source26 October 8th, 2005, 10:39 PM residential flats in jerusalem are bought by overseas jews and investors.
the luxury residential market is very strong, as well as ordinary flats in the center and in new suburbs like har homa and holiland. everything gets sold, at high prices.
also there is always shortage in jerusalem of residential flats so prices remain very high.
as for offices there have been enough new office towers built so some are empty now,
and also lots of high tech buildings and towers u/c.

Ironically, people buy 5-6 flats at a time and just lease them out to dwellers or something...its really great what some people do...
But then again, they just leave it and use it for 2 weeks and perhaps have it gain profit....

actually I just think the renders are pale and on the ground it will look much better, renders cant take into account the unique strong jerusalem sunlight conditions..

The Jerusalem Local Building and Planning Committee approved expanding the luxury YMCA project to 180 apartments.

The results of tenders for six lots in Jerusalem’s Ormia lot, between Talbieh and the German Colony, indicate heavy demand by foreign residents for luxury housing projects in the city. Developer Yoram Schechter believes that this is only the beginning.
Schechter is building the luxury Jerusalem Gold project on Harav Akiva St., which will have over 200 apartments in a 12-storey and 24-storey high-rise. He says there is massive interest by foreign residents for apartments in the project, which are being sold for $6,500-9,500 per sq.m. The price for penthouses is greater. Schechter added that prices for second-hand apartments in the luxury neighborhoods of Talbiyeh and Rehavia were also rising.
In a separate matter, the Jerusalem Local Building and Planning Committee approved adding 30 apartments to the luxury YMCA project, bringing the number of apartments in the project to 180. The local building committee also canceled a plan for the construction of a community center, after Rassco Rural & Suburban Settlement Co. Ltd., the developer, pointed out that the adjacent YMCA provided community services and a kindergarten.

Even when it's high season like Succoth, some owners seem te be home, and maybe at 7 appartments light is burning as if there is life.
The luxury apartments like these also at the YMCA don't realy sell the last 3 years.
Jerusalem need companies, and workers who can afford it, and foreigners don't spend a few million shekel on a holiday appartment anymore.
If the new tower should attrackt companies, the city council should work harder I guess.
