Dear friends,

I was wondering if anyone has any additional information about the intentions of "Olympic Star" to develop mini-towns around Tbilisi as mentioned in the news August-September, 2011?

Here is a link to the news announcement regarding the subject: http://www.georgiatimes.info/news/63548.html

Thank you in advance

Demand for Private Houses in Tbilisi on the Rise
Written by Nana Mghebrishvili
19/09/2011

The FINANCIAL -- A new trend of increased demand for houses has been getting stronger in recent times.

More and more residents of Tbilisi are leaving the dusty districts of the city where the scant green areas seem to be decreasing day by day. Developers as well as real estate companies say that demand for houses is increasing compared to that for apartment buildings.

“Now more people prefer to live in houses rather than apartment buildings,” said Maia Bigvava, PR Manager at Axis.

Statistics of Tbilisi Architecture Service confirm the new trend.

Whereas in 2007 Tbilisi City Hall gave 1,579 permits for house building, in the 8 months of 2011 their number was 2,737. In summer 2011 alone 630 house projects were approved for building.

The average price of one square meter of a residential place in Tbilisi varies from 300 USD up to 1,500 USD.

“The most expensive real estate in the city is still in the district Vake. One square metre in Vake costs 900-1,400 USD. Mtatsminda is also quite popular with an average of 850-1,000 USD for a square meter of residential space. The prices in Vera and Old Tbilisi vary from 600 USD up to 950 USD,” said Goga Kapanadze, owner of real estate company Expert.

Prices of houses are higher than flats and that naturally restricts the number of houses being built.

“The segment of the population with the most home-owner potential is people with quite high incomes. That’s why the share of houses (20%) is five times less than apartment buildings (80%). Even so, houses are still in more demand in comparison to previous years,” Kapanadze said.

“Modern, young families have more of an an interest in living a completely independent lifestyle and so tend to prefer to live in their own houses. Houses are popular with middle aged people with average to high incomes,” said Mariam Zaldastanishvili, Marketing and Artistic Director of Lisi Development.

Lisi Development is working on the huge project Green Town Lisi. Under the project an entire living district will be built on a plot of 355 Ha. Living space will stretch over one fourth of the whole territory of Green Town Lisi. Three types of residential buildings will be built on this territory: 4-floor apartment buildings, townhouses and villas with yards.

“The first steps of the building started in July 2011 and will end in a year’s time. Selling the houses will start in October, but we already have real clients for 30 percent of the residential places. The main demand is for townhouses and flats,” Zaldastanishvili said.

“When the project ends, up to 5,500 families will have the possibility to live there, but in the first stage only 90 residential buildings are planned to be built. 6 of them will be villas. The first model townhouse will be built by the end of 2011,” she added.

Prices differ according to apartment type and size. The area of flats can be from 78 up to 175 square meters. Townhouses and villas are sold with yards. A 100 square meter plot is considered adequate for townhouses and 800 square meters for villas. One square meter of a townhouse costs 1,300 USD and 1,500 USD for a villa. Buyers have to pay 30 percent of the total cost when signing the contract and 70 percent after the apartment is finished.

The standard package of purchase means that houses are sold in the condition of “white framework”. But if the client desires, then Lisi Development can offer any type of renovation or interior decoration.

Apart from residential apartments, the project Green Town Lisi also includes: the Givi Zaldastanishvili American Academy where up to 250 pupils can study, running and bicycle tracks, sports squares, eateries, a spa, an aqua park, temple and sulphur baths.

In spite of the increased demand most of the big developing companies are not building houses. However there are lots of small building companies which provide this service.

Tbilisi City Hall Property Management Agency is permanently holding auctions and anyone can buy land in Tbilisi there.

“Selling land has to satisfy some requirements. For example it must not be near a high voltage transmission electro line, not be in a specifically “green” area, ravine, road, sidewalk, water pipes, cemetery etc.” said Davit Chedia, Head of Tbilisi City Hall Property Management Agency.

“The average price of one square metre of ground in Tbilisi is 251 GEL,” he added.

After buying the land, it’s necessary to get permission for the housing project. Tbilisi City Hall offers several projects for free. However the land owner can create his/her own original project.

There are several firms who prepare projects and draw them up. They manage all the technical issues related to the project. The cost of the service is about 1,000-1,500 GEL.

About 15 days after entering the project at City Hall, they confirm permission for the projects and give a period of up to two years to finish the building.

Building a 100 square meter structure costs about 15,000 USD.

“I am soon to be married. My fiancée and I wanted to live in our own house and have decided to build it ourselves,” said Zaza Usuhadze, 24. “However the prices of houses are quite high. As our income is not enough, we decided to build it with the assistance of our relatives.”

“First of all we privatized the land and received permission to build one of the project offered by City Hall. We didn’t hire people to do the building but did it ourselves. So we managed to cut expenses significantly. The house is currently being renovated and we will soon move in to our new home,” he said.

New ice-cream cafe opens in Tbilisi

Luca Polare, a local ice-cream company has recently opened an ice-cream cafй on Pekini street, in the Saburtalo district of downtown Tbilisi on September 17.

According to the company, they use only natural products, without coloring and taste extracts. The ice cream is made fresh daily and does not contain preservatives.

Luka Polare has 12 different types of ice-creams, made based on Italian and German recipes, as well as a wide variety of hot and cold drinks. In addition, the cafй offers customers vegetable salads and sandwiches.

hey people, what a foolish comments u make.. every feeling about city comes from one's individual taste.. if one prefers Baku to Tbilisi and on the contrary, it does not mean that the first or the second is better.. and if for example Baku is better and richer than Georgia i would only be happy to have such a beautiful neighbouring city to the short distance to go..

Presentations and discussion forums on the latest publications of educational literature, model lessons, master classes and online conferences will also be arranged at the house.

A separate room will be allocated for the children in case the teachers need to take their children with them while attending the trainings at the teacher’s house.

Mikheil Saakashvili opened the house and addressed teachers, talking about the importance of high-quality education in the country. He focused attention on the need for developing new technology as well as the necessity of modernization. Saakashvili also remembered the meeting with young teachers who are teaching the Georgian language in the areas populated by ethnic minorities within the scope of the program “Georgian Language for Future Success”

"These young people represent the new Georgia and are already very popular there. They will also acquire more experience. If I were to start a new career today, I would not hesitate for one moment to become such a teacher; nothing is better than becoming a bearer of the values, freedom and the idea of unity of your country,” stated Saakashvili.

The president focused attention on the importance of a high-quality modern education system and stated that Georgia should create its own niche within the world education system. According to him, the schools equipped with the latest technologies and laboratories will improve the country's education level even more.

In the framework of the event, the president along with the Minister of Education Dimitri Shashkini visited a modern laboratory within the teacher’s house building. This laboratory is a present from the German Company PHEW and comprises equipment for physics, chemistry and biology. It enables the users to conduct several experiments simultaneously.

The president and the minister also saw the modern library equipped with the necessary inventories and literature. The library also offers an online service to the teachers.

Supporting teacher professional development is one of the priorities of the current education reforms. A teacher certification exam is voluntary till 2014. Certified teachers get additional payment of 75 GEL to their monthly salary. Those who pass the exam in English and Computing receive 200 GEL as an additional payment, and mentor teachers get 180 GEL as a surplus to their salary, at the same time, 25% of the teachers with the highest scores in the certification exams receive 1,000 GEL as a monthly salary.

Carrefour to open first hypermarket in Georgia

France’s Carrefour, the world’s second-biggest retailer, plans to open its first hypermarket in Georgia.

Carrefour signed an agreement with the United Arab Emirates’ (UAE) real-estate developer Rakeen Development pertaining to the opening of the hypermarket in Tbilisi Mall.

“The precise date Carrefour will start operation is not defined yet,” Rakeen Development’s spokeswoman told Georgia Today.

According to the preliminary information of the spokeswomen, there are no more details about the project at this time.

The retail market of Georgia is represented by several local networks; the biggest of them is Populi, which unites 45 shops.

Carrefour, one of the most high-profile retailers in the world, entered the Russian market in 2009, but pulled out of the country only four months after gaining a foothold in what was once one of Europe’s fastest growing retail markets.

With more than 1,395 hypermarkets worldwide, Carrefour is the second largest retail group in the world in terms of revenue and third largest in terms of profit after Wal-Mart and Tesco. Carrefour operates mainly in Europe, Argentina, Brazil, China, Taiwan, Colombia, Dominican Republic, and in Saudi Arabia, but also has shops in North Africa and other parts of Asia, with most stores being of smaller size than the hypermarket or even supermarket.

Tbilisi Mall, previously known as Uptown Tbilisi is a unique mixed-use development, spread over 72,836 sqm and consisting of a shopping mall, residential apartment complexes and an office tower. One of Rakeen’s most premier projects in Georgia, Tbilisi Mall is capitalising on the country’s surge in economic growth, meeting the demand for high-quality real estate.

Mikheil Saakashvili toured the rehabilitation work in progress at Kalaubani
Tuesday, November 8
On Sunday, Mikheil Saakashvili toured the rehabilitation work at one of the oldest neighborhoods of Tbilisi, Kalaubani, along with the Mayor of Tbilisi Gigi Ugulava, and familiarized himself with the details of the project. The President of Georgia spoke with the local residents and listened to their opinions regarding the ongoing work.

Saakashvili inspected the rehabilitation work at the Tbilisi Botanical Garden and familiarized himself with the project of a ropeway connecting the new Rike Park with Narikala. The President drew attention to the work at the Botanical Garden and noted that this place must become even more attractive and interesting for children.

“We should promote more interaction at the Botanical Garden so that adults and children will find it more interesting. There should be many pavilions, interactive activities and games here. Of course this is not an amusement park, but it would be good to teach children how to interact with the nature,” Saakashvili said.

There are 3 stages of work here, within the scope of which the entire infrastructure has been replaced – water and flood systems, a stone road, and street lights. Many houses have been rehabilitated on the street of the Botanical Garden. New housing quarters have been built in place of the older barracks in Kalaubani.

The rehabilitation of Kalaubani is going on by the initiative of the President, within the scope of the state program.

Novotel Hotel Tbilisi
10/11/2011
The FINANCIAL -- The EBRD is considering a senior loan to 64 Chavchavadze LLC to finance the development, construction and operation of a 4-star hotel in the capital Tbilisi , It would be run under the Novotel brand by the hotel operator Accor .

The Project site is located on Chavchavadze Avenue, close to the city centre and major corporate demand generators, and would feature 160 rooms, 1800 square metres of retail space and approximately 70 underground parking units. The Project is expected to increase competition in the mid-range hotel sector, which is currently small and fragmented.

There are only two international branded hotels in operation in Tbilisi and very few in the pipeline. Non-branded mid-market hotels are classified according to the local rating system and the vast majority do not meet international standards. The Project would bring improved standards of accommodation and services in the mid-range segment, at affordable rates, and would suit both leisure and business travellers.

The Project could also facilitate the transfer of technical and managerial skills more widely in the sector. The Project qualifies as a Built Environment Project with substantial sustainable energy investments, and has benefited from a Technical & Energy Performance Assessment under the Framework for Enhancing Sustainable Energy and Transition Impact in the Built Environment funded by the Japan-SEI TC Fund, provided by the Government of Japan.

A consultant engaged by Energy Efficiency and Climate Change Team has assessed the performance of the Project, assisted in identification of the overall Sustainable Energy Investment and proposed further energy saving opportunities suitable for the development. In addition the consultant provided a detailed cost-benefit analysis of the proposed sustainable energy investments and evaluated their impact on the overall energy performance of the building.

Ronald Reagan statue unveiled in Tbilisi
23.11.11
A statue to former U.S. President Ronald Reagan, the symbol of the end of Cold War was unveiled in downtown Tbilisi by President Saakashvili and the U.S. congressional delegation on November 23.
The unveiling ceremony of the U.S. president fighting against the "evil empire", in Tbilisi symbolically coincided with the 20th anniversary of disintegration of the USSR. The bronze statue, depicting a smiling Reagan sitting on a bench with crossed legs, was unveiled in the Rike Park.
The Georgian leader said at the ceremony that the statue was symbolizing the difference between the ideologies of Georgia and its northern neighbor.
“Leader of our invader state has announced that the collapse of the Soviet Union – the Soviet Union which was collapsed by Ronald Reagan – was the 20th century’s biggest geopolitical catastrophe,” Saakashvili said during the unveiling ceremony, referring to Russia’s PM Vladimir Putin.
“Several days ago in the north from us creation of Eurasian Union was announced, which has been bluntly declared to be a new version of the Soviet Union,” Saakashvili said.
He was referring to a ceremony in the Kremlin last week during which Russia, Belarus and Kazakhstan presidents signed agreements aimed at boosting economic ties, which Russian President Dmitry Medvedev described as “a new and very powerful step on the path to forming an Eurasian Economic Union.”
“Russian Orthodox Church, which is directly the Kremlin’s branch, declared a crusade for restoration of the Soviet Union and called the former Soviet Union territory, including Georgia, ‘historic parts of Russia’ which should be returned back to Russia,” Saakashvili continued by referring to remarks of Russian Church leader, Kirill, who said last week that the collapse of the Soviet Union amounted to “the collapse of historical Russia.”
He said that Russia’s attempt to restore the Soviet Union was “revenge” against what Ronald Reagan had done by helping to collapse the Soviet Union.
“While they [Russia] have restored the anthem of the Soviet Union, we are unveiling a statue of Ronald Reagan in a sign of difference between our ideology and of theirs,” Saakashvili said.

“No matter how many crusades they will declare for restoration of the Soviet Union and no matter how many prayers or curses KGB-uniform elements in the north from us will say, freedom will definitely prevail and any attempt of restoration of the Soviet Union will lead to further destabilization of Russia and will lead this state – which deserves much better fate – to the verge of collapse,” Saakashvili said.
After the speech, he invited U.S. congressmen Republican David Dreier; Republican Ed Whitfield and Democrat Donald Payne, who are visiting Tbilisi on November 22-24, to jointly unveil the statue. Along with the congressmen, John Heubusch Executive Director of the Ronald Reagan Presidential Foundation also arrived in Tbilisi. He carried a letter by Ronald Reagan`s wife Nancy Reagan and read it to the people assembled in Rike Park.
Prior to the unveiling ceremony, a signing ceremony of the Founding Document of Reagan Freedom Center in Georgia also took place in Tbilisi. This is the first center beyond the border of the U.S. which has been officially named after President Reagan.

China set to invest $150 million in Georgia

A Chinese investment group and Georgian government officials have signed a cooperation memorandum to create the Khualin international special economic zone in Tbilisi. The total amount of the investment from China exceeds $150 million.

“This memorandum will help the creation of a free economic zone in Tbilisi and inflow of huge investments from China,” said Davit Bakradze, the parliamentary speaker at the signing ceremony on November 29.

This economic zone, according to the government, will be “a giant” complex hosting entertainment and commercial business centers. As a result of the project, Tbilisi will receive a new district, hotel, market, a plant and depository, residential housing, a recreational zone, as well as trade and commercial centers.

The project will be completed by 2015. The Ministry of Economy, which is the Georgian signatory to the memorandum, expects that the project will help generate several new jobs.

Austrian practice selected to redesign Gudiashvili Square in Tbilisi

Zechner & Zechner have won first prize in a competition for Multifunctional Project Development in Tbilisi, Georgia. The project task was to develop a multifunctional area with shops, offices and restaurants around the Gudiashvili Square in the heart of old Town in Tbilisi. This is partly in the redevelopment of listed buildings, but the majority are newly constructed.

The choice of a structure divided into individual buildings carries on the old town’s habitual growth pattern, interweaving the new development with the existing fabric of the city. The valuable ground floors are exclusively shopping and restaurant space, which also partly extend to the below-ground floors.

The below-ground floors will also be partially used for self-contained restaurant space. The office and residential space are planned on the upper floors. Similarly the architectural design fol¬lows the urban integration concept in attempting to respond to the scale and character of the location.

Zechner & Zechner explain: “We will transform a clas¬sic Georgian element into a pattern that will form part of the facade design, supported by the richly decorated balconies, and take on the intricacy and scale of the historic faces of the existing buildings. The element will be a unifying idea suffusing the facades, in various degrees of abstraction, and harmonising the individual buildings to create an ensemble.”

The famous Shangri La Casino Group opens in Tbilisi

Georgia Today interviewed Shangri La’s General Manager, Darren Kovler to learn why the world famous Shangri La Casino already operating in Germany, Mexico, Romania, Minsk, Yerevan and Kyrgyzstan decided to open in Tbilisi.

Q: Mr. Kovler, tell us please, why the company selected Georgia for its 7th casino project?

A: The main criteria our company considers when selecting prospective locations for new projects is the level of business development, ease with which business is conducted on a daily basis, as well as initial set-up and the overall soundness of the legislation in place.

After the successful opening and running of several casino projects in various locations around the world we decided to focus our attention on the fast-developing Georgia. Unlike many other former Soviet Union countries, Georgia is on track economically with a vibrant and sustainable economy. The well developed infrastructure of the Georgian capital of Tbilisi along with the high living standards, good quality of life, vibrant tourist industry and developed international markets make it highly attractive for our company to do business here. In addition to the previous points, the Georgian gaming laws are conducive to fair business practice.

Q: What kind of investment is the company looking at for this project?

A: We have invested around 16 million GEL in the project and will contribute a substantial sum annually in license fees and taxes.

Q: Who is the gaming operator of Casino Shangri la Tbilisi and what new service will it offer to customers?

A: Storm International is a responsible gaming operator with vast experience working within various markets. Our company understands what people are looking for and expect from the point of view of impeccable service and a secure, confidential environment.

We also understand that an evening spent gaming in a casino as a form of entertainment should be a rewarding, fulfilling and fun experience. However we are well aware of the potential risks of problem gambling. For the vast majority of people who enjoy gambling in a casino, it is an entertaining experience but unfortunately there is a very small minority of people who cannot control themselves and are capable of becoming addicted to anything, including gaming.

Storm Casino and Slot managers are highly experienced in the gaming management field and have received specialized training in advising people with a gambling problem. Storm International and in turn Shangri La Casino advise all our customers to ‘Control the game – do not let the game control you!

Q: Will your casino be targeted towards local customers?

A: Although Georgia has a large percentage of local players, due to its location, it attracts foreign players and tourists as well. On one side there is Turkey, where the gaming industry is prohibited, on the other Azerbaijan who has a similar ban in place. The northern Caucasus, where there are also no casinos, is yet another border with Iran just ’below’. Apart from these attractive conditions there is also the possibility of attracting players from countries with whom Georgia has strong ties, such as Israel and certain Asian countries.

Q: Since your casino group has so many operational projects abroad, what is the percentage of local employees compared to foreigners hired for the Georgian project?

A: Georgia has highly-skilled and experienced specialists in various fields, so in view of this, the majority of our Tbilisi personnel are Georgian nationals. We are pleased to acknowledge that our ‘Georgian’ project has offered employment opportunities to many Georgians. Storm International and in turn Shangri La Tbilisi makes every attempt to offer career advancement at every level. To facilitate this process we will have at our disposal an international team of specialists with decades of experience in their various fields of expertise. We care about and believe in our employees; knowing that the success of each of our projects is largely dependant on teamwork.

Q: Tell us more about your casino project in Tbilisi?

A: Shangri la Casino will be offering ‘service excellence’ in every aspect and introducing exciting and highly professional show programs on a monthly basis.

Shangri La Tbilisi will include an entertainment complex along with a spacious gaming area, a slots hall, an exclusive and private VIP gaming room and a beautiful restaurant with an amazing view over the River Mtkvari and the Bridge of Peace.

We plan on having promotional games offering several cash prizes and concerts by famous musicians.

Q: What’s the estimated opening date?

A: The plan is to open our doors to players at the end of January 2012 and later we will hold a Grand Opening with our new customers on the 3rd of March.

I would like to take the opportunity to wish everyone a Happy New Year followed by health and good fortune in 2012!

Tbilisi Prosecutor`s Office moves into new facility
25.01.12
Prosecutor`s Office of Tbilisi has moved into its new facility. Chairman of Georgian Parliament Davit Bakradze opened the all-glass contemporary building today.
Ministry of Justice of Georgia, Tbilisi Mayor and other official guests attended the opening ceremony.
The new building was constructed in 8 months. The 5-storey complex, which is outfitted with contemporary equipments, was completely designed by Georgian architects.
"We all remember that 8 years ago, the system of justice in Georgia was one of the symbols of corruption and a private citizen needed to pay a bribe for any kind of official document... Now everything has changed. Today, we are all proud of the reforms we have carried out in this system. A lot of foreign delegations are coming to get acquainted with the reforms here. It must be symbolical that this kind of new contemporary transparent facility of 21st-century standards absolutely fits the contemporary transparent system", Davit Bakradze said.

Commersant.ge

City Hall says new road will ease traffic in Tbilisi

A traffic jam on the right bank of Tbilisi’s Mtkvari River is not uncommon, especially during rush hour. However, Tbilisi City Hall has announced a new plan this week to construct an additional main road along the river that promises to alleviate this traffic problem altogether.

City Hall’s large-scale road project envisages the construction of tunnels, bridges and highways on five points of the right bank of the river. The road will connect Marshal Gelovani Avenue with the Ortachala district. The total length of the main road will be more than 300 meters.

“The main road will increase the capacity of transportation by three-times on the right bank of the city and traffic will have the opportunity to pass the road without delay and light signals,” Tbilisi’s Mayor, Gigi Ugulava told journalists while attending the tunnel construction work at Galaktioni Bridge, on February 14.

According to the project, the traffic heading to Laguna Vere swimming pool on Kostava Avenue from the Ortachala district will be divided along the riverbank road and the tunnel.

Tamaz Shilakadze, the author of the project, is confident that the project is “unprecedented” and will make a considerable contribution to easing the traffic problem in the city. The construction work began simultaneously on every point of the new main road. The project is expected to be completed by the end of this summer.

RKD Architects Entering Georgia
Written by Nana Mghebrishvili, The FINANCIAL
20/02/2012

The FINANCIAL -- Irish architectural firm RKD Architects, which will celebrate its 100 year anniversary next year, is entering the Georgian market. The company is currently holding negotiations with potential local partners.

For the first stage RKD Architects plans to stay in the country for 2-3 years and work on commercial projects both in the capital and in the regions.

“RKD Architects traces its roots back to 1913, but since 2007 we have been abroad as well,” David Browne, Director of RKD Architects, told the FINANCIAL. “We were working quite a great deal outside Ireland including the UK, Poland, Belgium, Austria, Germany, Holland, Austria, Bahrain, South Arabia and the United Arab Emirates. The farthest point we are working in is China. We hope to work in Georgia soon as well.”

RKD Architects is working across quite a range of sectors including masterplans, healthcare, education, residential-mixed use, commercial, offices. Our tourism and leisure project was very-well known.

“We are professionals in each direction as we have long experience of working,” Browne said. “The company has passed through several generations of my family. It started with my grandfather, then my father and now I’m running the business.”

Currently RKD Architects is having negotiations with some local building companies and is getting consultations from advisory companies.

“One of our local partners will be Block Georgia, which is a Czech-Georgian company. We hope and expect to become engaged with City Hall as well. But we haven’t done it yet,” said the Director of RKD Architects.

The company plans to build in Tbilisi as well as in the regions. They have already visited the western coast of Georgia and seen the situation there. The projects being planned in Tbilisi will be in the commercial and residential sector.

“We hope that we will have the chance to design some landmark buildings as well,” Browne added.

David Browne positively evaluates the modern constructions in Tbilisi . He likes the modern glass buildings of the Police in Georgia.

“They express the idea of transparency very well. On the other hand, glass buildings are a result of the green agenda trend, which is very popular all over the world. We also have some glass buildings in Ireland.”

RKD Architects plans to stay in Georgia for 2-3 years at the initial stage. Browne says that their working in the country may last longer. Their current focus is on Georgia but the company doesn’t exclude the possibility of entering other Caucasian countries as well.

Rixos Residence Tbilisi to Open its Doors in 2014
Written by Mariam Papidze, The FINANCIAL
12/03/2012

The FINANCIAL -- An unprecedented building in Georgia - part of the Rixos Hotel Brand that is officially entering the Georgian market - is planned to be completed by 2014.

“We do not want the media to talk about this issue while the export of churchkhela is still being delayed. Because churchkhela is not available on Amazon right now people assume it was once sold; that the test supply was exhausted and that is why people cannot order it,” she said. “Another batch will arrive in America and then it will be possible to order churchkhelas on amazon.com. It would be possible to order at least 100 churckhleas in one package,” she added. This is a project which has brought Israeli investments back to Georgia following the global crisis and a hiatus of a few years. Rixos has invested capital of more than 15 million USD in Tbilisi .

Rixos Residence will be located near to the museum on Gudiashvili Street. The luxury 5 star Rixos Residence will consist of 60 apartments and about 40 shops of famous brands. “World fashion brands will have fashion boutiques here in Rixos Residence. It will be the most prestigious address in town,” said Gokhan Sarper, Development Director of Rixos, in his exclusive interview with The FINANCIAL.

“It is also planned for a museum to be opened on the first floor of Rixos Residence. The whole foyer will be a piece of art. It will have galleries and exhibition halls. This will be the most expensive hotel in Georgia. But if we take the quality and service in to consideration, then the price is quite reasonable. The top service and luxury will be key aspects of a stay in our hotel. The Rixos concept in Tbilisi is the first in Eastern Europe,” he added.

Rixos Hotels, established in 2000, is one of the world’s fastest-growing luxury hotel chains. The Antalya-based group owns and operates 14 resorts and villas, including five city hotels in Turkey, Southeast Europe, CIS countries, North Africa and the Middle East.

“We are planning several projects in Georgia. Rixos Residence in Tbilisi has already been started and will be completed by the beginning of 2014. The idea of constricting such a kind of building in Tbilisi belongs to Itsik Moshe, President of the Israel-Georgia Chamber of Business. We have been known to each other for a long time as partners and on a personal basis as well. We have been thinking about what we could to do together. The high level and quality of the Rixos brand was suitable for the place where we are building Rixos Residence.

We have ongoing negotiations with some other companies as well. These negotiations are about opening Rixos hotels in Likani and also in Batumi. It is not finalized yet, but still in the process of negotiations. In Batumi we are still in the process of searching but in Likani we are already in the stage of negotiating. We plan to open a hotel as well as a medical centre in Likani. It will be quite a different project from the one in Tbilisi .

Q. As Georgia is a small marketplace do you believe that there is still sufficient room for development?

A. According to our research the market is growing gradually and Georgia has very big potential. This is really a well growing country. As for the competition, I would say that in Rixos’ chains we have many Georgian guests. So this hotel and our service are well known to Georgians. We have a good reputation and brand awareness in this region. We do not see any difficulties connected to competition with other hotel brands in Georgia. According to our research customers in Georgia are ready for the entrance of Rixos in the country.

According to our research the number of tourists in Georgia will have reached more than 2 million by 2014. This number of tourists therefore will need 30,000 rooms. There are only 10,000 rooms here at present. By 2014 about 10,000 extra rooms will be built. But that will still mean a deficit of 10,000 rooms. Tbilisi will lose 4,000 hotel rooms. So there will be enough room for any hotels to open in Georgia.

For example, in Antalia there are 200 5 star hotels. Compared to this data, Tbilisi also needs more hotels as a tourist destination.

Q. How would you advertise the Rixos Hotel in Georgia to the world?

A. Rixos covers the global market and Georgia will be a part of it. The advertisements will be on different channels throughout the world, in the best quality journals and newspapers, in exhibitions, everywhere. Rixos will bring more tourists to Georgia.

The entrance of Rixos would bring businessmen and investments to the country as well. We have lots of business partners all over the world. They wonder what is happening in Georgia.

Q. As well as Georgia, where else is Rixos going to expand to?

A. We are expanding in lots of countries. We are expanding in CIS countries. Rixos is in the process of entering Russia, Ukraine , Azerbaijan, Kazakhstan, China, Dubai, Egypt, Algeria, Tunisia, Georgia of course and other countries as well.

Q. From which countries do you expect the highest number of guests?

A. From Caucasian countries; from post Soviet Union countries. We expect a large number of tourists from Turkey, which has a population of 8 million and which has one of the most fast-growing economies. It is also Georgia’s neighbouring country. People from the Middle East would be interested in the Rixos hotel in Georgia. I also think some people from Europe would prefer to come to Georgia because Georgia presents a new destination for them. It is a country with a rich culture and ancient history which is a winning combination for attracting tourists.

TOWN-House.

The Rezid - Multifunctional Complex for Tbilisi, Georgia
EWA Competition Entry
The Rezid Thermal Spa is a new concept in the luxury hotel and serviced apartment experience,The Rezid Thermal Spa is a new concept in the luxury hotel and serviced apartment experience, providing the first class modern accommodation that the international business traveller expects but linked to the geology, history and cultural traditions of Tbilisi.

The building’s form is seen as an extension of the cliffs along the River Mtkvari, creating a new landmark in the City visible from a lot of places in the centre and connecting the City to the mountains beyond. The apartments and hotel are both arranged around an internal atrium, the form of the internal space spiralling with ‘echoes’ of the traditional Darbasi lintel structure. The two towers stand separate, but are linked together at lower level emphasising their strength and connection to the rock and providing additional seismic stability. The Spa will utilise the valuable warm mineral waters found in the rocks below Tbilisi providing a completely new modern way of experiencing the thermal waters, while also providing geothermal energy to supplement the demand for heating and cooling in the complex in a natural and sustainable way.
