THE view of Damansara Perdana from Perdana View Condo is impressive.
It overlooks a well-planned bungalow housing area while the surrounding hills offer a sense of peace.
Even better is the constant waft of wind that sweeps through the condominium’s pool sides.

The skyline 'littered' with popular names.
“The location of Damansara Perdana is excellent,” said Damansara Perdana (http://www.skyscrapercity.com/showthread.php?t=244865) Exclusive Condo residents’ association secretary Nicholas Tay. “It is ideal as everything we need is in the vicinity.”
Tay, 35, is one of several young married couples who have made Damansara Perdana, developed by MK Land Holdings six years ago, their home.
It was previously the Orang Asli Temuan settlement.
Today, the area features medium-cost and high-cost condominiums with modern facilities, such as the Emerald, Metropolitan SQ and Armanee Condominium. There is also a Perdana Business Centre in the vicinity.
“Residents are mostly couples who are below 40 years old,” said Tay. “I find the location Petaling Jaya’s best.”
Mutiara Damansara, the commercial hub nearby, is made up of popular establishments such as Ikea, Ikano Power Centre, The Curve and Tesco Hypermarket.
Formerly a palm oil plantation estate, Mutiara Damansara has been developed by Mutiara Rini.
Today, it is a popular destination for families from all over Klang Valley.
Mutiara Homes Residents Association chairman Syed Nasurudin Al-Aidid agreed with Tay.
“Most families shop in Mutiara Damansara,” he said. “For those living in the vicinity, schools are within easy reach in Bandar Utama and Taman Tun Dr Ismail.”
Mutiara Homes is located opposite the shopping area and consists of double-storey houses, bungalows, condominiums and more shop lots.
Like in Damansara Perdana, families at Mutiara Homes are also young couples.
Syed Nasurudin said Mutiara Homes community was a united lot. This, he said, was evident from the association’s activities to enhance security recently.
“Although we have social gatherings from time to time, we are even better united where security issues are concerned,” he said.
“A few months ago, we held a gotong-royong to fix barbed wires and shredded glass pieces on a border wall to prevent break-ins,” said Nasurudin.
The commercial hub is busy, not only on weekends, but on weekdays too.
While Ikano Power Centre, The Curve and Ikea provide wholesome family activities, Cineleisure Damansara is a centre for youth. It is a five-storey entertainment, lifestyle and leisure mall that features a 10-screen Cineplex.
The entertainment outlets, concept stores and food outlets are designed to attract the younger crowd, aged between 14 and 24.
The secondary target group is those who are 25 to 40 years old.
Soon to be completed, the mall will also feature an outdoor youth park and is keen on holding activities like X-Games.

A family returning home after shopping at The Curve.
Amidst massive development at the two areas, there is still a small group of Orang Asli at the Desa Temuan settlement in Damansara Perdana who go about their lives at a leisurely pace.
“Those days, we lived in make-shift huts and moved about the jungle, but now we have a permanent house,” said community leader Ismail Cat, who is better known as Tok Batin.
“Most of us do odd jobs at constructions sites and some work at factories,” he said. “Some still make a living out in the jungle at the hills.”
Ali Siham, 46, is one such resident who goes to the jungle to collect banana leaves everyday. He sells them to traders at nearby Kampung Pencala.
“I usually leave about 8am and will be back by 1 or 2pm,” he said. “I sell one bundle of leaves for RM1. I usually return with about a dozen bundles.”
The settlement has 147 houses and has facilities such as a school, community hall and a museum that displays Temuan heritage.
Both Mutiara Damansara and Damansara Perdana are easily accessible via a few highways – Damansara-Puchong Highway (LDP), New Klang Valley Expressway (NKVE) and Pencala Link.
Bukit Lanjan assemblyman Yong Dai Ying said the two areas were located in Petaling Jaya’s Golden Triangle.
“The areas are a major shift from the older part of Petaling Jaya and we anticipate a two-fold population increase in the next five to 10 years.”

NO ONE can take pictures there apparently. If you do then there would be like 12 security guards following you with another dozen lookin at you wherever you go. (no Kidding!.....just ask ZahirNya and Pablo!) :ohno:
The Curve is as empty as early this year.....the only part that seems to be filled up is 'The Street' area and also the two courtyards where F&B outlets are centered ;)

The Royale Bintang Damansara hotel opens for business

THE skyline of Mutiara Damansara in Petaling Jaya North now features a new landmark -- the Royale Bintang Damansara is now open. The 4-star hotel, managed by Mutiara Damansara developer Boustead Properties Bhd, was built at a cost of RM40 million, and has 150 rooms, two meeting rooms, lobby café, poolside barbeque area and a 400-seat banquet room.
Royale Bintang Damansara marks the Boustead group's second foray into the hospitality business. In 2003, the group acquired Novotel Century Hotel along Jalan Bukit Bintang for RM114 million. It was then renamed the Royale Bintang, a 4-star hotel with 418 rooms.
"At that time, a lot of analysts and those in the financial sector were questioning our move," says Datuk Ghazali Mohd Ali, executive director of Boustead Properties. "Well, we got it at a very good price. Plus, the hotel is in the right location. Thirdly, we managed to get the right people to run it. So why shouldn't we go into it?" The Royale Bintang is now running at 80% to 90% occupancy. "I think we are doing 100 times better than previously," interjects Mokhtar Mohd Khir, director of operations for both hotels. He says visitors to Royale Bintang comprises mainly local guests, followed by those form Asian countries and with 20% Europeans.
Royale Bintang Damansara's average room rate will be around RM220 and RM250 but for the soft launch, the promotional rate is RM195 for a superior room. "Being a small hotel, we cannot go lower than that but we are confident the rooms will fill up," says Mokhtar.
Why a hotel with only 150 rooms? Ghazali explains that they did not want to maximise the plot ratio. "We want to keep the plot ratio at below three. We decided to build something small first... we still have enough land in Mutiara Damansara to do more later. It's equavalent to what MidValley is doing. I suppose the most important thing is that you must not overdo it. A lot of people, once they are are successdul at something, double up or triple up on it. We don't believe in that. We want to test the market first with a location outside the city. After all, we can build another hotel if we want to."
So, what are the rooms like? "Design? I am not going to boast that it is exceptional or anything -- a hotel is a hotel. But it will be much better than Royale Bintang," says Mokhtar. "Out of the 150 rooms, 30 will be suites and four of those will be reserved as executive suites. Right now, the rooms available include superior [RM195 nett], studio deluxe [RM225 nett] and family suite [RM300 nett]. The chairman and executive suites will be opened next year."
The suites, however, will not feature any cooking facilities, with good reason. "We have so many eating outlets along the pedestrian mall. Why compete with the restaurants?" says Mokhtar. The hotel's two food and beverage outlets are La Cucur and Mystery Café.
As for the hospitality scene next year, Mokthar says it looks promising. "The KL Convention Centre will bring a lot of market for the hotels. Once you bring the conventions here, do you know how many hotel rooms you will need?" asks Mokhtar.
Next year, another hotel will spring up in the area, in neigbouring Bandar Utama. Developers See Hoy Chan Holdings Group is building a 5-star 28-storey hotel next to TV3's Sri Pentas studio. It is understood that the hotel will have 428 rooms, with a ballroom that can cater to 2,000 people. But Ghazali and Mokhtar are unfazed and don't see it as competition. "They are catering to a different market," says Ghazali. "Royale Bintang Damansara is only a 4-star hotel with 150 rooms and I am confident we can fill up our rooms easily. We will complement each other," he adds.
Ghazali also predicts that the corporate offices will fuel the demand for hotel rooms. "Look at our signature offices... we've got companies like Proton and Lexus.
The hotel will be very important for meetings, conferences or to accommodate overseas visitors." He also revelaed that Ikea, which is situated across the road, has already taken up nine rooms on a permanent basis to accommodate guests.
The local market will also contribute towards the hotel. "Don't forget that there is a lot of local tourism now that we don't work on Saturdays. We get tourists who will want entertainment and food, while we provide the hotel. There is also the shopping crowd. If demand is good, we are ready for the next lot," hinting that the group is considering building a 5-star hotel nearby.
Boustead Properties is developing the 355-acre Mutiara Damansara, which has a gross development value (GDV) of RM1 billion. It is also responsible for the 1,438-acre Mutiara Rini township in Johor, which has a GDV of RM2 billion.
The Royale Bintang Damansara enjoys an enviable location in the heart of Mutiara Damansara. With retail hubs The Curve, Ikano Power Station and Ikea as its neighbours, staying at the Royale Bintang Damansara would make "shop till you drop" an entertaining notion, since all you'd have to do is stagger back to your hotel room. It is, as Ghazali puts it, "a logical extension of the shopping centre".
The hotel entrance fringes the main road that divides Ikano Power Station from The Curve. On the other side, the hotel opens up to an al fresco dining courtyard, with about 70 food and beverage establishments such as Movenpick Marche, TGIF and Little Penang Café taking up residence. More outlets are also opening at The Curve, the latest being a Borders Bookstore.

Cineleisure promises a total leisure and cinematic experience that our Malaysian cineplexes do not currently offer.
A movie released in Cineleisure will be accompanied by thematic events and activities, which will see the participation by retailers within Cineleisure.
Movie-goers will also be able to experience for the first time in Malaysia, the “audio-visual tunnel” which is planned for the first floor of Cineleisure. The AV tunnel is an experience of sensory sound linked back to the movie.
Just outside Cineleisure is a cordoned off area of 20,000 sq ft for young people. At this “Cineleisure Youth Park,” teenagers and the young at heart will be able to skateboard and hold mini competitions for basketball and other games.

KUALA LUMPUR: Bandar Utama Neighbourhood Centre Sdn Bhd expects to achieve RM1bil in gross development value (GDV) this year from its four ongoing projects.
Its director, Datuk Teo Chiang Kok, said that among the projects were the 1,000-unit condominiums in phase two of Bukit Utama, two and a half-storey linked houses (300 units), the 550 sq ft offices and a 428-room five-star hotel.
He said that the company aimed to launch the condominium and the link houses before the end of this year and offices in June while the five-star hotel in the middle of next year.
''We have invested RM200mil for our five-star hotel, which is located next to One Utama Shopping Centre,'' Teo told reporters at the launch of the new phase of CentrePoint Bandar Utama, yesterday.
He said that the company had also invested RM200mil in the 550 sq ft office project, which was expected to be completed soon and was already 80% occupied.
As for the 1,000 condominiums, Teo said: ''We are awaiting the final building plan approval to start building and we will be launching it soon.''
He said that the company had invested RM20mil in the new phase of CentrePoint Bandar Utama consisting of shops, food and beverage outlets and offices.
''Our new phase is fully operational and the occupancy rate is 100%,'' Teo said.
The CentrePoint Bandar Utama is managed by Bandar Utama Neighbourhood Centre.

Ingress Corporation Bhd, recently appointed as BMW’s fifth dealer, plans RM30 million investment in a 4S (sales, service, systems and spare parts) centre in Damansara, Selangor.
Ingress executive chairman Rameli Musa said on Feb 10 that the 4S centre, covering 9,783 sq metres, would be along Jalan Damansara fronting the Lebuhraya Damasara-Puchong Expressway. The centre is expected to start operations by first quarter of next year.
However, he said the automotive component manufacturer has no plans at the moment to supply parts to BMW, as such initiative needs “heavy investment and large volume”.
He was speaking to reporters after Ingress’ unit Ingress Auto Sdn Bhd was appointed officially as BMW fifth and latest dealer.

BMW Malaysia Sdn Bhd managing director Wolfgang Schlimme said he expected further growth in sales to be driven by introduction of new model lines along with an efficient dealer-network strategy, said.
He said such approach has contributed a growth of 25.1% to over 3,000 units in its car sales last year. Its BMW-5 series alone recorded a growth of 82% in sales.
“Expansion of our model line gives us the growth. Plus we would be launching two more model lines, but later, not this year,” he added.
Noting that dealerships have always “formed the critical touch-point for the brand to its consumers” Schlimme said the appointment of Ingress as well as the establishment of Ingress’ 4S (sales, service, systems and spare) centre was a vital of its strategy.
“With the new Ingress centre, we have the right capacity to display, service and maintain all these products (new models).
“Ingress is covering a very important part of Kuala Lumpur, Mutiara Damansara, which has a fast growing infrastructure and investment,” he said.
Optimistic on a national automotive policy (NAP), Schlimme said, “The opportunity (of growth) is in the viability of assembling cars in the country as it had been clearly laid out."
Citing that growth of 50% in the premium car segment globally while, Schlimme said:
“Our outlook is that Malaysia is not behaving any differently than other of part of the world that the premium segment here has a steady growth over the last year and would grow further.”

BOUSTEAD Properties Bhd’s wholly-owned subsidiary Mutiara Rini Sdn Bhd (MRSB) is selling a 26-storey office tower to be built on freehold land in Sungai Buloh, Selangor, to Lembaga Tabung Angkatan Tentera (LTAT) for RM168.327 million.
MRSB and LTAT signed yesterday a conditional sale and purchase agreement for the tower and land, which is located within the mixed residential and commercial development area called Mutiara Damansara.
Boustead Properties said the sale will allow the company to generate income during the construction period of the tower.
“The proposed development of the property is also in line with the group’s efforts to develop Mutiara Damansara into a premium residential and commercial centre in the Klang Valley,” it said in its filing to Bursa Malaysia Bhd.
The price was arrived at on a willing buyer-willing seller understanding on the basis of RM500 per sq ft for the net lettable area of 336,655 sq ft for the tower and after taking into consideration the independent valuation of the property (tower and land) of RM178.3 million.
Boustead Properties said proceeds from the sale would be utilised to fund the construction of the tower and as working capital.
Construction of the tower is expected to commence in September 2006 and completed by August 2009.
The sale is expected to result in a gain on disposal of about RM19 million to the Boustead Properties Group that will accrue progressively over the 36 months construction period for the Tower.

Hitachi Sales Malaysia Sdn Bhd (HSM) has signed on to be the main sponsor for Southeast Asia’s first batting cage centre, a training ground for baseball/softball, in Malaysia.
In a statement on Feb 22, HSM said the sponsorship, valued at RM500,000, gave Hitachi the right to name the batting cage centre one year from its opening in April. 'It’s a Hit! Batting Cages' is located on the rooftop of One Utama Shopping Centre.
“It’s a fantastic opportunity. We can create sporting history, inspire the next generation of ballplayers, plus the concept’s great! It’s fresh, exciting, innovative – qualities which represent Hitachi,” said Shigeharu Annaka, managing director of HSM.
“The fact that we have an existing campaign called ‘It’s A HIT!’, a play on a famous baseball phrase, makes the sponsorship an outright winner,” he added. In the campaign slogan, ‘HIT’ is short for Hitachi.
“Baseball and softball have all the attributes to be popular in Malaysia. The sports have a hip image, and cater to different players, from kids to adults who haven’t exercised in years," Annaka said.
"It’s already a part of popular culture through fashion, movies, video games and music,” said Tim Freebairn, general manager of Jolt Sports, which owns and manages It’s a Hit! Batting Cages.

FIVE years ago, Jolt Sports general manager Tim Freebairn harboured a burning desire to set up a baseball and softball batting cage centre in Singapore.
He tried for three years to get his dream off the ground in the republic but various constraits led him to set his sights on Malaysia.
After 18 months of pitching, his dream will become a reality when It’s A Hit! batting cage at the rooftop of 1 Utama shopping centre opens next month.
“Commercial survival is important to keep the centre going. People were surprised with our huge investment to set up the centre. But, we are passionate about the venture to introduce baseball and softball to a wider audience.

“The supposed lack of interest among Malaysians in the two sports is a misconception,” said Freebairn, 39.
Censure only hastened Freebairn’s convictions to prove the critics wrong.
Although he played the game at school and university, he only got hooked on baseball following a four-year stint as an art director for an advertising agency in Japan.
Four months of covering the Major League Baseball (MLB), World Series and Little League World Series in the United States for the ESPN Sports television production based in Singapore only compounded his interest in the game.
“Just look around, there is such a huge following in MLB apparel such as caps and jerseys among Malaysian youth. We need to translate their fascination into playing the game. Having a centre will inspire them to pick up the game. In a way, it will get them connected with the game,” explained Freebairn, who is also a committee member of the Federation of Baseball Malaysia.
The centre owned and managed by Jolt Sports is definitely hitting a home run in developing and promoting the sports in Malaysia.
“It is also a focal point for the baseball and softball-playing community here. Expatriates from the United States, Japan, Korea and Taiwan who play the game have waited for this for a long time.
“Besides that, we are also bringing the game to Malaysians at affordable rates. For the sports to grow here, we need to give the opportunity for locals to have a go at it,” Freebairn added.
Hitachi Sales Malaysia Sdn Bhd (HSM) has pledged a sponsorship of RM500,000 in support of the initiative to set up the centre.
“We have struck the right note with our title sponsor, Hitachi. For a start, we share the same passion. They understand and appreciate the game. It only took them a week to provide us with a favourable reply,” Freebairn pointed out.
HSM managing director Shigeharu Annaka said: “We are delighted to play a part in nurturing budding talents in the country. The sponsorship complements our ongoing ‘It’s A Hit’ campaign. ‘Hit’ is a famous baseball term, which is also the short form for Hitachi.”
The centre has eight batting cages with four cages each for baseball and softball.
It is also equipped with a fully automated batting machine system from the United States that delivers 15 balls per round at an eight seconds interval.
According to Freebairn, the pitching speed can go up to 161km/hr (100mph).
“The professional ballers’ pitching speed range between 158 and 161km/hr (98-100mph). Those intimidated by the high speed can have it reduced to 64km/hr (40mph),” he added.
A portable 21.34m (70 feet) in length “Bulpen” pitching and batting tunnel and T-ball area that can accommodate up to 20 junior players will be part of the centre’s f acilities.
The three stages to improve batting are – T-Ball (teeing off a stationary ball for beginners), soft tossing hitting (intermediate batters) and pitching machine (advanced batters).
“The challenge in batting is to connect the ball with the bat,” said Freebairn, who has acquired Level One and Level Two coaching credentials from the American Sports Academy and the Australian Baseball Academy respectively.
Considering the fact that Asian baseballers are making the grade in the MLB, it should not deter Malaysians from picking up the game.
“The game is no longer dominated by Americans. Look at MLB superstar Ichiro Suzuki, who honed his skills in the batting cage,” Freebairn pointed out.

1 Utama Shopping Centre has won the platinum award for “Shopping Centre of the Year” in the Retail World Excellence Awards 2006–2007, the first series of trade awards to acknowledge role-model Malaysian retailers and shopping centres.
Its anchor tenant U Parkson was also awarded the “Departmental Store of the Year.”

Corporate: Work on LRT lines to start this year?

Syarikat Prasarana Negara Bhd (SPNB) will extend the Putra and Star LRT (light rail transits) lines as well as construct a new line.
SPNB chief executive officer Shaipudin Shah Harun says the Putra and Star lines will be extended by between 10 and 12 km each, whilst the new line may reach up to 30 km and dissect the centre of Kuala Lumpur.
SPNB is the ultimate holding company under Minister of Finance Incorporated (MOF Inc) and owns the rail lines in addition to the Cityliner and Intrakota buses. The assets are managed and maintained by SPNB's sister company, Rangkaian Pengangkutan Integrasi Deras Sdn Bhd (Rapid KL), which is also under MOF Inc's umbrella.
Shaipudin says SPNB is hoping to start work on the expansion this year.
"SPNB is currently undertaking preliminary studies, which should take a few months. It is quite complex, involving not only passenger volume — both present and future — but also geological, that is soil conditions that will have an impact on the complexity or ease of construction, and hence, cost. Not to mention cost of land acquisition if we have to go through populated areas."
However, Shaipudin did not reveal the total cost of these new lines, saying only that they are "big ticket" items and could cost billions of ringgit.
"Unfortunately, we cannot give any indication right now until our studies are complete and the numbers are clearer," he says.
Apart from expanding its existing rail lines, SPNB is also investing in additional carriages. It was previously reported that SPNB was looking to invest RM2 billion in new carriages for the Putra LRT.
Shaipudin says SPNB is in the process of acquiring up to 140 additional train coaches for the Putra line, which is heavily congested. The company expects to receive the first batch of new trains in the next 18 to 20 months.
The Putra and Star lines carry a total of about 3.3 million customers per week, according to Rapid KL.
Shaipudin declined to comment on the route of the extended rail lines or the new line, saying it was too early to tell. It had been reported that SPNB was planning to extend the Putra line to Subang Jaya and the Star line to Old Klang Road.
However, industry sources say the extension to the LRT lines could take the form of four packages for four stretches ranging from 8 km to 15 km each. The sources say the tentative extensions are:
From Putra's Kerinchi station to Kota Damansara;
From Putra's Kelana Jaya station to Subang Jaya;
From Star's Bandar Tasek Selatan station to Taman Tun Hussein Onn in Cheras; and
From Star's Bukit Jalil station to Bandar Sunway.
However, the sources say the tentative routes could change as the project firms up.
SPNB has also enlisted the services of SNC Lavalin Sdn Bhd (SNCL) as its system and engineering consultant. Shaipudin says that SNCL is advising SPNB on its purchase of the new Putra train coaches.
When asked if the presence of SNCL would help to bring down the cost of construction, Shaipudin says, "Cost, although very important, should not be the overriding consideration. In an extreme example, the cost may be very cheap, but there may be sacrifices or trade-offs along the way, which may not acceptable.
"Our guiding principle would be the lowest acceptable proposal, with emphasis on the word 'acceptable', which denotes a comprehensive evaluation."
SPNB had assumed management of the Putra LRT in September 2002 from Renong Bhd as part of the government's restructuring of Kuala Lumpur's public transport system. The government had taken over all of Putra's assets and outstanding debts amounting to RM4.2 billion. The Putra LRT, which had originally cost RM5.2 billion, stretches 29 km from Taman Melawati to Kelana Jaya.
SPNB took over the Star line about two months later. The Star line runs from The Mall in Kuala Lumpur to Bukit Jalil.
SPNB is in the process of renaming the Putra line as the Kelana Jaya line, and the Star line as the Ampang and Sri Petaling line.
The company is also investing in new buses. It was reported that SPNB would spend up to RM280 million to add 600 new buses to its fleet of 1,237 vehicles. The present fleet services some 1.3 million customers per week.
SPNB hopes to get the new buses on the road by September.

Hopefully not. I think being part of Boustead group, they should have a reputation to look after. My banker told me on record wise so far so good. I don't know what's written in your agreement with them, mine stated 10% interest delay handover. Pretty hefty amount.

Did you visit Ala Moana Center to take this pic? It's a great mall but it can get really hot as it is an outdoor mall.
The mall sits on 50 acres compared to Malaysian malls.

Did you like Ala Moana compared to KL malls? I like the unique store designs and overall architecture and layout.
The picture you took is actually a new section of the mall. The shops on the right like Maui divers and those above it and the 3rd level are all new. There used to be a JC Penney department store there.
Other sections are a bit old. I love the koi ponds and water features in the middle of your pic.
Can't wait until their expansion is complete.

If it is a monorail system, you dun have to worry about noise because monorails are very silent since they are running on rubber wheels ;)

It might do wonders for rentals at the medium end apartments in the area but for more pricey properties in the vicinity, it may be bad.
Then again, I'm just guessing.
If the LRT/Monorail passes thru this area without 1) creating too much noise 2) causing structural damages to neighbouring properties and 3) obstructing views, it *might* be positive.....

^^ Tell that also to The Curve management. Did ya know that they once had like 10 guards following me around the complex just because I was 'caught' taking pictures there? :crazy:
I was also stopped at Starhill before.....but that was like a few years back. Nowadays no but was stopped for taking pictures inside Tiffin Bay. Lucky for me......everytime I was stopped.....I was with an SSC forumer so got witness hehehehe ....but malu lah esp with foreigner forumers :D

Did you like Ala Moana compared to KL malls? I like the unique store designs and overall architecture and layout.
The picture you took is actually a new section of the mall. The shops on the right like Maui divers and those above it and the 3rd level are all new. There used to be a JC Penney department store there.
Other sections are a bit old. I love the koi ponds and water features in the middle of your pic.
Can't wait until their expansion is complete.
Ala moana is unusual in that there is this large multistorey carpark surrounding it, blocking the mall buildings. The mall is nice, open-air outdoor type but as u mention it can get sunny & hot. The pic i posted is the main level of the mall but is actually the 1st flr, the ground level is not so nice as it is dark and surrounded by the multistorey carpark. There is the standard American variety of shops, restaurants and dept stores. open-air type malls may not b as popular here as the heat & humidity is not conducive 4 shopping

From the photos I see, the curve doesn't look that ideal. The indoor mall looks like suria with the rounded center and the narrow walkways. What's up with all the blue lights at the side of the walls?
If they want to call it the curve, they should at least introduce more curves into the interior architecture.
The curve got their ideas from somewhere too.
It is the trend now to have a hybrid indoor/outdoor mall.

IT was a carefree Saturday morning and Emily Bong and her daughter Jasmim from BU 2 were shopping at Centre Point in Bandar Utama, Petaling Jaya.
Nothing big like the nearby 1 Utama Shopping Mall but Centre Point incorporated food courts, pharmacies, a sundry shop, a bank and other important outlets for neighbourhood convenience.
More neighbourhood convenient centres like Centre Point are in the plans at Bandar Utama to serve a cluster of neighbourhoods.
The idea behind it is to eliminate the standard shophouse format that often caused parking and traffic problems.

Plans are in the pipeline for more neighbourhood convenient centres
like Centrepoint to serve a cluster of neighbourhoods.
As Bong and Jasmim walked around, they bumped into some of their neighbours at the Starbucks Coffee outlet.
Neighbours B.L Tan and S. Nadarajah from BU 12 were trading in their old newspapers for potted plants in a community-based project organised by the outlet in conjunction with its Earth Day celebration.
The deal was a potted plant for a one-foot stack of papers.
The neighbours greeted each other and sat for a short coffee session.
With myself seated among them, the conversation centred on Bandar Utama and how the neighbourhood has developed and worked for them.
Just less than 20 years ago, the area located between Damansara Uptown and Mutiara Damansara was merely a vast land of rubber and oil palm estates.
There were no connecting highways hence traffic jams were non-existent while the bulk of the activities took place in Petaling Jaya.

from the Damansara-Puchong HIghway.
But plans of development kicked in during the late 80s and with it began the story of the affluent neighbourhood developed by See Hoy Chan Holdings Group.
The last two decades have seen a radical change in the demographic sector of Bandar Utama.
Marked in three zones - town centre, condominium zone and housing zone - Bandar Utama has some 6,000 households.
Apart from a huge shopping complex in its town centre, there are 15 schools and a private college (KDU College) for educational facilities.
There are also plenty of parks with the prominent one being the Central Park, which is a 10-acre public park.
In evenings and mornings, residents are seen relaxing or jogging at the park.
Also in the making is the Westlake Sanctuary that is located at Bukit Utama.
The sanctuary, which will be opened to the public in the near future, adopts a jungle-like concept with more jungle trees dominating the landscape.
Bandar Utama Residents Association (Bura) chairman B. L Tan said the area was well planned and strategically located along the Damansara - Puchong Highway (LDP) and New Klang Valley Expressway (NKWE) for easy accessibility.
He said the neighbourhood was also sub-divided into 12 distinct neighbourhoods.
“Bura is the main residents association of the area but each neighbourhood has its sub-committee that plans activities for individual areas.
“We have security watch for every area too. We collect money from each household and employ our own guards,” said Tan, adding that if there were any problems, the centre body Bura will bring the matter to the Petaling Jaya Municipal Council (MPPJ).
Jasmim could not agree more.
“I like living here. It's a peaceful neighbourhood with facilities for both the young and old,” she said.
On the other hand, S. Nadarajah said the neighbourhood would be a complete entity with a police station in the vicinity.
“At the moment, the nearest station is located in Damansara Uptown. It will be good and more secure to have a police station of our own too,” said Nadarajah.
While residents are happy with the neighbourhood, there are more developments taking place at the area.
For instance the 8 First Avenue is the newest landmark in the town centre.
It will be a part of a series of self-contained buildings that included 1 Utama Shopping Centre.
A five-star hotel will open by next year at the site.
The condominium zone Bukit Utama comes with a nine-hole golf course to bring families and community at the area together.
Group director Datuk Teo Chiang Kok said Bandar Utama was planned to be a full-service township that would cater to the modern Malaysian family.
Having said that, the master plan includes a retirement village and a hospital at the area.
“The retirement village will serve the older generation at the area so that they could live close to their families without invading their privacy.
“At the same time, the village will do good to its residents as they will be among people of the same age group and share common interest,” said Teo.
It is no wonder when Bandar Utama received the International Real Estate Federation Award of Distinction for best residential development in 1995.

Actually the indoor mall had spacious corridors.......much more spacious than most malls ;)
Anyway this concept of a hybrid mall is not new. There is a much much better one located in Auckland called Botany Downs and I visited it in 2001. The Curve only opens in 2004. They can't even do a better job and yet they are so arrogant. Serves em right for having so little tenancy! :D

PETALING JAYA: Metrojaya Bhd expects its MJ by Metrojaya department store at The Curve shopping centre, which was relocated from Section 14 PJ, to chalk up 20% more sales in its first year of operations, said chief executive officer Robert Heng.
“The company invested about RM4mil to set up the 60,000-sq-ft fashion concept store, which focuses on demand from men and women,'' he told a media briefing yesterday.
Heng said the new store was unique as it offered exclusive brands and services, including Bath and Bloom, Intoxi Kate, L'Institute Lancome, OPI Nail Studio and Dermalogica Skin Spa.
It also carries existing brands such as Chanel, Giorgio Armani, Hugo Boss, Inizio and Hush Puppies.
“The new store aims to enrich customers' shopping experience by providing a variety of products and services,” he added.
On the company's plan this year, Heng said: “We are negotiating with The Curve to set up a household store.”
He said Metrojaya also planned to set up two department stores and five specialist stores soon. He, however, did not elaborate on this.
“We plan to invest RM10mil to set up more specialist stores,” he added.
The company also intends to set up MJ by Metrojaya stores in Sabah and Sarawak within the next five years.

PROPERTY developer See Hoy Chan Holdings Group (SH Chan) is expanding its job portfolio to include hotel management.
The developer, famed for its Bandar Utama township and experience in office and retail management, has decided to build its own hotel management company and hotel brand. However, the group is only expected to firm the names by year-end.
On the top of the list is the opening of its first five-star 438-room hotel in Bandar Utama in the second quarter of 2007. Plans are also afoot for a second hotel in the vicinity.
"Having spoken to many people (foreign and local hotel operators), we realised that we have enough experience about Malaysia to run our own hotels and have decided to start building our own management company and brand," director Datuk Teo Chiang Kok told Business Times in an interview.
His confidence also stems from the fact that SH Chan has had previous hotel experience. The group had built and formerly managed Hotel Malaya on Jalan Lekir, Kuala Lumpur.
Teo himself gained experience working in the hotel industry in the 1970s.
"We have decided to open another hotel in the Bandar Utama Town Centre within the next two years," he said, adding that details are in the drawing.
The four-star hotel is expected to have between 300 and 400 rooms.
"We are property owners. We have commercial properties as a long-term investment and we need the complementary infrastructure. (In the case of the five-star Bandar Utama Hotel,) the offices will feed onto the hotel and the hotel will feed on the 1 Utama shopping centre. This is synergistic," said Teo.
"(We are aware that the) hotel business is a long- term and steady business whereas our landbank for property development is exhausting. Once you build and sell, you can run out of land. And new land may not come on stream at the right time when one wants it.
"As such, to even out earnings, one needs to have a long-term income-generating investment such as retail, offices and hotels," he added.
On other hotel management projects, Teo said: "Now that we are developing our own hotel brand, we want to have hotels close to home. We have to learn how to walk before we run".
Nonetheless, Teo said SH Chan is on the lookout for potential new hotel openings in the Klang Valley, particularly Kuala Lumpur, as he feels there is ample opportunities here.
Following that, it may consider Penang and Johor for expansion.
Meanwhile, the structure of the five-star hotel next to TV3's Sri Pentas and the 1 Utama shopping centre has been completed and is currently undergoing interior works.
The hotel is expected to run at an average room rate of RM200 per room per night when it starts operations.
In a recent interview with Business Times, the owners of Royale Bintang Damansara said that the one-and- a-half year hotel is averaging an occupancy of 85 per cent.

Actually Damansara is a suburb like one of Singapore's heartlands lah....nothing special. You going which part of Damansara? There are many 'Damansaras' around :D
Anyway if you are going to the Damansaras we are talking about here, then its all just shopping. YOu could try:
- One Utama
- The Curve, Ikano Power Centre & CineLeisure
If you wanna have some of the best hawker fares around PJ city then head for SS2....there's a sea of restaurants and street food stalls there ;)
Or you could tryout a very nice Food Court called Min Tien at Taman Megah (near to Kelana Jaya LRT station) :)

Since its soft launch in October last year, parcels 1A, 1B and 1C consisting of 101 shop houses saw more than 90% take up.
Hong said the approved master plan of The Strand Damansara comprised 229 intermediate and 36 corner shop offices, a commercial complex, car park complex and a pedestrian plaza for al-fresco dining as well as about 500,000 sq ft of office space in three 15-storey office towers. ''We are offering buyers a whole new lifestyle and retail concept within a promising growth area.
''The conveniently located boutique mall will provide for a working environment where work and play can mix freely. In short, The Strand Damansara will be a place to work and unwind, an oasis that is buzzing yet relaxing,'' he added.
Phase one will be developed in six parcels. It will include 229 intermediate units of 3½-storey shop offices, 36 corner units of 4½-storey shop offices, and two service apartment towers of 11 floors each.
There will be a six-storey podium commercial and car-parking complex fronting a vehicle-free pedestrian plaza with ground floor al-fresco dining.
With built-up areas of between 5,500 and 11,000 sq ft, the shop offices are priced from RM1.08mil to RM1.38mil, or RM210 to RM260 per sq ft (psf).
The group is considering tying up with a hotel operator to operate the 132 serviced apartments as a hotel and may offer guaranteed rates of return of 8% to 10% per annum to buyers of the apartments who opt to lease back their units to Encorp.
Phase two will comprise about 360,000 sq ft of office space in three blocks of 15-storey office towers. With expected prices of RM300 to RM400 psf, each tower will be offered for RM36mil to RM48mil.
Hong said the commercial units would have offices on the upper floor, and retail and F&B outlets on the ground floor ''to help businesses support each other and keep this place buzzing, even after office hours.''

Based on the concept of providing affordable properties in a parkland setting, the target market will be mainly families in the middle-income bracket.
Phase A of Cahaya Alam, comprising 115 double-storey link houses (22ft x 75ft), was launched in October 2004. It has a take-up rate of 97% and a GDV of RM25mil.
Hong said Encorp had appointed IJM Construction (IJMC) as the turnkey contractor for Cahaya Alam. ''We are finalising details with IJMC to launch Parcels B, C and D later this year. Parcels B, C and D comprise 478 units of double-storey link houses with a GDV of RM130mil.''
Hong is confident that the property market would sustain until the following year.
''Landed residential properties are seeing a strong demand, especially those in good locations. Similarly for condominiums, there is big demand for very high-end and big built-up units in good locations such as in Damansara.

Hmmm... I dont agree leh... If you visit that area during night time, you see thousands n thousands of patrons. More so on weekends and Sundays, traffic come close to standstill sometimes. The current PJ market and the nearby TTDI/Bangsar/MontKiara visitors are enough to sustain all of them. Centrepoint was only a neighbourhood complex but look at its size now!! :eek:
I think the success of these complex lies on the fact that they spot on the right market in the right location at the right time. There wasnt a big centralised mall in PJ until 1 Utama came about (which then followed by Sunway Pyramid). And few years back 1U expanded to the giant we see along LDP today yet it is still so so so crowded, it simply means there are still rooms for these complexes to grow, however they may need to position themselves distinctive from one another.
I somehow feel that this area has absorbed some of the wealthier KVites from this part of Klang Valley. They no longer have to take the hassles to travel to BB. Leave BB and KLCC to the visitors hehe. Ohh yeah, and I feel that Sunway Pyramid has absorbed the Subangites $$ and is still expanding.
Ohh yeah another thing about the success of these PJ malls - they have everything one needs for leisure time - gyms, karaokes, food outlets, shopping, cafes, reading outlets (MPH, Borders), cinemas (TGV, GSC, Cathay), furnitures, groceries, etc. No need to go anywhere else lar :lol:
I would say the nearest and the biggest contender for these malls is Midvalley lor... or mebbe they are the closest contender to Midvalley... hmm..

WITHOUT doubt, this will be a busy year for the See Hoy Chan Holdings Group with several projects in different sub-sectors of the property sector pending launch. One thing though has not changed ¡V its founder and chief steward Datuk Teo Chiang Kok continues to remain hands on as far as the group's operations are concerned.
Every once or twice a week, on a working day, he takes a 5km walk around the old and new wing of the 1 Utama mall by himself. (See Hoy Chan's flagship development is Bandar Utama in Petaling Jaya)
I want to know what ¡s the feeling on the ground, Teo, 60, says.
Interest in the group's properties may go up a notch or two soon as the group will be rolling out its last and final phase of landed properties. Thereafter, the focus will shift to condominiums.
There will be 222 units and as soon as the certificate of fitness are issued by the local authorities, we will open them up for sale after the Chinese New Year season,¡¨ says Teo.
He says intermediate two-and-a-half storeys in that location is currently going for RM750,000 a unit in the secondary market. This will be a sort of guide and indication when pricing their latest and last lot of landed housing, bringing the number of landed units to 6,000, says Teo.
The group has been developing 1,000-acre township since the 1990s. When completed, it will have an equal number of condominium units.
Looking back, we have been extremely fortunate to have launched Bandar Utama at a time when there was a rush for housing. The countrys economy at that time was developing rapidly and post WWII babies, then in their 40s and 50s, were ready to move on to a new township.
¡§They have their expectations; from house design to overall feel of the neighbourhood design, traffic management, and environment. We have managed to juggle all these, which encouraged them to move to Bandar Utama.
He believes Bandar Utama will continue to enjoy demand because there is no more freehold land and even less freehold landed properties. This factor, coupled with the conveniences in that area, adds to its appeal.
It will have 14 neighbourhood parks in the middle of each enclave of between 300 and 500 units and two central parks, one of which is opposite 1 Utama mall and another near the condo belt called Westlake Sanctuary of 13 acres. There will be a total of 14 schools and five neighbourhood malls. Centrepoint is first and plans are being drawn up for a second mall.
Developers want to create an address but essentially, it is the residents themselves who create the address,¡¨ says Teo.
On its focus on condominium development from now on, Teo says phase one, 1 Bukit Utama, sits on 15 acres. It has 586 units and was completed more than a year ago and purchasers have moved in. Phase one is currently in the RM500,000 region. Developer¡¦s price was about RM400,000 four years ago.
There will be about 10 phases of condominium developments. Piling work is currently being done for phase two, which will have 1,000 units in three tower blocks of 30-storey over 25 acres, overlooking Metro Kajang Holdings Bhd¡¦s Pelangi 2. Phase two will be launched in the second half of this year.
On its overall concept for condominium developments, the need is for larger units, of between 2,200 sq ft to 2,400 sq ft with five bedrooms (4 plus 1). Phase one is 3 plus 1. They will be built to a more advanced stage before they are launched in order to shorten the delivery period.
Research also shows that facilities are generally not well-utilised with the general underlining feeling - Why pay so much for maintenance when I don¡¦t use them? So there will only be a pool and tennis courts at the individual condominium projects.
¡§Our second central park Westlake will be for residents only. There will be a full Olympic-sized pool, multipurpose hall and squash courts, with options to join. That way, if you do not choose to join, you will still have your own pool and tennis courts below.
The next thing is a nine-hole golf course, which adds to the green and acts as a buffer. Maintenance cost will be minimised because we will use cow grass, instead of Bermuda grass, which does not need fertiliser or only a tenth of it. Indigenous trees will not need pesticides and hormones.
With his fingers in every pie, Teo will also be commencing construction of a new 25-storey new office block between 1 Utama shopping mall and the five-star One World hotel.One World is expected to start operations by May and will be managed by the group. The group will manage most of the commercial and retail properties they own.
Through that, we hope to create the expertise to manage more hotels which we would acquire or construct on our own. That is our plan. We are already in the game, with a team which runs the retail property from 1 Utama to entrepoint.¡¨

SUBANG JAYA: Despite being a relatively new player in the property industry, Andaman Group Sdn Bhd appears to have struck a chord among buyers with its latest project.
The Cova in Kota Damansara, which has a gross development value of RM332mil, has raked in sales of RM252mil within 10 months of its launch last June.
The mixed development project comprises 346 apartments, 64 retail units, 268 small office home office (SOHO) units and 386 condominium units. The Cova is being developed over three phases: Cova Villa, Cova Square and Cova Suites.
Andaman Property Services Sdn Bhd chief executive officer B.H. Tan said 60% of the condominiums (known as Cova Suites) had been sold since their official launch on April 13. Andaman Property Services is a unit of Andaman Group.
“We had a remarkable crowd that weekend. Over four days, we sold 100 units for RM30mil,” he told StarBiz.
As competition increased, Tan said developers had to inject creativity and innovation into their products.
“Buyers are now very knowledgeable and particular about what they are looking for,” he said.
Cova Suites, with built-up areas ranging from 1,059 to 2,850 sq ft, are priced from RM259,800. The condominiums are housed in three blocks.
Tan added that buyers ought to make purchases based on the good return value, especially yield and capital appreciation.
Each unit comes with three parking bays, three years' defect liability period, three years' free maintenance and three air-conditioners.
Tan said such benefits would help reduce the burden on buyers.
“Rather than offer a discount, we want to give something that is tangible.
“By giving three years' defect liability period compared with the standard two years, buyers can be assured they will not be short-changed and we will deliver property that is of good quality.
“As for the free maintenance for three years, it will serve young families very well as they can plan their finances properly and allocate money for other matters,” he added.
Although one can dismiss Cova Suites as just another condominium development, Andaman Group aims to create something unique.
“We want to be practical in our design as well as the facilities we provide to buyers. We observe what is popular with buyers.
“Therefore, you will not find tennis courts at Cova Suites. Instead, we will provide facilities such as sky garden, lap pool and infinity pool,” Tan said.
The Cova is scheduled for completion in 2010.
The development is located opposite the Sri KDU Smart School, SEGi College and Tropicana Medical School, and accessible via the Sprint Highway (Penchala Link), Lebuhraya Damansara-Puchong, New Klang Valley Expressway and North-South Expressway.
Andaman Group has also acquired land opposite The Cova for commercial development, tentatively scheduled for launch in July.
Tan described the Cova Corporate City as an “iconic development”.
“It will be a corporate headquarters development, which is suitable for emerging companies,” he said.
The RM350mil Cova Corporate City will have several office towers of different facades and built-up areas.

AMERICAN restaurant chain Tony Roma's opened its second outlet last week at Cineleisure Damansara, Petaling Jaya to offer its famous flame-grilled ribs to Malaysians.
Romacorp Inc vice-president of franchise development Ken Myres said its Malaysian franchise partner, Grandpolitan Sdn Bhd was developing a new full service casual dining concept and planned to open two more Tony Roma's in Kuala Lumpur by year-end.

He said although the local menu was consistent with all Tony Roma's outlets worldwide, a few changes have been made to suit local tastes. The restaurants are also pork-free.
“We specialise in beef ribs, seafood and steak dishes. So far it has been very well accepted by Malaysians,” Myres said.
He expects investment to expand Tony Roma's in the country to exceed RM10mil this year. About RM2.5mil would be spent for each franchise outlet.
According to Grandpolitan managing principal George Ang, the two new restaurants will be located at Mid Valley Gardens and the Pavilion Kuala Lumpur in the city centre.
“Our group has been very successful with the franchise and we are confident that we will continue to provide quality food and service to our guests,” he said, adding that the first Tony Roma's was opened at Sunway Pyramid Shopping Centre last October.
Myres said Grandpolitan's successful operation of home grown restaurant Manhattan Fish Market also provided it with a strong background to develop Tony Roma's in Malaysia.
He said opening more restaurants in Malaysia would definitely strengthen the company's market share in the industry.
“The strategy to build a strong brand in Malaysia is to establish very high quality Tony Roma's outlets and operate them at peak efficiency. If we have a strong franchise partner, growth will be tremendous.”
Myres believes once Tony Roma's has established more outlets in key areas and maintained good quality food and service, its brand would grow strong naturally.
“I think that it is important to establish a good relationship with the guests and identify why they like to dine at Tony Roma's,” he said, adding that this would help the restaurant improve its service.
To Myres, success consists of three elements –hiring intelligent staff who are passionate about the business, professional training to provide good service and selecting the right franchise partner.
“We provided 14 trainers from the US to coach the employees for two weeks,” he said.
Myers sees franchising as a growth strategy and a way for the company to expand its brand. “Thus a company must have to have a great partner to stay in the market.”
Myres said the franchising business today was a tremendous business.
“In the past, when people talk about franchise, they would think of McDonald's. However, the franchise opportunity is expanding to many other types of businesses as well,” he added.
Romacorp, the operator of Tony Roma's restaurants, has about 220 restaurants worldwide and Malaysia marked its presence in 32 countries. Romacorp has total development commitments in over 43 countries globally.
Myres said the company has yearly sales of about US$400mil with sales expected to increase 5% this year. “We plan to double our number of outlets to 500 worldwide as part of our seven to nine year plan,” he added.

The green aluminium zink bordering the project have been brought down. U can now see the project completely (from the outside that is). What's new is that landscaping is halfway done, parameter fencing is in progress, infact garden lights and staircase are switched on at night already. :rofl:
The road leading to the project at PJU7/9 is now closed (to facilitate works at Surian) making those living around Surian having to enter through the roundabout. The blocked road at the newly built kindy is now opened.
As I approached the condo after work at about 7 p.m three days ago it gave me an overwhelming feeling to see the condo sitting majestically without the barriers. :master:

The hotel signage too is sooo unimpressive for a 5 star hotel, but the ballroom is supposed to seat 2000 pax. Lets see whether the interior would be otherwise when it opens .. :hahaha:

THE Star Happy 50 Malaysia contest is bringing many great prizes your way and the grand finale is slowly creeping up.
Ikea, one of the main sponsors of the Happy 50 Malaysia contest, is looking forward to the finale with much enthusiasm.
“We have partnered The Star on several occasions but this year's collaboration is particularly significant because it is Malaysia's 50th year of Independence,” said Ikea general manager Joseph Lau.
“It feels good to be able to contribute towards this grand celebration and we are more than excited with the many activities we have planned for the run-up to Merdeka, together with The Star.”
He said despite Ikea being a global brand, it acted locally – that it was always looking at giving something back to the community.
“Ikea's outlook is not about sales so much as it is about community outreach. We have participated in many events and we are constantly looking at how we can give something extra to our valued customers. And, Happy 50 Malaysia is just one the many ways we can show our appreciation,” said Lau.
Ikea's business is growing with the country's economy and Malaysians can look forward to more Ikea stores in Johor Baru and Penang, as well as another outlet in the Klang Valley, in the future.
“We have customers from Thailand and Indonesia, who come specifically to Ikea to buy things. So, we hope to grow, too, as the country grows – and we always adopt the attitude that, if Malaysia boleh, Ikea boleh,” added Lau.
An accountant by qualification, Lau joined Ikea as an operations manager in 1995 because he wanted to try his hand at management.
He added that the easy working culture within the company had led him to stay as long as he had.
“We address each other by first names, not ‘sir’ or ‘madam’. At Ikea, we really get down together for any event and we hope to transmit that same friendly culture to our customers.”
Lau said the Happy 50 Malaysia contest by The Star was a great way to learn about Malaysia.
“I find the articles featured very interesting and the questions sound easy but readers have always to double confirm before answering anything.”
Ikea will be furnishing the kitchen, dining room, master bedroom and living area of the prize house for the grand prize winner. An Ikea interior designer team has been assigned to decorate and furnish the house.
Home furnishing and vouchers worth a total of RM250,000 will be given away in the contest. More lucky draw prizes and gift vouchers will be given away during the Ikano Merdeka Celebration street party on Aug 30.
The street party will feature many local artistes, like Zainal Abidin, Reshmonu, Vince, Juwita Suwito, duo Jakeman and Skeletor, Serena C and Malaysian-born, Taiwan-based singer Fish Leong, taking centre stage.
“The road show held at Ikano has seen a 25 per cent increase in visitors and we feel that the contest has had a lot to do with it.
“We are happy, especially for a three-and-a-half-year-old mall, to be able to participate in this event. The response from the public is beyond expectations,” added Lau, who is also Ikano executive director.
The Happy 50 Malaysia finale will run from 3pm till 8pm while the concert will begin at 9pm and continue till midnight at Ikano Power Centre.
The Happy 50 Malaysia contest is organised by The Star. All contestants need do is to answer a question each week on a story published in Sunday Metro the week before.
Prize sponsors include Gamuda Land, Suzuki Malaysia (a member of DRB-Hicom), Ikea and Samsung. The venue sponsor is Ikano Power Centre.

“As we open during Visit Malaysia Year [VMY] 2007 as well as the summer months, we should be able to capture some of the Middle East leisure business, corporate free individual travellers and the MICE [Meetings, Incentives, Conference and Exhibitions] market segment,” Ho tells theSun.
In conjunction with VMY 2007’s activities such as Malaysia International Fireworks Competition (Aug 15-30) and the August school holidays, the hotel hopes to roll out several other packages to attract more business.
It has also been taking part in various international trade shows in the region. “Our team has been to Singapore, Melbourne, Dubai, Langkawi, China and Hong Kong, We will be in twoother shows in Bali and London next,” he says. “We will work closely with travel agents to bring in thevolume by working on packages and promotions especially during the first three months of opening.”
As One World is linked to 1 Utama Shopping Centre, it will also have promotional tie-ups with theshopping mall.
“For instance, as part of the ongoing Malaysian Mega Sale celebrations, we have come up with a “scratch & win” contest where we have contributed 10 vouchers for a 3–day, 2-night stay here,” Ho adds.
As part of the guest privileges programme, hotel guests can enjoy special privileges and discounts in 35 specialtyshops and outlets at 1 Utama by identifying themselves at the participating outlets.
In conjunction with its opening, it is offering an introductory promotion rate of RM298++ for a superior room including breakfast. The promotion will go on for three months.
While the grand opening is being planned for early next year, there will be a soft opening celebration for invited gueststhis Saturday.
Located off both the Damansara-Puchong Highway and Dataran Bandar Utama, the hotel stands between 1 UtamaShopping Centre (old wing) and Plaza IBM/KPMG Tower. The hotel, with 438 rooms (96 superior rooms, 272 deluxe rooms and 70 suites), has five food and beverage outlets and will soon have a local spa chain. It also has six function rooms and its pillarless Imperial ballroom can accommodate 2,000 people in a sit-down capacity.

The view of the open air roof parking lot over 1U...is very unpleasant...wish they could plant some trees in pots...

Shoppers keep flocking to 1 Utama

1 UTAMA shopping centre in Bandar Utama, Petaling Jaya, expects to see growth this year and next year as loyal customers continue to throng the outlets and aggressive promotions improve patronage.
The mall, among Klang Valley's best-performing, is also unfazed by the additional 2.9 million sq ft of retail space which came on stream in September.
The addition includes the Pavilion Kuala Lumpur, The Gardens Mid Valley City and the extended Sunway Pyramid, all of which opened within 10 days of one another.
1 Utama has 1.8 million sq ft net lettable area. While the entire shopping complex is owned by the See Hoy Chan group, it only operates the newer phase. The first phase is operated by Aeon Bhd.
"We expect another year of positive growth next year as we work harder to better our offer," See Hoy Chan Holdings director Datuk Teo Chiang Kok said.
"Retailers within our mall chalked up RM1.5 billion in retail sales in 2006, which is 15 per cent higher than in 2005," Teo said in an interview with Business Times.
"This year, we expect to surpass the 15 per cent growth," he added.
"Up until October 2007, growth registered by our retailers was higher than last year's, but we are uncertain how much better (than the 15 per cent) we will do in the remaining months given the escalating oil prices."
Teo said that the introduction of its prepaid loyalty card, called 1 Card, for parking, which has more than 40,000 members, and the additional 10,000 parking bays further increased the number of visitors.
Coupled with the Visit Malaysia Year tourism campaign, opening of its One World hotel and fully-leased IBM and KPMG towers, patronage at the mall has risen to about two million visitors a month.
It is expected to see retail growth this year of 8 per cent to RM64 billion.
In September, Malaysian Association for Shopping and Highrise Complex Management (PPK) president Joyce Yap said that shopping complexes in the country were expecting robust growth this year, with tenants chalking up between 10 per cent and 15 per cent growth.
Teo noted that 1 Utama continues to perform well despite the rising competition.
"There has been no change in arrivals at 1 Utama. Our car park turnover has also not registered any drop.
"Each of the new mall openings has a different target market and locality," he said.
He added that despite some pull from the new players, at the end of the day, consumers tend to choose the shopping complex they are most comfortable with.
"We also have had several years headstart and a few years' notice of their opening and we prepared for it," he said.

THE New Year is surely going to be more exciting and entertaining at 1 Utama as the shopping complex and its surrounding areas will soon be turned into an international zone.
According to Selangor state tourism, health and consumer affairs chairman Datuk Dr Lim Thuang Seng, as an international zone, all entertainment outlets in 1 Utama and its surrounding areas would be allowed to stay open until 3am.
“The designation of 1 Utama as an international zone will benefit the tourism industry and the entertainment outlets in the area,” he said.

Lim said the government would also be able to monitor the outlets within one area as all the outlets would want to be located in 1 Utama when it became an international zone.
He, however, did not give a specific date for the zoning implementation, as the Petaling Jaya City Council (MBPJ) was mapping out the zone boundaries.
Lim announced the zoning plan at the 1 Utama shopping complex when he launched the mall’s month-long Christmas celebration programme.
The 1 Utama complex has been turned into a Christmas fantasy site, with its main concourse transformed into a gigantic musical concert area where toy soldiers perform musical ditties at scheduled intervals.
At its new wing, the cutest giant toy soldier welcomes shoppers and their children with his little army of drum-playing soldiers.

The mall’s theme for this festive season is based on the children’s storybook Toy Soldier.
Santa Claus is scheduled to make an appearance every evening at 7.30pm while performers dressed as British Palace Guards are stationed at the stage area to pose for photographs with children and even adults.
Numerous other activities are also planned for shoppers, including brass band performances, carol singing and choreographed musicals.

COURTS Mammoth Sdn Bhd (Courts), peruncit perabot dan barang elektronik pengguna terkemuka di negara ini, mengunjurkan gedung terbesarnya di Mutiara Damansara yang dibuka secara rasmi semalam, akan menyumbang 15 sehingga 20 peratus kepada pendapatan syarikat setiap tahun.
Ketua Eksekutif dan Pengarah Urusannya, James Friel, berkata gedung besar setinggi tiga tingkat dan berkeluasan 60,000 kaki persegi itu, bakal menjadi pusat sehenti bagi pelbagai rangkaian kelengkapan pengguna menerusi format dan konsep baru lebih menarik.
Katanya, pembukaan gedung baru itu adalah permulaan bagi fasa kedua penjenamaan syarikat, sekali gus menjadikan Courts antara peneraju utama dalam peruncitan di negara ini.
Beliau berkata, dengan pembukaan gedung baru itu, syarikat yakin untuk muncul sebagai peneraju dalam sektor peruncitan barang teknologi maklumat (IT).
“Kini, Courts memperluaskan perkhidmatan dengan menawarkan pelbagai pilihan barang kontemporari dan yang menepati kehendak gaya hidup masa kini,” katanya selepas perasmian gedung baru dikenali sebagai Gedung Besar Courts Mutiara Damansara di Kuala Lumpur, semalam.
Hadir sama, Naib Presiden Eksekutif Courts, Terry O’Connor.
Friel berkata, syarikat melaksanakan inisiatif penjenamaan semula sejak 18 bulan lalu membabitkan pelaburan kira-kira RM10 juta, selain memperluaskan portfolio produk dalam usaha memenuhi kehendak pasaran masa kini.
Menerusi fasa pertama, katanya, sebanyak lima gedung utama telah diubah suai formatnya, manakala tiga gedung baru dibuka dengan kos kira-kira RM5 juta.
Beliau berkata, fasa kedua pula merangkumi pembukaan gedung besar Courts bernilai RM5 juta dan mengubah suai lebih banyak gedung sedia ada di seluruh negara.
“Kami mensasarkan untuk mengubah suai minimum 11 gedung Courts tahun depan dengan konsep berlainan bagi setiap gedung,” katanya sambil menambah Courts ketika ini mempunyai lebih 50 gedung di seluruh negara.
Mengenai gedung baru di Mutiara Damansara, Friel berkata, syarikat turut memperkenalkan elemen baru bagi menarik lebih ramai pelanggan, antaranya sudut “Hot off the Docks” dan “Countdown Corner” yang menawarkan harga istimewa untuk tempoh terhad.
Katanya, turut disediakan ialah “Dr Digital” yang akan menawarkan nasihat teknikal dan penyelesaian kepada pengguna yang dikendalikan kalangan profesional dalam bidang IT.
“Turut diperkenalkan ialah “Concept Kitchen” yang menawarkan demonstrasi memasak secara langsung bagi memberi idea kepada pelanggan dan Wizkids, ruang permainan yang dilengkapi permainan komputer,” katanya.

The megastore marks the second phase of Courts' rebranding exercise
Located in the freehold Mutiara Damansara area, a stone’s throw away from home furnishing store Ikea, Courts Megastore takes up three levels of a six-storey, purposebuilt building on a 50,000 sq ft site.
Of the 100,000 sq ft total net lettable space, Courts Megastore leased 60,000 sq ft of space from land and building owner Bentley Music Sdn Bhd.
The group completed the fitting-out of the megastore in two months and has leased the space for 10 years. The monthly rental for the first two years has been fixed at RM420,000 a month.
Touted as the largest consumer electronics and furniture retailer in Malaysia with over 50 stores nationwide, the group has invested up to RM10 million on a rebranding exercise since 18 months ago.
At a media and business partners’ preview of Courts Megastore yesterday, chief executive and managing director James Friel said that the megastore marks the start of the second phase of its rebranding initiative, which would take two years to complete.
“We will be reformatting at least another 11 stores for the year ahead. The location is ideal for our megastore, which is also the second worldwide, as we are targeting the urban consumers’ evolving tastes and needs,” he said. Courts first megastore is in Singapore, also located nearby Ikea.
Courts executive vicechairman Terry O’Connor explained that both retailers, in fact, complement each other and the business synergies are greater than competition.
“When you take out the furniture, electrical and bedding, our business overlap is marginal... about 5%,” O’Connor said.

MK LAND Holdings Bhd, a developer, plans to raise up to RM200 million from en bloc sales of its residential properties, a deal that could kick-start its turnaround.
The company, which has a large piece of prime land in Damansara Perdana, Petaling Jaya, is losing money due to slow sales, but its management has plans to return to profit.
"Our problem is that we are asset-rich. We are working on several initiatives. I think we can pull it through," chief executive officer Datuk P. Kasi told Business Times in an interview.
MK Land is in talks with a few foreign parties, including from the Middle East, and local ones on the en bloc sales in Damansara Perdana. He declined to name them.
In addition, MK Land is working on a 9.2ha commercial project modelled along the likes of the Mid Valley Megamall or the Pavilion. It is talking to potential partners on the project. [a Pavilion kinda mall in Damansara Perdana?]
There is also a new share sale that has been approved.
"My view is, all three will happen. I'm hoping all three will happen this year. Our view is that we must be ready," Kasi said.
The spotlight was on the company for the wrong reasons recently when Malaysian Rating Corp Bhd cut the rating on its debt. It also raised questions about whether the company could meet a RM60 million bond repayment due on August 29 this year.
Kasi brushed off the bond downgrade, saying that MK Land would be able to meet its obligations.
"The issue here is only a temporary thing because of a slowdown in sales," he said.
MK Land stock now trades at around 62 sen, well below the placement price of RM1. The low share price means that the placement will be difficult to pull off.
However, Kasi is optimistic. He believes that one good news will lead to another and MK Land's fortunes will change when that happens.
"There is sufficient time (to meet the bond payment)," he said. If MK Land clinches the en bloc sales or gets a partner, "people may look at the company differently", Kasi argued.

Some of the Shops should be completed and hand over in few months time. The balance should be handed over in 2009. Heard that the Shops at Dataran Sunways and The Strand are selling at RM360-RM380 per sq ft.
Serviced Apartment and SOHO will be launched in the middle of 2008.
The whole project should be completed by 2011.
Giant has started the construction of their hypermarket next to The Strand while Carrefour will begin construction after CNY.

Visited Mutiara Damansara sales office recently, noticed almost 100% sold out for the latest launch for Phase 1F and Phase 10 other than 3 semi-d's (facing road junction). While the last 9 units of bungalows in MD (Phase 1C2(B)) have been sold out too.
MD is also converting the very last few bungalow lots (land) of Phase 1G which have not been sold and located at slightly less desirable location to build 2 and half storey bungalows. These few units of bungalow will be going for about RM4.5 million.
The last phase of Condo (Phase 1D) will most properly be launched in Oct 2008. After this launch, the only thing left for MD will be commercial plots according to the sales personnel of MD. Anyone heard of the possibility of building the Curve 2?

Two very interesting things about this particular photo...
1) the model is missing the two existing towers, it only shows the podium base of the towers.
Im not sure how prospective buyers would feel if they realized that this complex already had two towers built...so no scenic views of KL...
2) Im pretty sure that that is me in the blue t-shirt (facing away from the camera)...

The second phase of NZX is set for launching next month
SM Land Sdn Bhd is launching the second phase of its freehold NZX Commercial Centre project in Ara Damansara next month. This will comprise 34 units of 3-storey semidee shop lots, 24 units of 5-storey shop lots and a 150-room boutique hotel. Prices start at RM2.5 million onwards for the units with lot sizes of 30ft by 70ft to 25ft by 85ft.
SM Land’s director, Eric Ong, said the development has been receiving a tremendous response since it was opened to the public last month. “We are averaging about 3,000 to 4,000 visitors a day, with more during the weekends.
We are hoping to continue drawing in the crowd by organising yearround events there,” he told PropertyPlus.
To date, all 186 units of 3- and 5-storey shop offices have been sold and handed over to purchasers.
Prices range from RM1.7 million to RM2.5 million for the units with built-ups of between 6,000 sq ft to 9,000 sq ft.
Within the project is Niu Ze Xui, an open-concept pedestrian mall featuring Malaysia’s largest covered boulevard and first-ever climate control system. The 300 kiosks available there have also been tenanted out for rental rates of RM1,500 to RM1,800 per month.
Ong said the second phase is expected to do well, similar to the units in the first phase that were quickly taken up after they were launched. About 20% of the secondphase units have been taken up so far. “The units in the development have a low density and come with an al-fresco design,” he said. It has a gross development value (GDV) of RM200 million and is targeted for completion by 2011.
SM Land is the development arm of Dragon Group, whose core businesses include manufacturing optical media. Their previous developments include the revival of Section 14’s Digital Mall and Pertama Residencies, a condominium project in Cheras.
The developer recently completed its other ongoing project, USJ Nineteen, which is scheduled for launch by the forth quarter this year. It is located on a 4.4-acre tract in UEP Subang Jaya and consists of a 3-storey shopping mall with a net lettable area of 240,000 sq ft as well as 1,064 units of serviced apartments.
On the group’s immediate future projects, Ong said it would include a high-end residential development comprising 70 units of semi-dees in Serdang, as well as an integrated commercial project in Bukit Jalil.
“The project in Bukit Jalil is exciting for the group as it will have a GDV of about RM1 billion. It will consist of a hotel, retail outlets, a shopping complex, offices and serviced suites,” he said, adding that the group will be focusing on more niche projects in the future.
It has an undeveloped landbank in prime locations in the Klang Valley and Penang.
SM Land also has a track record of successfully reviving abandoned or stalled projects to realise their full potential. These developments include Digital Mall, NZX, and USJ Nineteen. “We might be embarking on another upmarket abandoned project located within the Golden Triangle. We are currently in negotiations and hope to finalise the deal by this year,” he said.
