View Full Version : Future Brisbane Tower Proposals & Sites
BrizzyChris October 5th, 2005, 11:19 AM I thought I would start a thread showing off what sites are left in Brisbane for potentially tall towers (120m+), as well as current proposals and some biggies near completion. On sites where nothing has been proposed, I have just put down a potential height which would be good to see in that location. Let me know if the images are too big.
Key to Sites:
1. Roma St Station - this seems likely to be developed over in the future (possibly 130m+ x2 buildings)
2. Queensland Place - 260m+
3. Surface Carpark - 120m+
4. 400 George St - 190m+ and 80m+
5. Old Crappy Buildings - 100m+
6. City Plaza - 150m+
7. Brisbane Square - 151m
8. Suncorp Residential - 110m+
9. Mincom - it's new, but too prominent a site to stay short forever (180m+)
10. Queens Plaza - hopefully a small tower over the centre on Adelaide St (100m+)
11. Treasury Row - we all now about the 80 storey rumour (240m+)
12. Central Carpark Site - Malt's little dream and perfect location for Brisbane tallest (340m+)
13. Charlotte Towers - 140m
14. BoQ Centre - again, a new tower, but should be extended or replaced because of location (140m+)
15. Festival Towers - 135m
16. M on Mary - 145m
17. Crap building - same situation as Metro21 next door, could support similar size tower (120m+)
18. Crap building - same as above (120m+)
19. Parliament Site - a tower is touted on this site in the Northbank concepts (140m+)
20. Multi-Storey carpark - like the Central Carpark but smaller, and closer to gardens (120m+)
21. Vision Tower - 246m
22. Eagle St Pier - a large tower has been talked about for this site in the past (210m+)
23. Central Plaza 3 - 100m+
24. Sarina Russo site - someone owns all these buildings, tall tower is possible on amalgamated site (200m+)
25. Aurora Tower - 207m
26. Red Cross tower - 184m
27. Panorama Sky Apartments - 147m
28. Plaza over railway - 100m+
29. Station Carpark - 100m+
30. Big Corporate Plaza - it's a bit of a waste of space for it's location, a nice tower could site on one corner. (120m+)
31. Emerald Site - who knows (180m+)
32. ??? Queen St - 180m+
33. Oops....there is no 33.
34. 596 Queen St - 186m
35. ??? Queen St - a 120m+ odd tower was proposed could we see a 50 storey hotel though. (150m+)
36. Domaine Tower - 166m
37. Intercap Tower - 107m
38. Skyline Apartments - 160m
39. 24 Storey Ann St Office Tower - 100m+
40. Short Building - next to M on Mary (120m+)
41. Grass Lot - 100m+
42. Aussie Home Loans Building - 110m+

Locke October 5th, 2005, 11:51 AM Well it will be interesting to see what the future holds, particularly with the new masterplan, I feel Brisbane may surprise everyone now and pull an Australia's tallest building out of the hat, got a feeling it'll be around 350-375m.
The smaller stuff is okay, but they gotta improve the quality of the designs, a lot of those DA pending Queen Street towers are a bit lacklustre.
Still, I see big things for Brisbane!

This is a similar problem to what I have observed happening in the suburbs. Each developer grabs a single title (block of land) and then has to fit a development onto it. Vision shows the way to the future where a number of titles are amalgamated to allow a larger and better development, less constrained by having to fit onto a small site area.
An example would be a development that combined some or all of 32, 34, 35, 36 and 37 rather than having five individual developments, each compromised by the constraints of a small site.
Great work BrizzyChris - you seem to have been a bit quiet recently.
BrizzyChris October 5th, 2005, 01:04 PM I think it's good to have a mix of large spacious developments as well as some "pencil" towers, but only as long as good design isn't compromised.

Maroon Grown October 5th, 2005, 01:15 PM i for fact that the foundations and columns of Queens Plaza were built strong enough to cater for a 20-40 storey building on top. i had a lecture when i was in construction managment at uni that this was a future plan. That guy also said that day (early 2004) that christmas 2004 was the expected opening date. well, it didnt open until august this year did it!
but yeah potential 20-40 level building on queens plaza is penciled in for the future.

Well, I originally didn't like your idea, but when I walked past the carpark recently, it was way bigger than I remember it and it made me think that a pretty big tower could quite easily fit on the site. Something along the lines of the Library Tower in LA! :)

Also, the 3 storey building next door to M on Mary and Festival Towers. Known as Queenslanders. Has a noodle shop at ground level across from snowbiz

I was wondering if a project would be possible on that brown 8 storey building on the waterfront as you can see circled in blue. It seems like prime land and to my visual knowledge it seems like a pritty crappy building that could be greatly improved. The only thing i can think of why it hasnt been demolished already is that its heritage listed which i seriously doubt.

Also, what about the site next to brissy square? There looks like theres a bit of land there to have somthing built on it?
duke October 5th, 2005, 02:26 PM Anything on the blue circled site is severely height restricted due to Customs House next door. A couple of years ago Juniper (developers of Soul on the Gold Coast) had proposed a height extension of a few floors and a conversion of the building to residential. As I recall they did get approval after lots of objections but then abandoned the project.
As far as I can see there is no land next to Brisbane Square. BrizzyChris has marked the location of the tower component of the development, but the rest of the land area is taken up by the open plaza which forms the roof of the car park below ground.

defec8R October 5th, 2005, 03:32 PM After doing a bit of research of the City West masterplans, I have this gut wrenching feeling we could see a tower no more than 15-20 stories on the Qld Place site.15 to 20? Boo. That site should be good for 250m mixed-use tower ala Vision.
Some more "visions" for various sites...
Roma St station (1) if redeveloped can be covered with new parkland and include a "Sky Needle" - 350m should be tall enough.
Emerald resurrected as part of Northbank at the Parliament site (19).
Treasury Row (11) to incorporate both sides of Elizabeth St. Destroy the Myer centre. Part of the area to become a Trafalgar-like square and the rest to host a mixed use tower that includes shops and straddles Elizabeth St (big archway over road).
Eagle St Pier (22) gets a tall but fairly thin tower, preferably office and 220-odd metres tall, reminiscent of AMP and Comalco and finished in gold/blue glass.
Central carpark site (12) gets Brisbane's tallest - an ESB-shaped tower, 350m of floors tapering to a 450m spire :cheers:
gerbilus October 6th, 2005, 12:08 AM I would forget about the Mincon site (9). Even though the building is not very tall, its has enormous floor plates which provide a huge amount of of office area.

Also, the river side of Margaret St must be able to take some 20-30 storey buildings without too much trouble.

Well I'm just trying to figure out viable locations. I wasn't sure if many spots around Roma St, Tank St etc were allowed or could be knocked down. You actually reminded me that I forgot to put Evolution in though. Plus there are a few areas on Albert St that could be redeveloped.

Its actually the Department of Primary Industries. Natural Resources is in Mineral House, another building that is way past its used by date.

1_gtar October 11th, 2005, 11:18 AM There's an old building next to the land administration building (I think that's what it's called- its made of good quality sandstone) It'sopposite and to the right of the Old Commissariat store. Anyway, there are a bunch of buildings there that are small and also that crappy government building (the block is near Motropole tower). They may be demolished and havce a tower added. Is that mentioned?
Maroon Grown October 11th, 2005, 12:30 PM the 2 buildings on the corner of Queen & George. Concord House and 231 George. Ugly pieces of crap with no heritage significance. Would be height limited but it could possible reach as high as Hitachi as the mall is already shadowed in that area.
also, the entire right side of margaret st between george and albert sts. a couple of heritage facades but otherwise, the sites along there are not used to potential. mostly carparks. May be height limited to 100-150m due to gardens though

The Carpark next to Charlotte Towers...MASSIVE
The carpark next to Festival Towers,
The lowrises next to MonMary at the corner of Albert and Mary Streets,
The old Aussie Home loans building on the corner of Albert and Margaret Streets, and if the market is quite valuable the tetris building next door as well to grab a ginourmous block,
The buildings around and including the Dendy theatre, although you could have some VERY BIG heritage issues there,
The block of land next to the magistrates court on Roma Street,
The collection of low-medium rises in the Golden Triangle particularly on Queen and Elizabeth Streets.
I could go on forever, but the good thing about most of the sites listed above is that they are close to the traditional heart of the CBD still!!
