The bulidings are concentrated in 2-3, well, I wouldn't call them CBDs as the above buildings u/c are residential, but areas of density.

Mumbai's first commercial skyscraper, 70 storeys tall, has just been confirmed and will be built by 2007. There are no renderings available. Once a commerical skyscraper is in the works, the dam holding back commerical highrise construction will surely break.

The India International Trade Tower (IITT) will be built on 12 acres of National Textile Corporation’s Indu Mills land in Prabhadevi, facing the Arabian Sea. It is 72 storeys, not 70 as I mentioned earlier.

All of the highrise construction in Mumbai is all residential. For decades, Mumbai suffered under incredibly restrictive FSI and housing laws. And commercial skyscrapers were forbidden outright because land value would have forced builders to build supertalls and infrastructure simply was not capable of sustaining them.

Thankfully, nowadays, because of the economic boom, infra in Mumbai is developing in a big way. Hence, taller and taller towers are being constructed. First, residential, leading the way with towers like the ones you see above. Like most residential highrises, these are mainly concrete buildings, with little steel and glass. Only recently have taller towers (SD Towers, Planet Godrej, RNA Mirage, Beaumonde Towers, etc.) started incorporating glass facades. Commerical skyscrapers in general are constructed much taller, better quality and better designs than residential.


Now that apparently (thankfully!) the authorities in Mumbai are satisfied that infra can support commercial skyscrapers, the floodgates will open.

It has to be noted that all of these buildings were planned/being constructed only within the last year. A year ago, Mumbai's tallest tower was the recently finished 45 storey Shreepati Arcade. Within six months, the tallest u/c is 50 storeys, then 60, and now one year later, the tallest planned is 72. Rumors are flying around about planned commerical towers up to 110 storeys.

I can't wait to see what developments next year will bring to Mumbai.

Yeah, the buldge near the tip of the island is Nariman Point. Here's a better map I quickly made with areas of highrise construction/CBD highlighted in blue, Mumbai's current tallest (SD), and the approved IITT.

While all of mumbai is composed mainly of mid-rises. The current highrise skyline stretches along the cost in the blue area at the southern tip. Most skyscraper construction is on slum redevelopment and development on mill land, in the areas shown in blue stretching back from the coast.

High land values have lead to residential skyscraper clustering in the northern parts of Mumbai, like Powai, Andheri, Mulund, and Kandivali, those blue areas shown on the north part of the island.
