
Kazakh exposure
Royal Star International does have an affinity for untapped markets, Abu Zannad added, citing its exposure to Kazakhstan. "We maintain good relations with the authorities and they have the mechanisms in place to attract foreign investments," said Abu Zannad.
"And, just as important, offer security to it. "Maybe the regulatory side to this is not as advanced as in Dubai, but they have made a good start."
Apart from catering to its own resident base, the mall in Shiraz will tap the sizeable visitor traffic to the city, befitting its status as the prime tourist destination within the country.
Population
"Not just that, Shiraz has a population of more than one million and an airport of its own," said Abu Zannad. "All these factors stack up in favour of the development."
On why the company went ahead with a sales push rather than lease all the space on its own, he said: "Most mall developers in the Gulf are publicly owned entities and have a number of options available to them to raise large funds. That's not a route we could have taken, hence the need to generate cash through selling space to investors. It will be confined to a certain portion and the rest will be retained by us for retailing."
Apart from going for scale on its size, the promoters plan to retain the same mindset regarding brands that will be featured there. Abu Zannad dismissed suggestions that the mall would principally cater to the mid-market.
"Some of the most prominent names in luxury fashion will be there and the feedback we have is they are definitely interested in creating opportunities in an untapped marketplace," he said.
Anchor tenants
A memorandum of understanding has been signed to bring in Carrefour as one of the anchor tenants, but operating under the Hyperstar branding, Zannad said.
"Details of the other anchors will be announced shortly, but there's no denying that the development is generating an extremely favourable buzz from the retail sector," the official added.
Besides packing in retail options, the developer is working on including leisure and entertainment aspects in the project as well. There will be a five-star hotel to be managed by an Italian operator, whose identity will be revealed at a later date.
Amusement park
To further accentuate the destination's credentials, an amusement park is also incorporated into the design. "Fars Shopping Complex is going to be a one-stop destination in Iran, where shopping and entertainment is concerned," Zannad said. "We are aiming for nothing less."
With the retail sector in the GCC showing signs of saturation, Royal Star International's push towards untapped markets in the region could yet set a trend.
Dubai Having started off with its Shiraz development, Royal Star International is intent on striking its roots deeper into Iran.
Mall in Tehran
"We are in the process of deciding on a mall in Tehran," said Hamzah Abu Zannad. "The land utilisation and design aspects are, I would say, in the finalisation phase."
The company's track-record with the Fars Shopping Complex in Shiraz would certainly be a help. Incidentally, at 420,000 square metres it is to be the fourth largest shopping mall in the world.
Clearly, there are not going to be any half measures for Royal Star International.

Royal Star International, a UAE-based specialist in the development of multiplexes and shopping malls, has completed a $830 million shopping mall project in Shiraz, Iran.
The Fars Shopping Complex will be the world’s biggest mall in terms of the number of shops in one complex, offering 2,500 shops for lease upon its opening in September, a statement said.
It will also be the world’s fourth biggest mall in terms of total area stretching out to around 420,000 sq m, closely following the Dubai Mall.
The landmark development is the crown jewel in Royal Star’s current project portfolio and strongly demonstrates the company’s continuous growth with over USD 1.5 billion in assets and equities reported in 2010.
The project will also house a luxurious five-star hotel, an amusement park and world-class exhibition and convention centres.
The project has been constructed on a 150,000 sq m plot of land in Sadra, Shiraz, and is currently being prepped for the official opening in September this year.
Royal Star said that the complex will house a 14,000 sq m Carrefour Hypermarket; six 240-seat capacity cinemas that will offer the most modern 2D, 3D, and 4D screening equipment; an indoor amusement park; a 28,800 sq m arcade offering interactive video games, bowling alleys and a three-storey billiard hall; and a four-storey parking area that can accommodate 5,500 cars.
One of the main attractions of the new complex is a large outdoor amusement park called Iran Land, which will feature state-of-the-art thrilling roller coaster rides.
“Royal Star is thrilled with the launch of this world class project. Not only will this mall be the world’s largest in terms of retail space but will also put Shiraz in the spotlight as one of the emerging destinations in the Middle East region,” said Hamzah Abu Zannad, director of operations, Royal Star.
“The Fars Shopping Complex, which will house renowned global brands and fashion labels, will also include indoor and outdoor dining facilities offering the best of local, regional and international cuisine.”

The Burj Fars Hotel, a luxurious five star hotel, is set to be located at one end of the mall and is scheduled for opening towards the end of 2012. Currently, the super structure of the tower has been completed and is undergoing the internal fit out phase in accord with the 5 star international Standard Ratings.

For example, if Gucci were to open a shop in Iran by themselves for the first time, they would first open a shop in a primary city. Why? Because people in primary cities will most likely know about the brand, and have the money to purchase a Gucci $1000+ bag!
P.S. And Apple is not a luxury brand.

I was in Isfahan 3 years ago and needed a new a pair of jeans asap. I went to this random store near my aunt's house and picked a "versace." The owner was like "gheimatesh alie, versachie" or some shit like that to get away with giving a discount. I started laughing really loud and the guy got offended. I'm like if this was a versace it would be worth more than your store :lol:

The Özal Investment Group’s first project in the Islamic republic is to construct a 32-story shopping center, Özal told daily Hürriyet.
“We have invested nearly $56 million so far. This figure will reach a total of $400 million with the addition of two other projects to be constructed,” she said. “There is only one Carrefour supermarket in Iran; there are no shopping centers there. There is especially a need for restaurants in the country.”
Beşir Yayla, owner of Selçuk İnşaat, is Özal’s partner in the construction business in Iran. “Yayla knows very well the construction sector and I know how to work abroad very well. As such, we decided to establish a joint company. Now, we are constructing a 32-story shopping center and we are developing new projects,” Özal said.
“Our sole problem in Iran is receiving letters of guarantee,” Özal said. “Lenders do not want to give this letter to businesses in Iran due to the sanctions imposed by the United States [on account of the Islamic republic’s nuclear program]. This problem should be solved.” The U.S. has imposed pressure on Turkish lenders to restrict their businesses with Iran.
Responding to a question on possible competition with her brother, Ahmet Özal, who overseas construction businesses in Iraq, Özal said: “My brother’s construction firm undertakes projects in Iraq but there is no competition between us. On the contrary, he asked me why I chose to invest in Iran as there are still many possibilities in Iraq.”
Özal said relations between Iran and Turkey had been improving in recent times.
“Turkish Prime Minister Recep Tayyip Erdoğan has built very good bridges for me,” she said. “Turkish constructors are directed to Iran. Turkey had only two flights to Iran before, but now the number of flights has increased and the size of the airplanes has been enlarged.”

If they haven't it should be an interesting view of an empty shopping centre. Personally not a fan of indoor shopping centres. Either way more international high end brands coming to open chains could only be a good thing from many different aspects.
