Barracks Plaza
Barrack Street, Perth CBD
Under Construction
http://www.aussiehome.com//images/buildings/36/36_LG.jpg
One of Perth’s heritage landmarks, the former Railway Hotel is evolving into a brand new apartment complex, known as Barrack Plaza. Echoing the spirit and architectural influences of a bygone era, Barrack Plaza is an elegant and incisive expression of contemporary design. The rebirth of Barrack Street has begun and the time is right to live, work and play in the heart of the city. A visually dynamic development, Barrack Plaza epitomises 21st century style. While the boldness of the concept will take your breath away, it’s the graciousness of form that will linger in the mind. For those in the know, the rule of thumb in real estate is ‘location, location, location.’ Right now, there’s no better place to buy than Barrack Plaza – it will be a sound investment for years to come. From the moment you arrive, the welcome is a warm one. You’ll find Barrack Plaza apartments on levels 10 – 15 inclusive.

But isn't the building opposite His Majesties a heritage building.
The closest residential tower in that area right now would be Paragon Apts:)

NZer
July 4th, 2003, 12:15 PM
Best of all the old Railway hotel facade will not be removed,so Perth gets to secure a fine old building and also gains a nice contemporary structure:)

100% gain

Gee the render makes it look 60m+. The building next door must be +50m's. But renders seem to always exaggerate I guess. Just like that rediculour Sydney World Tower render that made it look 300m's high :)

im looking forward to this one, the new proposal is a nice design, it will cover up part of the very ugly wp tower and there isn't much high-rise in the area, and it will help clean up the area, and bring some life with the new retail outlets and cafe, plus encourage more development for the area, wow great to see so much action off the terrace, perth's skyline is really spreading out

I'm a bit confused by this thread. First the above and then:

renderings of the origonal proposal, shows how it will fit into the area [current proposal is slightly taller] should look good : from Chris as well

But if it's starting in 2 weeks, shouldn't the new renderings be available? Where did you hear about the new submission. Goto their site or was it in the PCC minutes?

Bottom line - what is the current proposal and when will it start?

chrisaus
July 20th, 2003, 03:08 PM
that rendering was from some graphics website nothing to do with the development. the old proposal was very ugly I like the new one, hopefully we will get 2 tower cranes!

I'm glad they didn't go with that first design. I do like the 2nd design better but I think they should of integrated the old Railway Hotel facade right into the building rather than letting it stand alone. Also it's a very 'concrete type building but it still gets a HUGE:okay:

Does anypone know how apartment sales are going on this one? Usually (not always) that is a good indicator if a proposal will go ahead.

It seems like a small site too (just from pic). Can't really tell.

BTW Little confused. The posted render is the latest. But is the render @ the site the same? A little hard to see.

the first 10 levels are serviced apartments and the top 5 floors have about 50 units, with most sold.

Muse
July 3rd, 2004, 01:30 PM
Yeah, it's the core with its steel reinforments i.e. the rods.

If this mid-riser turns out as good as the render on page 3 of this thread, then it should look very spiffy indeed.

Both skyscrapers.com & skyscraperpage.com state that it will be 18 floors @ 60m/197ft, yet it was stated (once again) on page 3 that it will be 15 levels.

BTW chrisaus, thanks for not using imagestation.com anymore as everytime I visit the W.A.- Perth section, I can never see your pics.

now thats its underway its ashame the design isn't alittle better, a great design plus some good bars and cafes might really scare of the seedy image, though i dont' mind a small part being seedy, we wouldn't want to be a sterile city, some grit and raw urbanity is good for a cities diversity, im looking forward to those trees growing and forming a nice big canopy, hopefully once barrack plaza is open some of the shops that are for lease will open back up, esp with growing foot traffic to mega mart

I hate how this area of barracks street is so low rise. I know I have said it before but it really does look like a country towns main street, rather then a main CBD road in Australia's 4th largest city. 2 story buildings just don't suit the area. Especially an area that is so close to all the towers and the terrace. I mean Northbridge has higher density and height then this part of the strip. But on the plus side those trees will look awesome when they get some age and growth.

I think this project and cosmopolitan are great for their 0 setbacks, the concrete panels are being built with about 50mm clearance between the next buildings, they are going to be very packed in and I think thats good for the CBD, as they will be very very urbanised, and dense, and using the site to the maxiumum of its use

Dilaz89
November 2nd, 2004, 03:25 PM

perthwa
November 2nd, 2004, 03:32 PM
cosmopolitan has a good design just abit small and not enough street interaction, bararck plaza on the other hand like statton probably won't be that ugly rather boring, dull and cheap looking, we need to demand better design, you don't always need a big budget for a good design, though it helps but a good designer, we really want buildings to add something to the CBD, and look good, we want people to look up and go, god I want to live there
