Yes, its already u/c. It will be the country's most luxurious residential tower. A unit costs a lot of $$... According to Francis, it is about 5 storeys high already (right?)

that was last month Ryan.
Now, construction is already at the 10th and 11th levels...heading it's way up pretty fast. the base and foundation took the longest time to finish.

yup indeed...

it was featured in one of The Star's columns last week. it came with a whole set of shots of the model unit. amazing!! and the rooms looked so big (probably cause of the high ceiling)... it's as if it was in some palace or Malacanang or the presidential suite of some hotel in DC...

that means they feature it every week and in each major dailies?
as of last month, about 50% of the units were already sold...
and this one claims itself of not having a single square meter of commercial space, everything will be residential. no skywalks connecting to any of the structures around the area, plus maybe high walls. i forgot the price, it's something like 24 - 50 million? a broker sent me a quotation last year. i'll check it again on my inbox. oh by the way, the feature said it's shaped like a letter "Z" and the occupants of the extremes will have a 270 deg view outside! that's cool!so is the price!

wow! that expensive eh? how much was roxas triangle going on before? i am suprised they decided not to build the 2nd twin tower because it's one of my favorite building and designed by SOM!

Shang has more expensive units Edmund. ORT is selling at 28 millions only. but Shang seems to be more marketable than ORT. The twin of which is officially cancelled, too bad. But who knows, in the future, we might see another construction in the area (which is still fenced at present)...this time probably a taller tower. I can actually see the upper part of this tower from where i am sitting at office...and took several photos of it last December.

The features and amenties in this tower might be much more superior than ORT so that makes up for its high cost difference...:cool:

too bad about roxas triangle....not too crazy about the design of the shang though based from the renderings....kinna goddy imo :)

I agree. Roxas triangle was clean, fresh and modern. While Shang is nice, but too tacky and full of it. It is overdesigned.

there's a life size scale model at Shangri la mall at ortigas (as well as on Shangrila hotels), and i got a handout from the sales and marketing guys. it says the floor to floor height is 3.2 m. does that mean the thickness of the flooring is 0.2 m? that would make the floor to ceiling height to be 3.0 m as ive seen from the papers.

@francis, most likely, since there has to be some thickness in order to stop sound from the lower floor... so this one is a sure 150m building, and could be more.. it looks like there's something on the roof, a slanted thingy, that could give it more height..

yes right Renell. who knows, that might be about 5 floors or something. must be housing the elevator and ventilation machines. its now going up real fast. if Manansala goes up one floor in 6 days, this one seems to go up one and a half in one week. hahaha...they must be beating the 2005 deadline? i dun think its doable. probably 2005 or later.

well 2005 is only 8 months away, and besides the structure itself, you also have the interior, which is important for residentials like these. so they must be rushing wherever it's possible

This is quite fast in Philippine standards. Normally buildings in the Philippines take longer because they have to use high quality materials and methods of construction due to the earthquake and typhoon threat. Maybe they have better technology working for them and a lot of construction workers.

maybe the technology has indeed improved.

this one is not yet to the height of the Columns (i think), but it soon will be. i still havent passed by it thoroughly. it's quite hidden.

Renell, try this once...from MRT Ayala...go thru that exit that passes thru the newly opened extension of SM makati (3rd level) ...then it goes thru Glorietta...then walk til u get to Landmark....the take the walkway thru Greenbelt 4, then off u go heading at Enterprise. before u reach enterprise, u wud see the Shang tower u/c site. now, u can go to Enterprise from MRT w/o taking the roadway.

I know thats pretty cool... I saw that little passage way in SM last december, meaning that you can go all the way to enterprise without stepping on the ground/street and getting hit by rain drops. A good place to take pics of Shang is to go up the elevated walkway and take pics from there, so you can see what is really going on without the fencing covering your view.

hahah...that elevated walkway has part of it that goes thru the parking level at the back of Manila bank bldg. just go to the 4th level when u go there. i think i took my avatar from that location.

the guard (not in uniform) was busy arguing with his girlfriend/wife so i made myself busy at taking pics. Renell, be cautios tho...the whole metro is very strict this summer. u know the threats. just be friendly with them. or u might want to talk with them in French to end the discussion right away :D

hmm.. well i still have 10 or so days here. i hope i have time to check that place out.

yeah, it's funny how the secutity of these corporate buildings react when you take pictures, i was pissed when the security was giving me a hard time before when i tried to take photos of tower 1. he said i cant take photos from the sidewalk so went across the street and take photos and he said i still can't!

when i attempted to take Shangri la photos from across the street...this guard at 6772 (?) said i should not. but hey, it's shangrila, and not 6772 (where the Brit Embassy is)...uh well, i ended up taking pics of a street boy selling newspapers.

I hate it when there is dirt on the windshield that destroys the picture... Also, when the flash goes off and there is a huge reflection of the dashboard on the picture. At those times i lower the glass. But when i do that, ppl see me taking pics and either give me a weird stare or a short laugh.

Anyways, back to topic. So this is around the 10th floor? How many cranes operating, 1 or 2?

only one GreyX. i don't think two cranes can be accomodated on such a congested area where the construction is. neighboring towers are only several feet away. Greenbelt Parkplace is real huge so 2 cranes were used. now there's only one up there since the lower tower is already topped off. i haven't visited the site for quite sometime. any news Renell? the last time i saw it...construction is already at the 11/12/13 levels. unlike Manansala or Joya, this one was only sold/launched locally (i guess). and to date, it's more than 50% sold. not bad considering the price.

residentials now have to think of unique concept that sells out to their target market.
this one targetted the Class A, B market. and it claims that there's no single square mater that's alloted for commerical purpose, everything is residential. so probly,that's the unique thing about it. expect other unique projects to see out fast...think of Serendra, it's the very first time for RP to have such a residential complex planned that way. Penhurst has a different mode of selling. I think some other projects followed its scheme. like Kensington. Now what about GA Tower...? it's financed by Pag-ibig and monthly amortization starts off only AFTER the tower is built! that made it sell out like hotcake...in 3 month time, only about 3 units are left.

from greenbelt it's visible, but unlike One Legaspi, it has tall neighbors. i'd like to see it when it's topped out. when is this one due? i guess the top out would be 6-8 months before it's due

so its pretty tall already. i mean quite tall. hahaha, of course i cant see it from the lowrise cityland, the cityland tower is blocking the entire view of the skyline anyways!!:D

btw, construction as per my last visit is now at the 13/14/15 floors. u see, constructions are being done on several levels at the same time! it's gradually showing up in makati's skyline!

btw, i discovered something last Tuesday when i went to the edge of our office...that part adjacent to Manhattan Square. The top of which seems to be identical with Shang's Slopey top. ill post a pic next time!

this new tower will be a nice nice addition to the Makati skyline... with its classical design (not exactly now the architecture).. it seemed majestic like the Enterprise beside it....yeah... it's construction is quite quick two... it has already topped its adjacent low rise buildings...

plus i haven't seen 'helipad' on the building specs.

btw, they're now past the 12th floor. normally, there's no 13th so theyre working now on the 14/15th floors. i could see this slowly emerging out of the skyline if you take Skyway from the south. and i could part of it from one side of our office.

the shang is located in a good area. i can not wait to see it get higher and be part of makati skylne. the top of the building should be nice especially at night when it is lit!

Edmund, i took that when i was practicing of using the SLR cam i was supposed to buy.
Pau...you got a strategic location being near Ayala Center. I have no digicam. so there, just plain documentaries without the photos. It costs a lot to scan film negatives. You should try sneaking thru buildings. Then take pics. :D But hey, don't do that illegally. Make it subtler. Like you got a business there or something.

Sneaking thru buildings is fun. Last year, same month, me and my classmates went into the 54th/F of PBCoM (before that, we passed our resume on the 40th floor something...then using the elevator, we go up to each floor until we reached the 54F). We stayed there for about 1/2hr! Fortunately there was no guard so we enjoyed the view (about 300 degrees):banana: The floor is still vacant that time...ang saya! :carrot:

The other 60 degrees is already a plain wall, not glass. ganda pa naman ng weather nun. and yeah, that unforgettable RCBC sneaked! :D The guard on the next floor caught us, and asked "bakit anjan kayo?" I told him "Nagpasa lan po ng resume" (which was a wrong alibi) that's why he said, sa 10F(?) lan kayo dapat mapasa ng resume nakaabot na kayo dito?!" Si Francis naman, "tinitingnan lan po namin ang panorama" (e ang hina nyang magsalita, and the guard didn't understand I guess)...Next thing? Inunahan na namin ung guard. Dali-dali kaming bumaba dahil baka tingnan pa ung ID namin. hehehe. :lol: That was really fun. :D

the last pic is from Paseo de Roxas, just beside Citibank.. you can already see the crane and to upper tip of the Shang's construction... It is already past the lower building along Ayala... :D

I was in Shangri-La this morning and I was able to take a couple of pictures of the Shang... this was stolen shots... I didn't tell the 2 salespeople that I'll take pictures.. hehehe :D

heheheh... actually... I just went near the model and just shoot and walk away.. hehehe.... yup it is in the Shangri-La mall in Shaw.....

the first pic, I hid behind a board of renderings and the second, I timed it while the two sales people are in the phone then shoot and walk away.... of course I made it sure that no guards are looking.. hehehe....

the Residences.. hmm.. but it is inside a shop, I'm not sure if they'd allow me to take pictures...:D I'm planning to take pictures of the Columns model in Glorietta4...:D

yeah... it is tall... 33 storeys I think is the tallest.... but from the current looks of it in construction and compared to the model... i think it would really surpass the enterprise... or at least the smaller Enterprise...

Enterprise has 40 and 30 storeys respectively. Right Renell? ORT is about as high as the taller tower. but Philamlife is taller than the taller Enterprise. Hopefully, Shang would be taller than Enterprise really. floor to ceiling height for Shang is...errrr, i forgot. i think its 3.0m? ORT has about 2.8m

the site is quite outdated. from my observations, i think its now nearing the 30th floor of maybe beyond that. if you are at mandarin hotel, near the Paseo, Makati ave intersection, you would notice how this tower would change the skyline of makati.

price is at par with Essensa and ORT. Essensa was a success as per press releases, ORT was half-sold out. this one is now 60% sold out. Hopefully, more Chinese people would be enticed to buy a unit here. This project is for those who wants privacy. Whilst Soho Central in Mandaluyong claim to be connected to Shangri La and MRT with commercial spaces on its podium, this one claims there isn't any single square meter dedicated for commercial purpose. Maybe this also means there will be no helipad whatsoever.

im not really sure how tall is it now. but floow to celing height is higher for this one that Ayala standard. it would be reall tall anyway. This must be as tall as Enterprise Tower 1 when topped off. Well, the roof isnt really flat, but there might still be provisions for a helipad, tho i havent seen any on the specs. Who knows, that top opens up automatically and there goes the helipad.

i realized something today. if you're passing thru Buendia from Taft, you would see Cityland Makati Exec tower...all with that fresh new red stripe that runs vertically. But this is no good...especially true because you would see OLP on the backdrop, standing so tall and elegant.

no, i think it would be the trapezoidal top that would make it taller than Enterprise 1.
We might need some trigonometric calculations here to compute the height of Shang based on the photos we got.

Lighted at night! wow this will be one of the best looking building at night when seen from Greenbelt. Right now Enterprise is the most well lit building visible from Greenbelt.

Enterprise is probably the most lit in the whole CBD.
Now, PB Com is competing with Philamlife for having the most floors lighted up at night along with Summit, Enterprise and RCBC. But since most tenants of RCBC and Summit are BPOs, these two are more lighted up beyond 9 pm.

yes, exactly @ Dvorak. I think my company is also a BPO. work from SW, MI, FR, IN, IT...etc were brought here. These are the types of businesses that caters to foreign clients. So they have to be up and about round the clock. Ours is til midnight. But most of them are 24-7, parang 7-11. And these are the ones that usually have the capital and budget that they can afford to rent grade A office spaces...(not with our case)...and give their employees all the comforts and a very comprehensive compensation package (errr...i think my co. qualifies to that)...there was a boom of BPOs in the last 3 years so most office towers that were just built in 2001 and beyond were the ones who enjoy high occupancy rate of these BPOs.
These include:

PB Com - less than 10 floors of its 53 floors are NOT lighted up every night. And about 20 floors are still lighted up beyond 12 midnight. With the coming of HSBC Customer Care Center, plus expansion of E-telecare, plus dozen of others...the whole tower is now almost full.

Summit - almost all 37 floors get lighted up every night. And only about 5 floors are not lighted up beyond midnight. It has Sykes, Convergys and People Support Call Centers and Hewlett-Packard-Compaq.

RCBC - since this is a PEZA certified IT Zone, it attracted so much BPOs (remember the benefits of being into IT zones?) And now, tower 2 is almost full considering that these Towers are relatively new...and expensive too. Tower 1 is also almost full
. It has a lot of BPO tenants inlcuding hi-caliber non-BPO tenants like the AUS and Canadian Embassies, Caltex, United Nations, HSBC, etc.

Enterprise - It has received PEZA accreditation recently. And if im not mistaken, it only has 2 contact center tenants. But it's one of makati's office address that has equally hi-caliber non-BPO tenants, like Sunlife,Pru-life UK Insurance Philipp Morris, Punongbayan Law Office, Sg Embassy, HSBC, etc. so all floors are lighted up at sundown but only 2 or 3 beyond midnight.

GT Tower - I believe this received PEZA accreditation as an IT bldg (different from IT zone) as well. And when i visited the building last saturday, it indeed seem like about 3/4 of the floors are occupied. Its tenatns include Toshiba, Accenture (who occupies several floors), McCann, what else? Metrobank of course, Aus and NZ Banking Group, Dupont, etc. there are a lot more. I forgot them. Sorry.

PhilamLife - it enjoys an almost 100% occupancy rate, with mostly american companies, I dunno why. Probably bec of the name. All floors are virtually lighted up at night, and since it has floor to ceiling clear curtain wall, it seems to be flooded with light when seen from a distance.

Burgundy and ExportPlaza - these towers are gradually gaining some tenants. I could see the upper most floors of these two lighted up at late night. These are probably BPO tenants.

Citibank Tower - of course this is the tower that im mostly familiar with. It also has well-known tenants. There is only one call center in the higher tower and probably 2 in the older one. Sample of tenants include - General Motors, McDonalds (the office, not the eatery), Japan Bank for Intl Cooperation (JBIC), Citibank of course, Errr...Korean Exchange Bank, Siguion-Reyna Law office, Del Monte, Cargill, Monsanto, Fuji Bank, American Chamber of Commerce, Boehringer Pharma (the maker of Pharmaton, Bisolvon, etc), Romulo Mabanta Buenaventura Sayoc & De Los Angeles Law Office, Phil Geothermal Cor...etc. tama na. pagod na ako mag isip. :D

RCBC Plaza - according to my friend @ Colliers.. they're just 65% occupied now. It is becoming a high risk building as a lot of embassies are moving there. The embassies at BPI Buendia are transferring there too. The joke nga eh.. sama sama na sila don.. so isang bomb lang.. sama sama na rin sila.. kaya a lot of tenants are complaining and thinking of transferring out of RCBC.

Yes, The Shang Grand Tower does have relation with Shangri-la Hotels. It is partly owned by Kuok with some Philippine partners.

And really another tower? I agree with renell, it cannot be a twin next to it since there is no space. But maybe another similar building somewhere else in MM. Thats pretty cool, i wonder where it will be.

how tall would Shang be? a while ago I went to Philamlife Bldg via the walkway and thru Enterprise... I noticed the floor numbers (1-31) on the Shang... and counted the floors from the 31st floor and they are now on the 41st floor.... and as of now I guess that it is as tall as the BSA Tower beside it less the pyramid... :D

well the Shang and BSA Makati aren't side by side, so you can't really compared them ;) Enterprise Tower I and The Shang is much better comparison. i thought it was already as tall as Enteprise sr.?

BSA Makati is 154m. with or without the pyramid.. i dunno.. and Enterprise I is 172m, so i'm a bit confused to what you're saying:D

Ok, let's clear things up once and for all...:D

- Shang is now on the 38th - 41st level of construction.
- It's now way ahead of Enterprise Tower 2 in terms of height. Five more floors and it will be at par with Tower 1 in height. Without the pyramid, Shang would be a little taller than BSA. With Shang's trapezoidal top, it would definitely be taller than both BSA and Enterprise Tower 1.

I'm just saying that at current construction state... if BSA has no pyramid on top of it.. Shang and BSA is of almost same height...:D

if it is around BSA Makati's height, we can definately rule out this one as being 200m. We had thought it would be, but pau's sightings clears this.

some updated observations:

Construction is now about 3 or 4 levels above the floor where the floor area gets smaller. you know what i mean right?
refer to the photo again and notice the level that im referring to. :D

and from the looks of it, it seems like it hasn't reached the topmost liveable floor yet. and if you will add up the trapezoidal top (what is this called anyway?), that would definitely outdo Enterprise Tower 1 in terms of height. :bleh: :banana: :cucumber:
and that's soooo cool!!! December is the target completion. Or was that top off?

Oh.. i was about to post an update on this building based on my day-to-day observation of it... I'm trying to get a chance to take a picture of it...but wasn't able to... anyways.. I'll try to take one within the week to give you guys a clearer picture of how the top looks now....

is a bit hard to find a location to take pics that would give an equal footing to Enterprise and Shang. Key positions would always an unfair comparison. If you're at MRT Buendia, chances are...Shang would be taller. Ryan's condo could probably give us a par comparison of these two. But im pretty sure Shang would be taller. Who knows, it might surpass Philamlife's height. :D

I took the first photo around 5:45pm which is still a few minutes before sunset... so its quite bright pa.... the second one was 8am in the morning the next day on my way to office...

see how close Shang is from the tip of BSA, and I guess Shang will still have 3-5 floors more before it topping off...

There are 5 floors starting from the part where the building narrows and the trapezoidal top is almost like 3 floors high.

READ FROM ONE NEWSPAPER THAT THE KUOKS have committed to speed up the delivery of their "seven star" Shang Grand Tower condominium in Legaspi Village in July, instead of December 2005 as had been announced.
