just got back from SM site office. Collected my S&P already. Damn those guards won't even let me in to survey the inside of SM, even after I told them I already bought a unit (S&P as a proof). They told me to arrange with officials from kondo servis if I want to take a look around. Well, at least I know that the place is damn secure .

Looks like I will need the help of farid to smuggle me in...hehehehehehhee.

Those who are wondering whether or not we can install a bath tub in the master bath, the answer is probably yes. the width our master bath is about 1700mm, and I found a bath tub measuring 1500 mm on the internet. Slightly smaller than the conventional bath tub though. Might go window shopping to one of those bathrooom fittings & accessories shops after this to find out. I was thinking those in Jln. Ipoh. I will let you guys know the results from my finding later on.

what kind of wooden sliding door? are owners not allowed to change the balcony sliding door? i was thinknig of changing the sliding door to the folding type with glass and wooden frame when i move in to savanna. if cannot, also good, i can kill the idea now and use the money for other things, hahahaha.

yes, you are right the tiles remain the same color but the stain has been removed. The stain is the by-product of cement between the tiles...

You must use the TV point on the wall otherwise you will see NOTHING...

There is a sign for each one. From the wall socket, you can see "FM" and "TV" mark but anyone will do as I did try it. I can receive all TV channels except TV3. Will complain to mgmt. Some of the channels are not clear like NT7 and 8TV...

Pls check with the mgmt how to install the Astro Plate. Maybe they have allocated certain area for it.

The mgmt tried to intercom and slip warning notice to their doors but they also ignore. according to mgmt, the "stubburn" resident mostly rented the place and does not care it...maybe we can form a team to ADVISE them..what do u thing?

The previous defect hardly you can see if you standing next to the swimming pool but it will become obvious if see it from the top of Lanai...

Yes. SM carries a KL postcode cause Tan&Tan paid a handsome amount of money to convert the land from leasehold to freehold.

The arrangement was to to have a KL address but the land fall under the jurisdiction of MPAJ, the boundary of the lines cannot simply be change to fall under DBKL. MPAJ area around that area will be SM n Keramat AU opposite Jalan Jelatek while Taman Setiawangsa n Kampung Warisan fall under DBKL.

Oh..part of Havanna already been painted out. The unit that face the low cost apartment. Looks very nice indeed. Pity didn't bring my camera to take up the picture. Maybe later lor..:D

The Savanna condominium, with its Africa theme, is the final phase of Seri Maya, a project by Tan & Tan Developments Bhd that is scheduled for completion in mid-2008. Located along Jalan Jelatek, off Jalan Ampang, the 32-storey Savanna comprises 437 standard and duplex penthouse units and is the last piece of the freehold Seri Maya development. The entire project by the subsidiary of IGB Corp Bhd has a gross development value of RM400 million and sits on a 12-acre tract.
Phases 1 and 2, named Jelatek and Lanai respectively, were completed and handed over to purchasers recently, while Phase 3 Havanna is 85% sold and is scheduled for completion at the end of next year.
A Tan & Tan spokesman says the first two phases have shown healthy capital appreciation. The values of the standard Jelatek and Lanai units, launched in early and mid-2002, have gone up by 30% to 50%. The developer had sold the Jelatek standard units from RM195,500 to RM241,200 and the Lanai standard units from RM265,300 to RM276,600. The Lanai units with private gardens were sold from RM268,400 to RM295,900.
The value of the duplex penthouses in Jelatek and Lanai has also gone up 35% to 40% from the developer's price of RM465,000 to RM475,000 and RM389,300 to RM482,700 respectively.
As for Savanna, the spokesman says it is more than 40% sold since its launch in July. Purchasers have a choice of eight layouts. The development is accessible via the Ampang Elevated Highway. "Bearing in mind the demographic profile of our target market, we have laid the Seri Maya development with CAT 5e cables to cater to the young and tech-savvy residents," the spokesman says. This means the development is not just broadband and Astro-ready, but it is also smart-home ready, he adds.
As with the earlier phases, the development's hallmark feature will be the lanai, which is a popular design in Seri Maya. i currently live in a condo as well and i always have a phobia of the balcony above me being overloaded or that I am overloading my own with plants, fountain etc and that it would collapse!

reading that T&T actually pride themselves in the lanais in SM as more then just a balcony but a living space, I hope the engineers have designed that part of the structure to adequately take the load (with plenty of factor of safety built in).

i am actually looking forward to moving in to my unit and use the lanai(balcony) as an extension of the living room. that is why i was thinknig of changing the sliding doors to the wooden/glass folding type which will create an open space from the dinner right out to the lanai.

Don't worry...the Lanai is quite safe in terms of the design and structure. Even small kids also difficult to climb and fall down from the Lanai. The steel for the Lanai have the L shape to prevent kids from falling down.
The Lanai is quite solid and I have put a few pot of plants/flowers...

I saw one of the unit in Lanai that facing the swimming pool totally change their Aluminium Sliding Door to Wooden Sliding door...so I think you can change it too as long you maintain the fascade...But check with the mgmt first before do any BIG renovation...

dun forget showrooms these days tend to use mirrors to give illusion of space.

not only that, at Desa Putra in one of the show units, one room is actually converted to dining and at the other, instead of a solid wall, it was ocnverted in to an AV room with glass walls...all these defintiely give the illusion of extra space.

Hi guys, long time no chat, have been busy lately & will be more as we are anxiously waiting for the arrival of our new baby.

Anyway, read the thread & to answer a few questions, yes, we install Astro through the management. It is easy & convenient. Actually we just call them up & they send a guy over to hook in some wires between the connector into our decoder. Then the whole thing will work. So, I think there is no need to use the dish at all. Clarity? No problem, same as before.

For the glass sliding door, yeah, we can see the unit in Lanai that changed it. I thought the management will not agree as I have thought about it & asked them before (though not formally) & they didnt agree. So I shelved the idea. Didnt know why they allow it this time. Anyway, already spent a fair bit on the renovation, so now dry up already. Maybe later.

Just a word of caution, if you intend to hack some walls to put piping or wiring on the balcony, be sure to paint it back to as close to the original color as possible. Otherwise, the management will inspect it & will ask you to repaint it back. Since we dont have the color code, they force us to buy the paint from them at RM25 per bucket... a daylight robbery again!!! If not, they will not refund the RM1,000 deposit we put in for the renovation....

These guys, always trying to make money from everything, what about them depriving us for the usage of the pool for a month? Shouldnt they give us some discount on the maintanence fee??

but i think it is a good thing that KondoServis is strict, it is for the owners' own good in order to keep the value of their properties. i guess we have to follow some rules set for community living, maybe somethnig very new to most msians.

I trust KondoServis will be able to manage SM well considering their wealth of experience in this business covering some very high end properties as well as mid range ones.

Just a word of caution, if you intend to hack some walls to put piping or wiring on the balcony, be sure to paint it back to as close to the original color as possible. Otherwise, the management will inspect it & will ask you to repaint it back. Since we dont have the color code, they force us to buy the paint from them at RM25 per bucket... a daylight robbery again!!! If not, they will not refund the RM1,000 deposit we put in for the renovation....

but i think it is a good thing that KondoServis is strict, it is for the owners' own good in order to keep the value of their properties. i guess we have to follow some rules set for community living, maybe somethnig very new to most msians.

I trust KondoServis will be able to manage SM well considering their wealth of experience in this business covering some very high end properties as well as mid range ones.

My condo do not have such strict rules but I tried my best to comply by making my balcony extention as close to the original looks as possible by camouflaging it well. Others do not as they do not care. These are the people we should worry about.

Especially on aircond ducts. I took the trouble to ask my aircond people to realigned the ducts to follow the external rainwater piping and even asked the contractor to get back the exact same colour as the exterior paint to paint it. Well.....unfortunately most residents do not comply :ohno: That speaks volumes on Malaysian mentality. My slight alteration and compliance to the exterior facade only cost me nothing! ;)

Actually strict facade rules is nothing new. Look at the earliest condo in Malaysia which is incidently tan&tan's - Desa Kudalari. One do not see unsightly extentions and aircond units. That is one classy development that even today fethes much higher prices than most condos around that area. :okay: That goes the same with many earlier condos like Menara Bangsar, OG Heights and those at Mont Kiara :)

But the unit is really big compared to SM. Even with the same square feet.

yes, look really big but:

1) No store room
2) leasehold
3) develop by Landmark...very poor maintenance....
4) behind hillside....quite dangerous...
5) no air-cond....

Ha..ha...pity for that owner. Which N unit was that, facing the inner side or the outer side of SM? I believe that one is a total no no as it will like you said, change the whole fascade of the building. It will make the whole building look weird enuff with everyone having a different style for their lanai decoration.

I do believe that the owner intention was to make the whole unit bigger n putting a big glasses really expand it one way or another.

koktsin, actually is better for management to be strick especially all this unit renovation issue. Condo with strick management usually have much higher resale value as the area will be well maintain.

my friend's place at Seri Murni by Tan&Tan along Jalan Damansara, they get big warming and FINE if they breach any rules such as hanging laundry outside

Ya theres a small print below that says 1%. so is actually less than rm3500 since most unit is around 280 - 330k.

t&t will not left bungalows in the middle of empty parcel without trying hard to buy it. tan and tan will easily buy the existing bungalows in the parcel land, or may be they already bought since it is already rundown and unoccupied.

that parcel land potentially can accommodate 4-5 havanna. havanna has 15 standard unit per floor, so the number unit per floor can go up to 75 unit per floor. the bachelor superblock is definitely high rise, may be even majestically high. let's assume that it has similar height with havanna (rounded to 30)., the number of unit will easily go to 2250. and if it is bachelor/studio unit, it easily double and triple that estimation. looking to 5000-7500 units.

low cost is located to the WEST of these Jelatek and Lanai units, so the new bachelor block will not block the low cost apt. the south Jelatek and Lanai units currently only enjoy the klcc/ampang view, which potentially will be blocked.

that parcel land already cleared, so the launch will be imminent. especially now the whole havanna and savanna that facing ampang already sold out. so they already sell the ampang view for the h&s's customers and then they block that view with bachelor superblock. tan&tan is d*mn smart developer.......

if it's t&t, and it's targeted to medium/high end buyers... i think it will be good. just imagine if it's some other developer than t&t... and they want to bring up another low cost development!

Yes. 9th floor. This is an old picture. Way back in April. Taken when I pick up the key to the unit as well. Now the MINDEF apartment completed already n the Petronas fully operational ;)

He..he..dont be fooled by the fact that some of the bungalow is already rundown n unoccupied. if you look closely or happen to be around that area. all of the bungalow is occupied and some of the owner recently do some extension of their unit as well. i dont think it is easy to buy that land cause unlike the plot for seri maya. this block of plot already belong to someone else n some of the plot land belong to malay reserve.

seri maya land belong to MPAJ n previously it was occupied by squatters called Kampung Batu..or something like than n when Tan n Tan bought the land n convert it from leasehold to freehold, that is where the low cost aparment come into picture cause in building SM, they have to relocate the existing squatters to a new place, hence the block was build in the location it is situated now.

Beside it is not easy to build something in the middle of the parcle cause due to the gradient of the land. All the bungalow sit on a hill slope, n i believe all of us that happen to reach the low cost apartment just to see the progress of SM before will know that the road leading to the apartment is gradiently sloping down. The area near the tadika on the uppermost part of the picture is always like that since before. no tree. its not cause of the area been cleared up or anything.

i believe Havanna till today still not fully sold out yet. especially unit 4,5,6 n 7. ;)

Just got back from the Seri Maya showroom as I took a friend there to have a look, hehe also wanted to go look at the show apartment again myself :p Had a chat with Celynna of Tan & Tan there and here are some interesting points I picked up:-

1) The studio block will be built on the actual showroom location and it'll be built by Tan & Tan themselves. Since they would want to maintain the showroom there until the full Seri Maya project is fully completed and handed over, she said that the studio block project will only go ahead in a couple of years time (around 3 years)
2) I checked through the purchase listing of Havanna and noticed that for unit 6 which I bought at one of the middle floors, it's totally sold out except for one unit left on the 3rd floor or 4th floor (either 3-06 or 3A-06)
3) Still quite a number of unit 4 and 5 still available (below 18 floor) and also quite a number of units facing the Mindef apartments still available
4) Hehe...I noticed that the units facing the Jelatek view are COMPLETELY sold out....except for 1 unit....drumroll.....unit number 13A-14...which is actually 14th floor unit 14 (in cantonese means yet say yet say or sure die one!!!) So I was joking that the unit should be specially renumbered as 13A-13A to give it a more "auspicious" sounding number and make it easier to sell....but of cos Celynna said they can't simply change the numbers :p

just got back from a routine survey around the SM area particularly near the low cost block behind havanna. Good news is that unit 6&7 of havanna viewsight totally clears the low cost block. I did a rough line of sight measurement. We will see a little bit of the block to the right. And another good news(if my eyes serves me right), the actual different between the low cost block and Havanna is 3 storeys, meaning the 21st floor of the low cost block is roughly equivalent to the 19th storey of havanna(duea to land elevation + floor to ceiling height).So, plus another floor on top of it, the breezeway view on the 21st floor clears it! oh!...yet another good news, the mindef apartment that supposed to block the breezeway view towards KL city centre(not KLCC, mind you) is only 15 storeys high(i know, cause I counted the floors, excluding the roof),so if we add another five floors to compensate the differences in elevation, the view will still be clear.

How I know?......I know laaa......(tv3 ads hehehehe) :jk: well to be honest, I spent almost 1 hour scouting and surveying the area(including about 30 mins. inside the low cost block itself).

now back to salivating.............. :drool:

So I was joking that the unit should be specially renumbered as 13A-13A to give it a more "auspicious" sounding number and make it easier to sell....but of cos Celynna said they can't simply change the numbers :p

Hello there! It was actually replacing the whole aluminium frame into wooden frame....was actually quite nice if you ask me.

remember along the way to the low cost flat through jalan keramat hujung, about 500m beforethe low cost flat(roughly), there is a small lorong to a bungalow house(the lorong is just before you go downhill to the flat). At the end of the road is a run down bungalow which I believed is used by the workers. I did not have a very clear view, judging by the size of the fenced area, I reckon it could only fit 1 Block with facilities. I will take some pictures if i have the oppoturnity on the next visit.

just got back from a routine survey around the SM area particularly near the low cost block behind havanna. Good news is that unit 6&7 of havanna viewsight totally clears the low cost block. I did a rough line of sight measurement. We will see a little bit of the block to the right. And another good news(if my eyes serves me right), the actual different between the low cost block and Havanna is 3 storeys, meaning the 21st floor of the low cost block is roughly equivalent to the 19th storey of havanna(duea to land elevation + floor to ceiling height).So, plus another floor on top of it, the breezeway view on the 21st floor clears it! oh!...yet another good news, the mindef apartment that supposed to block the breezeway view towards KL city centre(not KLCC, mind you) is only 15 storeys high(i know, cause I counted the floors, excluding the roof),so if we add another five floors to compensate the differences in elevation, the view will still be clear.

How I know?......I know laaa......(tv3 ads hehehehe) :jk: well to be honest, I spent almost 1 hour scouting and surveying the area(including about 30 mins. inside the low cost block itself).

now back to salivating.............. :drool:

base on your "line of sight" opinion, looks like the breeze way will have a Half view of the kl skyline. I remember there are some Duplex unit on the breeze way. so we get to see half of KL.

all the while, i had some gut feeling T&T build the breezeway as an indication of the height of the lowcost block & mindef. The architech would know as the lowcost block is develop by T&T.

Anyhow it would be really wasted if the breeseway is blocked. it will be very hard to sell those duplex unit on the 21st floor. And it wont be good PR for T&T and the buyers. Since those duplex owners are richer & they will sooner or later move up to bigger units like Cendana or future High End Tan&Tan development.

Convenience stores? Hmm..Taman Setiawangsa got Giant Supermarket. The Jelatek Business Centre opposite SM have plenty of restaurant n shops as well.

You can check under www.tantan.com n click under the banner of SERI MAYA on the left side ;) hope that will help you. Or you can always make an arrangement with the estate agent on the pretext of buying one of the unit. That will more nicer :D

yup... i do wonder too... i know savanna's still a long way to go... but what are the usual reno/add-on works you guys would do? maybe you guys could share some ideas, and why do you guys do them (e.g reno the kitchen expand to yard, add aircond to living room, change paint, add mirrors for space illusion, change bathroom fittings etc etc). what is the most common type of reno?

quite agree with him. My contractor is World Renovation. Their workmanship is quite OK and in term of pricing is slightly high. I didn't let them do all. I let them do 70% only and engage another one for wardrobe and kitchen cabinet. The most important thing is YOU MUST always monitor their workmanship and material being used from starting to the end of the project to make sure they follow your design.

Also find out few contractors and compare their prices and workmanship if possible...as WISE consumer should do.

yeah gotta say seri maya's the most happening thread here.. just look at how many threads it has. proud to be an owner and a part of the community (but still a long way to go.. 2008 hehehe)

man this is super awesome.. fast replies... hope they'll keep it up... especially once havanna and savanna are both completed... there will be hundreds of units to look out for... gotta make sure the facades will be maintained...

Actually WE need to play our roles too. Co-operate with the mgmt and help them to safeguard our very own property. You can go to swimming pool and look for Lanai VI (facing afternoon sun block) and fewer people hanging their clothes at Lanai now...

Pictures worth than thousand words...I took some "eyesore" scene photos and sent it to Kondoservis mgmt and they can take action accordingly...

Let us work together to safeguard our investment in Seri Maya. Take any "eyesore" photos and send it to serimaya12@time.net.my

They always want your adress unit for record purpose. Why ah?

Why?? simple..they want to have a GOOD record and have good statistic chart to show...but I would rather remain ANONYMOUS at this moment until come to the right time, I will reveal my unit to them...

guys i've super-imposed the floor plan of havanna to the google earth photo...
i want to calculate roughly the distance between my unit 10 and the mindef apt block...
my unit 10 balcony is approx. 27 meters to mindef block... dekat ke 27 meters ni??? i cannot imagine sngt but i think its not too bad i guess...
it seems that unit 11 is facing the mindef block face-to-face!!!
and my unit 10 is at an angle... and the distance is also not that near....

i got the satellite image from google earth....
fantastic piece of FREE software...

i could look up my old university in manchester..... the lecture halls, library... and where i have lunch almost daily... pizza & co.
u can also go sight seeing all over the world... go check it out!!!

wah! looks like you went one step ahead of me by superimposing electronically the block layout onto the satellite image, i did mine the old fashion way....printed the google earth image and photostated the SM plot plan that farid posted, playing with the image size to match the boundary shown on the satellite pic.

i am more concerned with the electrical cable towers as i am on the savanna block.

today 1st time i saw the new honda city on the road....
u know what? i thought it is better looking than our city, but in real life its actually more or less the same as our car, and i think our honda city looks much much better....

btw, i have not washed my car since last 2 weeks!!! it is so so very dirty.... urgh... the pain of having a black painted car!

True. Its more less the same. The drove the new city already. For the I-Dsi, only the compartment come with a wood finishing n a the pattern of the cushion is different. Though the VTech is nicer with the black interior but they gave away the rear seat for some glove comparment underneat. For me its a waste.

the new city looks less stunted now, i believe the front is longer and less steep towards the front.

i agree. thanks to all the lanai & jelatek owners, kondoservice can take action on the related issues.

Dont blame the management sometimes, as all new house is bound to have problems. They may be the best management company but sureto have shortcomings, as they will employ new staff for each project. not everyone is perfect. But what is good is sofar Kondoservice is willing to listen & well managed. i guess they have lots of reputation to takecare since they manage some very high profile condos.

Hopefully they remember all the issues brought up by Jelatek & Lanai owners, and dont repeat the same thing in havanna savannah.
