MiNC launches Marina Suites, a new Hospitality Sector Property Investment Opportunity at Dubai Marina

MiNC Property Enterprises, the Dubai based property wealth managers, has today announced the launch of its latest investment vehicle, Marina Suites at Dubai Marina.

Marina Suites will be one of the first properties to consist exclusively of serviced apartments available at Dubai Marina, giving investors the opportunity to invest in the fast expanding leisure sector as well as in the established residential property market.

Serviced Apartments within Marina Suites will include larger apartments and penthouses. A large proportion of the apartments will have Marina or sea views and all will be luxuriously appointed. MiNC guarantees to pay all investors an 8% return on their original investment each year for three years and will also offer to extend this guaranteed period. Prices include a furniture pack appropriate for the size and quality of the apartment.

Bin Haider hints at ‘local’ works deal

Dubai-based developer Bin Haider Real Estate is tipped to award construction contracts on new projects worth US $109 million (AED400 million) to Al Oroba Contracting.

Speaking to Construction Week, Mukesh Dhakan, managing director, Bin Haider Real Estate, said: “It’s quite possible that we will just go with our in-house contractors, Al Oroba Contracting, as they are one of our partners, but at the end of the day, we will select the best.

“If we do send out tenders, it will be within the next two months, as we would have finalised everything by then.”

The new projects include developments at Dubai International City, Dubai Investment Park, a housing complex in Mirdiff and a residential complex in Ajman.

“Everything is still pretty much still in the design stage,” said Dhakan. “Our consultant for the Dubai projects is Model consultants while our Ajman designer is Dimensions.

“We haven’t started construction yet but we expect to award the contracts and begin work very soon.”

Bin Haider will construct two five-storey buildings in Dubai International City, offering exclusively designed residential and commercial units.

The commercial project at Dubai Investment Park comprises commercial units to be constructed on a 11 984 m2 plot, while the Mirdiff project consists of a group of six
luxury villas.

The Ajman project, spanning 6968 m2, will be a complex of eight towers each comprising studios, one bedroom and two bedroom luxury apartments and commercial units.

Besides strengthening its local presence, Bin Haider Real Estate is stepping up efforts to tap international markets for
investments in the UAE’s real estate sector.

Having recently opened an office in the UK, the company is now planning to establish itself in Mumbai, India.

These are the same people that are saying they are bankrupt and are asking investors for a bail out - Read the Prodigy thread. Banks pulled finance and they say the project is on hold indefinitely unless investors bail them out!!!!

Doubt they will build this. You need to email haroon dot mahmood at mincproperty dot com!

We bought properties in Marina Suites Project from Waterfront Developments Limited and Minc Property Enterprises in 2007.

We were promised that the anticipated completion date of the project is 30th September 2007 or latest by 31st December 2008.

Unfortunately, we realized that the project site is now abandoned and that there is no construction progressing at all.

Furthermore, we came to know that a third party named Sheffield Real Estate is the registered Developer of the Project and that Waterfront Developments Limited is only an investor in the Project. Also we noted that our Paid Monies were never deposited into the escrow account of the project and that the sale & purchase of our properties have not been registered in the Interim Real Estate Register yet (as per the law no. 13).

It is clearly evidenced that Waterfront Developments Limited and Minc Property Enterprises have misrepresented to us that Waterfront Developments Limited is the Developer of the Project and they are authorized to practice the Sales of the Properties in Marina Suites Project. Moreover, Waterfront Developments Limited is still a BVI offshore company up till the date and has never been registered in UAE.

For the reasons mentioned above, we are forming a group to file a case against Waterfront Developments Limited and Minc Property Enterprises in order to claim back our paid monies before they walk away with our life savings. By submitting a collective complaint, the legal charges would be affordable.

I think MiNC have run out of funds to spend on the project. It was stopped due to a road being built in front of it that blocked the entrance to the building. Until this was sorted with the Dubai road development, the contractor "Sheffield" pulled out of building the project and demanded more money from Waterfront development. (a parent company of Minc) that’s where every thing stopped. Minc should return funds back to investors with interest. They are refusing to do this. Should it be a mass action against minc. I think due to Dubai ;land laws. Every investor has to file case for every unit separately? How many members do you have in your groupe? I know of another groupe of investors quite a lot of them but having deficulty agreeing with which course of action should be taken against MiNC. i THINK ALL THESE GROUPS SHOULD GET TOGATHER AT ONE PLACE AND DECIDE A COMMON WAY FORWARD.

Some of the new pictures you guys posted were zoomed in on Ayoubco so I thought this was the project, theirs even a documentary that was on ITV over a month go which showcased Dubai and especially the lighthouse as one of the developers on the run.
