One of my family members is actually a property manager for festival...but i do agree with the general opinion that it could make a good homeless shelter... :scouserd: But anyway...give it 2 years and it will blend in and everyone will be looking up at the glory of our Vision god...lol :bow:

When Festival was about 1/3 of the way done and they started to paint it, I thought it was a real goer...but now that it is completed, I have have to agree that it *certainly* ain't the best! It's just a 00's version of the many 70s mid-riser bland boxes still standing around town.

The roof looks like an ancient foot-rest, the kind you'd find in a very old office building, beneath a skeleton, under a desk.

I hope it is designed to rust... That might add some excitement to it.

From that angle, it actually looks good but from others, its just complete crap.

^^ Lookin at that last pic, I reckon if they had of only used better lookin glass the whole building would have prolly looked pretty decent - like if they had used reflecive either blue or dark green glass without all those white deviders all through it - it'd make a HUGE difference!

I think it would have made a huge difference if they had chosen to use dark window frames instead of the clear anodised aluminium. If you look closely at the Charlotte Towers photo taken from the rear, you can see that the window frames used there are dark.

Well, devine have bought the site at 333 Ann street (the old panorama sky site) for $11.1 million. I hope they don't screw that site up also!

Why do I make comments like this? because it's true! At first I liked the design but then they just decided to change all the exterior colours and glass!! and that stuffed it up!!

Last minute changes like this where the exterior finishes are cheapened are not the architects perogative. The architect has no interest in deliberately degrading their work. Remember for the architect high profile projects like this are a marketing tool. The architect would of course prefer to use the best of everything.

When a project's materials and finishes change like this at the last moment, for 99% of the time it is because of the developer's penny pinching. In comparison to the other components of a building it is very easy to cut costs through downgrading the quality of finishes, and hence it is the first area that bears the cost saving brunt.

I am an architect myself and I see this happening all the time in my office.

Architect's got a lot of blame for the finished quality of buildings these days. And some instances can be attributed to the architect's ineptitude, but the vast majority of the downgrades are the result of the cost cutting.

We should also note that buildings like festival can take a couple of years to pass from initial costing to built product. And with the cost of labour and material rising very fast, we are seeing many projects cheapened significantly as it comes time for construction. This phenomenon will be a quality inherent in Brisbane's built product for the next few years.

I think its just the difference between individuals. One reason why comments should remain objective rather than making personal attacks or smart arsed comments towards someone who voices an alternative opinion. All opinions, objectively expressed, are equally valid even though the majority may disagree with the opinion.

As I have said before, I think the window frames and the horizontal dividers are the worst feature of this building. The effect would have been totally different with dark frames and maybe a slight dark tint to the glass. I'm still undecided about the green colour.

Duke you're the biggest Devine fan on this board, so if you got your doubts about it then that's probably saying something.

Anyway, let us cast this one off into the wastelands that are the archives seciton. Don't think anyone is going to be taking any more happy snaps of this one.

was in the city last night. gotta say, at night - this puppy looks pretty schmick actually. The green gets muted a bit, and all the glass fades in. Might not be a looker in the day, but damn good at night

Oh my, this building is growing on me. It is best viewed from King George Square. And another reasonable angle is from Southbank/Victoria Bridge (between Casino and 111 George). I still maintain that some graffiti/street art would look good at the lower levels to cover up the green from streetlevel view, though I doubt that to ever be a possibility in this city.

Ha ha is that why the sky is bright tonight... I can see a lot more light from the city than normal (without being able to see the city itself, aside from the Riparian spire)

I was at Roma St Parklands today, and swear I could see big signage on top of the building, 'Festival Towers', similar to the way the Casino signage is lit up on top of that building... it's turned an OK building into something worse!

I just saw an ad for Festival Towers on TV. It was different to most apartment ads, it had a kind of crazy-warehouse-fire-sale vibe to it. You know: "It's Devine price madness!!" "These apartments are walking out the door from only $416,000!!" "This offer is never to be repeated!!!!!!"

The black window frames on charlotte towers make it look so much nicer, despite them both being a fairly similar design.

Even ugly buildings seem to have a angle where they look alright given the right conditions. But looking straight up and with the building glistening in the sun on a beautiful summer day Festival Towers still looks pretty dodgy :(

I like it too. It is different to anything I recall seeing albeit boxy.
