Today in Tbilisi there was presented the project of twin towers to be built there. Their height would be approximately 110 meters, costs of the project - some 30 mio USD, investor - local Axis Tayer.
According to description one building would be white, other - black, otherwise they would have similar architecture. Use - offices.

Seems very interesting.

I don't believe Tbilisi municipality allows to build such a building there. As i know construction of very high buildings(more than 100 m) is prohibited there. The same is in Baku. There are some 500 12+ storey buildings u/c in Baku. But construction of very tall skyscrapers is prohibited.

I read about it in the Georgian press as well.

Those are russian made trains made by a company called ZRJEPS located in Moscow.

Just recently Tbilisi received dozens of new of those trains to modernize the train fleet of the Tbilisi metro.

Le clerk the Tbilisi metro is very unpopular with it's citizens because of very high crime in the underground and many georgians can afford cars now so they preffer a car.

Sakashvilli is hoping to change the image of the Metro by modernizing it.
Most reconstruction work is done by Turkish firms.

When i have visited Tbilisi and Batumi, there were so much construction in the city that i could hardly see anything in the dust, Our car was dirty in 10 minutes after super wash :)

there were modernized Tube stations and trains, also some of the Adjara train stations and Tbilisi Central train station was under major development too.

Now there were some projects which took our attention:

RAK investments 2 city projects bounding 2 new areas in tbilisi, One will be business area with cinema and shopping malls and food outlets. UPTOWN TBILISI is an amazing project and we were impressed when visited its presentation in tbilis:

another tbilisi area which they are building is Tbilisi Heights, its more old style posh development with expensive housing and restaurants: see more on web site above

Rakeen also builds VARDZIA hotel which is located in the west Georgia next to 12th century Cave city which is most amazing cave cities survived nowadays.

I will not list all the housing developments which happen in georgia as there are at least 500 companies building modern houses and areas, and yes oone of the most known georgian one is AXIS and above mentioned AXIS towers are already in the midle of the develoment i think of they are not close to completion already as i was in georgia in February and since then lots happened :)

also hotel HYAT and RAdisson is nearly ready for completion and intercontinental and Kampinski are in the middle of the develpment. also mid range hotel chain NOVITEL started building its own hotels.

Pizel is also in the middle of the development, but i guess impressive one will be Glass building, there was some picture online but can t find now

Batumi has its development boom and there are Hilton, Sheraton and Kempinski hotels building its hotel chains there. MY favourite housing development is SUN CITY which is very expensive development and house prices are close to London apparment prices. but this building is overlooking beach and has everything you need. Batu mi and Tbilisi also got new Aqua Parks and modernized parks. basically i was impressed with what i saw, my first visit in georgia was in 2005 and since then country became blessed or something and now everything is on repair and development. Famous Rustaveli avenue is now stunningly beautiful and roads and amenities are all new, including the morning cleaning cars which i saw :) well done guys my next visit is next year and want to see many of the projects ready...

They have better internet than in Kazakstan btw. Now they have direct link with Europe under the Black Sea optic cable which will suppy Armenia and Azerbaijan, maybe even Central Asia with fast internet and will cover all consumption needs for next 25 years.

Tbilisi is a very attractive city, nice projects under construction. One of the nicest looking of all the Former Soviet capitals in my opinion, along with Baku, Riga and Vilnius.

I hope to be able to make some nice photos in Tbilisi in about a month or so. and will post then.

as I remember the railway station there was nothing like on that photo first mentioned as metr then as airport etc. but haven't been there for many years already.

Few years ago Georgia was really poor country and i could say worse than Armenia. Today Georgia has a lot of investments from different countries. Only my home country Azerbaijan has invested in Georgia hundreds of millions $. SOCAR (State Oil Company of Azerbaijan Republic) is announced the biggest investor in the country.
At the same time Georgia is a transit country in oil and gas pipelines Baku-Tbilisi-Ceyhan and Baku-Tbilisi-Erzurum and it has a really good benefits from this.

There is a financial crisis everywhere. I strongly believe they will finish at least the topped out projects. As for buses, as i know those buses are not from Holland, but from Ukraine ISUZU-Ukraine and Bogdan :) I was told this and although i haven't been inside of those buses, but they didn't look old. Georgia has been buying a lot of Ukrainian buses for the last couple of years and unlike what this troll is trying to convince everybody of, Georiga is attracting a lot of foreign investments due to very good, liberal economic policy and easy business environment

A new multi functional complex of “Arsi” is located in Avlabari, in Black Sea str. #1. It consists of 6 blocks A BCD and F. The apartment areas soar between 36 sq.m. -144 sq.m.
Closed accommodated inter yard, car parks, commercial and retail units , 24 hour security service will be disposed in the complex. A block has a French hung façade. On this stage the construction of the A building frame is finished and the apartment accommodation works are on. In parallel to this the ground works of the buildings B and C have already been begun. The blocks A E F are located on the Black Sea street , the rest blocks are on Isani side.

Ortachala Turpa

New residential district of “Arsi” “Ortachala Turpa” is located on the left bank of the Mtrkvari in Ortachala , in the beginning of December 5 street. The complex will be equipped with all district infrastructure and will enclose several residential buildings, retail units, park, resting zone, boulevard, gym and other entertainment units. Terrace type buildings will be constructed along the Mtkvari bank, the yards will be arranged among the buildings. Thus “Arsi” will restore the link between the city and the Mtkvari that has been lost already for many years. The boulevard will be arranged between the buildings and the Mtkvari. Vake

A new project being constructed in the corner of I. Chavchavadze and G. Tsereteli streets. Near the Institute of the Physical Culture. This building consists of two blocks A and B . They both stand independently and are connected with a bridge. The underground two stories are dedicated to the parking. In the lower part of the building the commercial areas and offices are disposed. A block is 19 storey building and B is 9 . Booth of the blocks are overlooking Vake Park . minimal residential area totals 63 sq.m.

Shatil Tower

A new ultra-modern building is to be built on Gudiashvili Street in Tbilisi. The building will be called the Shatili and Dartlo Towers to be named after the villages in Georgia. The Shatili Tower is to become a symbol of the county’s development based on the motto, “The future based on the past.” After completion of this project, downtown Tbilisi will become a lively, busy, and attractive museum district. Gudiashvili Street will be the place for intellectuals, business-oriented, tourists, and the youth alike.

Shatili Tower will include business center, offices, commercial squares, and hotel rooms that double as apartments. Approximately 30 percent of the building will be transferred into a state museum. The exhibit will not only include manuscripts, but also international exhibitions for various museum exhibitions. The museum will have separate entrance which will be isolated from main building, in efforts to provide a calm and quiet place.

I really wonder what is going on with Axis Towers. They started to build them very early around 2 years ago, but i can't find any information and i have no idea about the destiny of this project. If someone knows share photos with us or at least give us some information about Axis Towers.

a large part of constructions are really stopped. and about 70% of already concstructed living houses are empty. mostly because of financial crisis.

by the way these pictures of future projects look nice but in reality it is much less atractive if you add what is happening around it.

about investors, yes Georgia gets money from other countries, mostly Russia - and I beleive about 80% of it is hidden.

what about busses, DAFs are hardly moving already producing terrible sound, no conditioning, doors are opening for a minute or so and also closing not faster.

Big Bogdans are new but after a single ride one can feel half of them won't move in a couple of years. Small bogdans are much nicer but most of them are just about 5 years old and already need maintenance.

Месторасположение проекта. Зона застройки включает в себя территорию ипподрома с прилегающими земельными участками, общей площадью 53 га. Плоская чаша ипподрома окружена с южной стороны горным хребтом, высота вершин которого достигает около 80. При въезде на территорию расположена парковая зона с высокими многолетними деревьями различных пород – платанами, соснами, елями. В целом, район отличается обилием зелени и сочетанием различных полярных ландшафтов – крутого горного хребта, больших уклонов рельефа с плоской чашей ипподрома и достаточно ровной парковой зоной.

Район Тбилисского ипподрома является одним из излюбленных мест отдыха горожан, они здесь совершают пешие и конные прогулки, занимаются оздоровительным бегом и физкультурой. Реализация проекта застройки стала возможной благодаря переносу ипподрома за черту города, с сохранением основной деятельности и строительством новых профильных сооружений.

Принципы реализации проекта. Концептуальное решение проекта планировки многофункционального административно-общественного района основывается на нескольких базовых принципах:

1. Максимально бережное отношение к окружающей среде, стремление сохранить ландшафт, озеленение, деревья, придающие своеобразие застраиваемой территории.

2. Зональность. Территория района разбита на несколько зон, каждая из которых имеет свое функциональное назначение. Как показывает практика, подобное расположение обеспечивает оптимальное использование застраиваемой площади и облегчает последующую эксплуатацию. Основные зоны: общественная, коммерческая, рекреационная и зона перспективной застройки.

3. Привлечение людских потоков и управление ими. Поскольку комплекс должен стать местом проведения досуга населением, одна из основных задач заключается в создании удобных условий для пешеходов, которые при попадании на территорию, должны как можно дольше на ней находиться. А рост популярности района среди населения прямым образом увеличит престижность расположенной на его территории недвижимости.

4. Эксклюзивность. Проект должен предлагать продукты, которые на сегодняшний день вне конкуренции на рынке недвижимости Тбилиси, в части как архитектурных, так и инженерных решений.

Зонирование. Территория района разбита на несколько зон, каждая из которых имеет свое функциональное назначение:

- коммерческая зона;
- рекреационная зона;
- зона малоэтажной жилой застройки;
- зона многоэтажной жилой застройки.

Застройка коммерческой зоны представляет собой комплекс зданий, размещенный на двух платформах, занимающих площадь в 10 га и находящихся на отметке, превышающей фактический уровень земли на 9 метров. Непосредственно здания расположены по краям платформ, а пространство между ними использовано для формирования центрального прогулочного бульвара. Пространство под платформами использовано для размещения проездов, технических помещений и трехуровневого паркинга на 7 000 машиномест.

Первая платформа, формирующая общественную зону, спроектирована в духе «городской площади». Главный въезд перетекает в основную пешеходную эспланаду, началом которой является просторная круглая площадь диаметром около 80 метров, амфитеатром спускающаяся к водной глади реки.

Архитектурная группа, окружающая круглую площадь, включает торгово-развлекательный мегацентр «City Mall». Сразу за «воротами» по обе стороны главной оси движения высятся многоэтажные административные здания, каждое из которых притягивает взгляд необычностью и разнообразием форм. Все административные здания рассчитаны на организацию бизнес-центров класса «В».

Вторая, коммерческая, платформа воплощает в себе концепцию финансового центра. На ней в основном расположены административные здания, в которых должны разместить свои офисы банки и прочие финансовые институты. В целом, здесь предполагается создание делового центра для всего региона. Учитывая, что Грузия является транзитной зоной, имеет достаточно либеральное законодательство в сфере финансов и банковского дела, финансовый сектор рассматривается как одна из потенциальных точек роста экономики. В последующем успешное развитие данного направления вполне может обеспечить Грузии региональное лидерство.

С северной стороны платформы открывается перспектива на три 30-этажные жилые башни, вырастающие из горизонтальной плоскости трехэтажного «стилобата». Строгий метрический ряд этой части застройки контрастирует с богатством объемов, расположенных с южной стороны – это 10-этажное здание пятизвездочного отеля «City Palace» с высотным атриумом-вестибюлем, и присоединенный к нему галереей эллипсоидный «Congress Hall», вмещающий несколько тысяч человек в качестве зала торжеств, конгресс-холла, концертного зала или выставочного комплекса.

Знаковое здание комплекса - это 52-этажный небоскреб «City Tower» сложной формы, перекликающейся с очертаниями развевающегося флага. На первых 30 этажах предполагается разместить офисы класса «А» для международных финансовых институтов, транснациональных корпораций и посольств; этажи с 31-го по 52-ой будут заняты элитными резиденциями. Будучи своеобразным высотным ориентиром – маяком в застройке комплекса, здание «City Tower» должно стать самым высоким не только в Тбилиси, но и во всем Кавказском регионе. А вместе с расположенным рядом 18-этажным административным зданием, «City Tower» формирует своеобразную арку, замыкающую пешеходный бульвар.

Общий объем застройки коммерческой зоны составляет 500 тыс. кв.м.

Рекреационная зона, общей площадью 27 га, включает непосредственно парк, искусственную реку и набережную.

Искусственно созданная река, протекающая на территории, выполняет ряд функций. Во-первых, перекликаясь с рекой Курой, протекающей по Тбилиси, привносит традиционность в облик комплекса. Во-вторых, набережная является отличным элементом рекреационной зоны. В третьих, река условно отделяет коммерческую зону с современной высотной архитектурой от жилой, представленной малоэтажной застройкой в традиционной тбилисской манере.

Основополагающее внимание концептуального решения было уделено городскому парку «City Park», который располагается в существующей зеленой зоне. При проектировании парковой зоны были использованы существующие пешеходные дорожки, новые же были трассированы без сноса деревьев. Развлекательные и спортивные сооружения предлагается размещать также на свободных от деревьев площадках – манеже, и других местах, где будет произведена санитарная обрезка и очистка малоценных пород, поросли.

Парк будет состоять из следующих секторов:

- сектор пассивного отдыха, представляющий собой ряд прогулочных аллей в укромных уголках парка, вдали от шума и массовых гуляний;

- сектор развлечений, в котором будут расположены аттракционы и кафе, - основное место проведения досуга молодежью;

- спортивный сектор: теннисные корты, футбольные поля, беговая, велосипедная и конная дорожки;

- детский городок: огороженное абсолютно безопасное место для прогулок с детьми и игр;

- спортивно-прогулочная зона на горном склоне: «лестницы здоровья», прогулочные тропинки с различным уровнем уклона.

Парковая зона постепенно переходит к урбанизированной части комплекса, где окаймляет водное русло, проходит вдоль всего общественного многофункционального центра и завершается небольшим сквером. А в окружении самой высокой точке хребта, где произрастает аллея из хвойных деревьев, предлагается оборудовать видовую площадку.

Проектируемая искусственная река начинается с ниспадающего с платформы водопада, который уступами вливается в русло, проходящее вдоль всего комплекса. Живописное по конфигурации и попеременное по ширине водное пространство притягивает к себе и посетителей парка, и покупателей, и работников офисов, и местных жителей будущего комплекса.

Вдоль набережной люди гуляют, общаются, отдыхают в прибрежных ресторанах. Многочисленные бутики, кафе и рестораны будут размещены в два уровня с торца платформ по всей их длине. Сцены для уличных выступлений, мостики через реку, причалы для лодок, курсирующих по реке, зеленые аллеи, скамейки и памятники – все это должно придать набережной уникальный колорит и обеспечить популярность среди населения Тбилиси.

На южном склоне участка, с сохранением разнообразия флоры, уступами, поднимаясь в гору, размещена зона малоэтажной жилой. На 9,6 га территории запланировано строительство элитного коттеджного городка общей площадью 55 000 кв.м. При этом дороги и проезды пробиваются с учетом горизонталей рельефа. Образное решение фасадов, выбор отделочных материалов, планировочные решения выполняются с учетом национальных традиций. В непосредственной близости от небоскребов делового центра, утопающие в зелени, индивидуально спроектированные, эти дома станут воплощением комфорта и респектабельности

Кроме того, два участка общей площадью 4 га выделены под многоэтажную жилую застройку общим объемом до 120 000 кв.м. Расположение участков удобно для строительства квартир бизнес-класса.

Таким образом, проект предусматривает строительство объектов недвижимости общей площадью порядка 675 000 кв.м. По оценкам, затраты на строительство составят порядка 700 млн. долл.США, срок реализации – 8 лет.

^^It is a really great project called CITY CENTER, which is situated on the territory of Tbilisi hippodrome and includes a shopping and leisure mall of 7 floors, administrative building of 23 floors, three 30 storey residentials and 52 storey City Tower. The project seems to be a conceptual area for the development near the city center of Tbilisi. The news doesn't say anything about the date of start and end of the construction.

Hi, new here.

Kempinski is on hold - has been for a while, but they keep talking about getting the word go. I have some pictures and floor plans of it, but it doesn't look like I can upload them here.

I understand that Axis Towers was being built by a construction company which either ran out money, or had a lot of their money taken by irregular means, whichever way you want to look at it.

I also heard a rumour that Rakeen have finished a lot of their men, but I haven't seen anything in the news about that yet. I'm not sure what that means for all of their projects here. Unfortunately Rakeen are, one way or another, caught up in the complaints being made by the opposition here - i.e. they bought a local TV station and the land at Mtatsminda but the opposition say it rightfully belongs to the family of Badri Patarkatsishvili.

The Hyatt hotel seems to be treading water too, I haven't seen any activity there the last few times I've been past the site.

Generally, there seem to be a lot of projects slated but a big fear of the economic unknowns.

At least Radisson SAS is almost finished. But sad about the other projects :(

There's a new project which Ramboll are involved with coming to Batumi - Black Sea Hotel & Residences. There are two rhomboid-shaped towers which will each sit on top half of a split/connected podium/conference centre - I think a 22 floor hotel and a shorter apartment block (I think between 14-18 floors).

It's near the university - the foundation works are due to start soon, which involves a lot of piling, waterproofing, and 2 underground levels. This is scheduled to take about 6-7 months - after that it's anyone's guess when they'll start building upwards.

The Kempinski, as I know, will be a 200 room 7 star hotel with parking for 285 cars, a ground floor bar, first floor main restaurant, 2 ballrooms, business centre/meeting rooms, retail space and a health & fitness centre.

The project involves demolishing everything apart from the existing facade on Rustaveli Avenue.

I come "under" the central station on the metro quite often, but I'm not sure how far on they are with it. I know it's being done by GRDC, and I know they were working on it (unlike some other of their projects I could mention, like Lisi Lake and the now, seemingly, abandoned Cinema City).

I'll try and take a look some time.

I live in Tbilisi whole my life I was born here I'm 21 years old I rembeber everything happening to public transports here.

Fierst of all Buses and Marshutkas are City mafia. they introduce very old holland buses and new awfull Bogdan buses the design of Bogdans is just "nastY' and secodn none comfort, absolutely awfull, buses are small they're always overcrowded stopped in jams, there's about 37degree of heat in them, and no one can breath.

the same thing to Marshutkas there ale lots of them in very bad condition making mmuch more traffic accidents then buses,

Neither Buses nor Marshutkas have any schedule. the run as they want. Noone can be sure that the numer of bus you're waiting ever comes.





They shut down tramway and trolleybus and replaced them with pollution full buses, and they say that city don't need electric transport that it's old archaic and none uses trams an trolleys around the world anymore.


You don't even imagine how the city public tranport mafia is spreaded here. they do what they want don't ask anyone.


in 2006 there were left only 1 tram line of 12 km long and 2 trolleybus lines.

while Tbilisi had 110 km tramway network when it was fully spreaded. more then 18 lines.
trams were first introduced as konkas in 1883 and in 1904 changed to electric tramway by belgina annonymus group.

it was alive since 2006. in tbilisi 102 years and they just through it off.

If tramwayman is georgian, why he never says about recently renovvated park near TV tower, new delfinarium in Batumi or the Tbilisi-Batumi highway which is far better now than it has even been..., just tell me why? As for the buses, ok i agree that they are not the best, but come on guys they can not change all the vehicles in 1-2 years. It needs time. We had very bad buses etc. in Azerbaijan. They have started to change only 2 years before, now we have mainly new MAN and Daewoo buses in Baku, but in the other cities we still have those "marshrutkas", PAZ and Otoyol. So we have much things to do as well.

You guys are ruining a perfectly fine thread. Nobody gives a shit about buses in Tbilisi, one way or another. The truth is in between - there are good/new and bad/old buses, just like in any other city. And this is an international part of the forum, show some decency and post in English or everyone will avoid this thread because foreigners usually don't speak Georgian language.

Now get back on discussing projects and construction in Tbilisi, not vehicles and politics.

”ქართველი რომ ყველაფერში ყველაზე მაგარია” საქვეყნოდაა ცნობილი. ეს იმდენად მტკიცე აქსიომაა, რომ საქართველოს საფეხბურთო ნაკრებისა და თვით “ოპოზიციის” არსებობის მიუხედავადაც კი მის ჭეშმარიტებაში ეჭვი მაინც არავის ეპარება.
