Hotel group could be a massive variety. It wont be Legacy (for they are managing the Sails Hotel across the way. It wont be Three Cities, for they are managing the Heritage Hotel on Heritage Square. So it could be international, but more than likely local. Hopefully not Protea...i have a feeling it could be Sun International or Southern Sun

I like the old design, even though it's cluttered. I think we have learned not to judge designs by the initial rendering because designs can be changed around quite a bit before a final one is chosen.

only 18 keys??? very small and boutique.Are we sure this is a hotel and not appartments as the appartments are pure self cattering . Dont see a hotel providing full FOH facilities for 18 keys

um...its DEF a hotel! a very very high end one from what i hear. All rooms are to be kitted out in top finishes and from what i hear rates will be at the top end of the 5 star scale

it will have 24 keys actually, my mistake earlier, but yes, still small! Those who purchase units, will be entitled to a certain number of weeks stay a year, or just divideds on use...or whatever. will get a return of a min of 13% p.a guaranteed...not bad

13% gaurenteed for 3 years and then they will hook you. Im doing a simmilar deal with one of the hotel towers Im doing and its the small print which catches people. Its a simmilar concept to the riverside hotel

Hey mate in another thread you mentioned that there is complications regarding this building. Are you able to tell us whats going on here?
Im really interested as this building will really add to that section, it looks like something is missing:)

Shouldn't this project be a "Never Built" as it was replaced by the S on Timball in the Point?

They are different projects on either side of the same canal (virtually opposite each other). Foundations for both have already been dug and if you speak to anyone from PWV, they will tell you that both are going ahead. Not sure when though.

Interesting. It seems they are holding off because of the global financial crisis and the uncertainty over the elections before they can go forward despite a two year delay (maybe high interest rates held them back too).

The developers probably need to target a two or three star market instead of their intentions to create a four-star hotel given the changed economic climate and the fact that tourists are not spending the same money these days.

^^ do you honestly think anyone will put a 2 star hotel up on the canals?? 3 would be a bare minimun due to DPDC rules. And personally this timeball area is too prime imo for less than 4 star.

Mate the current economic climate will pass, dont think narrow

I'm not being narrow but realistic. A full service hotel at the Point would be at a competitive disadvantage compared to Umhlanga Ridge where there is a demand for such hotels. That is why Three Cities is unlikely to run it on the same level as the Royal hotel. I would like to see it become a City Lodge or HI Express. But they have to clean up the CBD in order to revive the areas around the Point. However the Point does need at least one hotel to complement all the apartment developments that have gone up.

the overall plan for the point includes 3 resort beach hotels, which are def the prime sites. these more inland canal ones arent as prime for sure, and a city lodge is very possible as they have been looking in the area for some time
