I know, I read it last week :) Super interesting. Hopefully it's not just a vision.

PS-Cross post a snippet to SSC to generate more traffic to both the Tulsa Development Thread and your blog btw

Do you mean post a link back to SSC? I think I've done that before, if not I know I have with other sites. If this is what you mean than I'll try to remember to do that every now and then. And thanks for reading my blog. :)

The GreenArch development does seem as though it is finally gaining some traction. Hopefully construction begins soon.

No I mean making it a quasi-news article like I do with my posts. Then link to your site with a read more line. It helps renew the Tulsa Development News page and will have a link to your site as well. It's a little win-win for both SSC and your blog

I'm not opposed to the park, per se. Just the location. And to all those who think Turkey Mountain is a dead and boring place, I encourage them to visit and maybe walk off a few pounds.

New downtown development well under way
For downtown restaurant owner Libby Auld, the metro lunch rush is a welcome midday addition.
Auld says she loves that environment because of the city's ability to maintain a small-town feel.

"I love it because I've worked all over Tulsa and it feels like it's its own little community," she said. "It's got a small town feel because you walk down the street and you see half the people from lunch."

But Auld would like to see the community grow.
Crews are moving right along on a project just blocks away at 2nd and Cheyenne.

"We are building up a floor every two weeks," said Don Summers, Flint Co. construction project manager."

After 30 years being vacant, downtown Tulsa building may be revived

The owner of a downtown building that has been vacant since the 1980s - and is uninhabitable because of loose asbestos - says he wants to turn the structure into high-end condominiums.

"There is going to be nothing like it in Tulsa," said David Horton of David Horton Ministries. "We're talking about glass and steel and balconies like something you would see in Scottsdale," Ariz.

The seven-story structure at 1720 S. Boulder Ave. has been vacant since the 1980s. Five years ago, it was included on a list of 69 vacant downtown buildings targeted for abatement through either rehabilitation or demolition.

The other buildings still being monitored by the city include:

1416 E. 11th St.: A local investor is negotiating to purchase the property. The owner has stated his intention to rehabilitate the structure for commercial store fronts.

121 W. Fourth St.: The building, commonly known as the Coney Island Building, is tentatively scheduled to be demolished in March.

1320 S. Cheyenne Ave: An investor has made an offer to purchase this empty synagogue.

Here's a newly published article by the Tulsa World which talks about the boom in downtown. I decided to quote more than normal since I found the information pretty well written and detailed.

Downtown Tulsa development is*booming

...Downtown residents and business owners such as Babcock are at the forefront of one of downtown Tulsa’s most significant overhauls in decades.

With new museums, more affordable housing, restaurants and two long-awaited grocers, 2012 could be the year that determines whether downtown has the makings of a destination retail, dining and entertainment district, along with a strong residential component.

Nearly $386 million worth of development projects are either under construction, announced or recently completed, according to a tally by the Tulsa Metro Chamber.

DOWNTOWN PROJECTS

1. Griffin Communications

Griffin Communications is building a new home for KOTV/News on 6, a handful of its other Tulsa properties and 185 employees. Scheduled to be completed later this year.

2. Brady Park

Taking the place of the now-demolished Central Freight loading docks, the new park will include green space and a “water feature,” along with geothermal wells that will help heat and cool the renovated Mathews Warehouse on the other side of Brady Street.

3. Mathews Warehouse

The old Mathews Warehouse building is undergoing a major reconstruction and will include the future home of a Philbrook Museum satellite location and the Zarrow Center for the Arts. Scheduled to be completed in May

4. Oklahoma Pop Museum

A 67,000-square-foot museum dedicated to the creative spirit of Oklahoma’s people and the influence of those artists on popular culture around the world.

5. Fairfield Inn and Suites

The $11 million project is set to be finished in October and will have 11,000 square feet of retail and restaurant space, as well as a bar in the lobby.

6. Hardesty Arts Center

The Arts and Humanities Council of Tulsa’s $18.3 million project is on schedule to open in the fall of 2012.

7. Brady District Flats

The $8.5 million, 40-unit building will be aimed at downtown workers looking for more affordable living options with a walkable commute. It will feature 40 units with rents ranging from $470 to $1,100.

8. Metro at Brady

Apartment building includes 75 units with a swimming pool and parking garage.

9. Boulder Bridge

Crews began Jan. 3 on the project that links First Street to Archer Street. The $8.3 million project is scheduled to be done in late summer to replace the structure that was built in 1929 and closed more than a decade ago.

10. City Parking Garage

Construction of a 260-space public parking garage is on schedule to be completed in the spring and is intended to help ease the demand for parking expected as One Technology Center and BOK Tower add tenants.

11. Archer Market

A Blake Ewing project that will have a market and restaurant on the base floor of the Detroit Lofts apartment building. Scheduled to be completed this spring.

12. Cam’s Grocery

New full-service grocery store on South Detroit Avenue will include fresh produce, deli and restaurant. Scheduled to be completed this spring.

13. Rib Crib

The Tulsa-based chain has signed a lease for a space in the Blue Dome District on First Street at Detroit Avenue. It’s the first downtown location for the barbecue restaurant company that has expanded to 45 locations in eight states.

14. Greenwood Lofts

The mixed-use development on the southwest corner of Greenwood Avenue and Archer Street is expected to begin in the next few months. A similar project is planned for the southeast corner of Greenwood and Archer.

15. Urban8

Eight single-family detached homes ranging from 1,900 to 2,800 square feet. Construction expected this spring.

16. Hartford Commons

A 142-unit apartment building with 200 on-site parking spaces. The project is still pending and is being done by downtown entrepreneur Elliot Nelson. Construction expected in late 2012.

17. Albert G’s BBQ

Owner Chuck Gawey is working to get into a place on East First Street in the building directly east of McNellie’s Public House.

18. East End Village

Developers Mark Larson and Travis Skaggs plan 50 rental units and commercial space at the former Bill White Chevrolet site.

"George Kaiser Family Foundation (GKFF) has purchased more than 55 acres of land adjacent to River Parks near the pedestrian bridge at approximately 31st and South Riverside Drive. The vision is for an expanded park area that gives Tulsans more space to play, rest and gather along the river."

They are looking to spend upwards of $150 million and are now taking public input. Any construction would not likely occur until around 2014. http://agatheringplacefortulsa.com/

Is Tuksa entering a second wave of downtown housing?

With two new housing projects recently announced, one very large one just completed, two hopefully nearing groundbreaking, and more than ikely more in the planning stages, I think we are entering the second wave of downtown housing.

This is Urban8. I believe the buildings behind it are the future Elliot Nelson project.

A good read about the Brady District Boom. This area will be gorgeous in 5 years with new art galleries, museums, parks, and restaurants. Not to mention residents due to new apartments and dorms!

The Henry Zarrow Center for Art and Education represents a kind of re-emergence of the Brady District, University of Tulsa President Steadman Upham said Tuesday during the opening of the facility.

"It's exciting," he said. "We want this facility to be a focal point for Tulsans of all ages, all backgrounds, to come together and share experiences and relationships around art."
